Planning Tips for Successful Home Renovations

R

enovating your home can be an exciting and rewarding process. Whether you are making modest changes in one or two rooms, or you are transforming the entire house into a dream of a lifetime, the process can be pleasant and smooth, if you take the time to plan your project carefully. Your chances for success will increase considerably if you follow these 10 steps.

1. Do your homework. Advance research is the key to getting what you want.

2. Find out how much you can afford. If you are thinking about using outside funds, discuss your borrowing needs and options with your lender. You will probably find that there are many financing possibilities to consider, from personal loans and lines of credit to home equity loans and

homeowner’s mortgages.

3. Look for a professional renovator. Go to www.chbavi. com to find a list of professional renovator members.

4. Get estimates. Obtain two or three different bids; more are usually not required. Make sure that you provide all the renovators with the same detailed information.

It is important that they bid on the same job, or you will not be able to compare estimates.

5. Check references. Do not omit this step just because you are too busy or “they seem like the right person for the job.”

6. Work out a contract. Don’t automatically take the lowest bid, unless you are certain that the renovator has properly understood what you want. Sometimes low bids turn out to be the most expensive in the end. Even the simplest of

jobs should be outlined in writing because the contract is the basis of understanding between you and your renovator.

7. Plan how you will live during the renovation. Careful planning can greatly minimize inconvenience of living in the midst of a renovation.

8. Establish a good working relationship and mutual trust with your renovator. Renovators and homeowners agree that a good working relationship is a vital ingredient in successful renovation projects. Keep the lines of communication open.

9. Try to stick with your first choices. Once work is underway, changes should be kept to a minimum. The details of your project are described in the contract, down to the finishing touches, from the basis of both the price and the schedule of your

Planning Tips cont’d job. Changes could affect both significantly. Your CHBA member renovator wants you to be satisfied with the final result, and will likely attempt to accommodate any alteration in plans as long as you accept a possible delay in completion and/or a change in price.

10. Be prepared to enjoy the results. Research, good planning, a professional work crew, open communication and trust is a recipe for a home renovation that you will enjoy for years to come!

Warranties

P

rofessional contractors provide a clearly-defined warranty on materials and workmanship, and set this out as part of the contract.

Make sure this is included. Verbal assurances that a contractor will “come back and fix anything that goes wrong” are very difficult to enforce after the job is finished.

The contractor’s warranty should cover the quality of the installation or construction work done, specifying what is covered and for how long.

Manufacturers of products used by the contractor warrant their products to be free from defects for a specified length of time if they were installed in accordance with the manufacturer’s instructions. Your contractor should provide you with the manufacturers’ warranty documents on products and materials used in your project – make sure to get these.

The warranty provisions in your contract should also state how you can access warranty service from your contractor – contact details for any needed follow-up service.

Questions to Ask a Builder

W

hen you buy a new home you want to get full value for your investment. This means choosing an established and reputable builder—someone you can trust, someone who has the technical skills, a proven track record and a professional business approach.

Fortunately, there are many good builders around, and with a little effort you will have no trouble finding someone who is right for you.

Before you enter into a contract with anyone, ask lots of questions to make sure it is the kind of company you want to do business with.

Are you a member of the Canadian Home Builders’ Association (CHBA)? Membership in the Association is an indication of a builder’s commitment to the industry, to the success of their own company and, ultimately, to their customers. Members agree to a Code of Ethics that calls for fair and honest dealings with consumers.

Is home building your profession? Home building is a serious business. It takes commitment to keep up with everything that is going on in the industry. It requires solid business skills and a track record of satisfied clients. If a “builder” proposes to build your

home part-time, you should proceed with caution. If this builder offers you a “better” financial deal, you need to wonder. The old adage that you get what you pay for holds true for home building as well.

What is your experience, and how long have you been in business? Good builders are proud of their track record, whether they have been in business for 3 or 30 years. They will tell you about their background, their training and experience, their strengths and what sets them apart from others. They will be honest with you about what they can do for you, when and for how much.

Are you a member of a home warranty program? Warranty programs provide additional protection for the home buyer’s investment.

In some regions, there is a variety of warranties available. Ask the builder to explain the details—you want the warranty that best meets your needs for both the short and the long term.

Professional Education & Training for Builders

L

icensed Home Builders in BC are now required to complete education and training as a condition of renewing their annual building licenses through BC Housing’s Licensing and Consumer Services Branch. The Canadian Home Builders’ Association of British Columbia was the first home builders’ association in Canada to develop a suite of courses and certifications based on the national education benchmarks, providing con-

tinuing education to the residential construction industry for over 20 years. CHBA BC offers a total of eleven courses, which are continually updated in response to industry trends and changes. CHBA members have the opportunity to gain the following certifications: Certified Housing Professional, Certified Residential Building Company, Certified Renovation Professional, Certified Renovation Company and Master Residential Builder.

Questions to Ask...

Can we visit your work site(s)? The work site offers many clues about the company and the quality of the builder’s homes. Ask for a tour of a home under construction and a chance to meet the site crew. Take note of the details: is the site clean and orderly, are materials stored out of the weather, and so on. Remember that when you buy a home you are also “buying” the builder. You need to pay as much attention to choosing the right builder as you do the right home. Asking the questions suggested here will give you the information you need to choose a builder with confidence.

Ask if the home was completed on budget and on time, what the builder was like to work with (easy to talk with, understanding, helpful), and about the company’s after-sales service.

What after -sales service does your company provide? Professional builders stand behind their homes with an after-sales service program. Ask the builder to explain the program in some detail: what’s covered, how to request service and the typical response time.
