Kelowna orchardists look to seize agri-tourism opportunity Jennifer Smith STAFF REPORTER

“

I had to time myself yesterday,” says Glenn Cross, a farmer, born and bred, who is about to start offering tours of his cidery, orchard and vegetable gardens. “I have to time it so people can try to figure out whether or not it’s worth the money we’re going to charge to stick around and do it,” he says. The Crosses have been perusing the online comment forums, weighing what’s said about tours in the area and noting, with chagrin, a tipping point on pricing. Tourists want to pay about $5 a head, they figure, and they’re certainly not considering the $14,000 the farmer spent to buy a tractor capable of pulling the hay-bale wagon or the cost of a farmer’s time in peak season. Glenn grew up just off Highway 33 on the farm he’s now perfected how to water—every 10 days to help the root systems grow deeper, for those who are wondering—and he’s proud of the fact he does everything himself, including building the tour wagon. Loretta came along when he was 22 and she was 19 years old. She too is from a farming family—they had Arabian horses—and was up here on vacation when the pair bumped into one another

GLENN AND LORETTA Cross, Kelowna orchardists, are looking to embrace the potential of agri-tourism by opening up their farm to tourist groups, complete with tractor-pulled wagon tours around their farm. in a bar. “I was there preaching, trying to turn people around from drinking,” says Glenn, as Loretta reluctantly tells the story of their meeting, rolling her eyes at his interjection. Needless to say, neither of them will struggle with cultivating the personality needed to host 45 people unloading from a bus into the sticky dustbowl of our early August mornings to get their hands on some fruit. The pair are used to chatting with customers at the farmers’ market, in the retirement homes they sell at each day and, of course, at the farm’s fruit stand. Glenn trained in heavy-duty mechanics at

Okanagan College, farming a plot off Guishachan Road for three years before purchasing half of the family farm. In the years since, he’s taken their 50 acres from an orchard growing traditional varieties like MacIntosh, red delicious, golden delicious, D’Anjou and Bartlett pears, to a business with three cold frames to foster fruits and vegetables, kilometre-long strips of corn, fresh-squeezed apple juice production, arts and crafts—oh, and alcohol. “The chefs like anything that’s different,” Glenn says, explaining why the scrumptious but finicky tayberry made their list of products.

Loretta’s stepbrother was a sous chef at Mission Hill when she retired from the BC Liquor Control Branch to start her own fruit stand. He got them planting berries, their first “garden” crops, and they now

grow everything they sell in the stand, picking daily. Mission Hill brings its sous chefs to the farm annually to get the feel for planting and the pair try to corral the chatty bunch into planting rows straight enough to harvest. “We owe a lot to Mission Hill,” says Loretta. “They’ve been with us from the beginning and they’re a lot of fun.” Farm-to-table is a big component of the restaurant industry in this valley and it’s become the backbone of many fruit and vegetable operations. From the high cost of land to hail, co-op rules and trade agreements there’s a lot that dictates a farmer’s success and it

takes a diverse approach to succeed. “Our customers have been good to us,” says Loretta. “That’s who really supported us in the beginning was the community, all the neighbours up here off Highway 33.” Their daughter was selling in the fruit stand before she could count change—she would ask the customers—and she got the farm into the farmer’s market. They started packaging fruit and going to the seniors’ homes each morning at the request of an administrator in one retirement home who is married to an orchardist. They bought their

juicing equipment from Nicole Bullock at Kelowna Land and Orchard when it shut down and hired her winemaker, Bradley Cooper, to learn to make cider and iced cider. Happenstance has played a big role in their expansion—though not when it comes to the farm tour. Loretta pondered working with the Central Okanagan’s Economic Development Commission’s agri-tourism program for over a year before signing on. The business planning it took was murderous work, but it was her involvement with the program that ultimately flushed out the tour opportunity. Kelowna Land and Orchard Company closed its doors in 2010, citing a family inheritance matter. With it went one of the pioneering agri-tourism operations in the area and a tourism staple—the farm tour. Riding on a tractor, learning about where food comes from is a big thing in tourism circles at the moment—30 per cent of the global tourism market is education-based— and it speaks to the roots of the Okanagan. “There’s definitely an interest and it’s a growing interest in Canada,” says Nancy Cameron, Tourism Kelowna CEO. “A lot of people don’t

