Well-known local children’s author embarks on cancer battle Dian Layton relying on faith and community through health journey

ed Deer resident Dian Layton is the kind of woman who has always been working hard to reach out and help others.

Well-known for her Seeker series of books for children, the popular author, playwright, storyteller, wonderfully creative director and dedicated church leader has been diagnosed with breast cancer, and it marked a significant turning point in her perspective.

Not only was she forced to deal with the news, but she knew she was embarking on a journey where she would need help and support.

“I FEEL SO LOVED AND SO ENCOURAGED. I DON’T FEEL ALONE IN THIS AT ALL.” DIAN LAYTON “I’ve got a great family around me,” she said, reflecting on the past while as she had to come to terms with the diagnosis and consider treatment options.

“I’m so very, very thankful for my church family at ‘Home Church’ (formerly Word of Life) here in Red Deer and how they continue to pray for me and support me through this journey.

“I would say that my faith, and the scriptures that are inside of me, have come to whole new level. Now it’s like, I need that healing. One of the scriptures that has comforted me through this is Psalm 23. It says, ‘Yea, though I walk through the valley of the shadow of death, thou are with me’,” she added. “This has the shadow of death. It’s aggressive.

It could kill me. So as I’ve prayed, I’ve thought, Lord, can I walk around the valley - maybe tunnel under it,” she said with a chuckle.

“Maybe take a plane over it?

“But it says, ‘Yea, though I walk through’. He’ll be with me and He will comfort me. So I know

that God is with me. And there are many people who love me and who are praying for me.”

She said the outpouring of support that has been shown even via facebook has been amazing.

“I feel so loved and so encouraged,” she said. “I don’t feel alone in this at all.

“Perhaps one of the good things that will come from this is that people will know that there is hope. There is a place and it’s actually called Hope4Cancer.”

As to current treatment, she is now at that clinic in Mexico for three weeks. Layton became aware of the facility after her husband Barry ran into a friend who filled him in about the breakthrough methods of treatment that are offered there. She also has a friend who has undergone treatment at the same facility.

“She’s had a huge turnaround,” explained Dian, adding the woman wasn’t granted much hope from doctors prior to embarking on the Hope4Cancer round of treatment. “So I’m reading about it and thinking about it, and the more I’m looking at Hope4Cancer, the more it made sense.

“Their protocols are focused on repairing and stimulating the immune system as well as targeting the cancer cells,” she said.

“The cancer treatments target the cancer. And the side effects are minimal.”

There are extensive follow-ups as well.

A facebook page called Healing for ‘HuggaWugga’ - an affectionate name she’s known by via all her work with kids - has been set up as a means to help raise funds for the treatment.

Also, the page is the ideal place for friends and supporters to post words of encouragement for Dian.

“I want people to know that when they have cancer that doesn’t mean it’s the end of their story. There are places like Hope4Cancer. And there is a Christian community that will stand with you.

The original idea for Seeker came to her during her own spiritual quest back in the 1970s, and the stories have garnered international acclaim for their remarkable insight not to mention terrific, fast-paced adventurous sensibilities.

It was while working in Vancouver she became a Christian after feeling a profound emptiness for years. A journey of seeking was to follow, and that’s when the music really started. She also started working with children soon after.

Throughout the Seeker series, Seeker consistently faces dangers from menacing dragons as his adventures unfold.

The awful dragons represent

things like anger, fear or abuse.

But victory comes as Seeker gets to know the King who wants to see people free, at peace and joyful.

As for how she’s feeling these days, she again emphasizes the core importance of her Christian faith.

“I’ve always been aware of how short life is,” she said. “And because I’ve been telling stories and singing songs and doing this (ministry) for 40 years, I’ve seen a lot of people grow up. A lot of the children that I was a pastor for - now they have children,” she said with a laugh. “So I know the importance of investing in people. That’s the most rewarding thing any of us can do.”

The word ‘cancer’ can have an influence on a person’s overall perspective as well, she said.

“What have we done that will last?”

Suspect charged in City man’s death to appear in court A man charged after the death of a Red Deerian who was reportedly trying to stop thieves from stealing his vehicle will make his first appearance in Red Deer Provincial Court on Friday.

Alexander Michael Talbot A Canada-wide arrest warrant was issued late last week after police identified the suspect involved as Alexander Michael Talbot, 24, of no fixed address in Red Deer. Hours

after the arrest warrant was issued, police took Talbot into custody in Red Deer without incident.

Dawson Wegner was killed on March 16th in the Normandeau neighbourhood. Investigators believe Talbot was in the process of stealing Wegner’s white Ford F650 when he was confronted by Wegner.

Talbot drove the truck into Wegner which resulted in his death. The RCMP have charged Talbot with manslaughter and theft of Wegner’s vehicle.

On March 17th, the Calgary Medical Examiner Office determined Wegner died as the result of multiple blunt force trauma injuries.

On March 24th, the RCMP also charged Amanda JoLynn Larsen, 27, of no fixed address in Red Deer, with possession of stolen property over $5,000 as a result of her involvement in the theft of Wegner’s vehicle.

Larsen appeared in Red Deer court on Monday.

Residents have options for completing census Participating in the 2016 municipal census is easier than ever with options to complete the census online, over the phone and in person when enumerators go door-to-door in April, officials say.

Completing the census online is easy, quick and secure. Each household will be delivered a Personal Identification Number (PIN) which can be used to log on and access this year’s Census questions and submit answers.

This year’s census will collect information on the number of people living in each household as well as their sex and year of birth. By participating in the census online, residents can also enter to win a tablet.

“The online option has proven to be simple, effective and efficient which is why we encourage residents to consider submitting their answers online,” said Leonie Becker, legislative services project coordinator.

Letters with instructions and PIN numbers are being hand delivered to every home in Red Deer from April 1st to 6th.

Residents are being asked to look in their mailbox or front door for their letter. The PIN is specific to each address and is required to enter the census web site.

The site can be accessed at www.reddeer.ca/census starting on April 1st.

Residents can complete the census online from April 1st to 14th.

April brings Daffodil Days to the community The daffodil is a symbol of strength and courage in the fight against cancer. And with Daffodil Days just around the corner, folks are encouraged to buy a daffodil pin and wear it in April to show their support for Canadians living with cancer.

Support the Canadian Cancer Society’s popular springtime tradition by purchasing fresh-cut daffodils for $6 per bunch during Daffodil Days. This vibrant flower has long been a bright symbol in the fight against all 200-plus types of cancer – they’ll not only bring cheer to your day, but also to cancer patients, their families and caregivers.

