Protect Your Investment with a property manager

A property manager will help commercial property owners and investors protect and maintain a property in the most efficient and economical way.

In BC, two types of property managers are licensed under the Real Estate Services Act: • Rental Property Managers; and • Strata Property Managers.

Rental Property Manager To qualify for licensing, a residential and a commercial property manager must complete the Rental Property Man-

agement Licensing Course offered by the University of British Columbia Real Estate Division.

As part of their coursework preparation for licensing, rental property managers study law and legislation, professional ethics, estates and interests in land, title registration, professional liability, commercial tenancies, strata properties, contract law, agency law, negotiations and dispute resolution.

They also study market research, leases and tenancy agreements, property taxation, building design and construction, real estate appraisal, financial statements, mortgage statements, budgets - operational, capital budgets, and accounting, leasing and leases operating statements, tenant roll and arrears, purchasing - including competitive bidding, risk management , personnel management, controls, maintenance and energy conservation, operations manual development, security, taxation, insurance, environmental protection and hazardous materials, disaster precautions, environmental and hazardous materials.

A commercial property manager typically manages various types of rented commercial properties including retail, industrial and office developments, warehouses and even agricultural enterprises.

Strata Property Manager

To qualify for licensing, a strata property manager must complete the Strata Management Licensing Course offered by the UBC Real Estate Division.

As part of their coursework preparation for licensing, strata property managers study law and legislation, professional ethics, estates and interests in land, title registration, an introduction to residential and commercial property, commercial and residential tenancies, strata properties and contract law.

They also study contracts for strata management services, agency, negotiations, strata meetings and communications, purchasing, personnel management, controls, maintenance and energy controls, maintenance and energy conservation, controls, maintenance and energy conservation, insurance and risk management, security, environmental protection and hazardous materials, building design and construction, accounting for strata corporations.

Preparing your home for sale When selling your home, it’s more than purchase price and location that will make or break a deal. How your home looks is also very important. Your REALTOR® can give you an objective opinion of what you need to do. REALTORS® have the experience and knowledge that can help identify problem areas or suggest improvements.

In most cases, REALTORS® will not suggest major renovations. A few minor repairs here and there and a thorough cleaning are usually all that are required.

Cleaning up the homestead: Almost all buyers are on the lookout for one thing -- a clean home. Many will walk away if a home looks uncared for, or make an offer much lower than the listing price. Ensure your home is spotless and free of clutter. The two most important rooms in a buyer’s mind are the kitchen and the bathroom. Pay particular attention to these areas -- they should sparkle and shine.

Making repairs: Some things must be repaired if there are problems. A leaky roof, electrical problems, furnaces, water heaters and plumbing all must be fixed before a sale.

Other things just need attention. These can include leaky faucets, holes in window screens and any broken glass, etc. If some of your walls are too dirty to come clean, you may wish to consider a paint job. Carpets and rugs should also be clean and in good repair.

Outside and In: Take a close look at your yard. If it’s spring or summer, prune the trees and

To renovate or not to renovate: Most renovations do not translate into an increase in selling price of more than the cost of the renovations themselves.

Painting, wallpapering and modest landscape improvements usually recover their costs, but major projects such as new patios, decks or additions rarely do.

Difference between market value and assessed value Every January, BC property owners receive the annual assessment notice, telling them the valuation on which their property taxes are based. Typically, there is a difference between the property value assessment on the notice and the market value determined by a REALTOR®. Home owners often what to know why.

BCA The assessment notice is BCA’s estimate of a property’s market value as of July 1 of any given year.

BCA has a database of 1.8 million properties. When a new property is created through zoning or construction, or an existing property changes, a BCA appraiser visits the site and reviews lot size, structure and other factors including whether the property is on quiet street with backyard lanes or on a busy boulevard.

BCA appraisers do not visit each property annually to update the database.

Instead, they use what is called a mass appraisal system, calculating values by evaluating prices for homes sold in each neighbourhood, or of similar units in a strata complex as of July 1 and then applying the information to arrive at an assessed value.

BCA analyzes a range of factors for each property including house type, square footage, age, heating, and even outbuildings such as garages, sheds and gazebos, as well as pools and spas.

REALTORS® A REALTORS® market value assessment is typically current. In our active local market, six months can mean thousands or even tens of thousands of dollars differences.

REALTORS® determine the value of a property by scrutinizing the most recent comparable data for homes sold in a neighbourhood on the MLS® REALTORS® also examine the exterior and interior of a property in detail, nothing alterations and major renovations, such as new kitchens or bathrooms that affect the value of a home. They also take into account view lines, architectural styles and landscaping.

Where every lot and every home on the street are generally the same, both BCA’s value and the REALTOR’S® value will be similar, assuming a stable market. Differences will likely occur in neighbourhoods where every lot on every street is different, every home’s architecture is unique and every view is distinct. Differences also occur when property owners make changes such as renovations that BCA does not know about.

Property assessment appeals Property owners who disagree with their property assessment must file a Notice of Complaint (Appeal) by January 31 of any given year. There is a formal appeal process.
