SUCCESSFULLY CHANGE CAREERS
WHAT DO YOU WANT TO BE WHEN YOU GROW UP?
T
his is a standard question asked of children, but how likely is it that we’ll grow up to be an astronaut or a princess? Unless you are going on to college, many high school graduates take the first job they can find and move forward from there. Not that long ago it was not unusual to retire from the same company you started with when you were 18. Today it is expected that many employees will change jobs every 2 – 4 years. Economic conditions, technology and self-actualization have become major factors in job change HOW DO YOU SUCCESSFULLY CHANGE CAREERS? Make a Plan. Once you have made the decision to move on with your career, you have to make a plan. Until you put it in writing, a goal is only a dream. You will need to take into account family responsibilities – and will they be there for support in what could be a stressful time. Look at re-training opportunities – what is available locally or on-line that offers the program that interests you. Are you set financially – do you have access to funds to tide you over until you are established in a new career, and would Student Loans be part of that financial support. What search strategies do you have planned when it comes time to finding that new position. NEVER BE AFRAID TO ASK FOR HELP – YOUR FAMILY AND FRIENDS WILL WANT TO HELP YOU SUCCEED Research, Research, Research. And we say again, do your research. Contact a business or organization that speaks to your career aspirations. Find out what they are looking for in their employees and how you can meet those needs. Ask if you could do a job shadow or informational interview. If applicable, become a volunteer. Utilize your personal network base, search the internet for website articles or customer comments. Technology is your friend. More than ever technology can help or hinder your job search. 45% of job leads come from the internet while 79% of employers will conduct on-line searches of job applicants. Be aware of what you post
– once it is out on social media it is impossible to take back. Today’s job search is more than just dropping of an application, electronic sources such as Facebook, Twitter, Linked-in, flicker and You-Tube are viable and successful employment tools. If you don’t know how to use these electronic options, look for free or low-cost lessons, or just ask a teenager! DID YOU KNOW THAT IN THE LAST 5 YEARS OVER 60% OF OUR STUDENTS WERE OVER 30? Be the Student. Education is never a bad investment! Whether you are 20, 40 or 60, education will help you in achieving your goals. CHOOSE TILE FOR YOUR BATHROOM
TOP 10 TIPS TO GETTING BATHROOM TILE RIGHT 1. PLAN IT OUT. Have a professional help you plan out your bathroom layout. Planning ahead allows you to communicate to your contractor all your framing, plumbing and electrical needs. It is important to know ahead of time if you plan on creating any recessed niches in the shower or other custom features. 3D Virtual Images create real life images that will allow you to see your tile choices set in place before ordering and installation. 3D imaging will also create blueprints for your construction team to follow making sure there are no costly changes later. 2. TILE SIZE If you love curved surfaces be sure to choose a small tile. Smaller mosaics are also great for the floor of your shower as they are slip resistent and are easily sloped toward drains. Mosaics can be made from real stone, porcelain, glass or a combination of all three. Use smaller tiles as accents on shower walls as well. Use larger tiles for the floor and main wall surface. This allows for less grout surface which is great for cleaning. 3. CHOOSE MATERIALS WISELY It is important to consider maintenance when choosing your tile. Natural stone requires sealing at least once a year. Marble is very porous and can stain easily and will discolour if moisture is left on the surface too long. Porcelain tiles are low maintenance and can look like real stone. Most tiles are rated for their slip and moisture resistance so be sure to research this closely before making your final choice. 4. DESIGN NICHES IN YOUR SHOWER If there is one secret I can pass on that will make your shower truly functional and fabulous it is to insert recessed niches. Niches create an organized and glamorous place to put all of your bathing needs. NO MORE CLUMSY METAL RACKS! Create interest by choosing a different tile for the walls inside the niche. 5. USE A SECOND TILE FOR ACCENT WALL Adding a second tile as a feature on one of the walls in your bathroom or shower will help cre-
ate the “mood” you want. For an earthy outdoor feel consider Ledgestone or tiles that look like wood. For a spa feel consider glass in a subway or mosaic configuration. 6. SMALLER BATHROOMS Using one style or colour of tile in smaller bathrooms will make them feel larger. Consider using the same tile but in different sizes and configurations to add interest and texture. I would also suggest using lighter hues. 7. LAY YOUR TILE OUT FIRST Before permanently installing the tile lay some of the tile out with your installer to determine important transitions. This will ensure that there are no awkward cuts or off-center grout lines. 8. USING PEBBLES Always dreamed of an outdoor shower? Create the look and feel by using pebbles! Pebbles can be used as a slip resistant floor or an accent on the wall. 9. SMALL COLOUR GLASS IS EASIER TO WORK WITH THAN LARGE CLEAR GLASS Some clear glass tiles will show trowel marks or moisture in behind so I recommend using smaller coloured glass tiles in a subway or mo-

saic formation. 10. GET HELP FROM A PROFESSIONAL Feeling overwhelmed when you get to the tile section in your local flooring store? There are so many to choose from! When you hire a professional we can easily target the right tiles for you and create a design scheme that meets your individual style and needs.