The bright yellow daffodil has been an integral part of the Society’s history since it was used for the first time by Toronto volunteers during the 1950s to decorate tables at fundraising events that became known as Daffodil Teas.

Since then, daffodils have arrived in communities across Canada to mark the

beginning of Daffodil Month.

To this day, the daffodil continues to symbolize strength and courage in the fight against cancer.

Money raised through flower sales helps people living with cancer and funds life-saving research, information and support services.

Join the Society at the inaugural Daffodil Tea in Red Deer, a nostalgic afternoon affair in the community where attendees revisit the successes of the past and engage a new generation of cancer fighters in the fight for life. According to the Canadian Cancer Society, the latest statistics showed that an

estimated 196,900 new cases of cancer and 78,000 deaths from cancer were expected to occur in Canada in 2015. (The number of estimated new cases does not include 78,300 new non-melanoma skin cancer cases.)

During the Society’s early years in the 1940s, the cancer survival rate was about 25%.

Today, over 60% of Canadians diagnosed with cancer will survive at least five years after their diagnosis.

Cancer is the leading cause of death in Canada and is responsible for 30% of all deaths. It was also estimated that for 2015, 100,500 Canadian men would be diagnosed with cancer and 41,000 men will die from cancer and that 96,400 Canadian women would be diagnosed with cancer and 37,000 women would die from cancer.

On average, 539 Canadians will be diagnosed with cancer every day.

On average, 214 Canadians will die from cancer every day.

Lung, breast, colorectal and prostate cancer are also the most common types of cancer in Canada (excluding non-melanoma skin cancer). These cancers account for over half (51%) of all new cancer cases.

The Society also points out that there are many known risk factors for cancer.

It has been estimated that smoking is responsible for 30% of all cancer deaths and that one-third of cancers can be linked to diet, obesity and lack of exercise.

Risk reduction is taking action to lower one’s risk of developing cancer.

Risk can be increased or decreased by lifestyle choices and the kind of environment a person lives and works in. About half of all cancers can be prevented through healthy living and policies that protect the public.

We encourage Red Deerians to get behind the cause next month, whether by purchasing daffodils, attending the tea or volunteering with the Society.

Assisted death for those with mental illness a risky proposition Who but those who have experienced it can appreciate the soul-crushing anguish of mental illness?

Afflictions of the mind can be paralyzing and fundamentally change the way we perceive ourselves (I am worthless), anticipate the future (my prospects are hopeless), and experience the world (life is unfair and unforgiving). The combination of self-loathing, hopelessness and despair can tragically lead to suicide.

Parliament’s Special Joint Committee on PhysicianAssisted Death, nevertheless, urged the federal government not to exclude individuals with psychiatric conditions from being considered eligible. Their reasoning comes down to this: mental suffering is no less profound than physical suffering, so denying individuals with mental illness access to physician-hastened death would be discriminatory and a violation of their Charter rights.

MAX CHOCHINOV People with mental illness are no strangers to discrimination. Two-thirds suffer in silence for fear of rejection and mistreatment.

Only one in five children who need mental health services receive them, either because of concerns they will be stigmatized or because supports are simply not available. Doors are constantly being closed on the mentally ill, denying them stable employment, social opportunities, secure food and housing; and sometimes fundamental protections under our criminal justice system. They are marginalized, victimized and vilified.

Mental illness is one of the

best predictors – more so than poverty – of inequitable access to health care in Canada. People with severe mental illness die about 25 years earlier than adults in the general population.

Making a fairness argument for the availability of physician-hastened death for a group of people treated so unfairly seems a cruel irony. In Oregon, having a psychiatric condition does not preclude eligibility for physician-assisted suicide.

However, that condition must not impair the patient’s capacity to give consent and must, as in every other eligible case, occur alongside a medical condition with a prognosis of less than six months. It is difficult to fathom the idea of providing assisted suicide purely on the basis of non-terminal psychiatric disorders.

In the Netherlands, Belgium and Luxembourg, psychological suffering stemming from a physical

or mental condition is considered a valid legal basis for physician-hastened death.

They account for a small but growing minority of death-hastening cases.

Last month, a critically important study was published in the journal JAMA Psychiatry by American psychiatrist Scott Kim. Kim and his team reviewed 66 case summaries, published by a Dutch euthanasia review committee between 2011-14, of people who received either euthanasia or assisted suicide for psychiatric reasons. The majority were women, with issues including depression, psychosis, post-traumatic stress disorder, anxiety and substance abuse; some also had various forms of cognitive impairment (e.g. intellectual disability, early dementia) and autism. Most had personality disorders and were described as socially isolated and lonely.

In one-quarter of instances, despite differences of

opinion between physicians, death hastening proceeded.

About one-third of cases initially refused were carried out by new physicians willing to comply.

The Canadian committee’s position seems premised on the recognition that physical suffering and mental suffering can be equally devastating. That does not mean they can be approached the same. The nature of mental illness often leads people to see themselves as worthless, to believe that their situation is hopeless and to perceive that their lives have little value. But this should help us see that a death-hastening response runs counter to a recovery-oriented practise advocated by the Mental Health Commission of Canada.

Like all Canadians, people with mental illness have rights under the Constitution. And like all Canadians, these rights need to be balanced against

the interests of a free and just society, wherein vulnerable persons must be protected. The most effective protections health-care providers offer patients are built on a caring and committed therapeutic relationship.

For patients whose illness tends towards self-destruction and for patients whose suffering is rooted in social conditions like loneliness, a physician-assisted death option will crack that relational foundation. Evidence shows that vulnerable persons will fall through that crack.

The committee, in its wisdom, expressed confidence that physicians would figure this out. Hopefully, as lawmakers draft legislation, deeper wisdom will prevail.

COURT BRIEFS MAN CHARGED WITH DETACHMENT INCIDENT IN COURT A Red Deer man who has been charged after two windows in the Red Deer RCMP downtown detachment were shot at with a replica firearm earlier this month made his second appearance in Red Deer court.

Cory Daniel Picard, 21, of Red Deer was the sole back seat passenger and was in possession of the BB pistol; he has been charged with using a imitation firearm in the commission of an offence, possession of weapon for dangerous purpose, mischief/damage to property over $5,000 and uttering threats.

