Local man sees City’s generosity after thousands of dollars raised Jase Nibourg to start chemotherapy Friday after B Cell Lymphoma diagnosis

ed Deer is known for being a generous community and one local man is seeing that support firsthand.

Jase Nibourg, 33, was recently diagnosed with B Cell Lymphoma. Nearly two weeks ago after a seemingly minor incident while training with kettle bells, Nibourg went into the hospital with what he thought may have been a bruised or cracked sternum.

“JASE AND I ARE IN AWE OF THE SUPPORT AND WE WANT TO LET EVERYONE KNOW HOW GRATEFUL WE ARE. I THINK FOR JASE IT PUTS POWER BEHIND MY WORDS WHEN I SAY WE ARE ALL BEHIND HIM. IT GIVES HIM MORE FIGHT WHICH GIVES THE FAMILY MORE HOPE.” MICHELLE NIBOURG He had a national competition coming up and wanted to get clearance to compete. After tests were conducted, a large tumour was found behind his sternum that is pressing against his heart. The cancer is quite aggressive and has spread into his entire chest cavity and into both of his lungs. He will begin chemotherapy in Calgary on Friday. Radiation may be a possibility down the road. “It was a complete shock,” said Nibourg, of his diagnosis. “It was a little bit weird because I saw my chest x-ray and I saw the masses – I kind of knew – I had a sneaking suspicion and I had resolved my way through it. It was a good four hours between when I saw that chest x-ray and when I got my diagnosis.”

Shortly after his diagnosis, a GoFundMe page was set up for Nibourg and his family – his wife Michelle and their three children, Peyton, 9, Aiden, 6, and Damien, 2.

Within 10 days, close to $18,000 has been raised.

“I remember getting the news Friday at work,” said Michelle. “Everyone was in a lot of shock and I woke up the next morning and I had a link on my phone from Jase for the GoFundMe page. I clicked on the link and there was $50 there. I thought that it was really nice and very sweet and I thought maybe we would raise $300.

“I’ve really become speechless – how do you say thank you? It feels like it is just not enough. When we read the comments (on the GoFundMe page from donors) after a long, hard day – especially for me when all I did some days was sit and wait in hallways while he underwent tests – it really meant a lot in those moments. That is all I had to hold onto. Seeing the support come out of Red Deer is so huge and we really didn’t expect it. Jase and I are in awe of the support and we want to let everyone know how grateful we are.

“I think for Jase it puts power behind my words when I say we are all behind him. It gives him more fight which gives the family more hope.”

Jase added the support from Red Deerians is appreciated and overwhelming.

“It is hard to comprehend – especially the amount of anonymous donations or donations from people that I don’t know. Just the fact there are people that I have never met who would support me in this – it’s pretty touching – words can’t express it,” he said, adding the funds raised are all the more important as he owned and operated a personal training busi-

Records hit for attendance during Westerner Days

“We try and make as much free as possible once you pay your admission. We want people to be able to take in as much as they can.”

As well, a new event this year, The Morning of Faith, which was held on Sunday, saw thousands coming to the Grounds to enjoy a non-denominational service.

“We had 2,500 people out for the service in the morning. It was just such a positive show of community support and all of the churches coming together.”

Meanwhile, as for the pony chucks, the races didn’t run Thursday and Friday night due to do the condition of the track after Red Deer saw heavy rainfall.

The first night of the races on Wednesday was also cut short as during intermission after a storm rolled through causing the conditions of the track to deteriorate.

“This year was a tough year for the pony chucks and it was definitely an anomaly for us – we can’t remember in history when we’ve had to do that (cancel the event for multiple days),” said Gustum.

“It’s the safety of the animals and the drivers that is the priority and it was a tough decision but we had to make that call.”

On Saturday a new attendance record was set as 27,752 people took in the sights and sounds of the annual event.

The previous record was set in 2011 with 26,825 people attending Westerner Days.

As well, on Sunday, a second attendance record was set. On the last day of Westerner Days, 22,478 attended the Grounds.

Over the course of the five-day event, 99,614 people attended Westerner Days. An overall attendance record of 102,665 people was set in 2012.

“Overall we had an amazing turn out for Westerner Days. It’s something that the community really rallies behind and takes the opportunity to come out and celebrate and enjoy themselves. It is really nice to see,” said Meghan Gustum, marketing manager for Westerner Park.

She added the event included 10 free concerts over five days which was well received by fair-goers.

“It was really well received. The attendance for the concerts every night was strong,” said Gustum.

Lifestyle Temporary warming centre passes first reading

BY ERIN FAWCETT Red Deer Express City council has given first reading to a Land Use Bylaw amendment that would allow for a temporary warming centre operated by a contracted agency for the next two winters at 4934 – 54th Ave. The amendment request is temporary in nature as the City continues to work with other community agencies and stakeholders on a longterm solution.

“The amendment will permit a daytime seasonal warming centre to be temporarily located at 4934 – 54th Ave. until June 1, 2017,” said Tara Lodewyk, director of planning services.

“The next step will be a public hearing before council on Aug. 17th potentially followed by final readings.

If final readings are given, council will review and approve the development permit application.”

The former Parks building site – located in the Railyards District in the Greater Downtown Area Plan – was chosen after reviewing a number of other

sites based on criteria developed following a review of the 2014-2015 warming centre. A Crime Prevention Through Environmental Design (CPTED) review will take place on the location.

“A CPTED review will be undertaken both as a requirement of the development permit and as a broader requirement because we know there are some issues in the area that need to be addressed,” said Angus Schaffenburg of the City’s planning department.

Lodewyk added this proposed location will not diminish the long-term vision for the Railyards District in the Greater Downtown Action Plan.

“We will work with surrounding property owners throughout the process to ensure their concerns are taken into consideration.”

and two washrooms with shower rooms. The facility would only be open during the day and no overnight accommodations would be provided.

During his presentation to council, Schaffenburg said there is no perfect site for the temporary warming centre.

“IT IS THE WRONG SITE TO HAVE THIS TYPE OF SERVICE IN OUR COMMUNITY GIVEN THE MULTITUDE OF FEEDBACK I RECEIVED FROM THE COMMUNITY AND FROM DOWNTOWN BUSINESSES.” LAWRENCE LEE “Staff feel that this is the best option in the downtown,” he said. “There was an extensive site selection process that was done.

They were looking for temporary space that could easily be converted and could have various rooms and a space that would allow for good security. It has to be well located to other services that the homeless require – so it had to be located well in the downtown area to serve this vulnerable population.

