Taking your family’s needs into consideration before buying a home
B
uying a new home can be a dream come true for many families. It will probably also be the biggest investment you will ever make in your lifetime. Not only will a home provide a sense of security, but it will also be the primary inheritance you will leave behind for your children. But above all, buying a home is an investment that must be carefully planned and budgeted. That means you might have to push aside your dreams and take a good hard look at reality. For example, what is your current situation, and do you expect it to change in the future? Are you a couple without children? Do you have school-aged children? How many? How old are they? If it is just you and your partner, remember that it’s important for each of you to have your own quiet space to call your own. Do you have family members with physical disabilities? If so, you may need extra space for special equipment. What are your hobbies and interests? Does this mean having a large backyard that can accommodate a pool, or a large living room for a home theatre system? Do-ityourselfers might want a large garage or basement for their workshop, and artists might want to have a large, bright attic to work in. And don’t forget to make sure that you have ample bedrooms and bathrooms! You also have to consider your finances. How much can you really afford to pay for insurance, taxes, utilities and a mortgage? Don’t forget to factor in the cost of maintenance and unexpected repairs. If you cannot afford to properly care for your home, its value will surely decrease over the long run.
What to look for when visiting a house

o, you want to buy a new home and you have found a few potential properties. But how can you tell the difference between a “dream home” and a “heap of junk”?
Buying a home is a big decision that should be made rationally. For this reason, there are certain things you should look for when visiting a house for the first time. For example:

Are the walls straight? Is the chimney in good condition? Does the foundation show signs of cracks or weakness? Are there large trees planted too closely to the house? Do the exterior doors shut properly? Are there any drafts around them once they are shut? Are there any cracks in the walls close to doorframes, window frames or in the corner of ceilings? Is the ceiling level? Do all the inside doors open and shut properly? Do the windows open and shut properly? Is the floor solid? If ceramic tiles have been used, are they cracked? Has any mold or mildew built up around the windows or in the bathroom? If the house has a fireplace, are there any signs of smoke over the hearth? Is the damper airproof ? Are there any odours in the basement? (A perfumed scent might be due to the owner trying to mask humidity or animal urine odours.) Is the cement floor in good condition?
Finally, visually inspect all the drains, pipes and kitchen and bathroom fixtures to make sure they are in good condition. Making a checklist of the above questions and bringing it with you when visiting new homes can be a great help.

Did you know that most potential buyers form an opinion of the home they are visiting in the first 90 seconds? That 90 per cent of people are incapable of imagining living in a home that has not been prepped?

There are some very specific techniques you can apply to neutralize your property so that it will please the majority of buyers, influence the sale price, and reduce the length of time your home is on the market.
A restrained décor will please the majority of potential buyers.
The first step in the “staging” of your home is to create new arrangements with your furniture. This will highlight the positive aspects of your living space, such as open areas, ease of circulation, size, light, and the main purpose of each room. It is important to create as much room as possible so that visitors have an impression of space and dimension.
To do this, keep only the furniture necessary for daily life, such as the kitchen or dining room table, the sofa, chairs, and other decorative elements that are both simple and neutral. Walls, shelving units, and kitchen counters should be populated very sparingly. Art works, family photographs, and ornaments are all elements that could put potential buyers off. Personal items tend to distract visitors and prevent them from being able to imagine living in your home. The idea is to depersonalize your rooms, to make them neutral by opting for a white wall instead of your beloved flowery wallpaper, for example, which not everyone will like. Choose a restrained, elegant decor that will attract a young couple as much as a family.
What is the Home Buyers’ Plan? Are you thinking about becoming a homeowner for the very first time but are concerned about financing this major investment? The Home Buyers’ Plan (HBP) could be the perfect solution. HBP 101 The federal government’s HBP allows you to withdraw up to $25,000 from your registered retirement savings plan (RRSPs) to finance the purchase or construction of a home. You can withdraw a single amount or make a
series of withdrawals during the same calendar year, provided that the total of your withdrawals does not exceed $25,000. In either case, you won’t pay tax on the amount withdrawn from your RRSP. However, take note that contributions must have been deposited in your RRSP at least 90 days before they can be withdrawn under the HBP. Typically, you have up to 15 years to repay to your RRSPs the amounts you withdrew from them under the HBP. You must begin repaying them
in the second year following the year of the withdrawal, according to a determined amount that you will pay annually. You don’t want to stretch your payments over 15 years? You can repay the full amount of your withdrawal at any time. THE HBP To participate in the HBP, you must meet the following conditions: • Be a resident of Canada at the time of the withdrawal. • Be considered a first-time home buyer; that is to say, you must not have owned a home over the previous four years. You should also not have lived in a property owned by your spouse or your common-law partner.
• Have a written agreement to buy or build a qualifying home. A preapproved mortgage is not enough. • Have the intention of using the qualifying home as your main residence during the year following the purchase or construction. You need to build or buy your home before October 1 of the year following the year of the withdrawal. If you build a home, the government considers the date it becomes habitable as the date of construction. For more information, visit www.cra-arc.gc.ca.
