Brentview Estates homes in Wiltse are nearly sold out.

“They see the quality of workmanship,” said Cory Parsons of Brentview Developments Ltd. of the customers attraction to the development. “It’s the quality of the actual home itself they see first and they usually fall in love with it.”

With 10 homes remaining to build, only three are available to be bought in the fourth and final phase.

“I think that the value of the homes has been noticed by the people that live in Penticton,” said Parsons of the new gated community.

Brentview Developments has been working off three models, The Red Rose, The Crest and The Fair Haven. Five tips for relocating the family Submitted

Did you know the average person moves 11.4 times in his or her lifetime?

Various factors prompt people to move, from job opportunities to the desire to be closer to family members to wanting to live in a nicer climate.

Moving is seldom an easy task, and is often ranked among the most stressful events in a person’s life.

The Employee Relocation Council cites it as the third most stressful event in life, following only death and divorce. That stress is only heightened when an entire family is making the move and an adult is starting a new job simultaneously.

Those moving are often married couples between the ages of 25 and 44 with one or two children between the ages of 2 and 11. To make the process go more smoothly, consider the following tips.

1. Gradually introduce the concept of moving. Moving is a decision to be discussed with the whole family, even with young children who may not fully understand the process.

Kids who are involved in looking at new homes or voicing opinions about which amenities they desire in a new neighbourhood will feel empowered and in con-

trol.

2. Research potential new neighborhoods carefully. Finding a new residence is not entirely about buying a home that fits the family and its needs.

It also is about finding a desirable neighbourhood and community. A good school district is an important factor, as is proximity to recreation, local culture and transportation. Drive around a neighbourhood during different times of the day to gauge how active it is. Investigating businesses in the area can also help gauge the personality of a given neighbourhood.

3. Work with an experienced agent. A real estate agent who is familiar with a variety of communities is a great asset.

A buyer’s agent will find homes and negotiate on the part of the buyer, having your best interests in mind. Because the agent will be paid a commission on a portion of the sale price, which doesn’t come out of your pocket, it is in the real estate agent’s best interest to help you find a home you can call your own.

In addition, the agent will handle many of the tasks that may be overwhelming if you were doing them on your own, such as scouring available listings, waiting for inspections or filling out pertinent paperwork.

dling these tasks, families can remove some of the stress from the moving process.

4. Pack children’s rooms last.

Young children who see favorite items disappearing into bubble wrapping and boxes may start to feel anxious. It’s not uncommon for preschoolers to act out or experience nightmares during the moving process. Maintain a sense of normalcy in the home as long as possible. Begin by packing nonessential items, only packing kids’ items when your moving date is right around the corner. Let children say good-bye to familiar haunts and even to their old home.

5. Plan a school orientation.

Take advantage of any programs schools offer to acclimate kids to their new environment.

Kids often leave friends behind when moving to a new home. The faster they get back to a normal routine, the better it will be for them. Schools are where children will make new friends and participate in social occasions, so tour their new schools before the school year begins, and meet with a few residents and current students to learn about special programs that may make a move less stressful for youngsters.

New home construction booming Western News Staff

Residential construction activity skyrocketed in the first eight months of year, an increase a local real estate agent attributes to home builders shifting their focus to more affordable products.

Sixty-seven building permits for singlefamily homes valued at $22.7 million were issued through August by the City of the Penticton, well above the 26 permissions for $8.4 million it approved in the same period of 2013.

Diane Fox thinks the numbers are a response to customers’ growing appetite for new construction.

“I think most builders and developers have learned from the recession and are building smarter, meaning more affordable for the local marketplace, as opposed to relying on Albertans, which is really what the market was before,” said Fox, an agent with RE/MAX Penticton Realty.

“They were really building vacation homes with budgets that local people didn’t have. I think the trend in what they’re building, who they’re catering to, has changed to support locals.”

Fox said that change in thinking has also shifted the market for those new homes to one that is “largely driven by the valley itself.”

“More and more this last year, I’ve seen the trend of young families deciding to raise their kids in the Okanagan rather than at the coast for quality of life,” she explained. “And they typically come with the means to buy something that is new construction.”

All told, the city issued 446 building permits for $40.6 million worth of construction through August, which represented a 37 per cent increase over the 319 permissions for $25.7 million it handed out during the same period a year earlier.

“It’s definitely showing up as an increase for builders,” said Mike Brar, president of the South Okanagan branch of the Canadian

Home Builders’ Association.

