She’s concerned that if the proposed community box goes up in its planned spot, it will restrict her access to her property. She also noted people driving to access the box will have nowhere to turn around and would likely be driving onto private property. On Monday the Crown corporation announced it is “temporar-
ily suspending” the deployment, pending discussions with the incoming Liberal government on how “to determine the best path forward given the ongoing challenges faced by the Canadian postal system.” The Liberals ran on a promise to study and potentially reverse the shift away from home delivery. “It’s a golden opportunity for the Liberals to carry favour with the electorate,” Churcher said. “It gives me hope.” But she will take the suspension as “a temporary win with the hope that it will be a permanent win.”
Canada Post said 460,000 addresses across the country are in the process of being converted to community mail boxes and all conversions scheduled for November, December or 2016 will be put on hold. “Customers impacted by this decision will receive a letter within the next few weeks advising them of the status of their mail delivery service,” Canada Post said in a news release. “In neighbourhoods where the 10-month internal and community conversion process is complete, customers will collect mail and

Some West Shore residents will be able to sleep a little better this week knowing that community mailboxes will not spring up in their neighbourhoods anytime soon. Canada Post has announced it is freezing plans to end door-todoor mail delivery and switch to community mailboxes for hundreds of thousands of households across the country, a reprieve that includes the West Shore. “I’m absolutely delighted to hear the news,” said Colwood resident Dar Churcher. “I didn’t anticipate it to be this soon.” Churcher, like many West Shore residents, has been voicing her concerns about the transition to community style mailboxes. Her biggest beef is the safety of the potential location of the box designated for her area. A notification she received from Canada Post stated that the 48-compartment mailbox would be installed on the gravel shoulder of her property on Bunker Road. But along that side of her property she has a hedge and a number of trees that obstruct sight lines, making for what she calls “a blind corner.” She’s concerned that with the speed vehicles travel along Wishart Road, and the number of cars that could be parked just out of view in front of the intended mailbox, it could be a disaster waiting to happen. “The safety factor wasn’t taken into consideration,” she said. The rebar and concrete languishing at Colwood Corners may soon be no more. A newer, downsized look for the former Capital City Centre project on the corner of Sooke and Jerome roads was presented to Colwood council on Monday, with Vancouver company and property owner Onni Group offering up an entirely different vision for the busy corridor. The site previously slated for a $1-billion project that included plans for multiple high-rises, trumpeted by the now-insolvent League Asset Corp., is being proposed to host three residential and three commercial buildings in a more modest development. “It’s a vastly different project from what League Assets had envisioned,” said Colwood Coun. Gordie Logan. “But longterm, this has the potential to be a better project than what was originally (proposed). We will see what the final plans yield, but we are optimistic.” Conceptual drawings showed buildings scaled to approximately six storeys, a far cry from plans that included a 26-storey residential tower that would have been the tallest on Vancou-
ver Island. League stopped work on the project in July 2013 when owners filed for creditor protection, paving the way for Onni to take ownership of the project in December of 2014. The conceptual introduction did not include plans for the south side of Jerome Rd. which could potentially be slated for development of higher buildings but nothing has been determined yet. “It’s a vital investment for the city. I think we have had a taste of what we can accomplish in terms of design and transformation,” Logan said. “I point to the Rexall building on the corner of Goldstream (Avenue) and Old Island Highway and how that has transformed that area. This development has the same opportunity from that perspective – we’re over the moon.” Logan stressed that Onni has yet to bring an actual proposal to council and that the process of developing on the site is still in its infancy. However, the new vision features six buildings on a site covering more than 8.7 acres. It would include a total of 981 parking stalls, 276 at street level and the rest underground. Previous work on the site had completed a portion of the underground

parking. “Yesterday was more of an introduction to the city and council to say we are Onni, here we are,” Logan said. “They provided some renderings and preliminary plans; nothing set in stone.” Onni Group has offices in Vancouver, Toronto, Los Angeles, Chicago, Phoenix and Mexico. Calls to the firm’s Vancouver office about progress on the project were not returned in time for Gazette deadlines. Logan said from what he understands, the firm is looking to take a fairly aggressive approach to redeveloping the site, eschewing previous plans for a phased approach. The plans call for undertaking work
on the majority of the project at once, potentially attracting a grocery store as an anchor tenant along with London Drugs. League Assets’ original plan was to build out the project in phases over 15 to 20 years. “I think council is absolutely thrilled that Onni has taken over the property and it shows some confidence in the city and our ability to move it forward,” Logan said. “The other reassuring thing for us is Onni has been around for a long time. (They are) a big player, so the likelihood of a similar scenario (to the past) is slim to none.” Council could see a potential application from the firm as early as the end of this year. alim@goldstreamgazette.com