There are new rules that will affect what residents can and can’t put in their blue curbside recycling bins. Starting May 19, items such as milk cartons and aerosol cans will be accepted in the curbside bins. For the first time, residents will be able to take styrofoam to depots for recycling. However, things like plastic grocery bags will no longer be accepted in the blue carts. Those items can still be recycled, but residents will be required to take them to a depot to be recycled. As the new program rolls out, depot users will

also be required to sort their recyclables into several categories, including paper products, containers, plastic bags and overwrap, white styrofoam, coloured styrofoam and glass. “When residents arrive at the depots, they’re going to have to do a little more sorting than they’re accustomed to,” said Cynthia Coates, waste reduction facilitator with the Regional District of the Central Okanagan. “Right now everything, paper and containers, (are) all being commingled. When they get to the depot starting May 19, (residents) are going to have to be separating their paper from their containers.” That separation isn’t

also represents a major financial shift, which will result in increased costs for producers of recyclable materials. “Historically our curbside and depot programs have cost approximately $3 million to operate on an annual basis. “Through Multi Material BC taking over these programs, the Central Okanagan local governments (will see) either cost avoidances or revenue streams of approximately $3.5 million per year. That will likely result in deductions in taxes and utility bills for local residents.” In 2011, the provincial government updated the Recycling Regulation to require companies that introduce packaging and printed paper into the residential marketplace assume responsibility for managing the materials after residents discard them. Allen Langdon, managing director of Multi Material BC, said MMBC’s first-year budget is $85 million, which will be funded by the fees paid by the producers of those materials. He added the goal in the coming years is to increase the recycling rate in B.C. from the current 50 per cent to 75 per cent.

To the editor: It is with profound gratitude that I write this letter. On the evening of Feb. 18 I experienced an illness that included fainting spells, strong nausea and profuse vomiting. I was taken by ambulance to emergency at Kelowna General Hospital. I was then rushed to the trauma unit. There a bevy of nurses and doctors took the greatest care of me. I remained there for 13 hours. When I became lucid I couldn’t help but notice how beautiful the ladies were and how handsome the men. As I watched them diligently perform their duties, I couldn’t help but think of the TV show Grey’s Anatomy. I found it amusing to feel like I was experiencing My Own Grey’s Anatomy. By 3 a.m. of the 19th I was feeling so much better. I couldn’t sleep so two of the nurses would come and check on me regularly. During these times we talked about life and other things. It was so soothing. By 9 a.m. it was decided

Little human bark to ring in Mother’s Day L ast Mother’s Day I gave my new little human a big squeeze, and told him of the importance of the occasion we were observing. Thanks to his debut, no longer would I have to feel guilt about the present I forgot to buy, or the card that would inevitably go into a pile of things-I-meant-to-mail. Instead, I figured, I’d get to call my mom, thank her for her tour of duty, apologize only for my teenage years, and dole out some much deserved love. Then I could lap up all the rewards from the one important day of filial

piety in the western calendar. I’d passed the burden of being disappointing on Mother’s Day down to my little human. Of course, a year ago I had no idea how little Kathy humans grew, let alone Michaels what motherhood was all about. Both are still a work in progress. What I do now realize, is that on Sunday I’ll more likely be watching my little human lap up something from his dog bowl. Currently he is fashioning his actions after our two pooches. He’s done things like put his cookies in a dog bowl to demonstrate a remarkable no-

He’s fetched his nerf football with his mouth, curled up for a faux-snooze in a dog bed and joined the chihuahua as he barked through the windows at the many squirrels posed to make an assault on the homestead. He thinks all of these new tricks are hilarious, while our senior citizen chihuahua clearly feels he’s suffering too many indignities at the hands of the new human. So Mother’s Day, for me, will be nothing like I imagined a year ago. Refereeing my dogs is way more fun, anyway. Being conventional has never been my bag. I don’t like roses, carnations— most of the flowers that you’re suppos-

