Over the last 20 years, Blue Ridge Mountain Rentals has separated itself as the most trusted vacation rental management company in the High Country of North Carolina. As the High Country continues to grow in popularity with travelers, we recognized a need to help homeowners whose homes lies outside of our normal area, so we created Blue Ridge Stays with the goal of putting our substantial marketing engine to work for you! With over 700 vacation homes and 125 staff members and counting, BRMR is focused on generating exceptional rental income for homeowners while delivering memorable guest experiences for our tens of thousands of visitors each year.

We strive to treat all homeowners, guests, and co-workers with the upmost care and respect. We know that most guests endure stressful lives back home, and it is important to us that they can cherish the times that they escape to a restful haven in the North Carolina Mountains.

We are the largest company in the entire North Carolina mountain area. We have the most marketing reach and the biggest audience: we use the most marketing channels of any competing company; and we’ll share your home with over 50,000 happy past guests.

We work to save you money anywhere we can. We do not charge to set your home up online; you do not pay any third-party advertising costs; and we can help you purchase a brand-new hot tub at dealer pricing, saving on average of $5,000.

Renting your home is a business endeavor, and there are a few monthly costs involved. Blue Ridge Stays works hard to keep costs low for our homeowners. Since homeowners will be handling the housekeeping and maintenance scheduling directly, we are able to offer an outstanding homeowner value at a 12.5% commission level.

12.5% Management Commission collected monthly. Owners' funds are held in Escrow and paid out on a monthly basis. Homeowners will be paid via direct deposit each month.

Brivo Smart Lock System.

$10/mo after the initial lock purchase of $297 (replaces your current deadbolt). This Smart Lock syncs directly with our booking software which then generates a unique code for every guest. Guests' codes begin working at time of arrival and expire upon guests' departure. Homeowners will have a perpetual code that works 24/7. This lock also allows us to quickly generate 1 time entry codes for any vendors, contractors, etc.

Annual Fire and Safety Inspection Fee.

$200 annual fee billed in December for the year upcoming. Quarterly inspections included. It is important that our homeowners are protected.

This is our in-house HVAC company. We offer faster and more affordable air conditioning installation as well as quicker repairs if your existing unit breaks down.

We are proud to be the only vacation rental manager in the High Country that can offer homeowners additional services without having to hire a third party.

Each and every one of our Operations, Customer Care, and Reservations team members work hard to ensure that we stand apart from our competitors.

12.5% Management Fee

Covers a wide range of homeowner expenses including credit card fees, VRBO and AirBnb fees, marketing expenses, software fees, professional photography, 3D home tours, customer service, and new home setup. It also covers our payment for performing the Agents Duties as outlined in our management agreement: items such as facilitating repairs, soliciting and booking quality tenants, overseeing the accounting for all income and charges.

Guest Interaction

Our Reservations team reaches out to each guest to welcome them, thank them for their booking, and answer any questions they may have. We want to establish a connection with them and let them know our team is here to help them with anything they need This also helps us potentially get in front of any guests with nefarious intent, such as underage guests or too many occupants for a property.

Direct Bookings

While Blue Ridge markets homes on all available channels, Blue Ridge’s leading reputation in the High Country with guests and strong direct marketing efforts have led to over 75% of our bookings taken directly with customers over the phone or through our website. This allows BRMR to provide a better value for guests (they avoid a big service charge from those 3rd party sites) and allows for loyalty programs like repeat guests discounts. This results in homes being booked for a higher nightly rate and more often throughout the year increasing homeowner income.

RevPAR indicates Revenue Per Available Room. For vacation rentals, Room is understood to mean a single Property and the Revenue is the average of all properties in a manager ’ s inventory BRMR’s annual RevPAR consistently tracks more than 30% above that of other property managers in the Northwest NC vacation market – including both competing management companies and sole proprietors!

At BRMR, we believe it’s incredibly important to advocate on behalf of our homeowners in all aspects of our business. Not only does this mean we will always work to get you the best rental rates on reservations and the best pricing on repairs, but it also translates to advocacy with local and state level matters.

We are members of the national organization VRMA (Vacation Rental Manager Association) as well as NCVRMA, North Carolina’s own in-state association. Both VRMA & NCVRMA are committed to working with policymakers to develop fair regulations that benefit communities and the vacation rental market.

Cassandra Ellison, our Boone office’s General Manager and our Broker In Charge, is serving a 2023-2025 term on the Board of Directors with NCVRMA, bringing an unmatched level of advocacy for our homeowners and an immediate finger on the pulse of changing industry trends and legal matters. Today’s discerning traveler seeks out properties that offer a range of amenities. Unlike the beach, where people spend most of their time outdoors, mountain visitors spend as much time enjoying the house as they do the great outdoors. Most guests look for a home at least as nice as what they have at home, so it’s important to furnish a rental home with nice furniture, large TVs, updated bathrooms, and offer a well stocked kitchen.

We recognize that each guest is spending a very important few days of their year with us and we take seriously the responsibility to make that experience memorable. If we exceed the guest expectations, they will return year after year to stay at your home.

We have a customer service team that is devoted to caring for each guest before they come, during their stay, and following up with each guest survey and comments after they stay. During their stay, our guests can reach a live person on the phone 24 hours a day and 7 days a week.

We own a real estate team/firm in Charlotte helping buyers and sellers. We have several rentals in this area and manage them ourselves. We know how hard it is to do what you all do.