“When looking at this we wanted to try and minimize impact to neighbouring businesses as well and this location is somewhat isolated from other neighbouring businesses, which is a plus.”

Councillor Lawrence Lee said although he supports first reading of the bylaw, he doesn’t think the pro-

posed site for the temporary warming centre is the right one.

“It is the wrong site to have this type of service in our community given the multitude of feedback I received from the community and from downtown businesses,” he said.

“We’ll hear more about this from the public during the public hearing, but we do need to make the right decisions for Red Deer, even though they are temporary.”

It is anticipated the centre will operate from approximately Nov. 1st to March 31st.

“We continue to work with other community agencies and stakeholders to help our vulnerable populations where gaps in services exist,” said Sarah Cockerill, director of community services. “We’ve identified a temporary site that allows individuals who are homeless to warm up during the daytime in the coldest months of the year while also connecting with trained staff to receive referrals to other health and housing supports already available. We are currently working through the procurement processes to choose a contracted agency to run the warming centre.”

At the next council meeting on Aug. 17th, a public hearing will be held, and second and third reading must pass before the amendment is approved.

OPINION Community spirit shines brightly in Red Deer We often hear time and again, how generous the Red Deer community is. And at multiple times of the year, we see that generosity shine through whether it be fundraisers for the hospital like the wellattended and successful Festival of Trees, to numerous charity golf tournaments which raise money for various organizations or a local club or group who raises money to help those less fortunate in other countries.

The list is endless.

No matter what the cause or need, Red Deerians always come through and in a big way.

One Red Deer man, who is currently fighting to regain his health, has recently seen that generosity firsthand.

Nibourg will undergo heavy doses of steroids that will most likely keep him up for days on end. Chemotherapy will also be long and exhausting – a full day of IV treatments to start.

His surroundings are one of the biggest priorities during his fight as his immune system is compromised and even something like a common cold could be extremely detrimental to his health. These are some of the many things to be considered during his fight.

The road ahead remains somewhat unknown.

Nibourg, a man with a wife and a young family, has had to take a new path in life by no choice of his own. What he didn’t expect was that the entire community would be behind him in his fight.

Following his diagnosis, a GoFundMe page was set up in hopes of raising money for him and his family to help with unknown medical costs that will arise including possible medications that aren’t covered. As well, Nibourg is a small business owner, so paid leave is not an option.

After a blitz on social media sites, Nibourg’s GoFundMePage nearly went viral.

Within 10 days, close to $18,000 has been raised, with donations coming from people that he knows, to anonymous donors and some he has never even met. These funds will help with Nibourg and his family’s expenses.

What a showing of community sprit. Red Deerians have done it again.

There is no question that we undoubtedly live in a great community - one that no matter what, Red Deerians are always willing to drop whatever they are doing to help others.

Nibourg and his family are completely overwhelmed with the community support – and rightfully so. Nibourg’s wife said they were hoping to see $300 raised to help with expenses, so the fact that $18,000 has been raised so far, is incredible – and in such a short period of time to boot.

In as little as 10 days, Nibourg and his wife watched the funds raised climb and we hope it doesn’t stop there.

Let’s keep the momentum going and continue to help and support this family who never asked to walk this path. The positive thing is that they don’t have to walk it alone – they have our entire community’s support.

Not the time for Brad Wall to play western alienation card Saskatchewan Premier Brad Wall stoked the fires of western alienation when he suggested this week that equalization dollars should be sent to Ontario and Quebec in a pipeline.

Make no mistake, these comments struck a deep chord in the west. After all, the western Canadian identity was forged in the concept of western alienation – the idea that Canada’s four western provinces have been excluded from the affairs of mainstream Canadian politics to the benefit of Ontario and Quebec.

Wall’s argument hits the mark on so many points.

First, he was right to remind us that western Canadian provinces should not rush to take economic advice from jurisdictions like Ontario and Quebec, which have not found a way themselves to maintain global competitiveness while oc-

McLeod cupying the moral high ground. More appreciation of the west’s contribution and less moralizing would be a welcome change.

Second, Ontario and Quebec (and, for that matter, British Columbia) should not be hijacking the federation by placing conditions on the development of oil sands and pipelines.

Natural resources are squarely within provincial jurisdiction and the production and transportation of such goods should not be derailed by those seeking economic concessions (or

more wealth transfer). Accepting this highway robbery could literally destroy Canada as a trading nation.

Third, provinces do not have the constitutional authority to stop pipelines.

The decision is fully within the federal government’s purview. However, as Wall knows, politics matter (especially with a federal election approaching). It was politics that allowed Wall to prevent the BHP Billiton takeover of the Potash Corporation of Saskatchewan in 2010. In fairness, Wall acknowledged that this was a federal decision and at no point suggested Saskatchewan would not comply with the decision if it had gone against him.

It is easy for Wall – a true statesman with a deft populist touch – to stoke the fires of western alienation at a time when western Canadian economic interests

seem to be under siege by central Canada. However, it would be wrong to suggest that western Canada’s interests will not be well– served by thoughtful action to address climate change.

The story is now well understood. Oil producers in western Canada lack meaningful access to global markets. They are forced to sell into the North American market at a significant discount to global prices. This reduces investment, royalties and taxes that would provide public goods, like education and healthcare to all Canadians.

The desire to block access is motivated, in large part, by the belief that Canada has been inactive on climate change. Yes, Alberta and Saskatchewan have taken some steps to address climate change. Yes, they have focused on technological solutions like carbon capture

and storage (which could be used in countries like China and India where the real global emissions battle will be waged). But, in a Canadian context, Alberta and Saskatchewan account for nearly half of GHG emissions – and each province has a responsibility to do more.

But, let’s not fall into the trap of this being a zerosum game. Pricing carbon in western Canada does not need to result in a large wealth transfer to central Canada. This is part of the benefit of provinces developing their own systems – as opposed to Ottawa imposing a one-size-fits-all system. A well-designed system can also protect trade exposed industries and make sure we are not simply exporting emissions to jurisdictions with less stringent (or non–existent) environmental poli-

cies. And, yes, an agreement between provinces on climate may clear the political barriers that are halting pipelines.

As our premiers seek agreement on a path forward on energy and the environment in St. John’s this week, they would do well to remember that the interests of Canadians are aligned on this issue. There is a time to stoke the fires of western alienation. This is not it.

Now is the time to demonstrate that provinces are capable of working together to advance Canadian interests. If provinces want to lead, they should do so.