ed to buy for these occasions. I’m not keen on store bought cards because the whole concept of Hallmark is irksome. There’s something creepy about receiving a stranger’s loving musings. Chocolates get a pass on the Grinch-o-meter, mind you. Point is—and I know that saying this puts me in a league of disgustingly saccharine humans—this year I realize that being a mom is an absolute gift in itself and when my little person wakes up in the morning and gives me a stink eye for disrupting his dog-nap, that’s all the Mother’s Day cheer I need. I myself have been in touch with the provincial government in Penticton’s Environmental Protection division recently and heard back from one of their officers as follows: “Good Morning, “I was in Kelowna on Thursday [April 24] for other work and noted the situation myself. I went to the plant, requested their permit and performed an inspection on the day of the occurrence. Follow up work is being carried out this week including requests for calibration certificates and plant emis-

sion data. “I appreciate your report and am working to rectify the situation. “Thank you for your report.” Maybe this time the provincial government will take our complaints seriously, but I also strongly agree with Mr. Drinnan that our city hall needs to be very active in monitoring and dealing with complaints regarding the emissions from Tolko. The city staff have currently only been deflecting any complaints directly to Tolko’s PR department, and no one from council seems to dare speak out on the issue. To the editor: I wonder why some people lack the ability to do their homework when they purchase a property. (Easter ‘Bully’ Shatters Peace All Weekend, April 29 Capital News.) If you do not like the sound of gunfire why would you purchase a house near a gun range that has been there for over 100 years? Maybe we need to investigate adding a caveat to all property located within a five km radius of any range that property owners are not allowed to file noise complaints. Mark McKellar

Keep the water’s edge for people before offices To the editor: As I walk along our amazing downtown lakeside in winter and summer, from the marsh to the bridge, it is not by accident or without foresight that our citizens can enjoy this part of our city, and share it with our visitors. First, let me commend the Kelowna city staff and council for giving opportunity to see the vision for our community. Sometimes one thing can rise to prominence and limit perspective on the whole vision. I can see that every department has had a part to develop and care for our lakefront. The access has improved in ease and safety for young and old alike. Who knew simple joy could be had with the freedom to walk along our lake. The

improvement to the walkway in front of the yacht club is a bonus. The media announced the roundabout and the re-alignment of the area for the buses [Queensway]. That seems to allow for better traffic flow. The development of the [proposed] hotel on the other side of that roundabout is also on the council table. So much is focusing on the lake end of Bernard Avenue neighbourhood. I need help understanding the necessity of having a new building for the Kelowna Tourism right next to the lake and the proposed hotel development. The greater square footage of the building is for administration, with the building height considered at two storeys. Did I mention it was right by the lake? A world-class architect could design a beautiful

building and it would still be two storeys overlooking the lake. For whom? If there are enough funds for a new building, could an option be to build it on the other end of Bernard, a great starting point for the new visitor. Or how about by some of the new areas being developed around the downtown library? It would allow for a flow of traffic and a natural roundabout by Prospera Place. Surely the need for an open parking area, safe for the new visitor and our citizens, would put a building in the midst of a natural walkway off the table. Do we need visitor information? It also uses chlorine. The city has also upgraded its waste water treatment facility since then, spending $50 million on that project.

Grammy award winning singer-songwriter Sarah McLachlan will perform in concert at Prospera Place in Kelowna on Friday, Oct. 24. Tickets for the concert go on sale Friday, May 9, 10 a.m. The Kelowna date is part of a 19-city cross-Canada tour that McLachlan is doing this year in support of her eighth album, Shine On. McLachlan is one of the most celebrated musical artists that Canada has produced. She is an eight-time Juno Award and three-time Grammy Award winner. Beyond her hit songs such as “Surfacing,” “Building a Mystery” and “Last Dance,” McLachlan earned praise for her supportive efforts for the Lilith Fair tours which both showcased emerging female musicians and raised $7 million for local and national charities during the event’s three-year run. As well, McLachlan founded her own non-profit organization in 2002, the Sarah McLachlan School of Music, an initiative to provide afterschool music education for at-risk and underserved kids who otherwise would have no access to music program-