West Shore RCMP are searching for three suspects after a man was robbed at knifepoint on the Galloping Goose Trail in Langford on Tuesday afternoon in broad daylight. At around 2:30 p.m. a 26-year-old Langford man was walking on the trail near Brittany Drive and Kelly Road when he was approached by three unknown individuals who demanded his wallet. The victim punched one of the suspects who then produced an edged weapon and stole the victim’s wallet. Other than recovering from a swollen hand obtained by the punch, the victim was not hurt in the robbery. The first suspect is described as a Caucasian male just under six feet tall, weighing roughly 200 pounds. It is estimated he is between 18 and 19 years of age with red hair and hazel eyes. He wore a black hoody with a red flat-brimmed ball cap and blue jeans. The second suspect is described as five feet four inches tall, wearing a blue sports jersey and jeans. There is no description available for the third suspect. No gender was immediately available for the latter two suspects. West Shore RCMP are looking to speak with anyone who may have seen individuals matching these descriptions in the area. Detachment spokesperson Const. Alex Berube said while the robbery appears to be an isolated incident, police are still encouraging trail users to be cautious and travel in pairs. Forget the picture of old military men sitting around Legions across the country, drinking beer and reminiscing about the war. Today’s Royal Canadian Legion branches are fast becoming the gathering place for social activities. They are alive with new members of all ages, including children. Langford’s Prince Edward Branch 91 is one of the busiest and liveliest Legions in the region, a fact due, in part, to the communication and sociability between members and guests. “As we call it, we’re the friendliest,” said branch president, Norm Scott. Legions have their purpose. They began in the 1920s as a place where veterans could go to unwind and perhaps find help in dealing with red tape and paperwork. They’re still that, but they are a whole lot more. The Legion still helps when military personnel are outsourcing and they offer an atmosphere of respect for veterans and currently serving military. “With the Legion today, anyone anywhere can join and they don’t have to be members of the military.
Where thetofun starts! It’s much more open receive the general public,” said Scott. “We don’t have the retention with the members of the military as we used to have.” Added vice-president Terri Orser: “This Legion has a lot to offer because of the food bank (located underneath the building at 761 Station Rd.), the Poppy Campaign and the large auditorium. It’s booked a lot. We’re proactive rather than reactive,” she said. Branch 91 has more than 1,400 members who participate by volunteering, and engaging in activities such as shuffleboard and pool. They also have dart leagues and carpet bowling, NASCAR races playing in the lounge, fabulous meat draws and steak nights. “If you walk in the door, you will be met with open arms,” said Scott. The Legion is a members’ club and it is licensed to have children on the premises until 10 p.m. From September to June, sports leagues help keep the club busy. If membership in the Royal Canadian Legion Branch 91 interests you, there are three categories; Ordinary for military personnel, Associate for military families, and Affiliate for the public. Despite being a popular cult show that many have seen
some iteration of before, Little Shop offers something special as a decidedly homegrown show, Charleen said. “It’s a very small cast and most of us play multiple roles. This added to us working closely together in many different areas, and it allowed us the opportunity to get to know each other on stage and off. Which, as I mentioned, will reflect on stage. The audience will feel the connection we’ve all made together.” The fundraiser showings happen tonight (Oct. 30) and Halloween night at 8 p.m., while a matinee performance goes at 2 p.m. on Sunday. Revisioned plans fit Colwood better A year after the positive news came that a solid, established, well-capitalized company would be taking over the failed Capital City Centre project at Colwood Corners, city councillors have a better sense of what Onni Group wants to build there. This week’s unveiling of the Vancouver-based international development firm’s vision for the site was a breath of fresh air, given that the property has resembled a war zone since the original project ground to a halt in 2013. Constructing six buildings – three residential, three commercial – no higher than six storeys makes sense from a scale perspective. And the fact a firm with a successful track record is undertaking the project should provide a level of comfort that the final product will be something the city and its residents can feel good about for years to come. We never bought the premise put forth by some residents that the City was somehow to blame for the Capital City Centre scenario, that it should have known better than to move forward with League Assets’ grand, multihighrise plan for the site. That said, Colwood councillors, some of whom were on the previous council that approved much of the League project, must also be feeling relieved that a development which actually fits into the community will eventually be built on this high-profile property. A cluster of high rises in this relatively tight space would have transformed the area into a concrete corridor comparable to the downtown of Canada’s major metropolitan cities. After hearing residents voice concerns lately over such developments as the Metchosin/ Painter roads townhome project, we’re frankly surprised the plan got as far as it did. But that was then and this is now. Rather than lament what might have been, we need to applaud when people do things right. In this case, Onni Group, in partnership with the City of Colwood, is heading in the right direction. We now hope City planners have begun working on an appropriate transportation plan to service the area, which will eventually host hundreds more residents and create more traffic for an already busy corridor. And peace will elude us. That’s not the future I want. The fate of the world is up to all of us. We need to encourage all levels of government, along with relevant organizations, to understand and contribute to the plan’s success. Let’s ensure Canada is a proud partner in realizing the progressive change the UN Sustainable Development Goals promote.