YOUTH IN COURT NEXT MONTH

A 17-year-old youth, who is charged with numerous sexual assault offenses, made a first court appearance in Red Deer earlier this month. The youth is charged in relation to sexual assault offences involving both male and female youth victims. These incidents would have taken place in the Central Alberta area between 2011 and 2015, in some cases while the youths were on trips with Scouts Canada and Cadets Canada, and at other times unrelated to those organizations.

RCMP opened the investigation in May of 2015 when one of the victims filed a complaint. The eight-week investigation involved members from Red Deer RCMP General Investigation section and Community Policing section and has identified four additional victims to date.

The youth charged participated with Scouts Canada between 2007 and 2012, and with Cadets Canada between 2011 and 2015. The youth charged will not be identified in accordance with the Youth Criminal Justice Act. The youth has been charged with two counts of sexual assault with a weapon, five counts of sexual assault, committing an indecent act and sexual interference. The youth will appear in Red Deer provincial court Aug. 6th.

RCMP OFFICER CHARGED MAKES COURT APPEARANCE Const. Eric Pomerleau, who was charged with three assault-related offenses, has had another assault charge added.

Pomerleau appeared in Red Deer court last week.

He was charged in relation to an incident in 2012 in which he was allegedly seen on video throwing a teen to the floor in the cellblock at the Red Deer Detachment. He has been charged with assault with a weapon (pepper spray), assault causing bodily harm and common assault.

Last week, Pomerleau was also charged with assault after an incident more than two years ago. Pomerleau was allegedly caught on video punching and throwing a man to the floor after the man was arrested for allegedly drinking and driving.

Pomerleau will return to court on all four charges on Aug. 31st. He is currently on administrative duties with the RCMP.

HUMAN TRAFFICKING SUSPECTS IN COURT The case of two charged with human trafficking in Red Deer has been held over in Red Deer court.

RCMP responded to a collision between a Ford 150 and a motorcycle May 20th at 6:30 p.m. at the intersection of 19th St. and 30th Ave. The collision occurred when the truck, which was driving northbound on 30th Ave., attempted to turn left onto 19th St. and collided with the motorcycle, which was driving south on 30th Ave. The victim, a 44-year-old Springbrook man, was wearing a helmet. Blackfalds lacrosse player honoured for bravery amongst adversity

BY SARAH MAETCHE Red Deer Express What could have been a black eye during a national level lacrosse tournament and would have seen a local PeeWee team removed from competition has now become an opportunity to facilitate acceptance.

When Carmel Crowchild, a resident of the Tsuu T’ina Nation, attended the Canada Day tournament in Calgary to watch and encourage the only First Nations team playing a truly aboriginal-based sport and competing at the Canadian championship, she didn’t expect to be confronting an incident of racism head-on.

She also didn’t expect to be giving a 10-year-old Blackfalds Warriors Lacrosse player, Ethan Clarkson, a prestigious First Nations honour - an eagle feather - for his bravery in standing up against the incident, almost a week later.

But this was the case — a ripple effect teaching moment for all who gathered at the Abbey Centre Amphitheatre last Wednesday.

“When I give out an eagle feather I look at courage,” said Crowchild. “I look at honesty. I look at kindness. I look at compassion.

I look at generosity and I look at self-sacrificing actions. That day in Calgary, I watched Ethan stand strong. I watched him be honest and self sacrificing against his teammates.”

Crowchild said on that day, some of Clarkson’s teammates were making derogatory remarks towards a group of First Nations’ players, the team they were about to play.

She approached the team and asked the young boys what they were doing.

Since there was not an adult present with the group of players, she asked to see their coach.

“This young man (Clarkson) stepped forward and said ‘I will take you to my coach,’” said Crowchild.

“Immediately you could see the looks of disappointment and anger on his teammates faces. You could see that they knew that they were going to get spoken to. He knew that, but he

Crowchild spoke with the coach and the actions of the players were recognized to be wrong. After the conversation, Crowchild was satisfied with the results, knowing the coach would speak to his players.

When she returned back to where her family was waiting, they explained when Clarkson returned from the locker room, his teammates turned around and started to attack him verbally, questioning why he took Crowchild to see their coach. “To me that is an act of bullying,” said Crowchild. “When I recognized the bullying actions, I thought I would rather recognize Ethan for the bravery, the courage and the honesty that it took for him to stand up against his own teammates to do what was right, which was to speak up against racism.”

Crowchild approached the tournament committee, including Dean Smith, the discipline chair for Calgary District Lacrosse. After a brief discussion, Smith and two tournament directors decided to allow the team to continue to play in the tournament. Actions like bullying and making racial remarks can cause a team’s removal from the tournament. “We felt that wasn’t necessary because this was an educational thing,” explained Smith. “No one is going to learn anything by

removing children from a game.”

Smith said they wanted the team to go out and play, in order to honour the game, themselves and their name, The Warriors.

The Warriors then took to the field and played with honour and honesty, which impressed Smith, who noted it was one of the best games he has seen in years.

Afterwards, Smith and Crowchild both agreed they wanted to recognize Clarkson for his actions. It was decided later on Crowchild would give Clarkson

an eagle feather and Smith arranged to gift Clarkson a very special traditional lacrosse stick. “I always hear about the bullies. We never really hear about the person that stands up to the bully and that’s what Ethan did,” said Smith. “I want people to know that Ethan stood up for what he believed in and stood up for the game of lacrosse and what it stands for.”

A week later, members of the Blackfalds Warriors Lacrosse Association, Town officials and community members gathered in

Blackfalds for the recognition ceremony.

Clarkson was gifted with the traditional lacrosse stick, a gift from multiple lacrosse associations, Crowchild and other community members.

Then in a serene moment, Crowchild tied the prestigious eagle feather onto Clarkson’s new lacrosse stick. “The stick is a traditional stick that Ethan can actually play with,” explained Smith. “He deserved to get it because what his actions were.” news@lacombeexpress.com

CentreFest in City this weekend The City’s annual summer festival kicks off in Red Deer this weekend.

CentreFest will take place on July 25th26th in the City’s downtown.

Officials said the streets of downtown Red Deer will be bustling with some of the best street performers the world has to offer. Artists from Canada, Portugal and the U.S. will excite, ignite and incite the audience senses, officials added.

There will be magic, circus shows, a sculptural clown, a hockey tribute show and more. Officials said the street performers are professionals, having performed thousands of shows across the world in every place imaginable, including the street, theatre, stage, and even movies.