RCMP received the first report at 3:15 p.m. on March 14th that a maroon coloured Ford truck was driving through the Normandeau area and that the occupants were shooting at street signs.

That was followed by a second call at 3:30 p.m.

Concurrently, two second-storey windows in the lobby of the downtown RCMP detachment were struck by an unknown type of firearm or replica firearm, resulting in the glass pebbling but not shattering, thanks to its protective coating.

Police soon identified the driver of the truck; within minutes of the detachment windows being struck, they located the suspect truck in the area of Boyce Street and Beatty Crescent and executed a high risk arrest of the occupants at 4 p.m.

Picard will return to court April 1st.

MAN CHARGED WITH ATTEMPTED MURDER IN COURT Dwayne Heywood made another appearance in Red Deer provincial court last week.

Heywood, 45, was arrested on Dec. 27th by

Innisfail RCMP on outstanding warrants of attempted murder for an offence that took place Dec. 21st near Eckville.

At approximately 11 p.m., the RCMP were conducting patrols in the town of Bowden when they spotted Heywood in a stolen GMC Sierra truck on Cottonwood Road near RR 10. When police attempted to pull the vehicle over it failed to stop and a pursuit began out of Bowden where the truck struck a power pole, unoccupied parked vehicle and an electrical box. The vehicle continued onto Hwy. 2A where police were able to deploy a spike belt to ensure public safety which the fleeing vehicle drove over. The truck then drove into an open field where the deflating tires brought the vehicle to a stop. The driver, who police identified as Heywood, then fled on foot where he was arrested at 11:30 p.m.

In addition to the attempted murder charge,

Heywood also faces a number of criminal code charges as a result of the police pursuit and arrest.

He was also arrested on an outstanding warrant issued by Olds RCMP for assault, assault with a weapon and uttering threats in an unrelated investigation.

He returns to court April 5th.

ANDREW SNOW APPEARS IN COURT A Central Alberta man charged with attempted murder made another appearance in Red Deer Provincial Court last week via CCTV. Andrew Snow, 29, has been charged with attempted murder in relation to two shooting incidents near Eckville and Sylvan Lake last September. He also faces numerous other charges.

A preliminary hearing has been scheduled for Sept. 6th in Red Deer court.

POLICE BRIEFS MAN CHARGED IN HISTORIC MURDERS Last week, investigators from Alberta (‘K’ Division) and Saskatchewan (‘F’ Division) RCMP charged 59-year-old Gordon Alfred Rogers of Red Deer with two counts of first degree murder in relation to the deaths of Jeanette Jean Chief and Violet Marie Heathen.

The body of Chief was discovered on June 6th, 2007 in a river near Lloydminster by an individual who had ventured down to the water. Investigation by the RCMP revealed that the last known sighting of the 48-year-old woman was in Lloydminster on June 2nd, 2007. An autopsy confirmed that the manner of death in this case was homicide.

Heathen, 49, was last seen alive in Lloydminster on May 15th, 2009. After not hearing from her for approximately two weeks, Heathen’s family reported her missing to the Onion Lake RCMP Detachment. On Nov. 7th, 2009, her remains were located in a rural area near Kitscoty, Alberta by a hunter.

Positive identification on the remains was obtained on Dec. 22nd, 2009.

The RCMP were able to identify a nexus between the two cases after the evidence from extensive investigations conducted by the ‘K’ Division Historical Homicide Unit and ‘F’ Division Historical Case Unit identified Rogers as a person of interest in each file. Working collaboratively, investigators from

both divisions came together to facilitate the arrest of Rogers last week in Edmonton. He was charged with two counts of first degree murder - one count in the June 2007 death of Chief; and one count in the May 2009 death of Heathen.

SUSPICIOUS DEATH IN CITY On March 22nd at 6:45 p.m., Red Deer City Detachment members were dispatched to a report of a deceased male located on the walking trails located east of Bower Place Mall.

Emergency Services attended with the RCMP and located the male who was pronounced deceased on the scene.

The Calgary RCMP Major Crimes Unit has been engaged

and assumed the carriage of this investigation. Assistance is being provided by the RCMP Forensic Investigation Section and the RCMP General Investigation Section.

The RCMP is conducting neighbourhood inquiries to determine if anyone witnessed any unusual activity in this area.

If anyone has any information about this situation, please contact your local police detachment. Additional details are not available at this time, but updates will be provided as new information is confirmed through the investigation.

The fascinating story of Victor Freytag In times of war, or high conflict, fear and suspicion about people who are ‘different’ become two of the leading emotions. That was certainly the case more than 100 years ago with a local businessman, Victor B. Freytag.

Freytag was born in April 1877 in Galicia, a region that now straddles the borders between Poland and Ukraine. A bright student, he had a talent for working with leathers.

Hence, he was able to go to school at the prestigious Imperial Institute for Leather in Vienna, Austria.

After graduation, Freytag worked in a number of tanneries and leather businesses across the Austro-Hungarian Empire and Germany. However, as an ambitious young man, he eventually decided to seek new opportunities in the United States.

He got a job in a tannery in Des Moines, Iowa.

While there, he tinkered with some inventions. He was ultimately able to patent the Freytag

DAWE folding lampshade in 1907. Unfortunately, while Freytag thought his invention was both practical and inexpensive, it did not make him any real money.

In 1910, Freytag headed north to Canada where he hoped to become the co-owner in a tannery or leather business. In late 1910, he became the manager and part-owner of the new Freytag Tannery, which was built on the north side of the Red Deer River.

The plant was rather modest in size – only 400 square metres (4,000 sq. ft.).

However, it was considered quite modern for its time. Freytag also showed sensitivity to environmental concerns. He prom-

ised to minimize any bad odours. He further promised to carefully treat the tannery’s wastewaters before they were discharged into the river.

The Freytag Tannery did reasonably well until a sharp recession in 1913 created enormous financial problems for the company. The business went into voluntary receivership in February 1914.

Freytag got a new job with the Calgary Tannery.

Then, in August 1914, the First World War broke out.

Although Freytag considered himself to be a Pole of German ethnic descent, he was still officially classed as a subject of the AustroHungarian Empire, which, like Germany, was now at war with Great Britain and Canada.

In August 1915, Rev. Robert Pearson, who was the former minister at Gaetz Memorial Methodist Church in Red Deer and had a new position with the Y.M.C.A. in Calgary, told the authorities that he had overheard Freytag

uttering, “Seditious words” that were likely to cause, “Disaffection and discontent” about the War in the community.