For close to 145 years, the Wille family has been prominent in the Victoria and Esquimalt/Metchosin areas. From the original 200-acre farm located between Esquimalt Lagoon, Lagoon Road and Hatley Castle – to current businesses, the family has made their presence known. “It’s something people should know; we’re an old, old family around here,” said Gordon Wille

Stewart, a fourth-generation member of the family. Stewart, 77, would like to see the family recognized somehow in the area. The original farm was sold off in pieces over the years and residential development has essentially hidden the oncesprawling property initially owned by Stewart’s great grandfather, entrepreneur Louis Franz Wille. With new developments either planned for the area west of the lagoon up to Metchosin Road, Stewart says there’s plenty of opportunity to rename a major street or avenue in Wille’s honour. “That property is being slowly developed. We would like to see a main road, not some 100-foot culde-sac,” he said. “I feel it deserves more than that; there’s too much history there.” Colwood planning director Iain Bourhill said council has the final say on new street names and they have drawn from pioneer family names in past. The City’s policy is for the planning department to maintain a list of possible names. “When a new street name is required, potential new names are vetted to ensure that they are unique in the Greater Victoria region so that the new road name will not lead to confusion, especially as it relates to 911/emergency first responders,” he said. City staff are happy to receive suggestions from the public, provided they meet the criteria, Bourhill added. Stewart, a former Colwood and Metchosin volunteer fireman who now lives in Sooke, remembers

the old farm house still standing in the area in his younger days. That structure burned to the ground in the late 1940s or early ’50s while it was leased to a vegetable gardener, he recalled. Louis Franz Wille owned the farm property for many years before selling to Ken McCarter, who in turn sold to Clem Ridley. Wille, a miller and baker, was perhaps best known for opening the Wille Bakery in 1887, in a building he had built on lower Johnson Street in downtown Victoria. The building still stands today and is home to the popular Willie’s Cafe and Bakery, which was reopened by unrelated owners with the current spelling in 1999, 23 years after Stewart sold the building. He still retains the rights to his family’s bakery name. Along with younger brother,

Wayne, Stewart had worked in the bakery for 25 years starting in the 1940s with his grandfather, Franz Louis Wille. Eventually, baker’s asthma, contracted by breathing in flour dust, prompted Stewart to get out of the business. Stewart said the Wille Bakery horse and wagon delivered “barracks” bread to Fort Rodd Hill when it was still a barracks, and Franz Louis would stay overnight at 4 Mile and 6 Mile. Milk was also delivered to the bakery by horse and wagon and later Clem Ridley delivered cord wood to the bakery hauled in a truck from Sooke. Louis Franz Wille was not content with just owning the bakery, which became a generational family business. He also owned three sealing schooners which sailed as far north as Russia and owned property in various places, from
Victoria to New Westminster, as well as in Port Angeles. “He was quite an industrious fellow,” Stewart said. Stewart himself has many of his great grandfather’s traits. After selling the building, he moved up to his hunting grounds in Telkwa in northern B.C.’s Bulkley Valley. After a five-year stint, he returned to Victoria in 1981, where among other jobs he worked as a prison guard at Wilkinson Road Jail. He returned to Telkwa in 1988 and stayed for another 25 years, during which time he raised red angus cattle, built a house, barns and corrals. He moved to Sooke in 2013. “You do what you do to make a living. I was never without work; never. Being varied, that’s what life is about,” he said. editor@goldstreamgazette.com