Just last week, Morris and Hazel Flewwelling were named as honourary chairpersons for CentreFest.

“Since inception the Flewwelling’s have always supported this Festival, and they are true supporters of the arts in our community,” said Jan Penney, chair of the Festival.

“They have done so much to help increase the awareness of this one of a kind festival. It is a natural fit for us to have them on board as our honourary chairpersons.”

On July 24th, Red Deerians are invited to see a preview of this year’s performers at City Hall Park at the kick-off barbecue at noon. Kids will have the chance to learn

circus skills as well.

In addition, a GoFundMe account has been set up for donations under ‘CentreFest Needs Your Support’. Organizers hope to raise $15,000 to seed support for future festivals.

“We get numerous comments from people who have come to the Festival and bring their families down that there is no where else they can go throughout the year and it doesn’t cost them a small fortune,” said Janice Shimek, Festival director. “We thought maybe we should look at something where individuals who have enjoyed CentreFest – if they want to see the Festival continue, maybe they would consider donating that $5, $10 or $20.

“We have had individuals who have donated $50 because they said they absolutely love it.”

She added if Red Deer lost the Festival, it would be really unfortunate.

“This is a one of a kind event – you do not see these performances anywhere else.

I think any time you can have arts and culture in our community is a good thing.

I think we need to foster the arts and we don’t do that enough. To lose something like this would be really sad for the community as a whole.”

More on the Prohibition in Red Deer On July 21st, 1915, the province of Alberta voted overwhelmingly to bring in the prohibition of the sale of alcoholic beverages. It was one of the biggest grassroots electoral initiatives in our province’s history.

Support for Prohibition was massive. It was even more overwhelming in Red Deer and area as more than 80% of the voters voted ‘yes’ in the plebiscite. A long-held dream of many had finally come to pass.

However, although Prohibition was a long-sought goal, the government did not think through many of the implications of a law against the consumption of alcohol. There were many loopholes.

For example, initially, people could still buy alcohol by prescription. Although not a major prob-

DAWE lem in Red Deer, there was a local doctor who used to show up every morning at the Gaetz Cornett Drugstore for eight ounces of medicinal alcohol. Mr. Cornett quickly figured out that the physician was actually buying the liquor for his own use.

One of the biggest loopholes involved the interprovincial transportation of liquor.

For quite a while, it was perfectly legal to sell alcohol so long as the sale was completed in another province.

Eventually a second plebiscite was held in Alberta on Oct. 25th, 1920 to stop this. However, the new measure only covered inter-provincial sales. The ban did not include sales to the United States, which had passed its own Prohibition legislation.

Hence rum-running and bootlegging became major problems along the AlbertaU.S. border. In 1922, two Alberta Provincial Police constables were gunned down by the infamous rum-runner, Emilo Picariello. While Picariello was executed for the crime, so was a female accomplice, Philomena (Florence) Lassandro.

cated along the Red Deer River. The river provided a convenient transportation route for the moonshiners who then did not have to use the public roads where the chance of being spotted was much greater.

In 1922, 21 illegal stills were seized in the Red Deer area in the first five months of the year. One the quirks of the law was that the police had to be accompanied by a federal excise official.

Daniel Horn, the chief customs agent in Red Deer, collected so much money for being part of these raids that he was able to pay off the mortgage on his house before the end of the year.

One of the local magistrates, Henry F. Lawrence, became exasperated by all the moonshine cases he was hearing. In May 1922, he pronounced from the bench that while it was common practice to levy the fine on the amount of alcohol involved, he was, “Inclined to make the punishment rest upon the quality of the liquor seized.”

What Magistrate Lawrence was trying to address that while some moonshine might be of good quality, a lot was sheer rotgut and a danger to public health.

However, as often happens, his comments were reported out of context. The premier of the province, John Brownlee, who was also the attorney general, consequently formally disciplined Lawrence.

began to rethink the approach to Prohibition and the sale of alcoholic beverages. The ‘Grand Experiment’ was starting to fail and new legal measures would have to be implemented.

In November 1923, a new plebiscite was held authorizing new legislation.

Low alcohol beer could be served in licensed premises, although women were prohibited from entering those premises.

Liquor could be purchased in gov-

ernment owned and operated stores. Alberta approved the new laws by a majority of 25,000. Red Deer voted ‘wet’ by a margin of 478338.

When the first government liquor store opened in Red Deer, the first customer was a woman. However, Colonel R.C. Lister, the official vendor, declined to sell her the bottle of liquor she requested.

Nevertheless, the ‘Grand Experiment’ of Prohibition had come to a legal end.

POLICE BRIEFS BANK TEXT MESSAGE SCAM Red Deer RCMP has received multiple calls in the last few days reporting a suspicious text message with the ‘Scotia Bank’ as the sender.

Red Deer RCMP are warning the public that another scam has emerged - a ‘bank alert text message scam.’ In this scam, you may receive a text message that appears to be an alert from a bank which you may or may not have an account with. The text message advises you that your account has been disabled, deactivated, frozen or on hold, and requires you to respond to a link in order to reactivate your account. The text message does not come from a phone number but rather appears to come directly from the bank by using the bank name. There is a link at the end of the message. This link takes you to what appears to be legit webpage posing as your actual bank. This scam is an attempt to gain access to your banking information and remove funds from your accounts.

RCMP are asking anyone who has information about this or other frauds and scams to contact Red Deer RCMP at 403-343-5575.

COMMERCIAL VEHICLES CHECKED FOR VIOLATIONS As part of their focus on commercial vehicle safety for the month of June, Red Deer RCMP and Community Peace Officers (CPOs) were part of a two-day series of safety checks on commercial vehicles driving through the City. Checks were set up on Hwy. 11A near the Taylor Drive intersection and on 19th St. at 40th Ave. Red Deer RCMP and CPOs were joined by partners from Alberta Commercial Vehicle Enforcement, Blackfalds RCMP traffic unit, Lacombe Police, Lacombe County, Red Deer County, Clearwater County, the SPCA, Alberta Vehicle Safety, Alberta Dangerous Goods and Alberta Carrier Services.

Safety checks were conducted on any vehicle that was registered commercially; checks included the use of ‘thermal eye’ technology, which identifies heat signatures to indicate issues with brakes, wheel bearings and other mechanical parts. Vehicles were also checked to ensure they had the proper documentation and registration, that dangerous goods were properly secured and marked, and that those transporting animals were following health regulations.