CHOOSE THE RIGHT CAR OR TRUCK
A FOUR STEP PLAN TO FOLLOW
T
oo many of us joke about how frustrating it is to buy a new car or truck. The experience need not be as bad as our jokes, in fact, it can be satisfying - if you do your homework, set up a plan and stick to it. Next to a home, a vehicle is one of the most expensive items most of us will ever purchase. It is important to purchase a new car or truck that matches your particular needs by doing your research and comparing makes and models. FIRST, BE SURE OF YOUR NEEDS Do you really need a vehicle change? Why? Get out a pen and paper and make a numbered list for your answers to the “why” question. Continue to ask the question until you run out of answers. As you read the list, you might find the answers in front of you that give insight into the type of vehicle you should be looking for. The average vehicle in North America is between seven and eight years old. The average truck owner has to face replacing a vehicle every three to four years. DO SOME RESEARCH Since the purchase of a vehicle is so important, it only makes sense that you need to be satisfied in the process. You will probably have more satisfaction buying a car that you already know its the one you want, at the price you can afford and that you know is fairly priced and will be properly serviced in the future. This takes some research. Once again, take out pen and paper (or computer) and consider these vehicle categories: pickup truck, car. WRITE DOWN YOUR ANSWERS TO THESE QUESTIONS: 1. How may kilometers per year do I think I’m
going to put on this vehicle? 2. On average, how much time per day will I be spending in the car? (Example: three hours). 3. What type of driving will I be doing in the vehicle? (Example: 60 percent city driving, 30 percent highway driving, 10 percent off-road or towing). Bring in your financial research. Write down the budget numbers you have come up with to see what down payment you can comfortably make and what monthly payment you are able to afford. (Example: $3,000 down from savings and a $400 per month payment figured after the household budget work has been done). Now, write down all the reasons the vehicle is needed. Remember, this is the list you worked out when you first decided that a new car was worth looking into. (Example: daily commute to work, taking the kids to school along with soccer practice after school, a yearly vacation, trips to the grocery store, or to the hardware store, etc.). The more comprehensive this list, the more in-
sight you’ll get as to which new vehicle is best for you now. Advance work on your financing will save you money and better prepare you. Research your financial support. Check all types of financial options - banks, credit unions, home equity loans vs. auto loans, dealer financing vs. dealer rebates. If the dealer’s deal is more attractive than what you are pre-qualified for, then go for it. If not, you can still go home with a new car for the family, at the deal you’ve already worked out with your financial institution. STICK TO YOUR PLAN You’ve got the plan; now stick to it for your new wheels. FIVE TIPS TO REMEMBER 1. Ask your dealer for brochures on the latest new vehicles; 2. Drive a few cars before making your buying decision; 3. Check comparable vehicle insurance rates before buying; 4. Research vehicle safety; 5. Get the best extended warranty you can.

