Home Purchasing Terms A pre-approved mortgage guarantees that you can borrow the amount needed to purchase a property. It is obtained from a lender after an analysis of your financial situation and borrowing capacity. You can give this to the seller together with the purchase offer in order to demonstrate how serious you are. Once the purchase offer has been signed, all you need to get is a loan commitment or mortgage approval, a document confirming that your loan application has been approved. Mortgage loan insurance is usually required by the lender when the amount of the down payment is less than 20 per cent of the purchase price of the property. This isn’t to be confused with mortgage life insurance, which covers your family if you die before paying off your mortgage. A purchase offer is a written agree-
ment setting the terms under which you agree to buy a particular property. If the seller accepts it, he or she agrees to sell their property in accordance with these conditions. The seller can also refuse it and make a counteroffer, which amends or clarifies certain conditions of the previous offer, such as the price or the date of transfer of ownership (the closing date of the transaction and on which you take possession of the property). You will be given a specific deadline for accepting or refusing the counteroffer, to which you can, in turn, make a counteroffer, and so on. If you have to sell your home before buying a new one, you can make a conditional offer. A purchase agreement is a legal document signed by both the buyer and the seller to formalize the transfer of ownership. It is a proof of ownership.

Smart renovations to help you sell faster When you put your home on the market, renovations can be worth their weight in gold if you invest your time and money in the right places. Some renovations can help you sell more quickly, but other changes could just be a waste of money in terms of resale value. Here are some tips on how to renovate wisely. You don’t have much of a budget? Remember that you don’t necessarily have to do major renovations. A simple coat of paint can significantly improve the overall look of a home and make it more sellable. Just be sure to choose neutral, contemporary colours and avoid garish tones. No matter what, don’t forget the exterior siding; that’s what potential buyers see first. If you’re able and willing to undertake more extensive renovations, the kitchen and bathroom should be at the top of the list because they’re the most cost effective. Improvements to your home’s energy efficiency allow you to recover a good percentage of the amount invested, and the same goes for replacing flooring or windows. Conversely, putting in a swimming

The kitchen and bathroom are the most cost-effective rooms to renovate when selling a home. pool isn’t cost-effective. It has little impact on the value of the house and could even be considered a disadvantage by potential buyers who only see the additional maintenance work involved. Avoid renovations that would give your home too high a value compared to
neighbouring properties. It would be wise to put your home on an equal footing with others in your area by adding a feature they all have, such as a second bathroom. Last but not least, keep in mind that poorly done work may even devalue your home.
First-Time Home Buyers Tax Credit Do you know that the Canadian government has been helping first-time home buyers with a $5,000 non-refundable tax credit since 2009? The new owners of an eligible home can claim the First-Time Home Buyers Tax Credit (HBTC) by including this amount on line 369 of Schedule 1 of their tax return. The credit is calculated by multiplying $5,000 with the lowest personal income tax rate. On average, the HBTC enabled homeowners to save $750 ($5,000x15%) on an eligible property.