“Public safety is our main concern,” said Sgt. Al Nickolson of the Red Deer RCMP. “The

CITY COUNCIL BRIEFS CITY COUNCIL DEFERS ANNEXATION PLANS

On Monday, council voted in favour of deferring the annexation plans.

SYLVAN LAKE REQUEST FOR WATER TREATMENT The Sylvan Lake Regional Water Commission has requested the City’s support for the supply of City water to the Sylvan Lake regional communities.

This would include building a transmission line from the City to the Sylvan Lake area. City administration said the City’s water treatment plant currently has capacity to accommodate the Sylvan Lake region demands.

Administration has requested the following requirements be added before consideration for approval.

These include the water cannot be used for agriculture purposes, full costs of capital and operating needs are borne by the commission, the commission needs to obtain a license to draw from the Red Deer River and the City maintains operation of the existing treatment plants, among others.

The request was tabled and will be discussed at the Aug. 17th meeting.

Fundraiser for sustainable housing project this weekend

BY KALISHA MENDONSA Red Deer Express This weekend several singers and songwriters will share their talent at the Scott Block Theatre to raise funds for a new sustainable housing project.

Grace City Church members came together to create the ‘Strumming Home’ fundraiser to show their support for the Central Alberta Pregnancy Care Centre’s (CAPCC) new sustainable housing project. The project hopes to provide a safe housing facility for single, pregnant women where they can carry their child to term and access some support during their stay.

On July 25th at the Scott Block Theatre at 7 p.m., artists will perform in support of this cause.

Tickets are $10 at the door, with all proceeds going to the CAPCC sustainable housing project.

“The event will have four artists coming to play. Two are driving down from Edmonton and two are local singer/songwriters.

One’s a duo with people and guitars and the rest are just a mic and a guitar and away they go.

Each of them will play for 35 to 40 minutes and the Pregnancy Care Centre will come up in the intermissions and explain their story and what the cause is for the eve-

ning. They’ll talk a bit about sustainable housing in Red Deer as well,” said Chad Krahn, pastor of Grace City Church.

“CAPCC is building a sustainable housing project for pregnant, single women so that they can have a better chance at breaking the cycle of poverty.”

The project has been in the research stage for approximately two years, but progress is being made. A building was purchased - along with three adjoining lots – on 47th St. between 51st and 52nd Ave. Up to 11 clients (and their small child) could live in these spaces for up to two years.

Phase one of the project consists of converting a 2,000 sq. ft. primarily commercial space into a suitable residential facility.

Phase two is the construction of a three-story condominium structure that will house offices as well as living suites.

A total of nearly $5 million is needed to complete the proposed projects. According to the Central Alberta Pregnancy Care web site, only about $2 million has been raised so far and the group is looking into how to raise more.

“Our church is called Grace City, so we want to show what grace looks like in our City and we wanted to help alleviate poverty in our City. It’s something

that a lot of people talk about doing but either aren’t following through, or don’t know where to start or how they can help. We wanted to do something that was a good event and a fun event to raise awareness and raise some money. We want it to be a fun way

that we can do some good for our City,” said Krahn.

The City of Red Deer is deferring a notice of intent to annex more land from Red Deer County for a two year period.

Under the Intermunicipal Development Plan (IDP), the City may file an annexation application to maintain a 30 to 50 year supply of land for urban style development.

The City can also choose to defer the annexation application.

The City currently has a 14-year supply of land (3,115 hectares) within its current boundaries and will review its intent to annex in 2017.

“Postponing our intent to annex more land from the County at this time allows us the time to plan for growth over the next two years,” said Craig Curtis, City manager.

“We have a sufficient inventory of land in Red Deer which provides us with the room to make long-term, strategic and integrated decisions about how our community should grow.”

The City of Red Deer last annexed land from Red Deer County in 2009, a process which took more than two years from the filing of the notice of intent to provincial approval.

City council agreed in July 2013 to defer the submission of a notice of intent to annex for a minimum of two years.

CITY BRIEFS INCREASED PROVINCIAL FUNDING FOR RDC Recent post-secondary budget funding announcements by Alberta’s new Government are being well received by both Red Deer College and its Students’ Association executive.

GREEN DEER CONTINUES TO HAVE AN IMPACT

Professional and amateur artists are invited to participate in the Sidewalk Chalk Art festival during Alberta Culture Days. The event is being held, rain or shine, on Sept. 26th in downtown Red Deer.

Artists are encouraged to apply by submitting their concepts for a six foot by six foot sidewalk drawing.

Submissions should relate to Canadian, Albertan or Red Deerian Culture and should be able to be completed in a single day.

Twelve artists will be selected from all entries to create their work in chalk along Little Gaetz and The Ross Street Patio area.

Two of the 12 artists will be selected as feature artists and be allotted a larger space and a preferred location in which to create their art.

All participating artists will receive an honorarium for their work.

The chalk will be supplied to the artists; however, artists are welcome to bring special colours and props for art techniques. Items such as cloths, sponges and brushes make good blending tools and produce great special effects.

This year’s Green Deer program was a success with registrations up by 42% for the annual city cleanup which happened April 13th to June 14th.

Businesses, community associations, schools, clubs, churches, families and individuals all volunteered to clean up garbage that accumulated across the city over the winter.

The Red Deer River cleanup which took place May 31st during Green Deer was also a success with 64 participants gathering 83 bags of garbage that translates to roughly 1,000 pounds of trash.

Every group registered in the 2015 Green Deer campaign was automatically entered into a draw to win a barbecue and a barbecue party hosted by KG Country and Zed 98.9.

Congratulations to Rosie Lenz, the winner of this year’s prize.

Green Deer continues to focus on cigarette butts and the harmful effects they can have on the environment, as they do not biodegrade.

The City of Red Deer gave away 1,000 free pocket ashtrays as part of this year’s Green Deer campaign.

Green Deer organizers would like to thank the Downtown Business Association and the Chamber of Commerce for increasing awareness of the program.

Sports organizations are encouraged to get involved in Green Deer year round to help keep their fields, pitches and play areas clean.

All sport teams are challenged to spend 10 minutes tidying the stands, fields and dressing rooms and to leave

the area better than they found it.

Now that Green Deer is wrapped up, there are other ways for Red Deerians to keep their city green. The Adopt-A-Park program runs year round with individuals or groups making a commitment to being stewards of a specific park or area for an entire year.

ENTERTAINMENT Exploring the hybrid sound that is ‘Jo-Jo O’ & The WOODS’

BY KALISHA MENDONSA Red Deer Express Lacombe-grown Jo-Jo O’Donoghue and Rylan Woods have created an amazing blend of punk, blues and folk music with ‘Jo-Jo O & The WOODS’.

