How to increase your chances in a Seller’s market

The real estate market is HOT right now in the Fraser Valley.

Newly listed homes are receiving multiple offers and are often sold soon after hitting the market.

Losing out on a house can be heartbreaking and discouraging.

Two valuable tips when you make an offer to purchase: (1) Work with the Sellers Understanding what the sellers plans are is important in a multiple offer situation. A great buyer’s agent should first find out from the sellers real estate agent what the sellers plans are. Once this is known, the offer to purchase can be structured in a way that is more appealing to the seller.

Do they want a quick closing? Do they need some time to stay in the home while they complete the purchase of another property?

These are all things that are important and evaluated carefully when a seller looks at multiple offers.

(2) Offer a healthy deposit A buyer who makes an offer to purchase provides a good faith trust deposit after all the subjects are removed.

The amount of the deposit is up to each individual buyer.

In a multiple offer situation a “larger than average” deposit can show the seller that the buyer is definitely capable of completing the purchase.

It’s like waving a flag and saying “I’m serious about buying your home”.
