You have a deal, all subjects are removed, and the movers are booked. What could possibly go wrong? . . . Well! . . . If you made any changes in your financial picture, you may find yourself in BIG trouble.

1) Employment: Please, do not change jobs or become self-employed before taking possession of that house.

If you are now on probation or your income is ‘self’ (not guaranteed), that could kill your mortgage approval.

2) Debt: You might want to wait till after you take possession of your new house before taking on a big car payment. Even ‘no pay for 12 months’ shows up on your credit report as “debt”. Don’t add any debts without checking with your mortgage person first.