The pair has been making music together for over a decade and is currently exploring Ireland to seek inspiration as they prepare for their next full-length album.

O’Donoghue and Woods caught up with the Express via Skype to talk about the evolution of their sound, their recent digital release of their EP Old Friends & Lost Souls and their experiences as musicians.

The pair talked about their ambiguous sound and why they find it hard to describe specifically.

“We didn’t set out to write a certain sound – we just kind of started writing songs and picked our favourite ones and recorded them. I think it’s blues-rooted for sure, and I would say that I’m a blues singer,” O’Donoghue said.

“I wouldn’t say that we shoot for any specific sound. If I wake up tomorrow and want to write a folk song, and a blues song the next day and then a rap – I probably won’t ever write a rap – but I’d like to have the freedom to do that.

“You are always changing, so you can’t just subscribe to making one kind of music because as it changes, that music becomes you,” she said.

Prior to Jo-Jo O’ & The WOODS, Woods played in a punk band for several years that O’Donoghue eventually joined.

“I would say that we both have a thing for ‘roots’ music – blues, and folk and those kinds of things. It’s that, and then it’s our childhood upbringing which was more playing punk rock, so it’s a cool little branch where these things come together,” Woods said.

He added that with Jo-Jo O’ & The WOODS, the writing and creation experience was very different than previously and it allowed him to embrace new styles and kinds of writing.

“I think the way that I go about songwriting is definitely different because when you’re playing with rock bands there’s a big group and you’re focused more on the music first. We’d almost put a whole song together, then give it to Jo and tell her to do something with it,” Woods said.

O’Donoghue chimed in saying, “They’d write these big rock songs that were all just the boys being rock stars, and then I’d

Now, it’s not all just ‘cool’ guitar parts or ‘cool’ drum breaks and then trying to squeeze a song and a melody or story into that. Now, we write the song, write the melody and then write the story and then take that and make it into a song.”

Woods laughed and continued, “Now I’m a lot more focused on the song as a whole.

With this EP, we wrote everything just us two, and rehearsed everything just by ourselves so a lot of it was done acoustically.

When we went to the studio with a full band and brought in other instruments– it was almost like we started building something that we didn’t know we would.”

The Old Friends & Lost Souls EP was produced in Alberta with help from friends Nich Davies on percussion and keyboards, Kurtis Cockerill on bass and Natalie Humble on trumpet.

Woods said this was a challenge but also

a fun aspect of recording Old Friends & Lost Souls.

“Sometimes, bringing in other instruments also makes you feel like some things shouldn’t be there, because the song becomes too over the top, or too long or whatever. A lot of things can switch. We didn’t switch too much, but there are layers of guitar parts over top of each other so you have to make room for them and making it all work with the other components of the song.”

Jo-Jo O’ & The WOODS has a small repertoire of songs, but have dedicated much time and effort into ensuring that they produce a quality product.

“Recording is a cruel mistress. I am anally retentive – I am a perfectionist. I’ll do it all day, and then the next day and then the next day and it will keep me awake at night.

“That’s what my challenge is – it’s never

good enough. There just comes a time when you have to just have to say it’s done,” said O’Donoghue.

“The process changed from just focusing on what we were writing to also working on ourselves as songwriters.”

Currently, the two are in Dublin planning out a small tour through the country.

“During out time here in Ireland, we are gigging our way across the country and hopefully the British Isles as well. We are also in the early stages of writing our next full-length venture.

“We hope to finish writing that here in Ireland and return back home sometime this year to record in our own studio. For me, Ireland is a very spiritual place, a dear friend of ours said it best – Ireland is a hospital for the soul,” said O’Donoghue.

Beach Boys and Shakespeare together for Bard on Bower

BY JENNA SWAN Red Deer Express It is a rare occurrence one may find the words Shakespeare and The Beach Boys in the same sentence. Apart they represent one of the best-known English poets of all time and a Californian pop band from the 70s who wrote a few fairly catchy tunes.

These two wildly different cultural figures came together on the stage at Bower Ponds recently during the opening week of Prime Stock Theatre’s production of Shakespeare’s Twelfth Night for their annual Bard On Bower event.

Directors chose to take on one of Shakespeare’s romantic comedies this year for their annual tribute, however it’s hard not to wonder what Shakespeare himself might have thought watching his words set to the sounds of The Beach Boys hit single, Surfer Girl.

While modern makes of Shakespeare’s work have been culturally appropriate in the last two decades through such Hollywood

productions as Baz Luhrmann’s 1996 box office blow out rendition of Shakespeare’s Romeo + Juliet starring Leonardo DiCaprio and Claire Danes.

Review The film worked because it adapted Shakespeare’s play in a way that did not insult the dignity of his work. It is arguable that the pop culture combination of The Beach Boys and Shakespeare may very well degrade the integrity of the great poet’s work.

Prime Stock’s version of the famous tale featured near impeccable performances from lead cast members including Danielle LaRose who starred as Olivia, Erin Pettifor as Viola, Isiah Williams as Orsino, and JP Lord as Sebastian. The play by nature is a comedy with a plot based around the premise of a Viola-OliviaOrsino love triangle with Prime Stock’s actors portraying their characters well while simultaneously delivering comedic lines and monologues that were bound

to entertain the adults in the audience.

What Prime Stock missed was adding a PG 13 symbol onto the posters of their play. This may have prevented the many children in the audience and perhaps even those walking by in the highly public location from viewing actors portraying characters drinking openly to excess, all the while being clad in bikinis – a questionable wardrobe choice to be considered a family-friendly event.

Considering the modern take on the old play and the recent success others have found in doing the same over the past two decades it is understandable why a theatre company would wish to do the same. However with over 35 plays to choose from to pay tribute to the great Shakespeare there were perhaps other choices than Twelfth Night if the company wishes to remain a familyfriendly event. With a majority of Shakespeare’s work focusing on more mature themes such as murder, violence, drinking and conniving by the human race in

‘Eat, Sleep, Rave, Repeat’ concert coming to City

BY KALISHA MENDONSA Red Deer Express Lotus Nightclub is sure to be busy this weekend with the Eat, Sleep, Rave, Repeat (ESSR) event experience happening on July 25th.

The event brings festivalquality production – lasers, confetti canons, high quality sound systems, video panels and more – to a local DJ showcase. Five DJs will showcase through the evening, starting at 9 p.m.