The police immediately charged Freytag with sedition.

Freytag vigorously protested his innocence.

Pearson did not want to see Freytag treated too harshly and refused to cooperate with the prosecution. Hence, the magistrate only sentenced Freytag to report daily to the local ‘alien registrar’.

Nevertheless, Freytag was later interned as an enemy alien for the reminder of the War. After the War, Freytag returned to Poland. He got a job with the Polish Ministry of Industry and Commerce. He also became a strong supporter the new government’s determination to stand up to any re-emergence of German and/or Russian imperialism.

However, as yet another war broke out in Central Europe, Freytag became an officer in the Polish artillery. He distinguished himself during the PolishSoviet War. In particular, he was honoured for his courage during the Battle of Warsaw in the summer of 1920 when the Poles decisively defeated the Russian Bolshevik armies.

Family WRAP™ (Wellness Recovery Action Planning) is an eight-week course designed to identify what families need for everyday wellness and is hosted by the Canadian Mental Health Association. Alaska - a relatively low-cost adventure awaits We have been searching for a cruise for months.

Something to quench the travel bug’s thirst yet again. Where does that lead us while we are searching for more and more ways to travel and not break the bank? Alaska of course! Round trip out of Vancouver on the Crown this May! Princess has reformed their food, their itineraries, and it’s an easy way to save a buck.

We always thought visiting Alaska would be something we would accomplish later in life. Being in our 30s we both figured there would be so much more in the world to see rather than more mountains. We see mountains constantly in our own backyard. We ski and camp around them.

How could we possibly want to spend money on something just an hour away?

As we pondered, we realized that a few years back we took a great trip to Whistler. If anyone has ever been to the top of Whistler Mountain, it is breathtaking.

Those coastal mountains are endless.

It’s a picture in my mind that has never left. Then we thought, how amazing it was when we went to Hawaii on the Pride of America by Norwegian Cruise Line and saw the Na Pali Coast Line from the ship. It was only six hours earlier that day where we viewed that coastline from Waimea Canyon State Park.

Could it be that seeing the coastal mountains from the top of Whistler Mountain give us a glimpse into how more beautiful it could be seeing them from the water like visiting the Na Pali Coast did two years earlier?

Princess attracted us for many reasons, first was the food.

As foodies, we enjoy our meals. We enjoy the presentation and especially the atmosphere to go along with it. When we spend money on a holiday, we must be immersed in the culture and that includes the food.

This cruise line has partnered with Travis Haugen (Princess, 2016) aiding Princess to excel in their menus with signature dishes from local chefs and restaurants along the itineraries.

Allowing professional locals not only benefits the region that they are in, it gives the food more flair knowing it was not someone just trained in that area of culinary, they live it!

Now, let’s enjoy something like that in

the main dining room watching eagles soar, with a beautiful backdrop of mountains towering behind. That is an atmosphere which is priceless.

When choosing our itinerary on where and who to go to, Princess had seven itineraries, 106 departures, and 15 ports.

We had to find something attractive.

To be honest, Princess had more to choose from then any other cruise line, which made our decision difficult.

We wanted Vancouver round-trip and we had to see as much as we could in seven days. The Voyage of the Glaciers was it!

Out of the seven days, we are able to have three major ports such as Juneau, Ketchikan and Skagway, and scenic cruising at Glacier Bay National Park with two viewings of glaciers.

We feel that in the short seven days, we received the best itinerary for what we want to get out of this trip!

Finally, it’s time to point out the money.

It’s such a huge point when planning a trip these days. It’s especially a large point when dealing with the American dollar.

The main thing we considered is where can we go that will not cost an arm and a leg to get to. Vancouver is the closest port, and even better is that we are able to drive there in a day.

We were able to purchase this cruise in Canadian dollars and avoided the fees with our credit card on the currency exchange.

We also booked to go in May which is shoulder season to keep costs low.

Our cruise was not even $2,000 for the two of us.

How could we go wrong?

When comparing other trips to take, even the all-inclusive could not give us what we are in store for.

The only thing that was comparable price-wise was Cuba. However, nothing

comparable in luxury. Included in the price are our food and non-alcoholic beverages in the dining room. We are able to control our spending on drinks and this was a vacation where we knew bringing home novelty items could be kept to a minimum.

All we need is our camera and we can do our own touring around at each port.

All of those equals not breaking the bank.

The tag line from Princess Cruise Lines, ‘Come back Enriched’ is loud and clear when we were reviewing which Alaskan Cruise to take. With the itineraries to choose from, new partnerships with food, and we get the biggest bang for our buck.

Even that drive will be an eye-opener.

I always thought we have the most beautiful mountains in the world in our backyard. That could all change in two months with seeing that coastal range!

Singer Ron Hawkins brings new tunes to The Hideout

BY MARK WEBER RED DEER EXPRESS On the heels of a brand new release Spit Sputter and Sparkle, singer/songwriter Ron Hawkins performs at The Hideout on April 3rd.

Tapping into the richness of what Hawkins consistently brings to his recordings, the disc features 11 new originals, and was primarily recorded at Hawkins’ 55 Below home studio with him taking care of all vocals and instrumentation. Things kick off with the immediately compelling Beautiful Girl and flow right into the equally engaging Sliver.

“I DISCOVERED BANDS LIKE THE CLASH AND GROUPS LIKE THEM, AND I THINK THAT WAS THE TIME THAT MY POLITICAL INTERESTS AND MY DESIRE TO MAKE SOME KIND OF IMPACT ON THE WORLD DOVETAILED WITH THE IDEA OF MUSIC.” RON HAWKINS Things slow down nicely with Chrome complete with the upfront acoustic guitar and simple melody which grows. The tune also showcases and emphasizes Hawkins’ vocal dexterity, as does the equally listenable Sunflowers. Things kick back into high, straightforward, edgy gear with cuts like Strum and Drag and Sweet Simple Life. And there couldn’t be a more fitting tune to wrap up the CD with than the gently expressive Constellations.

“My little home studio is only nine feet by nine feet but it’s packed with toys and musical goodies. It’s a bit like going down the rabbit hole,” he said. “I spent the better part of a year down that rabbit hole and when I came out the other side Spit Sputter and Sparkle was born.”

Hawkins wasn’t raised in an overly musical home on all counts, although his father did play classical piano.