Being Part of the Fabric of the West Shore is a Great Honour. It has been an exciting year on the West Shore since becoming publisher of one of the fastest growing newspapers in the Black Press chain of over 125 titles. After working on the West Shore for over 5 years, I still enjoy this great community, where every day is different and we have great news stories coming to us from the residents and businesses. The five Municipalities have seen some exciting change in the past few years; projects that seemed just a blip on the horizon are completed, businesses open and people benefit from their presence in the local area. The new Holiday Inn Express is now open and they will welcome new businesses into their retail space on the ground floor including the Coast Collective. Our new schools, years in the making, are now open and students are working through their first semesters at the new locations. Omicron is well under way with their Eagle Creek Village development in View Royal and we are excited about the increased job opportunities that come along with such a huge build. Keycorp has launched a new development on Bear Mountain in the Echo Valley neighbourhood, Echo Vista will be mainly rancher homes and we look forward to welcoming a new community into the Langford area. The District of Highlands has completed their new fire hall. There is lots of great activity around the region and numerous new projects planned for the upcoming months and years. We are very proud to partner with the WestShore Chamber of Commerce on this, the first Best of the West Shore; we hope that you will enjoy reading about our readers’ choices for all the “Best Ofs.” We were thrilled at the response to our newspaper ballots and also to the online survey. We received well over 1,000 completed ballots and feel these rankings have given us a good snapshot of what our readers like. Hopefully we have covered all the popular choices for business and community in this year’s inaugural publication and welcome any suggestions for next year. One of the things I love about the West Shore is the diversity of what’s on offer. From beauty spots to big businesses, owner/operator entrepreneurs to organizations serving the community, there is so much going on here. I’m therefore delighted that the 2015 Best of the West Shore Awards represents this diversity. The Awards were entirely determined by public vote this year, and we’ve been surprised and pleased at the level of interest generated. Normally we might expect that some categories would attract less attention than others, but as it turns out numerous votes were cast in all 34 business and 7 community categories. The other great thing is that voting has covered all five municipalities of the West Shore – Colwood, Highlands, Langford, Metchosin and View Royal.

Twenty-five years have come and gone since Gary Preston opened his first EZ Lube here on the Westshore. “We worked seven days a week in the shop downstairs and lived in the rafters.” he laughs. Gary started the business with his brother on Old Island Highway. When their lease ran out they moved to the new location on Jacklin Road in 2001 and in 2008 Gary became sole owner. “The key to success is providing exceptional customer service.” Preston stated. “We’ve been doing it for over 25 years.” He attributes much of that success to his great crew headed by manager Ron Vincent. “I am very very honoured and humbled to have been nominated for this award. I couldn’t have done it without the continued support of my family, my wife Danielle and sons Eric and Jeff.”

Just over a year ago on October 4, 2014 Moksha Yoga opened on the Westshore. “What makes our studio so unique, and unlike many other yoga studios is the vision to cater to students most unlikely to walk into a studio.” explained owner Darci Nyal. “Whether it is an athlete concerned about injury prevention or a mother with a high-stress job we make it welcoming to all levels and body types.” “I am so honoured by the nomination for Best Business Owner.” said Nyal. “We try every day to make sure everyone has a positive, joyful experience here at Moksha Yoga.” Nyal is quick to give credit to her business partner Heather McLeod from Moksha Yoga Victoria. “This community wouldn’t be where it is today without her there, so I don’t actually feel like I’ve been nominated, but we’ve been nominated. When asked how he felt about being voted one of the Best Business Owners on the Westshore Phil Dagger said, “I am extremely flattered.” Phil, formerly a chef says he loves coming to work every day at Galaxy Motors and would be happy to work until he was 85. When asked what has led to the success behind Galaxy Motors, who opened 2 more locations this year bringing their total to 5 locations, Phil’s answer is quite simple, “treat customers the same way you expect to be treated yourself.” And that philosophy has lead to the success of their dealerships around the island and now on the lower mainland. Colwood is also developing an Age Friendly Community Plan to ensure the community is safe and welcoming for residents of all ages and abilities. Keeping with that theme of improving the quality of life for its residents, council also recently approved the Colwood Transportation Master Plan to improve how everyone moves around Colwood, making it more sustainable, not just for residents but for everyone that travels through the municipality.

