One reason Sellers like subject-free offers is that they make it almost impossible for a sale to collapse. But, subject-free sales are very rare. A subject is a condition that must be satisfied before the sale can go through. If a subject can’t be satisfied, the Buyer can usually withdraw from the contract without any financial penalty. Inspection pitfalls The biggest reason that home sales fall apart these days is because of defects discovered by the Buyers during inspections of the property by a qualified home inspector.