THEATRE

One of the most popular musicals to come out of the American theatre scene in the last half century, “The Music Man” will march into the Kelowna Actors Studio for performances from May 21 to June 7. The Music Man debuted in 1957 with a story line and music as vibrant and popular today as they were to audiences back in the 1950s . In the Kelowna Actors Studio production, the musical tells the story of con man Harold Hill, played by Nathan Flavel,

who travels to the small town of River City, Iowa, to earn his fortune. But there’s trouble in River City as Hill, claiming to be a professor of music, convinces the townspeople they need a boys’ band to save them from corruption and plans to run away once the town has paid for the instruments and uniforms. His scheme falters when he falls in love with the town piano teacher, Marian Paroo, played by Rebecca Field. Even though she knows he’s a con man, Marian loves him for the hope he has brought to the town. Hill runs into an old friend, Marcellus Washburn, played by Brandon Shalanksy, who tries to persuade Hill these “stubborn Iowans” won’t be fooled by the “professor.” This, of course, piques Hill’s interest and he takes up the challenge with gusto, explaining to the citizens of River City that they have, “Trouble with a capital T that rhymes with P and that stands for Pool.” River City’s Mayor Shinn, played by Actors Studio favourite Ron

CONCERT

The Musaic Vocal Ensemble’s spring concert will be presented at St. Michael and All Angels Cathedral, 608 Sutherland Ave., on Saturday, 7:30 p.m. Musaic is a highly acclaimed 40 voice choir, based in Summerland, and with singers from throughout the Okanagan. They perform a wide and entertaining array of classical and contemporary music. Musaic is touring the valley this spring in preparation for the group’s upcoming participation in the international choral festival. It called KATHAUMIXW, a Salish word meaning “a gathering together of different peoples,” held every two years since 1982 in Powell River. Choirs are selected to attend through an audition process, with participating choirs this year representing Canada, the USA, New Zealand, Uganda, Russia, Slovenia, the Czech Republic and Taiwan. The 17th annual Peachland World of Wheels returns for the upcoming May long weekend. More than 10,000 spectators and more than 500 classic and antique cars are expected for the largest one-day event in Peachland on Sunday, May 18. Peachland World of Wheels began in 1997 with about 100 antique and classic cars in down-

day’s Flag Day ceremony. Those gathered for the Royal Canadian Legion ceremony paid homage to those who fought in previous wars for Can-

ada and marked the anniversary of May 8, 1945, the day when the Allied Forces claimed victory in Europe. A flag ceremony was

held and speeches were delivered, but when the formal part of the day ended, those in attendance were invited to place a Canadian flag on the

graves of those who had served in war. By the end of the afternoon, across the graveyard tiny Canadian flags could be seen waving.

Kelowna Minor Hockey product Anthony Ruggiero will follow in the foot-steps of several Kelowna players who have worn the C as the captain of the Kelowna Chiefs junior B team. The Chiefs named the 19-year-old Ruggiero its captain this week and the KMHA product will be on the ground all summer taking part in community events for the Chiefs. “He’s a good leader, a good competitive guy and he’s local,” said Chiefs general manager Grant Sheridan. “We do a lot of community events all summer so we need to have a guy on the ground who is here to take part in the those events and lead some of these young guys.”

After being acquired in a trade with North Okanagan near the end of the season, the 6-foot1, 190 pound Ruggeiro impressed the KIJHL’s Chiefs with solid play and leadership down the stretch, despite some nagging injuries. He managed two assists in the final 15 regular season games after playing the first 33 games with the North Okanagan Knights. “He played most of the end of the season and the playoffs banged up and it was never an issue,” said Sheridan. “We were really happy with his work ethic and his ability to compete.” Ruggiero replaces Jordan Salahor as Chiefs captain and follows in the foot-steps of several local captains the team has had in its history, includ-

ing Kyle Clerke and Dane Rupert. “We want someone here to support the community and create a buzz about the team,” said Sheridan. The Chiefs are taking part in several community events throughout the season. This past week they were involved in McHappy Days and there are also plans to take part in the annual May Days Parade and a handful of other events this summer. The team is also coming off what Sheridan called the best spring camp the team has ever held in terms of the quality of players that took part in the camp at the end of April. PEACHLAND cyclist Evan Guthrie is heading to two Canada Cup races in Quebec next week continuing to race his first full season as a senior athlete.