He said the housing market draws in young families, local businesses provide them with a place to work but they still need recreation to keep them in the area, it’s about the balance of a community.
Like other West Shore municipalities Colwood continues to grow. To meet these expanding needs the new Royal Bay high school was completed just in time for the beginning of this school year. While a few finishing touches are still being applied to the school, council has been working hard to connect the school with the rest of the community. Hamilton said Latoria Boulevard and Ryder Hesjedal Way are now open, offering more accessibility for the community.

Langford’s Mayor Stew Young said 20 years ago there wasn’t a heck of a lot to do in Langford but obviously many things have changed. With the influx of young families and new local businesses, Langford is one of the fastest growing cities anywhere. Young said recent initiatives include the new Belmont secondary school, the YMCA/YWCA pool and the reopening of the Langford Lanes.
With stunning ocean views, long stretches of beaches and a rich history, Colwood is one of the West Shore gems. Mayor Carol Hamilton and Colwood’s council have been working hard to polish that gem so it can shine as brightly as possibly. The City has undertaken many projects to help beautify the area while improving infrastructures and making the area safer for all of its residents.

What’s new in our municipalities?
View Royal is known for so much more than just its rabbits. Between its lush trails, new fire hall, recreation facilities and picturesque neighbourhoods View Royal has lots to offer its residents and is always looking for ways to draw more positive growth into the community. View Royal Mayor David Screech said “there are three major projects happening right now in View Royal.” There is the Eagle Creek development by the hospital with an anticipated opening date of January 2016. The anchor tenant for that development is Quality Foods but the site will also include a daycare and other YMCA/YWCA facilities. On Six Mile Road, near Thetis Lake, a new commercial development is progressing quickly. He said this site will include a neighbourhood grocery store, similar to the Red Barn concept but run by a different company. It is not hard to find what you are looking for on the West Shore, we have a wealth of great stores, everything ranging from big box national companies to small local treasures where we can find that special something. Everyone is familiar with the drive to Costco and the larger stores that grace the Millstream Village area, we all love Westshore Town Centre and Winners for example; we wouldn’t be without our national stores as they make up the fabric of this community and provide jobs for many. We also love our local gems, some of which have been voted among the best retailers in the Best of the Westshore along with the larger national brands.
But the District isn’t just about community gatherings. Williams said there are many plans in the works for the future growth of the area, including the 32-acre industrial park, that will take years to complete. A number of smaller projects like the new museum, community hall and East Fire Hall have been completed this year, all of which have been big news for the small community. And Council is always looking to the future for new projects to meet the growing needs of the area. Williams said much of the success and progress is due to the incredible volunteers in the community. He thanks them heartily and said “the community really cares and comes out and supports everything.”

View Royal is known for so much more than just its rabbits. Between its lush trails, new fire hall, recreation facilities and picturesque neighbourhoods View Royal has lots to offer its residents and is always looking for ways to draw more positive growth into the community. View Royal Mayor David Screech said “there are three major projects happening right now in View Royal.” There is the Eagle Creek development by the hospital with an anticipated opening date of January 2016. The anchor tenant for that development is Quality Foods but the site will also include a daycare and other YMCA/YWCA facilities. On Six Mile Road, near Thetis Lake, a new commercial development is progressing quickly. He said this site will include a neighbourhood grocery store, similar to the Red Barn concept but run by a different company. Great Eats - Mainstay of the West Shore There are many, many restaurants in the West Shore who offer up delectable and exotic cuisine as well as traditional but exceptional favourites. From burgers at Bin 4 to My Chosen Cafe to Thai food at Sabhai Thai, East Indian flavours at Tumeric and Vietnamese offering at Green Leaf Bistro. But a old and never tired pizza place won the hearts of voters. Pizzability’s Alan Brown believes the pizza he makes at Pizzability is considered the best of the West Shore because it is made by hand by happy staff. Pizzability is on Sooke Road at the Glen Lake Inn, beside Bucky’s Tavern and Glen Lake Liquor, an expansion from the shop in Sooke. The new outlet is bigger and Brown thinks the tight knit community and great staff connect. Brown was “shocked” to hear Pizzability had been nominated in the Best Of West Shore Awards. He said
he feels they were nominated because they are small enough and it is family run. The staff are also a large part of the success of the business. “Happy staff equals tasty pizza,” said Brown. “We care,” he said. “We want people to be happy and we want to grow and be successful.” Pizzability started out as a side business for Alan’s father Clive. Alan made good money delivering pizza and one day discovered his father had bought the business he worked at. Now he manages the Pizzability outlet and he said he loves it. “I definitely didn’t plan it, it was meant to be and I really enjoy doing it.” He wants to get more involved in the community and the West Shore Chamber of Commerce but as the father of young twin girls his time is at a premium. “I love the West Shore,” he said.