TRANSFORM YOUR BODY TRANSFORM YOUR BODY WITHOUT SURGERY OR DOWNTIME
C
AN YOU PINCH AN INCH? OR TWO? OR THREE? The Ugly truth is we have stubborn fat And as we age gravity and genetics only make things worse. Proper diet and exercise are not enough to keep these unwanted bulges at bay. CoolSculpting® is the solution for getting back the body you want without surgery or downtime. CoolSculpting® is a revolutionary nonsurgical contouring treatment tat freezes stubborn fat, which then is naturally eliminated from your body. No needles, no surgery, and most importantly, no downtime. It’s safe, FDA cleared, effective, and does exactly what it’s supposed to do. During your consultation, your CoolSculpting provider will develop a customized Treatment to Transformation™ plan to address your specific areas of concern. This comprehensive approach may involve multiple treatments or visits and is designed to optimize your CoolSculpting results. To initiate the treatment we will position the device on your body. The device will then draw the bulge up between two cooling panels. The sensation is a firm pull and pressure - enough of a pull to ensure the selected tissue will be cooled most efficiently. An hour or so later, depending on your needs, you’re done. CAN I RETURN TO NORMAL ACTIVITIES AFTER THE PROCEDURE? CoolSculpting is completely non-surgical, so typically you can return to normal activities immediately. Some patients experience redness, minor bruising, tingling, numbness or discomfort in the treated area, but this is temporary and will resolve completely. Often times, patients return to work after the session is over. WHEN WILL I SEE RESULTS? You may start to see changes as quickly as three weeks after your treatment, and will experience the most dramatic results after two months. But your body is still flushing fat cells and will continue doing so for up to four to six months after treatment.
HERE’S THE SKINNY ON HOW COOLSCULPTING WORKS:
1) Many of us have fatty areas that resist diet and exercise.
2) CoolSculpting uses controlled cooling to target and crystallize fat cells.
3) CoolSculpting only affects fat cells.
4) Following treatment, the crystallized fat cells are gradually removed in the next few weeks and months by the immune system.
5) In the time following treatment, remaining fat cells condense reducing the fat layer.
6) Fat layer reduction in targeted area leads to an improvement in appearance.
ARE THE RESULTS PERMANENT? During CoolSculpting, the treated fat cells are eliminated. As long as you maintain a healthy lifestyle, long-term results should remain stable. HOW DO I GET STARTED? Call us today to set up your free consultation. We’ll see if you’re a good candidate for CoolSculpting and work with you to develop a treatment plan.
Now you can transform yourself without surgery with the revolutionary CoolSculpting® procedure.

PURCHASE A PRE-OWNED VEHICLE
A FEW THINGS YOU SHOULD CONSIDER
B
uying a pre-owned vehicle offers the best value for the cash investment, and provides the buyer with a wide variety of makes and models from which to choose. But with that value comes a few considerations before driving that vehicle away. Before you start scanning the papers, surfing the net or cruising the dealerships, it’s important to determine a list of wants and needs when it comes to your next vehicle. ASSESS NEEDS With the wide variety of vehicles available for ready purchase, it can be easy to be swayed by make and model, rather than by function and economy. What are you mainly using your vehicle for? Are you driving to work every day - short trips, lots of shopping? Is it mostly for longer trips, highway driving? Do you prefer a manual or automatic transmission? Do you need to consider the towing capacity? How much seating will you need on a regular basis? WISH LIST This is your opportunity to consider make, model and colour. Is there a make or model that you prefer? Do you want air conditioning or a CD player, do you have a penchant for leather seats or prefer fabric? Insure you take the opportunity to lest drive the vehicle. BUDGET This is the time to consider value over price. If you have a strict price range you need to stick to, consider how you can get the best vehicle for the amount you are prepared to spend. Does this mean getting less wish list extras to ensure all the ‘needs’ are taken care of? If spending less now means more money will be spent on maintenance within a year, is it better to find a bigger budget? WHERE SHOULD YOU BUY YOUR USED VEHICLE? There are many options for finding a used vehicle - from private owners to dealerships. Although we can’t say you will definitely find a better vehicle or receive better service from any one of these, the dealer has more at risk than a private seller. Chances are, a dealership