Peachland mountain biker Even Guthrie is off next week to ride in a pair of Canada Cup mountain bike races, competing in his first full season as a senior athlete, having graduated out of the Under-23 level and into full time racing against the best cyclists in the world. Guthrie, 23, spent three months training early this year in California where he also took part in pair of early season cross country races in a new

US Cup series, where he had one of the best performances of his career, narrowly missing the podium in one of the events and holding his own against top riders from the USA and Europe. Now Guthrie is heading east, continuing his first full season as a senior rider, beginning with the Canada Cups May 17 and 24 in Quebec. “I feel confident going into this year,” said Guthrie. “I’ve trained more than ever and feel like I’ve opened a new door on what is possible. I felt like

the past couple years there wasn’t much improvement, but I’ve changed some things up and made some new goals and I was able to race faster early in the season.” Guthrie is focusing this year on the Canadian national championships, where he will be looking to make a name in his first full season as a senior competitor. Guthrie says a solid performance at the nationals will have him on the radar for Team Canada and open doors to race as a member of Team Canada.

“There are a few guys in Canada that are really fast and then there is a little drop off and I’d like to be one of those guys pushing and looking to get into the top five in Canada,” he said. “This year I feel more positive than ever. I’m pretty excited to see where things go.” A student in Okanagan College’s business program, Guthrie has a budget for racing for the year that sits at $20,000 as he travels around Canada and to the USA and

The setting at the Apple Bowl agreed particularly well with six athletes who each won three individual gold medals. In the senior division, Rutland’s Jerome Blake captured the boys 100 and 200 metres, and long jump events in convincing fashion, while Keely Watts-Watling of KSS took first in the girls 100 hurdles, long jump and shotput. Okanagan Rockets forwards Liam Finlay and Tyson Jost have been named to the 2013-2014 BCMML All-Star team. Both players are coming off record-setting seasons for a Rockets team that pushed its season all the way to a Telus Cup birth in Moose Jaw. Finlay became just the second player in Rockets history to crack the 100-point plateau for his career. At the Telus Cup, Finlay was named the tournament’s most sportsmanlike player. The inclement weather did little to dampen the spirits of competitors last weekend at the first edition of the Fresh Air Kelowna Cherry Blossom Triathlon. Athletes from B.C., Alberta and Washington gathered for the inaugural event, which featured a 700-metre pool swim at the H2O Aquatic Centre, followed by a 21 km bike ride up into East Kelowna. A fast, furious, and very scenic, 5 km run completed the trio of disciplines, with athletes making their way around the Capital News Centre marsh trails, Michaelbrook Golf Course and the Mission Greenway before crossing the line back outside the H2O. The event was directed by local Olympians Malindi Elmore and Graham Hood, along with James Young of the Kelowna Triathlon Club, no strangers to the racing scene. The competition was fierce with Vernon’s Nathan Champness taking the title in the men’s race with a time

of one hour 3 minutes 28 seconds. Second-place finisher Kelowna’s Jake Van Allen needed his race best 17:47 run split to fend off fellow Kelown’s Chad Reid who arrived in third, a mere 18 seconds behind. Penticton’s Jen Annett overcame a blistering 1:30 swim deficit, laid down by Kelowna’s Carmelle Guidi-Swan, to take the women’s title in a time of 1:12:13. West Kelowna’s Claire Young arrived in third place with a scorching 20:28 run split. “It was an amazing day, I feared the worst when I woke up to the rain but the competitors and volunteers were incredible,” said race co-director James Young. “Despite the conditions athletes were smiling, spectators were going crazy, the volunteer enthusiasm was huge and the athletes fed off of that. It was just a great event; a great buzz and a joy to organize. A big thank you to our title sponsor ‘Fresh Air’ too, they played a huge part in making this a success.”