Champions on the West Shore. There is no shortage of athletes on the West Shore. While we enjoy cheering them all on, in a great variety of areas and parks, we all have our favourite team that holds a little extra special place in our hearts. You’ve voted and taking the top spots in the hearts of fans are the Victoria Grizzlies, the Westshore Rebels and the Victoria Shamrocks. It seems West Shore residents like a variety of action to keep them entertained. West Shore residents love their hockey. A fact that is evident if you have ever stepped foot into one of the area’s several areas. It’s easy to get swept up into the board pounding action that comes from players lacing up their skates and giving it their all until the final buzzer. It’s easier to support that team when they are so involved in the community and helping children learn the game we all seem to love. “The Grizzlies are proud to play in the West Shore and provide Greater Victoria with an affordable, family-focused sports entertainment option. So many people and businesses in the West Shore get behind the team and that helps build community pride and profile, which is great for this fast-growing area,” said Grizzlies vice president Sonya Saujani. The Westshore Rebels also have a long and rich history of being part of the West Shore community. While the team has changed names a number of times over the years their core values continued to thrive to create the organization West Shore residents know and love today. The team not only relies on the help of community members to host its players but also believes in giving back to that community in as many ways as it can. “The Westshore Rebels football organization prides itself in being involved in the West Shore and Greater Victoria communities,” said Jason Sperling, Rebels director of community and media relations. “As an organization we are committed to building strong relationships with our neighbours, sponsors and each other. Our program is not only training football players but also teaching young men to have a positive impact on their community. The Rebels players, coaches, alumni and directors volunteered over 209 hours in 2014 and we are on par to beat that this year. Thanks to everyone in our community for supporting the Westshore Rebels and the nomination for favourite local sports team.” But nothing draws out fans more than a winning streak, especially when it’s in the playoffs. The Victoria Shamrocks drew crowds to The Q Centre back in September as they made a run for the Mann Cup. Many of the final round games were standing room only and the energy was electric has fans cheered their team on to the win. That excitement won’t soon be forgotten and it’s no surprise the Shamrocks are still one of West Shore residents’ favourite teams. Shamrocks head coach Bob Heyes said the support of West Shore fans has played “a big part” in the success of the team. “Since we’ve moved to the West Shore they’ve really embraced the team.” He said the fans are like an extra player on the floor. “They offer a great atmosphere the guys love to play in.” Heyes also noted that the number of children playing lacrosse on the West Shore has also been on the rise and the team tries to give back to the community by mentoring young players with events such as clinics. “There’s a lot of kids that want to be Shamrocks,” he said.

The Coffee is always on! Bob Saunders was born in Duncan in 1935, the fourth of five children. Through the depression years, he worked at his father’s automotive business and there learned the importance of treating customers fairly and honestly. In 1956 he married Norma and together they raised their five children in the old farm house they still call home. The family grew all of their own vegetables there and raised chickens, cows and pigs. Their children Ruth, Edie and Dave all work with Bob and Norma at Saunders Subaru while Helen is a high school principal in Ft. St. John and Steve is a guide and outfitter in Prince George. They also share eleven grandchildren and rarely miss a hockey, lacrosse or baseball game. They love all sports, especially Norma..