will ensure you get the most safe, reliable vehicle at the best value for your dollar. Consider the following options when looking at a used vehicle. REPUTABLE DEALERS Word of mouth is the strongest form of positive, and negative advertising, and car dealers know this better than anyone else. New and used dealers work hard to provide impeccable service. Car dealerships in B.C. are regulated by the Motor Vehicle Sales Authority of B.C. (VSA). The VSA enforces the Motor Dealer Act and all its regulations, and it is mandatory for all motor dealers and their retail vehicle sales staff to be licensed. You can be confident that the dealer is adhering to a specific code of conduct when selling you a vehicle. ACCIDENT HISTORY If the vehicle has ever been in an accident, those declarations must be made by law to the dealer, and in sequence to any buyer. Ask to see the Car Proof or ICBC history. If the seller isn’t a registered dealer, they may not be aware of the laws surrounding vehicle sales. SERVICE HISTORY Full disclosure of service history provides you the buyer with an idea of what kind of future you will have with your new car. If it’s seven years old, and only ever had oil changes, you can probably look forward to several major repairs, whereas, a properly maintained vehicle can run well for many years without breakdowns and loss of service. SAFETY INSPECTIONS Dealers of new and used cars have safety inspections that cover dozens of points on the vehicle, and can tell you a lot about how the car was driven and how it was maintained. VEHICLE HISTORY Knowing not only who owned the vehicle, but what it was used for and who drove it, can be invaluable knowledge. Do your homework. WARRANTIES If the vehicle is still fairly new, is there an exist-

SEVEN THINGS TO KEEP IN MIND 1. Ensure you are dealing with a certified license motor vehicle dealership and a certified licensed sales person. 2. Research online to find out what similar vehicles model are priced at and what is available and check out local dealerships to confirm your expectations. 3. Drive a few vehicles before making your buying decision; 4. Research vehicle safety reports; 5. Inquire about available extended warranty options. 6. Ask for all the pertinent vehicle inspection reports and service records along with a proof of vehicle’s past ownership history. Request a Car Proof or maybe a third party inspection 7. Find out the documentation cost and financing options. ing warranty in place? What value does that have, and does it justify the ticket price? Does the dealership offer an extended warranty program on all pre-owned vehicles. So, good luck with your vehicle search and we hope you enjoy the season behind the wheel of your new (to you) vehicle. CHOOSE THE RIGHT REALTOR®
TIPS FOR BUYING REAL ESTATE
B
uying a residence can be a stressful experience. You will experience a roller coaster of emotions while finding the right place, securing the loan and finally moving in. For most of us, the first time home purchase is the largest investment we’ve ever considered. The emotions of purchasing something so expensive and personal can often cloud our business judgment.
View Several Homes
See at least 7-10 properties. Don’t move too slowly but don’t move on the first property you see. With your agent’s help you should be able to view enough properties to get a good overall perspective of the home market. When you find the right property all the leg work will be worth it.
Utilize Your Team
By aligning yourself with the right real estate professional you will have an entire team at your disposal. Utilize your lender, legal professional and agent, each of them should work hand in hand for your benefit. Explore all the options before you sign.
Loyalty Breeds Loyalty
Be open, honest and up front with your team. Hard feelings and disloyalty will cause headaches, delays or may even keep you from getting into the home you worked so hard to locate. Take the time to select the right team in the beginning and your home purchase will be a pleasing and memorable experience.
Home Buying Process
Moving can be very exciting but it can also be very stressful as there are so many things to remember to do! Don’t despair; whether you are doing it on your own, asking friends for some help, or hiring professionals, here is a quick guide to help you get through the buying process.
Get Pre-approved
A pre-approved mortgage can be done for 60-90 days for FREE.
Don’t “low-ball” your initial offer
Vendors tend to give less of a counter offer (closer to list price), if they feel insulted. Understand the current market value of the home by reviewing comparable SOLDS.
Have your agent help you arrange a home inspection
A home inspection with a professional home inspector costs about $400.00 (approx). It could very well be your best money spent. You want to know exactly what you are buying.
Arrange an accelerated Bi-weekly payment plan on your mortgage.
On your mortgage, you will save the most money if you opt for an accelerated weekly or Bi-weekly payment plan, or if you double up one payment per year. This will shorten your amortization periods by over 6 years!
