You fill in the information about your home and the online home valuation website gives you a price that doesn’t seem quite right. You know that the white split level down the street recently sold for $75,000 more and there seemed to be a lot of potential buyers. On the days they had “open house” it was actually hard to find a parking spot on your block. These online pricing systems seem to be getting popular. Many of these valuation sites have valuable information and specific neighbourhood data. They identify local shopping centres, schools, clinics and parks.

Unfortunately they are only mechanical data gatherers and don’t know the area like a local real estate expert would. Here’s the reality. Certain homes of the same size can be worth $100,000 more just a few blocks from each other. Who was the builder? Which way does it face? Is there a lot of traffic noise when you sit on the deck? Where are the closest high voltage power lines? Remember: location, location, location still rules. The online system also doesn’t know about any new development coming into the area. Contact a “human realtor” for an accurate evaluation in today’s market.