In 1978 following a successful career in car sales Bob decided to open Saunders Subaru on Old Island Highway. As the dealership grew they needed someone to do the accounting and manage the “behind the scenes” management. Norma, who was a successful realtor with Block Bros. at the time, gave up her career to join the dealership. It was Norma who negotiated the real estate purchases for the property where Saunders Subaru now sits.
T h e S a u n d e r s Fa m i l y Foundation was started five years ago. They raise money annually which goes back into the community. New Civic offers premium for compact price

Honda has pulled out all the stops to guarantee its allnew flagship Civic continues as Canada’s top-selling car for the 18th consecutive year. The first sedan rolled off the line at the Alliston plant in Ontario last week and yours truly had the opportunity to put 200 kilometres on the clock of an early production model. Truly, it is hard to imagine Honda’s position in the compact market segment Keith Morgan faces any serious challenge. Early examination suggests the 10th generation Civic sets new benchmarks in looks, performance, safety and fuel economy, four areas important to today’s car buyers. The base model, which includes a list of standard features that mock its position in the Civic pecking order, lists at just $15,750 (excluding taxes). The loaded Touring version comes with a base sticker price of $26,990. This car is a major Canadian business coup, as it’s the first time Honda has designated a plant outside of Japan as the lead location for the manufacture of any product, let alone its most successful model. More than 4.5 million Civics have been built at the facility since 1988 and sales in Canada exceed 1.89 million units. The sedan is the first in a series of models that will also include a coupe, high-performance Si models, a 5-door hatchback and the first-ever Civic Type-R model for the Canadian market. Set alongside an original model from the 1970s that greeted us at the launch location two hours away at Blue

Mountain resort, in Collingwood, Ont., the sleek car that goes on sale next month looks like a car from a high-speed computer game. A Civic is now rolling off the production line at the rate of one every 63 seconds each day, so a variety of versions should hit the media test fleets soon. Therefore a more comprehensive review will follow when there’s an opportunity to put the different trims through their paces in local conditions. However, here are some quick initial observations, first on performance. Two new engines are introduced: a 2.0-litre i-VTEC power plant propels the base DX with the assistance of a six-speed manual transmission. The LX/EX ditto, though there’s a choice of manual or Continuously Variable Transmission (auto) in the LX and the EX gets the CVT. The EX-T and Touring versions get the turbocharged 1.5-litre DOHC direct-injected engine 1.5-litre. The anticipated fuel economy ratings for the 1.5 with CVT are expected to be around 7.6/5.5/6.7 (L/100km) (city/highway/combined) and for the 2.0/ CVT 7.8/5.8/6.9 (L/100km). The Touring trim tester I spun through rural Ontario drew its zip from the impressive 1.5-litre turbo unit. It moved smoothly through a much-improved CVT when accelerating on the flat and did not continuously search for the right gear on long inclines, as earlier examples typically did. It’s a global car so its design and performance were benchmarked against
the best prestige European cars and it shows. Opening up on the rural route was a pleasure and despite the less than smooth road surface under the wheels, the cabin was remarkably quiet at speed and every bump was softened by the car’s suspension. The wheels are pushed to the four corners and the car has been lengthened, providing great human cargo space for five, especially noticeable in the rear passenger area, and the trunk will swallow the week’s big shop at the grocery store. The interior is somewhat more refined; though the materials used are clearly better than previous models, they are perhaps not as deluxe or soft-touch as Honda boats. Not a deal breaker though. In terms of tech toys, the optional touchscreen/audio system is compatible with Android Auto2 and Apple CarPlay3 thus enabling you to connect your smart phone seamlessly. Wireless charging is also an option! The use of an electronic parking brake creates much more space for the centre console, which can easily take two large cups of java and your tablet of choice. Honda Sensing safety and driver-assistive technologies are available and a closer look at those will feature in our full review. A novelty that will be appreciated in colder climes will be the remote start option that, in addition, automatically sets the car temperature to 22 C. Toasty. keith.morgan@drivewaybc.ca