Eat, Sleep, Rave, Repeat events have been well received in Edmonton and Calgary, selling out or nearly so for each event. Tickets are $20 and are available at We Fix It Mobile Phone Repair, The Soundhouse,

Edge Clothing and Lotus Nightclub.

Dima Perelman of Pearl Entertainment created the event and said in the couple years they have been around, the Eat, Sleep, Rave, Repeat parties have been successful.

“We were looking for ideas out of the box and thought, what if we took the money normally spent on a big headliner and spent it on production?

That production means is things like lasers, strobes, video, moving lighting fixtures – the works,” Perelman said.

“We have a lot of success with these. Red Deer will be our fourth show – Calgary being the third the night before, and number

five will be in Edmonton.

The whole point is to blow people away and blow away their expectations of the party. They’re getting a festival-grade show for $20.”

Local DJ Marcello Delcaro, who produces as Peak Essau, will be taking the stage as the last performer of the evening with his set scheduled to start at 1 a.m.

“I was pretty excited when (Synthetic) mentioned that I’d be on the show. I wasn’t too sure of the timeline or anything or when my set was going to be, so the fact they have me on last is pretty deadly. I’m also excited because I’m not used to having a bunch of visuals or effects during my set,” he said.

Delcaro was inspired

when big name DJ, Datsik came to Red Deer recently, and he was able to see some of the visuals and special effects that would be used during the ESSR party.

“In that set I got to see a little bit of the LED screens and lights and other effects.

I’ve become more interested in it, so I’ll have a lot more visuals with this set than I usually would. It’ll be nice to have something go on besides the music instead of just lighting.”

Delcaro’s new EP, Invasion from Mars, will be re-

leased the night of ESSR. It’s a three-track EP that goes back to Delcaro’s hip-hop music production roots, but with electronic and trap music elements.

“The EP takes a lot from my hip-hop start – that’s how I got into production in the first place. This goes back to those hip-hop roots a bit and combines it with trap elements. It’s very dance-y and kind of a party style, too, which is new and I’m excited to show that off.

It’s kind of my new style, so to speak,” Delcaro said.

In Montreal, 37-year-old Magenta Baribeau recently organized Fête des non-parents, or ‘Child-Free Day’ meant to unite people who choose to remain childless, despite incredible pressure from family members and society in general to change their minds.

I’m sure that most married couples, especially those who have been married for a year or more, can attest to well intentioned relatives asking “So, when are you going to start a family?” For some, this may trigger a host of emotions. A couple who have been trying unsuccessfully to conceive may be highly sensitive to this question and couples who have chosen to remain childless may find it intrusive and judgmental considering their personal choice.

Despite being called selfish and coaxed into reconsidering their position, many couples remain steadfast in their determination to remain a family of two. Some of these couples point to over population as one reason they have chosen not to have children while others honestly state that they have chosen a lifestyle that might be cramped by the responsibility of taking care of children. Yet others may silently choose not to become parents after being raised in a dysfunctional home environment, or by

Baribeau, who has spent the past six years working on Maman? Non Merci, a documentary about people

who are happily childless, feels that more people should be sensitive to the pressure and prejudice that people who have chosen to remain childless feel.

After reading about this on CBC news, talking to The Motts on Newstalk 1010 about it and interviewing Robin Rinaldi, author of The Wild Oats Project for my latest podcast titled ‘What to do when your partner says no to having a child?’, I felt compelled to write this article. My interview with Rinaldi offered a

whole other dimension to this topic since I’m thinking that it’s one thing for a couple to choose childlessness together, but quite another when a couple is divided or when choice is taken away from either one.

Although Rinaldi’s book has been marketed as one woman’s quest to find sexual passion, I was struck by how much of it was about her yearning for purpose, which included becoming a mother. After her husband chose to have a vasectomy, thereby blatantly cutting

off any possibility of becoming parents together, she takes brave and risky steps towards finding other meaning in life.

As I too have seen when working with clients caught in this dilemma, Rinaldi and her husband sought out counselors over the course of their marriage. One suggested that Scott would come around, which is a common belief when someone says no to having children, but he proves the counselor wrong and never does.

Freedom Ride event in danger of being cancelled With only a few days to go to the fourth annual Freedom Ride on July 25th-26th, registrations are very low.

Officials with the event have said they need at least 10 more cyclists to make it the successful fundraiser that it has been in the last three years.

Beginning in Sylvan Lake, on July 25th, participants will cycle approximately 90 kms to Sanctum Retreat (6 kms west of Caroline), where they will stay at the Retreat House. Accommodation, meals, water and snacks along the road are provided to participants and are covered by a $100 registration fee. On July 26th, participants will return to Sylvan Lake via a slightly different route that lead through country roads and through quaint towns and villages.

SPORTS Highs and lows for Riggers this past weekend

BY JENNA SWAN Red Deer Express The Red Deer Riggers Senior ‘AAA’ baseball team hosted their annual tournament this past weekend - the longest standing tournament in their league for the 35th consecutive year in a row.

The three-day tournament was jam-packed full of action as five teams battled it out on the grass and shale, with the Riggers seeing a host of ups and downs and the tournament progressed.

The tournament kicked off Friday night with the Riggers taking a 5-4 win over the St. Albert Tigers at Great Chief Park.

Next up it was on to face the Cardinals Saturday night with a 14-4 victory for the Riggers with good pitching from Dustin Northcott and strong hitting from the team.

Finishing the round robin the Riggers went on to face the Confedaration Park Cubs for a spot in the final game. Unfortunately the Riggers couldn’t keep their streak going and lost 4-0 to the Cubs.

“They scored three runs in the top of the first inning – our pitching just wasn’t there,” explained Riggers’ Head Coach Curtis Bailey. “We brought in another pitcher and the Cubs only scored once more in the top of the second inning and then no more runs were scored for the rest of the game.

“Our hitting just really wasn’t there and we couldn’t get anything going.”

He explained the teams’ defensive plays were certainly on a higher level than their offense with a number of double plays turned adding the team played well but got a little anxious on the plate and struggled to get themselves out.

The tournament then saw the Confederation Park Cubs out of Calgary take to the field for the final game against the Sherwood Park. The Athletics finished the tournament off as the winners of the 2015 Rigger’s Tournament

Although the Riggers didn’t win the tournament, Bailey explained the tournament is always a relief from others that require travel and having to worry about hotels and being away from home.