“I was born in Toronto and grew up listening to the Beatles and lot of melodic 60s writers and stuff like that,” he explains during a pre-tour chat from his home in Toronto. “I think my strongest point musically is that I have a very good

ear - that’s from finding it myself, finding out out how sounds work and getting a sense of just how they go together.

The gift for songwriting began surfacing through his teen years as well.

“I was about 13 or 14 - I had an acoustic guitar and the piano was always there,” he said. He laughs recalling his early tunes as being rather obvious about where his inspirations were coming from. “I wore them heavily on my sleeve.”

Through his teens, he also grew into, “Quite a political guy,” he added, so as his musical identity was forming, his political opinions were as well. And they were influencing his artistry to a degree.

“I discovered bands like The Clash and groups like them, and I think that was the time that my political interests and my desire to make some kind of impact on the world dovetailed with the idea of music.

“I realized that I didn’t have to choose one or the other. And that sort of set a path for the next 10 years of writing that was a little awkward, and a little big ‘P’ political and perhaps not based in my own experiences,” he explained. “The big ‘P’ politics became kind of the smaller ‘P’ politics of having those values and injecting them into my own experiences.”

Many influences have left their mark over the years - particularly folks like John Lennon and Joe Strummer.

“John Lennon for his cocky attitude and playfulness with words. And Joe Strummer because he had all of that but also because later in his life he had a real commitment to social justice. That art can also be an empowering tool - it doesn’t have to be a decadent cultural thing.”

As the 90s dawned, he was coming more into his own and writing more from his own experience - and the results were quickly noted.

“That’s where it really started to resonate with other people. And Lowest of the Low was born out of that. That’s where the mature part of my career started.”

These days, the songwriting process holds pretty much the same amount of mystery that it did back in the early days, he said.

“I think it’s always been a matter of kicking in the darkness. I often compare it to sculpting - you start out with a really amorphous blob. I’m often just sort of struggling away on the acoustic guitar and saying gibberish,” he chuckles. “It’s

“That starts to lead you in a direction a little bit, and as the ‘sculpting comes’ you start to see what fits with what you’ve already got and you’re building on that.

“I think that’s what has kept me doing it for so long and what is so fun about it - it’s still almost as much of a mystery to me at 51 as it was when I was 14. All I know is that if I sit down and apply myself it will happen, but I don’t really know what is happening. I just know that it’s this playfulness and this kind of discovery.

“You are sort of given something, or

something comes out of somewhere deep inside of you. And once you get that little piece, you start to build a puzzle around it.”

Hawkins was the lead singer/multi-instrumentalist of the legendary band Lowest of the Low - Chart Magazine honoured the group’s 1991 debut album, Shakespeare My Butt, with spots in the top 10 of the Top 100 Canadian Albums of All Time.

Local novelist released first title in five-part series

BY MARK WEBER RED DEER EXPRESS A local author is looking forward to further spreading the word about his latest book, All the Dragon’s Children and the Mists of Niagara.

Tim J. Knight-Davies, who hails originally from England, is currently working on book two of what will eventually be a five-book series.

“I USED TO READ STORIES TO MY KIDS ALL OF THE TIME - I’D ALWAYS PULL OUT THE ‘MAGIC STORY BOOK’. I’D MAKE UP STORIES AS WE WENT ALONG. I JUST THOUGHT THAT MAYBE ONE DAY I SHOULD PUT THEM ON PAPER.” TIM J. KNIGHT-DAVIES

His family moved to Canada when he was a child, eventually settling in the Rimbey area.

“As a kid, I lived out west of Rimbey.

There wasn’t much to do for a kid 20 miles outside of town,” he recalls, pointing out that utilizing his imagination was a powerful means of entertainment. And was also integral to the development of storytelling down the road.

“In Grade 9 I wrote a story about dragons - we were supposed to do a five page story and I ended up doing a 20-page story, written on both sides of the sheet,” he added.

“I’ve always been fascinated by dragons.”

Ultimately, Knight-Davies, who now lives in Innisfail and works on a nearby farm, describes the book series as being about dragons, werewolves, magic and many other things associated with the magical world.

“My story is centered on three sisters that get kidnapped while visiting Niagara Falls and taken into a world that has been hidden to them by their parents,” he said.

“Here they discover that the very first magic started with their own father and has been passed down to them.”

Niagara Falls is the setting for the last field trip of the school year for three sisters and their classmates. But when the tunnels behind the falls collapse, leaving 180 students trapped, an ancient doorway is opened, and strange creatures appear, according to the book synopsis.

Stolen and locked away in a world that shouldn’t exist, the Robinson sisters pull off the impossible and escape.

Anna, Sadie and Paige find refuge in a small cabin buried deep in the darkest of woods. There they befriend an old lady who takes them in and exposes a secret.

But things aren’t as they appear, and, again according to the book’s synopsis, that secret may lead to their destruction.

The end of the book leads into an event that took place in Red Deer about a local ‘icon’ who happens to be one of those immortalized as a statue in the ‘Ghost’ series - Francis the pig.

Book two, which Knight-Davies is already working on, starts with the family moving to Red Deer where their adventure begins at Westerner Days. “That’s where they get stolen for the second time.”

From the start, Knight-Davies had five

books in mind for the series. He’s certainly onto something, as the feedback has been encouraging - and it’s come all the way from Australia and the U.S. “A woman in Iowa said she and her daughter were in a race to see who was going to finish it first,” he said with a laugh. “That also showed me the age group was really all over the place, which is good.”

Born in Banbury, Oxfordshire, England, Knight-Davies, along with his parents and three siblings, first made a home in Ontario.

Two years later, they moved again to a ranch in Central Alberta. This is where Knight-Davies’ imagination flourished.

He ultimately chose agriculture as his career, earning many diplomas in the hog industry. Although writing is now a key focus, it wasn’t what he had his sights set on earlier in life.

“I always wanted to be a farmer.”

But as mentioned, there was an increasing attraction to the written word. He also had a knack for painting compelling stories with rich description - all fired by that unbridled imagination.

“I used to read stories to my kids all of the time - I’d always pull out the ‘magic story book’,” he recalls. “I’d make up stories as we went along. I just thought that maybe one day I should put them on paper.”

The basic idea for All the Dragons Children was originally sparked about 15 years ago.

“With my kids, one story led to another and then dragons came into it. I started

putting the pieces together,” he said.

The ideas can surface unexpectedly.