Look back on Rebels season offers hope for 2016 Plenty of growth seen, sought-after players remain committed Don Descoteau News Gazette staff
With a full season guiding the Westshore Rebels under his belt and the team’s annual awards handed out, head coach J.C. Boice is optimistic about the future of his football team. Only five players out of more than 70 on the 2015 roster have graduated from the program and the learning curve will likely be less steep next year, Boice says. “I’m very excited about all the players we’ve got coming back – they learned a lot this season,” he says. “Some teams are losing more than others, but everybody is losing more than we are.” While the individuals who have aged out of the program will be missed, he says – pointing to the versatility of receiver/quarterback and team most valuable player Hunter Lake as being particularly hard to replace – he expects the young core of the team to make an impact in the B.C. Football Conference in 2016.
“I’m most excited about the offensive line; we’ve got the entire group coming back,” says Boice, who ran the team’s offence this past season. “That’s the foundation of our team.” A couple of the o-linemen have been offered scholarships to CIS schools in Canada for 2016 yet have chosen to stick around for another year to participate in the development of the team, he adds. Among them J.C. Boice is Aarmin Purewal, a decorated former Mount Douglas Rams player who previously committed to the University of Manitoba Bisons. Other linemen coming back are Connor Bryan, Kolton Henderson and Kyle Harrington, who have played two years of junior; Jake Hall, a third-year man, and rookie Sandy Walker. “To have all six of those guys back is going to be huge for us. They played very well down the stretch, opening up lanes,” Boice says, and gave the quarterbacks more time to set up in passing situations. While Lake’s poise filling in at quarterback will be missed, getting a full season under centre from two-time BCFC offensive player
of the week Ashton MacKinnon will be key to the team success on offence, the coach adds. “We were really starting to connect before he went down with an injury (halfway through the season), so having him back will be big for us.” Boice also sees running back Jordan Worth playing an even bigger role next year. “He’s going to be very dynamic for us next year. He had some inconsistencies this year … but there were some times of brilliance.” On defence, cornerbacks Cody Wist and Jordan Bosse “got picked on a lot” by experienced quarterbacks and had to toughen up through the season, he said, “but they showed tremendous resilience. They’re good football players and very competitive guys.” On the d-line, Jorge Yarwood, a six-four, 270-pounder out of Vancouver; and James Bradley, a 6-1, 300-pound lineman groomed on local football fields, are expected to raise their game in their second season next year. With the development of younger players, Boice says, and a recruiting plan that is seeing more talented athletes choose to
pursue a spot with the Rebels, the outlook is positive after back-to-back 2-8 seasons. “When you’re doing a program turnaround, the first year you’re in games you’re not supposed to be in, and we did that this year. The second year, that’s when you win games you’re not supposed to win.” Based on the interest level this year and having a full off-season to work with, he predicts the team may have enough players to host a veteran’s and a rookie training camp. The Rebels will host their annual general meeting on Nov. 17, where they’ll introduce some high-profile additions to the coaching staff and new partnerships that are expected to further boost the club’s presence within the community, Boice says. The best in red … The Rebels announced Lake as their 2015 most valuable player and top offensive player during the annual award banquet Oct. 18 at the Langford Legion. Other major award winners included Bradley as top defensive player, Bosse as most inspirational, Wist and MacKinnon as top rookies, Alex Wright for leadership excellence and Erikson Deseron and Ryan Allard for community citizens of the year. She said the homeowners choosing strata life aren’t just seniors downsizing but new homeowners getting into the market for the first time, travellers who only spend part of the year on the Island and some that just don’t like to have to worry about working outside. “It is almost that carefree living, it is not (quite) like realtors say but in some cases it can be, because you don’t have to personally clean the snow and clean the gutter,” she said. “But... They pay to have someone else to do it.” There are differences, she said, not only between standalone homes and stratas, but between different stratas in different areas having different rules and bylaws. Strata properties have been a popular choice in the West Shore for years and the numbers of homeowners choosing strata are continuing to climb. In 2010, Colwood’s strata units accounted for 27 per cent of municipal housing rising 1.5 percent in three years to 28.5 per cent in 2013 for a total increase of 180 units. Over the same period, Langford rose 0.6 per cent from 42 to 42.6 per cent of all taxable properties for a total of 560 more units. View Royal rose from 39.6 per cent to 42.3 per cent for a total 260 more units also over the same time period. As a comparison, the City of Victoria has more than 50 per cent of their housing as strata and Wagner said 29.1 per cent of B.C.’s housing is strata and the numbers are continuing to grow not only across the West Shore and the Vancouver Island, but also across the province.
