Central Okanagan housing market starting to pick up market

After a slow start at the beginning of the year, the residential real estate market in the Okanagan is springing forward.

According to the Association of Interior Realtors, 1,207 residential unit sales were recorded across the region in March.

Although that represents a more than 37 per cent decrease in sales compared to the same month last year, sales are up from February’s 831 unit performance.

“The upwards movement in sales activity compared to the previous month is showing signs that market activity is on its way to recovering from the previous month’s slump, while still maintaining healthy market activity,” says Lyndi Cruickshank, association president.

There were 2,442 new residential listings last month, compared with 1,579 in Feb.

The South Okanagan saw the highest percentage increase in active listings, at 80 per cent, compared to the same month in 2022.

“This is the highest volume of new listings we’ve had for some time now, indicating that we are heading in a positive direction,” added

Cruickshank. “The spring months usually witness a surge in market activity.”

The benchmark price for singlefamilyhomesintheCentralOkanagan saw a decrease in a year-wover-year comparison coming in at $1,001,500.

Townhouse and condo sales for March in the Central Okanagan were 58 and 130 units respectively, with the benchmark price for a townhouse at $703,200 and $492,600 for a condo.

On average, units in all housing categories took less than 60 days to sell.

There was also a slight decrease in year-over-year market rental prices in Kelowna. According to rental marketplace website Zumper, the average rent for a one-bedroom

$2,375, which was up eight per cent from April 2022. Studio apartments saw a 55 per cent increase year-overyear with a median rent of $1,550.

More space needed for pickleball in Kelowna

More than 100 people are on the waiting list to gain membership to Pickleball Kelowna, and city staff are looking at ways to combat that issue in the future.

A Long-term Parks Planning Initiative is to be presented to city councilattheApril17regularmeeting, outlining the rapid growth of racquet sports locally, and the need for more courts in the future.

In 2015, city staff created the Kelowna Tennis Strategy, which read that there was to be one public tennis court per 4,180 population to accommodate players. Currently, there are 26 city tennis courts in Kelowna, 12 pickleball courts, one club-operated facility and one private facility.

Under the new initiative, nine more pickleball courts are set to open this season along with three new tennis courts,locatedatGlenmoreRecreation Park and DeHart Community Park.

More opportunity for indoor play is also being looked into. “Even with

these additions, supply of courts will stillnotmeetcurrentuserneeds,”reads a planning document on council’s agenda.

With 600 members, Kelowna has the second-largest pickleball club in B.C. Membership last season sold out in 15 minutes. Okanagan Mission Tennis, which boasts around 400 members, is already sold out for 2023.

Looking to the future, the initiative’s goals consist of more opportunities to host racquet sport tournaments, athlete development, and improved wait times.

“It is of note, that Kelowna has lost provincial and national hosting opportunities as the city does not meet the minimal numbers of sport courts to be considered for further pickleball and tennis tournaments,” reads the document. “Others in the valley have been quick to capitalize on the opportunity to host these types of sporting events.” More ‘satellite hubs’ are also being considered across the city, defined as facilities that offer more court hours, but may have fewer amenities than those at feature courts.

With a classic warm Okanagan summer on the horizon, full crowds are expected at the a of events coming to Kelowna this year.

Festival Circuit

Kelowna and its list of festivals is back for 2023! But before the music get-togethers, Kelowna Beer Festival is happening at Kelowna’s City Park on Sat., May 13.

From 1 p.m. to 7 p.m., more than

30 breweries and cideries will have vendors around the park for people to try their products. Live music and food trucks will also be on display throughout the day.

Fast forward to August, classic rock fansgetready,asRockTheLakeisback. From Aug. 11 to 13, the parking lot at Prospera Place in downtown Kelowna will be filled as some amazing classic rock acts come to town. Headlining this year is Burton Cummings, Collective Soul, and Everlast and additional acts include Finger Eleven, Prism, Big Wreck, and Bran Van 3000. More acts

are expected to be announced.