Friend’s demise proves premature

t is rare (very rare) when I can honestly say I am glad to turf a heart-felt, tear-touched, freshly written column into the computer trash bin just before it is submitted for print. I gladly did so about two minutes ago and with little time left on my column deadline clock. It is Thursday morning and I can only gleefully chuckle and smile as I scramble for creative thoughts to fill this space after trashing my readyto-run copy. The reason for my enthusiasm is simple. I had written a column saying farewell to a long-time friend and inspiration. When a family member of mine suggested they had heard a few days ago that a friend (I will call him Jack) may have died I was devastated. Charlie Hodge was surprised that I had not seen anything about ‘Jack’ in the news (after all he is fairly well known) I sat down and began to write a tribute to him. This morning I decided I had better confirm his demise and see if indeed his funeral had already been held. Still, no news coverage. My wife (wise Tez that she is) suggested I check the obits, so I did. It turns out to be a case of mistaken identification. Apparently (and thankfully for my ‘Jack’ and his family) he is still alive. I admit to a sense of guilt at feeling relief regarding a stranger’s demise. Such a feeling is understandable but still somewhat uncomfortable. However, I likewise admit great relief in not announcing to the world that a well known friend of mine was dead before they actually are. That sort of thing tends to damage friendships. Ironically it was less than a month ago that a similar scenario happened involving myself. Recently a dear friend of mine lost his father named Charlie. It’s always reassuring to know that one is still alive, even if they feel pretty beat up from too much fun the night before. As for my buddy Jack, he’s still alive and kicking with probably no idea I missed him. Speaking of alive and kicking, a very sincere and hearty congratulations is due to long time buddy and Okanagan icon Don Burnett. A well known Kelowna gardening guru, Capital News gardening columnist and rock drummer, Burnett can now add Black Belt first Dan to his list of accomplishments. I was honoured to attend his final black belt testing and presentation last Saturday at the Quest Martial Arts Academy. He has been intensely studying tae kwon do for more than six years and continued to persevere through some difficult challenges in order to get his belt. Not only did he have to learn all the various techniques that are physically demanding and challenging, he also learned a great amount of the history and philosophy behind it. Overseeing his years of training and tests has been instructors fourth Dan Chris Rowe and eighth Dan Master Dan Zaleski. I have had the real honour of being close to Don Burnett since our parents worked together the 1960s. My mom and Don were very close friends and as a kid I worshipped Donny as my hero because he was a rock’n roll drummer. I have been well aware of how hard Don has worked and how focused he was on achieving this milestone, so I share with his wife Donna, family, and many friends in a hearty congratulations. I also want to give full cheers to Rose Sexsmith and Glenna Turnbull in acknowledging their recent selection as winners of the Kelowna Civic Awards. Glenna received hers for work in the arts and Rose as woman of the year. More on both of these angels in a future HodgePodge column. Well done ladies!

HANALEI, Hawaii—On the North Shore of Hawaii’s northernmost island, the earth writhes like a topographer’s fever dream—3,000-foot cliffs, plunging waterfalls, tangled green valleys and sharp, serrated ridgelines. That’s the Na Pali Coast. Just east of those cliffs, Kauai’s Kuhio Highway carries you past taro fields, a seaside village, a two-mile crescent of sand and a 300-foot pier that’s dwarfed by mountains, greenery and surging surf. This is Hanalei Bay, which Hollywood would have had to create if Mother Nature hadn’t. You might know this neighbourhood from the film South Pacific (1958). Or The Descendants (2011). Or—attention, TV geeks—the pilot for Gilligan’s Island (shot in 1963). If Waikiki is the classic crowded Hawaiian

beach, the North Shore is the iconic coastal outpost. But everything looks a bit different when you get up close. So L.A. Times photographer Mark Boster and I arrived in February, eager to poke around when the crowds are smaller and the surf is bigger. Our timing on this trip was not good. We rolled in amid sluggish traffic, thanks in part to Kuhio Highway’s many beloved one-lane bridges and in part to high occupancy in the Hanalei-adjacent resort area of Princeville. The waves were not just big but massive and sloppy, forcing cancellation of most watersports and boat tours. Strong winds, sometimes gusting close to 40 mph, grounded helicopter tours. Clouds filled the sky for days. Our first purchase, two bags of groceries in Kapaa, came with a bonus population of bugs. Greater Hanalei (population about 450) didn’t feel quite like paradise. But even then, it

was easy to look at. For me, the center of gravity was the Hanalei Pier, so I spent a lot of time there as fishermen angled for bonefish, local kids leaped into the surf near the “No Jumping” sign and feral roosters (endemic on the island) pecked at stray coconuts. One day on the pier, I met Abe Rivera, 15, who strolled up cradling a feral piglet that he’d caught in the mountains on a bow-hunting expedition with his dad. Another day, Erika Green of Waldorf, Md., turned up in her wedding gown, trailed by her new husband, Tim Green, and wedding planner Diana Gardner of Alohana Weddings. “Most beautiful place on the island,” Gardner said as the Greens trod the pier like models on a runway. “And no one else on the beach!” Well, almost no one. About 45 years ago, Howard Taylor, the brother of actress Elizabeth Taylor, bought several acres at the end of Kuhio Highway by Haena Beach, eight miles west of Hanalei. He couldn’t get permission to build, so he invited a band of hippies to live on his land. For most of the ‘70s, Taylor Camp housed dozens of free-thinking refugees from the mainland. One is Andy Irons, who won three world surfing championships in the 2000s but died in 2010 at 32 when his heart failed after “mixed drug ingestion.” The other is surfer Bethany Hamilton, who was 13 in 2003 when a tiger shark at Tunnels Beach tore off her left arm. Hamilton recovered, returned to surfing and inspired the movie “Soul Surfer” (2011). On March 21, Hamilton won the Surf N Sea Pipeline Women’s Pro at Oahu’s Banzai Pipeline. Other stickers we saw all over the North Shore say “Defend Hanalei”—part of the debate over a developer’s plans to build an 86-unit hotel and 34 homes on the ridge between the Ha-