“It’s busier than the last three years, most definitely.”

Brar said that spike in activity has also turned up the heat on local trades companies, some of which cut back on staff after the recession only to find themselves scrambling to ramp up again.

“If a company of 10 kept five good guys, those other five who they let go are gone and they’re just not getting them back. So it has been a struggle,” he said.

“Where we’re used to one-week lead times for a subcontractor to come back and finish off a heating and cooling system, we’re seeing three weeks for that subcontractor to come back to us.”

Brar, a project manager for Barnett Construction, said his company has completed six homes across the South Okanagan in the past 12 months, and 2015 already looks promising.

“We do have work lined up at the end of summer for spring next year, which is a bit of rarity,” he said.

“Usually that only starts to happen around November or December when things start to get finalized, but we have a minimum of two locked-in projects for the spring right now.”

However, colours should be complementary enough that they flow into one another.

Don’t paint one room in child’s basic primary colours, while painting other rooms in jewel tones and pastels. Stick with one theme and carry it through the house.

Once you have decided to use a bold colour, first find your colour inspiration. Colour combinations that appear in nature are more readily accepted by people, so look for an item in nature, such as a seashell or a flowering plant that you can base your colour choices on. Others pull inspiration from a particular design item. For instance, maybe an area rug strikes your fancy. Use colours that appear in the rug in the room.

Keep in mind that using bold colour doesn’t mean you have to paint every wall from ceiling to floor in that colour.

Rather, if you’re just starting out with bold colours, select one wall to serve as an accent wall. Use that wall as your bold canvas and paint it with your chosen hue.

Some people like to experiment with a more flashy colour in a smaller space. If you’re nervous about beginning in the living room or kitchen, how about trying out bold colour in a smaller space, such as a powder room? A more intimate space might seem less overwhelming when painted in a bold colour.

Another idea is to leave walls neutral and use bold colour on design accents. For example, designers at marthastewart.com recommend painting the inside of niches, shelves or cabinets with glass doors in bright tones and the outside white to create an

eye-catching space without going overboard. Put a bold colour on moulding or use an appliance or a fixture in a bright colour as your splash of boldness.

Remember to have balance. If you will be painting an entire room in a bold colour, think about having the other decor items in neutral colours.

Sofas and rugs should be neutral colours, or consider toning down a vibrant colour with the use of white molding or baseboards.

All it may take is a little inspiration to get started on fun, inviting colour schemes in the home.

Breathtaking views at Skaha Hills Western News Staff

More than a year ahead of its original schedule, the Skaha Hills has nearly sold out its first phase, and preparations for opening up a second phase are underway.

When sales began in April, the residential development, situated on the side of the valley above the Penticton airport, drew a lot of interest, with deposits placed on 19 lots in the first two days of sales.

There is little doubt the Skaha Hills development hit the market at the right time.

“When we first started doing our planning our projections to move us forward was to sell 12 units a year,” said Chief Jonathan Kruger of the Penticton Indian Band, the main partner in the development, which is a co-operative venture with Greyback Construction.

Five months later and Curt Jansen, vicepresident of Skaha Hills, said all but two lots in Phase 1 now have deposits on them, and they are in the process of getting construction organized and trying to get as many homes started before December as possible.

“What we expect to be doing is by January is turning over four homes a month. We want to stay on that pace through the next year, so after 10 months we will be substantially complete in Phase 1.”

Interest from buyers remains strong, Jansen said, and plans are underway for the second phase, which will bring upwards of 100 new lots onto the market.

“We have about 1,200 people that have expressed interest so far. Out of that we have over 100 people on a waiting list, particularly for Phase 2,” said Jansen.

“We want to offer two or three different product types in the next phase, so we have combined what was Phase 2 and 3, we are going to release it all as Phase 2,” said Jansen.

Jansen hopes they will be able to release renderings of the homes and designs for Phase 2 in October, with the sales process starting in spring 2015.

“The interest has been really strong so far, whether it will continue at that pace, who knows?

I am sure there will be some peaks and valleys in the interest level, but indications are there is a lot of interest in the next phase,” said Jansen, who said he hasn’t seen this kind of interest in a residential development since 2006-07.

“I think Penticton has been starved of something of this nature,” he said, noting Penticton’s beautiful geographic setting. But, he continued, there hasn’t been a development pulling together the lifestyle orientation, with components like nearby beach front, golf, wineries, walking trails, business facilities and swimming pools all in one area.