“When I go to bed, that’s what I’m thinking about. I’m reading the book over in my mind and deciding what to do,” he explained of his creative process. “The writing would happen on any days that I had off. I’d put in 10 hour days at work sometimes, come home and write for awhile.”

But all the hard work - developing a plot and writing while juggling the responsibilities of work and raising a family - paid off when he first laid eyes on the published work.

Writing also brings something of its own reward, offering a sense of fulfillment.

“I can jump from reality into that, and the reality is gone,” he said, referring to the book. “Life isn’t always as smooth as you want it to be. But when you write, it’s what you want - that’s what I like,” he said. “I also don’t call writing ‘work’.

I enjoy it.”

And it’s not just the younger set who are enjoying it - he noted he’s received more feedback from adults than from kids. “If the adults like it too, that’s a bonus.

“One guy who read it - he said he was just going to read a chapter a night. He said he picked it up the first night and read half the book,” he added with a smile. “He then read the second half the next night.”

Recommending ways to deal with anxiety Have you been wondering if you suffer from anxiety?

GARNETT Many of us will encounter anxiety at some point in our lives. But at what point does it get in the way of life?

Know that anxiety is a flight, fight and freeze response to danger. So if you were in a true danger situation, your brain and body has an internal alarm system to keep you safe.

But as you go through life, many factors can contribute to anxiety becoming problematic which include genetic history of anxiety, environmental factors, situational stress, triggering life events such as a loss or change in life. Some of the symptoms that you may experience with anxiety include muscle tension, nausea, heart racing, muscle tremors as well as tightness in the chest. This is your body going into danger response. If you were in true danger, your body’s heart races for example, to help pump blood to the limbs so that you can flee from danger.

So what I would want you to know here is that anxiety is a very normal experience that I would never want to rid you of.

But often our alarm is going off at the wrong time, when there isn’t really danger present. So it is about retraining the brain to be able to detect when one is in true danger and when your internal alarm system is working overtime?

You may be wondering now how do I do this? The beginning of any type of anxiety starts with hyperventilating. So the first way of hitting the reset button on your alarm is to breathe and get oxygen into your body again. Then the symptoms slow down and the mind can start thinking rationally.

I recommend deep breathing 15 times daily, especially at the beginning. I get in my car, one deep breath, I have breakfast, one deep breath. All of the sudden your breath becomes a regular part of your day. With this daily practice, you are more likely to default to deep breathing when in a more aroused state.

Other great starting points for anxiety include looking at lifestyle factors such as level of use of alcohol, drugs, caffeine, sugar, ones eating habits as well as exercise.

The important point here is that anything that effects the central nervous system negatively puts stress on the body and thus one fires for anxiety that much quicker.

So you may start with making a lifestyle change goal such as reducing caffeine or making exercise a priority. Know that research has shown 30 minutes exercise three times weekly has similar benefits to taking an antidepressant or anti-anxiety medication. Lifestyle factors are not about making quick fixes, but rather making lifestyle changes by creating healthy habits over time.

In addition, mindfulness is a great way to turn the volume down on anxiety. Often anxiety takes our mind to the past which is over and the future which has not happened yet.

Mindfulness is really about training the brain to stay with the only moment we are truly living the present. This takes time and practice.

I encourage you to research a mindful three minute breathing space which is a great place to start.

Another way to increase mindfulness in everyday life is to really ‘take in’ your current experience. What do you see, touch, taste, smell and hear? Overtime your mind stays with your body and experience.

The opposite of your anxiety response is relaxation.

So it is imperative to find ways to relax.

We all are different in our ways to find relaxation but examples include walking, visiting a friend, time in nature, engaging in a hobby or maybe even doing something creative such as music or art.

These activities not only elicit a relaxation response but have the dual benefit of creating joy, connection, meaning and purpose.

Lastly, I would want you to know that anxiety is very treatable. Sometimes the hardest step can be identifying and acknowledging, hey I think I have something to work on here.

Once that volume of anxiety turns down, possibilities and life starts opening up again.

New guidelines have recently been published in The Canadian Medical Association Journal. It reports that some people have a choice. Others have no choice. But what will Justin Trudeau and Barack Obama do?

Large bowel malignancies are the third most commonly diagnosed cancers today and a leading cause of death. So it’s prudent to give colon cancer the sufficient thought that it deserves.

The CMA committee ruled that not all people need colonoscopy.

This will bring a sigh of relief to many between 50 and 74 years of age who have no prior or family history of this disease, bleeding or polyps.

It’s suggested this group should only have a fecal occult blood test (FOBT) done every two years to detect blood in the stool, and a flexible

sigmoidoscopy every 10 years.

This procedure examines the lower large bowel, not its entirety.

Does this age guideline make sense?

Possibly so, if you don’t consider the exceptions and want a speedy answer. After all, it makes no sense to make colonoscopy mandatory for those in their 20s or others in their 90s. But strictly following guidelines can occasionally result in death.

Cancer does not give a tinker’s damn for your age.

For instance, you might say no to colonoscopy at age 35. But a pre-cancerous polyp may be present and could be removed.

What about the accuracy of the fecal occult blood test compared to colonoscopy?

The medical committee indicated further studies must be carried out before this question can be answered.

Good sense tells me research will find the FOBT does not detect early malignancy as accurately as colonoscopy. Why? Because bowel polyps can be present for years without bleeding.

Another problem with stool blood tests is that they may give a false report that blood is present in the

So what would physicians caring for the health of Justin Trudeau and Barack Obama do? I’d bet my life on it that both would be advised to have a colonoscopy.

As with any procedure, there is a risk to colonoscopy.

Removal of a polyp may trigger bleeding. Or, the colon may be perforated requiring surgery. This is a serious complication and happens about once in every 4,000 colonoscopies. But practice makes perfect, and you can be certain Trudeau and Obama will not be referred to a doctor performing her or his first colonoscopy.

So why do some never agree to this procedure?

It’s a combination of cost and availability. There are not enough doctors trained in this procedure to do a colonoscopy on everyone in this country. Secondly, doing so would be very expensive.

But here is something that is unconscionable.

Readers with rectal bleeding have complained to me that it can take weeks to see their family doctor.

Then, more weeks to see a specialist. There is no way that Trudeau and Obama would have to wait until the malignancy had spread. Doctors trained in colonoscopy should put patients with rectal bleeding at the top of their list. Routine screening can wait at the bottom.

What about patients that have no choice?

It does not surprise me that every province has screening programs available or are implementing one.