nalei River and the St. Regis. That ridge held the Hanalei Plantation Hotel in the ‘60s and a Club Med in the 1970s but has been idle for more than 30 years. One morning we hiked up there, and when I found the stage where staffers and guests must have danced to the old Club Med Hands Up song, I felt like Charlton Heston spotting the Statue of Liberty at the end of Planet of the Apes. I understand the locals who lament that tourists and the rich have taken over the North Shore. But I don’t think those people are fully in charge yet. If they were, the res-

taurant service would be faster. Parking on the sand would be banned at Black Pot Beach. Those one-lane bridges on the highway would be widened. And that would be a shame. It’s the weather that’s really in charge here: the big waves, the heavy rains on the erosion-carved mountains, the hurricanes and tsunamis that arrive now and then to ravage the coast. In fact, it was an iffy decision, toward the end of our visit, to ignore the low-hanging, rain-heavy clouds, wrestle a rented kayak into the water at the river’s mouth and paddle

Buyers who like the idea of a big luxury car but also want something a bit sportier will enjoy the dynamic stance, especially combined with the oversized sports wheels. Oversized is also a good way to describe the A7s grille, which is framed by an aggressive set of headlamps and deep front spoiler. The back is much more subdued and the rear lights look almost Aston Martin-inspired. Inside The downside to the swept roofline and large hatchback is the amount of headroom for rear seat passengers. Taller passengers might find it a bit snug and big items might not fit in the cargo area. This is why Porsche produced the Panamera sport-back, with a much higher roof for full-sized adult passengers. The reality is that many professions who can afford

this car will more than likely have a family SUV for those times when larger adults or cargo needs to be moved. The front seats enjoy a view to a sumptuous dashboard and luxury filled experience. The best material are used and I find Audi’s computer controller to be one of the easiest on the market. Drive Audi uses a variation of its 3.0L direct injection turbo diesel in five of its models from the practical Q5 and Q7 SUVs to the A6, A7 and A8 sedans. This A7, along with the Q5 and A6 get the newest version of this engine sporting a bump in torque from 406 lb.-ft. to 428 lb.-ft. Torque is what it is all about with diesel engines. The ability to get away from a traffic light and cruise along at highway speeds makes a diesel engine a rewarding vehicle to drive. Put the throttle down and this big luxury sedan just rockets away, the way a huge V8 would have in years past. The up side is that the driver gets all that power but also impressive fuel economy, something that had eluded luxury

Verdict The Audi A7 is a lovely car; filled with sex appeal, performance, luxury and prestige but it all comes at a price. Starting at $72,900, the diesel is a $2,500 premium over the base A7. The owner could recapture that additional money over several years of driving thanks to the improved fuel economy. This technology is also available in other, less expensive models, so don’t be too shocked by the starting price. One thing Audi does not have is a 4-cylin-

Mazda3: Cdn vs US edition During a recent short stay in Los Angeles, I drove a Mazda3i Grand Touring. It’s a trim level that’s not available in Canada, even though Mazda3 is more popular (comparatively) in Canada than in the US. And price, well, that also turned out to be a surprisingly interesting comparison. It’s easy to understand why so many Canadians already love Mazda3. The 2014 edition is an improved all-new generation car that’s already been voted Canada’s Best New Small Car, by the Automobile Journalists Association of

engine and a 6-speed manual transmission. An automatic is an option in the US and there’s also a 3s GT edition with the 2.5-litre engine (manual and automatic). The 2.0-litre engine was available last year in Mazda3, but the new body allows a larger exhaust manifold and this improves its mid-range torque output. It’s definitely better, but still not great. That said, overall I really like this engine and crisp-shifting manual transmission combination and the fuel economy was outstanding.