To celebrate the end of summer, head to the ball park with your best jean shorts as Denim on the Diamond is back on September long weekend. On Sept. 1 and 2, 11 different musical acts are taking the stage at King Stadium, led by Bruce Vine, Nate Smith, Mackenzie Porter, and Josh Ross.

Vancouver- based rapper Madchild is hitting the Kelowna brewery scene on Saturday, June 3. Also a member

of the group Swollen Members, the 47-year-old is hitting the stage at Red Bird Brewing with Dow Jones and Robbie G.

Are you ready to laugh Kelowna? Because comedian Jimmy Carr is coming to Prospera Place on Sunday, June 25.

His ‘Terribly Funny’ tour marks his third time coming to Canada, after taking part in the Just for Laughs tours in 2016 and 2018.

On Sunday, July 2, Canadian singer and songwriter Amanda Marshall is coming to Prospera Place.

The Toronto, Ontario native is bringing ‘The Heavy Lifting Tour’ to Kelowna.

Head on down to Prospera Place on Thursday, July 20 to see some of the best Canadian and International bull riders take a ride on some of the angriest bulls in Western Canada as PBR Canada’s Elite Cup Series comes to town for the second straight year.

Some more classic rock is coming to town as The Doobie Brothers are rocking the Prospera Place stage on Friday, Oct. 27. It is their 50th anniversary tour.

Shine bright from June 5 to 11 as it’s Kelowna Pride Week.

Many events will be taking place including a parade and festival.

Put on by the Okanagan Wine Festivals Society (OWFS), June 2-11 is the Okanagan Wine Festival, where numerous wine-themed events are available for people to find their perfect wine experience.

They have put on a fall wine festival from Oct. 27-Nov. 5.

June 21 is National Indigenous Peoples Day, to celebrate their heritage and contributions they’ve made to Canada.

A traditional feast at Ki-Low-Na Friendship Society’s Turtle Island Festival as well as a mini powwow and

children’s activities.

Some events will also take place at the Okanagan Heritage Museum.

Celebrate Canada Day in Kelowna with many events taking place downtown.

More than 50 performances and celebrations will take place throughout the day, followed by a fireworks show to end the night in front of Waterfront Park and Tugboat Bay Beach.

Interested in a challenge? On July 15, Canada’s largest and longest running open water swim is taking place in Okanagan Lake.

Swim Across the Lake is a swimming race that’s more than two kilometres long.

Students cook meals for food bank

School may have been over for the day but students at Canyon Falls Middle School in Kelowna were cooking up a storm for those in need of a hearty meal.

“My mini-chefs have been making casseroles for the food bank. We have made 40 casseroles that will be donated to families in need,” said Chef Michael Magliocchi, the food teacher at Canyon Falls.

The in-school kitchen gets busy each Wednesday after the final bell for the Kitchen Brigade culinary session.

The Grade 6 to 12 competitive educational program teaches students the basics and eventually the flair of making healthy food.

Under Magliocchi’s guidance, the students learn everything from kitchen safety to flavour profiles, plating and culinary techniques.

While practising for the upcoming KitchenBrigadecookingcompetitions, the students are simultaneously

developing ‘food autonomy’, which is the ability to feed themselves.

The students in the program are divided into groups who cook and compete together.

The ‘mini-chefs’ are currently honing their skills for the upcoming May 3, competition.

The winner of the cooking competition will get to represent B.C. at the national competition in Quebec.

Kitchen Brigades, run by La Table des Chefs, is completely free

and Magliocchi hopes to grow the program and that more schools across the province join to create additional opportunities for community initiatives and competitions.

The charity, La Tablée des Chefs’ mission is “to feed people in need and to develop culinary education for youth.”

After taking part in the program Magliocchi said, “Our students are incredibly passionate about cooking, and they understand the impact that food can have on people’s lives.”