But it does surprise me that, at the moment, territories in the north such as Nunavut have no screening programs.

My advice is that if you live in North America where colonoscopy is available, it’s prudent to have it done. What is good for the rich and famous is also good for you.

Rebels lead first series of playoffs against the Hitmen

BY ZACHARY CORMIER RED DEER EXPRESS Special teams played centre stage during a gruelling three game weekend for the Red Deer Rebels, who kicked off their WHL post-season with a pair of wins and a loss against the Calgary Hitmen over the Easter weekend.

The Rebs came away from the trio of back-to-back matchups with a 2-1 lead in the best of seven first round matchup, which has proven to be a physical affair.

“It’s going to be a tight series. We all knew that and expected that. It’s tough playing three (games) in three (nights),” said Rebels Head Coach/GM Brent Sutter after his team pulled off a dramatic 4-3 victory at the Scotiabank Saddledome in Calgary on Sunday night.

Red Deer’s playoffs got off to a good start at the Centrium, last Friday night, when they squeaked out a 3-1 victory over the Hitmen thanks, in part, to a late third period game winner by Adam Helewka, who drove through the Calgary defenders and slipped the puck five-hole on Hitmen backstopper Cody Porter to give his crew a 2-1 lead with just 5:49 remaining on the clock in a 1-1 hockey game. “(Rebels captain) Luke Philp made a great effort to win a battle there and I came and picked it up and I just got inside body position (on Hitmen defenseman Jake Bean) and snuck it five-hole,” said Helewka, who also scored on the empty net four minutes later to cement the victory and earn himself first star honors in the process.

The win came on the backs of the home team’s penalty killing unit, which was a perfect 6/6 on the evening.

Red Deer’s penalty troubles got the better of them in the second game, though, as Calgary’s special teams racked up a pair of power play goals and killed off a couple of key penalties on their way to a 5-2 victory.

by Hitmen captain Colby Harmsworth after a hit that sent Rebels leading scorer Ivan Nikolishin careening awkwardly into the boards.

The Rebels’ speedy winger left the game favouring his left leg and did not return.

His long-term status was not available at press time, though he did not make an appearance in Game 3.

The third and final game of the triple header was by far the closest of the series on the score board.

It wasn’t looking so good for Red Deer early on, though. Less than three minutes into the game, the Rebels found themselves killing off a five on three penalty after Adam Musil ended up in the box for a minor and Helewka joined him with a four minute high sticking penalty.

Less than a minute later the puck was in the Rebels’ net and Jordy Stallard was celebrating his second goal of the series.

The PK didn’t panic, though, and shut the Hitmen down for the rest of the shorthanded situation.

“Our penalty killing, you know they got that five on three, but they actually did a pretty good job. I thought our PK was a lot better tonight than it was last night,” Sutter said, adding his team had all as-

pects of their game working well.

“At the end of the day you need to have all elements of your game going. We got a big effort here today.”

Calgary scored another quick goal late in the first to go up 2-0, but that just wasn’t going to fly for the Rebels. Right off the ensuing centre ice face off, veteran tough-guy Evan Polei responded for the visiting team with his second goal of the post-season, tapping in a Nelson Nogier rebound to cut the Hitmen’s lead in half heading into the second.

The next period and a half was all Rebels. Brandon Hagel set up Jake DeBrusk for a beautiful goal early in the second to tie it. The Boston Bruins draft pick would follow that up by sniping his second of the evening just 1:42 into the third to give his team the lead.

“We didn’t quit and we played our game and got some bounces. Personally it was nice to see the puck go in the net and it was even nicer to see a win, that’s for

sure,” DeBrusk said after the game, adding the team really showed their strength after Calgary tied it up late in the third as Jakob Stukel wired a gorgeous shot through Martin’s five-hole with just six minutes to play. For a couple of minutes, it looked like the game might head to overtime.

But Polei and DeBrusk, who played Midget hockey together in Edmonton, had other ideas.

With just two minutes remaining on the clock, DeBrusk won a battle for the puck in the Calgary corner and centred it for a streaking Polei, wired a one-timer from the top of the face off circle and put it bar down over Porter’s shoulder. Final score: 4-3 Rebels.

The Rebels play again this Friday when they clash with the Hitmen at the Stampede Corral in Calgary. Puck drop is at 7 p.m. Red Deer will play host to the Hitmen for Game 5 at the Centrium on Saturday at 7 p.m.

Generals earn second straight league title For the second straight season, and the eighth time in the past decade, the Bentley Generals will be the Pacific representatives at the Allan Cup tournament as the 2016 Chinook Hockey League champions.

The Generals secured their spot in Canada’s Senior Men’s AAA hockey tournament, Saturday, after a 5-4 double overtime thriller against the Stony Plain Eagles in front of a near-capacity crowd at Lacombe’s Barnett Arenas during Game 5 of the ChHL final.

“It’s not hard to get up for. You work so hard, it’s just going to be so gratifying for these guys. What we went through in these two tough, tough fought series,” said Generals’ Head Coach Ryan Tobler after last Saturday’s win, which secured a 4-1 series victory for the Generals.

Tobler added this year has been a much tougher path to the ChHL championship than in previous seasons, as the Gens had to make it through two tough series in order to make it back to the tournament, which this year will be held in Steinbach, Manitoba, first fighting through the seven game grind that was the series against the Innisfail Eagles before having to face down former NHL All-Star Ryan Smyth and his Stony Plain team.

Bentley’s forwards could not catch a break through the first 20-minute overtime period. Shots were ringing off of posts and sailing wide of the net or getting blocked by the traffic in front. By the end of the game the Gens had directed 50 shots toward Cahill while the Eagles had only taken 23 the other way.

It was Generals’ veteran Kyle Bailey who ended up being the overtime hero, ripping a shot past Cahill to win the game and the championship.

“We got rewarded for the hard work and that’s what you like to see,” Tobler said.

As last year’s runner-up, the Generals will be looking for a bit of retribution when they head into the 2016 Allan Cup tournament later this month.

“We’ll enjoy this one tonight, then we’ll be back to work on Wednesday at practice.”

The 2016 Allan Cup kicks off in Steinbach, Manitoba on April 11th.

Getting ready for Jays’ opening day 2016 I know what you’re thinking. We just had a massive dump of snow earlier this month and the NHL playoffs haven’t even started yet. How in the world can this guy be thinking about baseball season already?