Linda Keillor has passed away in Kelowna on April 12, 2014. Multiple offer New home building cooled off in April sale scenarios starting to occur ▼ HOUSING STARTS

Housing starts in the Kelowna Census Metropolitan Area (CMA) were trending at 1,324 units in April compared to 1,422 units in March, according to Canada Mortgage and Housing Corporation. The trend is a sixmonth moving average of the monthly seasonally adjusted annual rates (SAAR)1 of housing starts. “Kelowna area single-detached home and multi-family starts trended down in April, pulling back from levels recorded during the past few months,” said CMHC Market analyst Paul Fabri. “The trend measure for multi-family starts was expected to move lower following 2013’s fourth quarter uptick in rental and apartment condominium construction.” CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the

month to the next. The standalone monthly SAAR was 979 units in April 2014, compared to 1,346 units in March 2014. Actual Kelowna area housing starts were up slightly in April 2014

from 2013 levels. The Kamloops area starts trended higher in April 2014, with single-detached home starts accounting for most of the increase. In Vernon, housing starts, led by the multi-

family home sector, were also up compared to one year earlier. Single-detached home starts recorded smaller gains. In Prince George, both April and year-to-date housing starts were similar to 2013 levels.

High-ratio mortgage regulations tightened again The Canada Mortgage and Housing Corporation has tightened the rules further on qualifying for high-ratio mortgages. This is the fourth time in the last two years the rules have changed for mortgage applicants with less than a 20 per cent down payment. These changes are meant to weed out marginal buyers and curb excessive speculation in the housing market, particularly as speculation is ongoing about a rise in interest rates.

The fear for CMHC had become too large a player in the market, with about $560 billion in outstanding mortgage insurance on its books, leaving Canadian taxpayers exposed to risk should there be a housing crash. So as of May 30, CMHC now says it will no longer insure purchases by self-employed workers without third party income validation. As well, buyers looking to purchase a second property will have to provide a 20 per cent minimum down payment.

CMHC estimates these changes will affect less than three per cent of the mortgages it insures. These mortgage options have experienced an increased scrutiny over the past year and already had become difficult to qualify for. So the impact of these latest changes is not expected to be significant on the housing market. Other changes that have also been adopted include reduction of the maximum mortgage amortization period from 30 to 25 years; home refinancing reduced from

85 to 80 per cent of the property value; properties with a value exceeding $1 are no longer eligible for mortgage insurance and thus require a minimum 20 per cent down payment. he Kelowna real estate market is really heating up, as sellers and buyers are feeling the pressure of the continued low inventory and escalating sales. The sales statistics for April reflect the continued predicted increasing sale numbers, showing that single-family homes were up roughly 22 per cent over the same month last year. For April, 262 propREAL ESTATE erties were sold, up from RUNDOWN 216 last year. Condominiums faced an even more substantial jump as sales were up a whopping 53.33 per cent last month. Perhaps the Ceinwen days of the saturated conMorgan do market have ceased, with jump to 92 units sold in April from a mere 60 in 2013. Townhome sales are also following the condo market trend, as April sales were up 47.17 per cent over last year, a difference of 78 properties sold compared to 53 the previous year. Inventory in the Central Okanagan is still lagging behind as it appears a substantial number of potential sellers are still sitting on the fence, not sure if now is the best time to list their property. Total inventory for single family homes has dipped to almost 20 per cent below last year’s numbers with a total of 1,302 properties currently on the market. Last year’s number for year-to-date reflected almost 1,600 properties listed on the MLS. The condominium inventory also has also faced a depleting number of units on the market, currently standing at 683 listed on the MLS compared to 807 at this point last year. With inventory remaining low and sales continuing to increase, buyers are starting to feel the pressure from reduced options, curtailing their time spent waiting to “pull the trigger” with an offer on a house. That is also leading to a re-occurrence of the multiple offer scenario that was prevalent during the boom years in the Central Okanagan housing market between 2002 and 2008. Although this article is about current real estate market stats, let me add there is always more to a real estate transaction than just buying or selling a house. While you can purchase a home and fill it with material items, it takes something more than that to make a house have the warmth of being your family home.
