Healthy housing market continues N

Although September is traditionally one of the busiest months for realtors, VIREB President-Elect Margo Hoffman says that last month improved upon the norm. “Our members aren’t run off their feet, but they’re doing a lot of business,” says Hoffman. “Inventory throughout our area continues to decline, and the smaller pool of potential homes for sale will eventually place upward pricing pressure on certain property types in some markets.” In September 2015, the benchmark price for a single-family home in the VIREB coverage area was $340,200, a slight increase over August and up just under six per cent from one year ago. Benchmark pricing tracks the value of a typical home in the reported area. The average MLS® price of a single-family home decreased marginally from $352,042 one

summer,” says Muir. “Last month’s slight backwards tick in housing activity is no cause for concern. We expect strong sales momentum for the rest of the year, fuelled by job growth, consumer confidence, and low interest rates.” Nationally, the Canadian economy appears to have emerged from the doldrums caused by the malaise in the oil patch, says Muir, which bodes well for the B.C. housing market. “Although we expect a slight downturn in the housing market in 2016, activity will remain strong,” says Muir. “You don’t typically see home sales reach their highest levels in 10 years and then plateau.” Muir emphasized that the services of a realtor are especially valuable in an active housing market to ensure consumers make smart decisions when buying or selling a home.

ANAIMO, BC – Sales in the Vancouver Island Real Estate Board area edged back slightly in September, but the housing market remains robust, a trend epected to continue for the rest of the year. Last month, 431 singlefamily homes sold on the Multiple Listing Service® (MLS®) compared to 405 in September 2014, an increase of six per cent. Month over month, sales decreased by 1.8 per cent from August 2015. Inventory levels are still declining, with active listings down 15 per cent from one year ago. BCREA Chief Economist Cameron Muir states that the marginal decrease in September sales activity has not affected the overall strength of the housing market. “Our provincial economy continues to be healthy, bolstered by a hefty infusion of tourism dollars over the

year ago to $350,626 in September 2015. The September 2015 price for a benchmark home in Port Alberni was $190,600, an increase of 1.81 per cent since September 2014. In comparison, benchmark price of a single-family home in the Campbell River area was $276,100, an increase of 1.41 per cent from last year. In the Comox Valley, the benchmark price was $340,600, up 6.23 per cent from 2014. Duncan reported a benchmark price of $303,300, an increase of 7.85 per cent over the same month in 2014. Nanaimo’s benchmark price rose 5.75 per cent to $358,100 while the ParksvilleQualicum area saw its benchmark price rise by 4.21 per cent to $377,200. This indicates that Port Alberni continues to offer some of the most affordable housing alternatives on Vancouver Island.

Can you afford to buy? Media reports on the cost of housing sometimes make it seem like home ownership is impossible for many people. What these reports never mention is there is a wide variety and range of homes on the market. A REALTOR® can help you find a home that fits your needs and budget. And with today’s low interest rates all it

takes is some careful planning to make homeownership affordable and possible. What do you want to buy? When buying a home, you want to make sure it meets your actually needs. Size, location, and lifestyle are the most important things to consider. Then there are special features (like storage space or energy savings) and whether or not to buy new or used. Selling Your Home 10 Steps to Selling Your Home Here’s a step-by-step guide to help you sell your home 1. Decide when to sell: In real estate, timing can influence your home’s selling price. Factors like how quickly you need to sell, whether it’s a buyer’s or seller’s market and seasonality all plays a role in your home’s final selling price. 2. Find a REALTOR® who is right for you: The REALTOR® who helped you buy your home is a good place to start. They already know your home and they know you, so you’ll be saving time right from the start. Or look for names on “For Sale” signs in your neighbourhood or ask your friends and family. Make sure to interview two or three candidates and choose the one you like best. 3. Sign a Listing Agreement: This authorizes your REALTOR® and their brokerage to market and sell your home. It will define the legal relationship between you and the real estate brokerage and also set a time limit for your REALTOR® to sell your home. 4. Determine your home’s asking price: The right asking price will attract buyers and pay you a maximum return. Setting too low a price means you could miss out on thousands of dollars. Setting too high a price will scare away buyers. Your goal is to find fair market value. 5. Add some specialists to your team: Similar to when you bought your home, it’s essential to have a notary public or a lawyer handle all the various documents that change hands and make sure your best interests are being protected at all times.

6. Prepare your home for sale: First impressions matter. Now is the time to see your home through a buyer’s eyes: get rid of the clutter, clean and repair as much as you can, within reason. Remember, weigh the cost of all your improvements versus the potential financial return. 7. Let your REALTOR® do what they do best: Your home has never looked so good and now it’s time for your REALTOR® to market it to potential buyers. This happens with a “For Sale” sign, open houses, newspaper ads, a listing on the MLS®, the internet, and, of course, through your REALTORS®’ relationship with other REALTORS®. 8. Prepare your finances: Will the buyer “assume” your mortgage or are you “discharging” it? If you’re buying a new home, is your mortgage “portable”? What taxes are involved? These are all important questions to ask your REALTOR® your mortgage lender and your notary public or lawyer.

9. Receive an offer: Although your REALTOR® will walk you through the process, be prepared for some stress. You will see every offer since it’s required that your REALTOR® show you every offer that’s submitted. You will have three options: you can accept, you can reject or you can “sign back” or “ counter”. Ask your REALTOR® what these terms mean. Happynegotiating! 10. Close the deal: You were successful and have drafted a legally binding agreement. Are you done? Not quite yet. Contact your lawyer or notary public, contact your lending institution and consult your REALTOR®. Immediately start satisfying |any conditions of the agreement that require action on your part. On closing day, your lawyer or notary public |will finalize all the details and give you a cheque for the net proceeds.