“You also see some companionship building between the guys because we work as many of the

games together as we can during the tournament as well,” said Bailey, adding the companionship comes at a time they’ll likely need it with only four games left until playoffs begin The Riggers are currently placed second in the league behind the Athletics. The next 10 days will see the Riggers fight for their first place league play finish

BY JENNA SWAN Red Deer Express It’s not every day you travel to South Korea. It’s also not every day you make history on their soccer fields.

This is the honour one former Red Deerian was given recently as she captained Team Canada at the World University Games held in Gwangju City, South Korea.

Heather Lund, 27, grew up in Red Deer where she began playing at an early age. Lund played major women’s Renegades soccer as well as on the Red Deer College soccer team before relocating to the University of Alberta to play for the Pandas where she became the teams’ all time leading scorer.

In 2013, the nationally distinguished athlete traveled to Kazan, Russia for her first shot at the World University Games where Lund and her team faced a disappointing loss to Japan 6-0.

Heading into the 2015 games Lund knew Team Canada had never placed higher than fifth place, and as her coach often said to her she was ready to ‘optimize the team’s potential’ heading into Gwangju.

“We went into the tournament thinking it would being amazing to win a medal but we just wanted to play as well as we could,” explained Lund who added the

She explained one of the highlights from her playing time on the field of the games was her duo of goals against Team USA, which she said were ‘extra sweet’ considering who the game was against.

“We didn’t really get to Wang Ju; we didn’t really get to see a lot of the city,” said Lund on other highlights from the trip, “But afterwards I spent a few days in Seoul and it was so vibrant and neat to see that culture and see a country I probably never would have gone to otherwise.”

The things you can learn by doing it yourself The final chapters on my ridiculously long bathroom renovations are coming to a close, the final touches are being installed and I could not be happier. Like the shoemaker’s children who never had shoes, this designer’s home was always last on the priority list at the end of my creative days. It was like I gave all of my ideas and energy to my clients and went home not willing to put the effort into my own renovation project but now things are coming together. Flooring is being installed, walls are painted and tile and cabinetry will be installed next week. Whew!

As much as I think I know about renovations, there were a few tips I learned this time around as I did some of the work myself. There is nothing like doing to teach yourself a new perspective on something you think you know. Please allow me to impart my wisdom on you with my eye

Removing tile is an extremely satisfying experience. With the right tools and some great 80’s tunes you can radically change the look of any room by changing tile. Let me caution you, I have never removed floor tile and I know from my installers stories that it is an awfully messy task but the removal of wall tile is actually kind of fun.

If you are removing said tile and want to put new tile in a different place, you will have some wall prep to deal with including sanding, mudding and sanding and mud-

ding. The professionals know to create a barrier by putting up poly and covering heat vents. The amateurs just end up wiping drywall dust off of everything in the house. My red leather couch was almost pure white except for the dog shaped area my pup left behind.

Have all of your tools at the ready. Nothing is more frustrating than having to stop in the middle of your project to make one more run to the home improvement store.

This type of frustrating may encourage you make poor decisions like ‘I probably don’t need a mask to sand drywall mud’.

The result of these poor decisions may include inhaling much dust and trying to remove unspeakable amounts of drywall powder which has the potential of packing itself into your nasal passages.

Be prepared for the unexpected and possibly the revolting. Once you begin you are

in it for the long haul no matter what happens. You may find unspeakable things behind your walls and underneath existing flooring but just dive in and clean things up, the renovation will be worth it in the end.

My installers have brought many a scary tale about items they have found while removing carpet like cigarettes, gloves, newspapers and even underwear!

If you are about to embark on a renovation project, take a deep breath (put your mask on first) and take the plunge. It will get so much worse and you will get to that point in the project (like when your toilet is sitting in your hallway) that you wonder what on earth you have gotten yourself into but the end result will be worth every bit of dust and mess you have to endure.

Things to consider when looking at foreclosures In Canada we have an extremely low foreclosure rate compared with other parts of the world.

By most estimates we currently hover at around 0.30%.

The U.S. is closer to 1.2%, and Greece is hitting as high as 33%.

Credit our tightly regulated lending environment for that rate not rising past 0.40%, even during the 2009 economic crisis.

At our loosest, Canada was still much tighter than most other nations.

Also Canadians do not easily give up on their homes.

This said, if shopping for a new home or an investment property, there are usually one or two foreclosure properties worth considering in your target market.

It is true that foreclosures often sell at a discount from current market value, but they are typically not that significant of a discount.

Things that you need to consider include writing the initial offer you can insert ‘subjects’ such

TURCOTTE as appraisal, inspection, and financing and have a comfortable length of time to prepare a budget based on detailed quotes for any work that needs to be done to restore the property.

The offer will be written to the lender, not the original homeowner who is now just the occupant.

The former homeowner/ current occupant may be able to occupy the property right up until the day you take possession.

There is no guarantee that they will not take the appliances, furnace, lighting fixtures, or anything not nailed down when they leave.

There is essentially a (perhaps bitter) third party occupying the home that you are buying in as-is condition.

Not ‘as-is’ when viewed,

as is standard in a transaction, but ‘as-is’ the day you are handed the keys. For this reason a vacant property is often preferable, as there is reduced risk of further damage to the property.

The alternative is preparing your financing in advance of writing an offer and showing up on the assigned day in court and making a competing sealed bid.

The judge will determine if the property is selling close enough to fair market value, which it must, and the homeowner has an opportunity to dispute any ‘lowball’ offers as being unreasonable.

In Canada a lender cannot sell the property simply for what is owed.

It is all about fair market value.

A lender has also likely been without payments for anywhere from 12-24 months, as the system is heavily biased towards Canadians not losing their homes.

This means the property may have been occupied by somebody at no cost to

them for nearly two full years.

Count on very little maintenance or upkeep having been done during that time.

An excellent plan is to knock on doors and ask neighbours questions about the property and its history.

Was it a rental property with a string of bad tenants?

Were there illegal activities on site? All good things to know.

You need to determine the maximum purchase price in advance.

Factor in the appraisal, the inspection, and the budget for repairs.

And in the calm of your own office or home, well in advance of entering the heated atmosphere of the courtroom, settle on that maximum figure.

Then stick to your maximum bid as planned.

The foreclosure process is a segment of law that truly allows socialist roots to shine through.

It is based on giving every opportunity to homeowners to not only recover

their property, but also to see it sell for a very reasonable price.

It is not quite as lucrative an arena for investors as it is in the U.S.A. but opportunities do exist.

Be sure to enlist the services of your mortgage broker to assist you through the process.