Here’s the thing. Like I recently said, our Canadian NHL teams are awful this year. I can’t bring myself to watch another game where the Calgary Flames give up a three goal lead in a single period. Or worse, lose to the Leafs. It’s just too painful.

But you know what isn’t painful? Watching the Toronto Blue Jays tear up the Grapefruit League during spring training this year.

After last year’s whirlwind season that saw the Jays win the AL East title and make it all the way to

CORMIER the ALCS before losing out to the Kansas City Royals, expectations are set extremely high this year for Canada’s team.

But I’ll be damned if they haven’t kind of met them so far, though it is still spring training.

Several things have impressed me about the Jays.

Chief among them is their pitching staff.

Coming out of last season, the Jays’ staff was kind of anemic, to say the least, after losing ace David Price to Free Agency and veteran inning-eater

Mark Buehrle to retirement. That’s two starting pitching jobs, including the top of the rotation, left very glaringly empty. They also lost several key bullpen arms to free agency and had very little to no minor league talent ready to take on those roles.

But the Jays didn’t panic, instead making a couple of signings that could potentially help fill those gaps.

While I can’t say that I agree with every move the team has made over the off season (you signed J.A. Happ to a $35 million contract? Are you insane?), I have to admit that many of the signings that they made make a lot of sense.

What the team has essentially done is take a bunch of guys like Gavin Floyd and Brad Penny — proven starters that have had setbacks in recent

years due to injuries — and sign them to very cheap, often minor league contracts.

Basically they’re throwing stuff at the wall to see what sticks.

And it’s working pretty well. While Penny didn’t pan out and decided to retire after giving up five ER in two innings pitched in just his second start with the team, Floyd has been one of the bright spots and was competing with Jays’ hotshot Aaron Sanchez for the fifth spot in the starting pitching rotation until the team finalized it earlier this week, with Sanchez in the number five spot.

With the young gun taking up that starter job, Floyd will slot perfectly into the team’s bullpen as a fifth or sixth inning guy, with the ability to take on the starters’ or long-re-

lievers’ role in case of an injury.

What the team has done is given themselves a few options on the mound, and options are always a good thing, especially when you play 162 games in a season.

That’s not to say that this team is without its problems. They are heavily banking on starters like Happ and Marco Estrada to repeat career performances from last year and there’s also the little issue of having to re-sign both (or even just one of) Edwin Encarnacion and Jose Bautista whose contracts are up at the end of the season and both of whom want a substantial raise, for good reason.

But hey, live on the edge right? Who wants to go into a brand new baseball season with all of the

major question marks addressed? That’s just no fun.

Besides, this team still has pretty much the exact same offensive lineup that they had last year. A lineup that was, by nearly all accounts, the best in the Majors’ last season leading the league in runs scored, home runs and total bases and coming in second for batting average.

So I say put all of those little, nagging doubts of a team collapsing in on itself out of your mind.

It’s a very long baseball season and opening day is just around the corner.

Anything can happen (and usually does), so let’s all just grab a pack of peanuts, gather ‘round the TV and watch some Blue Jays baseball. zcormier@reddeerexpress.com

There is a light rain falling and it feels like a stormy day on Vancouver Island. It is Babycakes day and I am sitting in my favorite café that smells like sugary heaven and it sure makes this blah morning easier to take as I enjoy my favorite red velvet cupcake and a delicious cup of coffee.

I have been doing a monthly hang out here to visit with the public and answer their questions about real estate and design and it has been great meeting the casual clientele of this cupcake cafe.

Businesses seem to draw a certain kind of client based on their product but also based on the vibe of the owners.

The owners of this cupcake shop are cool and very hip and very supportive of the local music scene. I’m sitting here eavesdropping on the owner talking about a box of cupcakes they are sending over backstage to the Jann Arden concert

Exploring the topics of renovation financing There comes a time when things just start to wear out and you have to replace them.

Bigger ticket items like a new kitchen or new windows can be at the top of the list but finding the funds to do so can be hard when your monthly budget is so eaten up by your other bills.

This week we are going to look at how you can put together the financing you need to make your home reno dreams come true.

1. The first option you have is always a visit to your local bank to obtain a regular old loan. The plus side to this is the loan you take will likely be done within a five-year time frame as this will be an installment loan. The downside is that if you borrow $40,000 you could be looking at a payment of $800 a month on top of your regular bills which could be hard to adapt to.

PIKKERT 2. The second option is an unsecured Line of Credit. These are available from your bank as well. The upside here is that the minimum payment is often only 1% of the outstanding balance which can be easier to stomach monthly. The downside is that if you make the interest only payments you will owe the balance indefinitely and pay an awful lot of interest.

3. The third option is a refinance plus improvements mortgage. This mortgage works like this.

• you get quotes for all the work you want to have done. These need to be for things which will stay with the home so new appliances do not fall within the guidelines.

• you call your existing lender to find out your mortgage penalty as we will be breaking that contract to put the new mortgage in place.

• we gather ALL the necessary documents to complete the mortgage application. Please keep in mind the lending landscape has changed in Canada and that list of documents is much longer than it used to be.

• an appraisal is ordered to determine the ‘as is’ and the ‘as is improved’ value of the home. The quotes for all the work have to be submitted to the appraiser at the time this is ordered to give the correct valuation. We cannot go higher than 80% of the improved value for mortgage financing as per the rule changes a couple of years ago.

• the day of funding the existing mortgage is paid out and the funds for the renovations are held in trust at the lawyer’s office until an appraiser visits the property to confirm the work is complete.

The upside to this product is that your monthly budget is not affected very much at all as the loan is taken over a longer time frame. The downside is that you will need to have access to some funds to

bridge the gap between when you start the renos and when the funds are released from the lawyer. There are also the additional costs of legal, appraisal, title insurance and a mortgage penalty.

The other choice you will have to make at this time is which mortgage product you want. You basically have three options.

• a regular fixed rate mortgage where the term and payment are set.

• a variable rate mortgage where you will be given a rate which will be set as an ongoing prime less the discount for the term of the mortgage. A variable mortgage does have a penalty if it is broken but it is only three months of interest making it an attractive option.

• a Home Equity Line of Credit. There is a misconception out there that a HELOC is not a mortgage. This is not all accurate though. A HELOC is a mortgage like any other and has to be registered through a lawyer. We are also only able to go to 65% of a property’s value with this type of a loan though can pair it with a fixed or variable rate to go all the way to 80%.

So there you have it.
