HOW TO TRANSFORM A FIXER- UPPER
7Tips
hands, then it can be easy for an investment property to quickly become a money pit.
Buying a home with the intent to fix it up and resell it is called a “fix
and flip.” In such situations, investors buy homes at below-market prices before refurbishing the homes with the goal of recouping their initial investment and then some when the homes are ultimately put back on the market. Investing in a fixer-upper requires a leap of faith and a vision of what the home can look like in the future. Turning a real estate lemon into lemonade requires certain skills and a good measure of patience. The following are some TIPS to get anyone started.
1. Don’t bite off more than you can chew. Make an honest
assessment of your abilities and which renovations, if any, you can handle. If you are unskilled or inexperienced working with your
2. Before purchasing a property, hire a trained home inspector to tour the home with you and point out all of the areas that will need renovation. With this list, begin getting estimates on how much money the work will entail. Determine if this fits with your budget or not. You do not want to invest so much that it exceeds what you could feasibly recoup when it comes time to sell.
3. Overlook cosmetic things when visiting properties. Cosmetic issues include all of the easily replaceable items in a home, such as carpeting, appliances, interior paint colors and cabinetry. Focus on the bones of the house - the architectural integrity and those little touches that you envision having a “wow” factor.
4. Seek the help of experts. Some flippers think they’ll save the most money by doing all of the work themselves. This isn’t always the case. Professional architects, designers and contractors may help you save money.
5. Save money by doing some work yourself. While the pros may
tackle the more complex parts of a given project, such as rewiring electricity or changing the footprint of a home, you can still be involved.
6. Recognize that not everything must be completely redone. Realize
that, in some instances, a coat of paint and some new accents may be all you need to transform a space.
7. Think about what the buyer wants and not what you want.
Renovate with an eye toward prospective buyers’ needs. Keep things neutral and accommodating.

SAVE FOR THE DOWN PAYMENT

When you buy a house, you have to put down a large amount of money to secure your purchase. The larger the down payment, the smaller your mortgage loan will be. Keep in mind that if your down payment is less than 20 per cent of the total purchase cost, you’ll also have to pay for mortgage default insurance each month. As you’re saving, pay attention to your credit score, which is a determining factor in how good of a mortgage you’ll get.

Home & Garden Season 5 TIPS FOR SAFE BARBECUES! Backyard barbecues are synonymous with warm weather. And why wouldn’t they be? Grilling over an open flame when the weather is warm embodies the relaxing spirit of spring and summer, prompting many people to leave their oven ranges behind in favor of charcoal and gas grills.· 1. Only use grills outdoors. Grills should never be used indoors. Even if rain unexpectedly arrives during a backyard barbecue, keep the grill outside. If unexpected rain is accompanied by lightning and thunder, extinguish the fire in the grill and go indoors.
2. Place the grill in a safe location. Grills should be placed well away from the home. Avoid locating grills near deck railings or beneath eaves and overhanging branches. Cut overgrown branches before lighting a grill fire if they are in close proximity to the grill. 3. Keep your grill clean. The build up of grease and fat, both on the grill grate and in trays below the grill, increases the risk of fire. Clean the grill routinely. 4. Properly light the grill. Lighting gas and charcoal grills requires caution. Before lighting a gas grill,
make sure the lid is open. If you must use starter fluid to light a charcoal grill use only charcoal starter fluid. Never add any fluids to the fire after it has been lit. 5. Do not leave a grill unattended. Cooks should never leave a lit grill unattended. If you must leave the grill, only do so if another adult can stand in your place. Lit grills pose a threat to children and pets, and unattended grills can be blown over by gusts of wind or tipped by wild animals, such as squirrels.

How colour can affect your garden
5 Tips
2. Pastel Colours Pastels, which include soft pink, powder blue, lavender, and peach, create a tranquil feeling in a garden. This makes pastel perfect for those who want their gardens to be a relaxing, peaceful respite from the hustle and bustle of everyday life.
Flower gardens can add colour and awe-inspiring
appeal to a property. So whether you prefer soft pink, are partial to bright red or want to relax in a garden and gaze at something deep blue, chances are you’ll find a perennial to tickle your fancy. 1. Bright Colours A garden full of bright colours like red, orange, magenta, and yellow can provide a landscape with vigor and energy.
3. Complementary Colours Complementary colours are those that are opposite one another on the colour wheel.
Orange and blue are examples of complementary colours. 4. Harmonious Colours These colours are those that are next to each other on the colour wheel, such as orange and red 5. Monochromatic Colours Monochromatic gardens can be awe-inspiring even though they stick to a single colour, gardeners with monochromatic gardens make them interesting by using plants of various sizes and shapes.
