Before you begin renovations... Evaluate before you renovate For renovations to be profitable, you should be able to recover the investment when you resell the home. A good rule of thumb is that renovations should not increase a home’s value to more than 30 percent of that of neighbouring homes. Otherwise, this investment will be hard to recoup. Professional contractors always provide clients clear, easyto-understand contracts. Since they are legally binding, it is important that what is described in the contract is exactly what you want. If a contractor refuses to sign a contract, change contractors. Each contract is unique. Nevertheless, all contracts should include the address where the work is to be done, your name and address, and the name, address and telephone number of the renovator. Contracts must include detailed descriptions, schemes, a list of materials to be used, the type of work, a provincial construction license, a clause stipulating that work must conform to applicable codes, and the start and end dates. Contracts should also indicate who is responsible for obtaining permits, licenses and certificates; the renovator’s responsibility to remove all waste as soon as the work is finished; guarantees which explain exactly what is covered and for how long; insurance against any material damage caused by the contractor; and the total cost and method of payment. A few renos before Jack Frost starts to nip Like it or not, for most of us the cold weather arrives good and solid by the first day of winter, on Dec. 21. So you’d better get to work if you want to make your home warm and cozy before the winter season!

An electric heated floor can be installed under ceramic and stone tiles or floating floors. According to some experts, hardwood flooring should be avoided, as it can warp with the heat. Heated flooring is installed on a plywood underlay or in an insulated concrete slab.

Adequate insulation

For a home to be healthy and comfortable, it has to be airtight, well insulated, and well ventilated. If the walls and floors are cold, if the heat is not evenly distributed, if heating costs are exorbitant, or if there is mold on the walls then the home is not properly insulated. Consult a specialist in order to choose the right kind of insulation and consider hiring him or her to install the materials. For insulation to be efficient it should not be packed down and there should be no gaps around it.

Choosing the right location for this appliance is extremely important — if possible it should be located in the basement, in the middle of the home, or close to a staircase. That way, the heat will be distributed more evenly. Be sure to purchase an appliance with controlled combustion or one that is EPA-certified by the U.S. Environmental Protection Agency.

Lose your old lighting habits Whenever one of your old incandescent bulbs burns out, replace it with an energy efficient compact fluorescent bulb (CFL) or LED light. Get into the habit of turning out the lights when you leave a room. A small LED nightlight is a great way to keep hallways and kitchens glowing when you still want a cozy light on elsewhere in the house.

Panelling and paint, no longer plain Panelling is making a comeback

The latest trends in paint colours

Decorative as well as practical, panelling is making a comeback because of its many advantages — it is easy to install and is an inexpensive thermal and acoustic insulation. In the past, panelling always consisted of narrow strips of stained wood. Now, however, strips up to 40 centimetres wide are available on the market; they come either varnished or left in their natural state. The latest trend is not to panel the entire room but rather to combine different materials on the same wall. Laying the strips horizontally also gives a more contemporary look. One thing is certain: today’s panelling is no longer used just to hide defects in the walls! Panelling can dress up a headboard or bring a refined touch to part of a wall or to an entire accent wall. Various types of wood are used for paneling. Soft woods offer white, uniform panelling with blond accents, and distressed wood is a great choice if you want to create lots of texture with its wind-worn, rustic look. Another great choice is smooth wood paneling whose grain is still apparent. Laying panelling requires a wood framework with spacing of 40 to 50 cm between each length of wood. Tongue-and-groove panelling fits together easily and can be nailed or stapled in place. Gluing the strips is not recommended, as the glue can stain the panelling over time. It is also possible to affix the panelling directly onto the wall without a frame; however, with this method, the wall must be perfectly straight and dry.

Home improvements to protect children Parents understandably consider their home a safe haven for children. But the home actually plays host to many childhood injuries over the course of a typical year. When improving your home this season, take steps to decrease the likelihood of accidents by targeting the areas where injuries are most likely to occur. Slamming doors and windows: Amputations to fingers as a result of slammed doors and windows are a leading emergency room injury. This painful injury is easily remedied by putting foam or plastic guards on windows and doors so they can’t fully crush fingers if they are accidentally slammed. Also, high-placed latches on windows or doors that are off-limits can reduce the

chance for injury. Stairs: Statistics indicate that more people end up in emergency rooms because of fall-related injuries than from any other cause. Falls down stairs are a leading cause of injury. Adequate lighting around staircases can illuminate open stairwells. Non-slip treads on stairs can help prevent falls, as can replacing carpeting on stairs that is bunching or separating from the underfloor. Be sure handrails are sturdy so they can be used. A pressure-mounted gate at the top of stairs can block the stairs to prevent falls if a child is wandering around at night to visit the bathroom or another instance. Window safety: Falls out of open

windows are another startling statistic, with thousands of young children being susceptible to injury every year. Window guards that cover the open window with grating or metal bars, or locks, which prevent the window from opening past a certain height, can help prevent window injuries. It’s also important to keep furniture away from easily opened windows. Electrocution: Children are curious by nature, and open outlets or wires and plugs will certainly attract their attention. Consider hiding wires beneath plastic covers for this purpose. Upgrade wiring if the house is old and if there are frayed wires or faulty outlets or switches. Use outlet covers on all exposed electrical outlets.

trapped in the venting, which I hadn’t bothered to change, caught on fire. It not only damaged the venting, it damaged the entire dryer -- resulting in the purchase of a new dryer. Luckily no one was hurt. I’ve since learned my lesson.” 5. Following every trend. Anyone who has a harvest gold or avocado green appliance collecting dust in the garage or basement knows how interior style choices come and go. Instead of jumping on every trend (granite countertops and stainless steel refrigerator, for example), think about what will work for your home and be timeless.