Be sure to check into your lawyer’s fees ahead of time.
These are separate from disbursements. Ask your agent, who will be able to refer you to reliable professionals.
Reasons to Buy
There are many reasons why you should consider jumping into the real estate market and buying a home. Below is a list of reasons why you should seriously consider it. • To Quit Renting Why contribute to someone else’s mortgage payments when you could be paying off your own? With the current market increase in rent it can sometimes be cheaper to own than it is to rent and there is no fear of your mortgage payments suddenly increasing. • Security You don’t have to worry about your house being sold out from under you.
• Investment History has shown that the price of real estate continues to increase over time and therefore becomes one of the safest long term investments a person can make. If you had the choice between putting money towards a new car or a new house, a house should win every time as it will appreciate in value over the years whereas a car does the opposite. Once you own one house and build some equity you may also be in a financial position to upgrade your current home or to buy another as an investment. • Low Interest Rates Right now we have some great interest rates which will help you get your foot on the first rung of home ownership. It is a great time to get into the market and lock into a really good interest rate and build equity. • Pride of Ownership One of the biggest reasons people buy properties is the pride of saying they own something. Even if it is a little starter home or apartment style condo, it is yours and you can do with it as you please, and for that, a person should be proud as ownership is an accomplishment. • Privacy If you own your own house you don’t ever have to worry about the owners checking up on you, since you are the owner! You will gain much more independence and privacy when you have your own property. • Equity One of the best things about owning a home is that you are building equity, which gives you more freedom financially. You may borrow against the equity you have built in your home for a wide variety of reasons including home improvements, paying for school for your children, medical reasons, or even starting your own business. Check with your lender as these vary from one to the next. • Sense of Community Owning a house gives you a feeling of belonging in that neighborhood and gives you the sense of putting down roots and getting established. There are also many neighborhood groups that you can become involved in, and if you have children it may be of benefit for schools and friends.
Seller Tips
• Make the most of that first impression A well manicured lawn, neatly trimmed shrubs and a clutter-free porch help real estate sellers put their best foot forward and make prospects feel welcome. So does a freshly painted – or at least freshly scrubbed – front door. If it’s autumn, rake the leaves. If it’s winter, shovel the walkways. The fewer obstacles between prospects and the true appeal of the real estate seller’s home, the better. • Invest a few hours for future dividends Here’s your chance to clean up in real estate. Tidy the living room, the bathroom, the kitchen. If your woodwork is scuffed or the paint is fading, consider some minor touchups and redecorating. Real estate sellers can benefit from updating the hardware on kitchen cabinets, adding new slipcovers to sofas and keeping a vase of fresh flowers in the entryway. These are some of the simple touches that can go a long way. If you’re worried about time, hire professional cleaners or painters to help get your house ready. Remember, prospects would rather see how great the real estate seller’s home really looks than hear how great it could look “with a little work.” • Don’t shut out a sale If cabinets or closet doors stick in your home, you can be sure they will also stick in a prospect’s mind. Don’t try to explain away sticky situations when you can easily plane them away. A little effort on the real estate seller’s part can smooth the way toward a closing. • Think safety Real estate sellers learn to live with all kinds of self-set booby traps: roller blades on the stairs, festooned extension cords, slippery throw rugs and low-hanging overhead lights. Make sure your residence is as safe as possible for visitors.
• Make room for space Remember, potential buyers are looking for more than just comfortable living space. They’re looking for storage space, too. Real estate sellers should make sure attics and basements are clean and free of unnecessary items. • Consider your closets The better organized a closet, the larger it appears. Now’s the time to box up those unwanted clothes and donate them to charity. • Make your bathroom sparkle Bathrooms sell homes, so let them shine. Check and repair damaged or unsightly caulking in the tubs and showers. Repair leaking faucets. For added allure, real estate sellers should display the best towels, mats and shower curtains. • Create dream bedrooms Wake up prospects to the cozy comforts of your bedrooms. For a specious look, get rid of excess furniture. Colorful bedspreads and fresh curtains are a must if real estate sellers want buyers to be able to imagine relaxing there. • Open up in the daytime Let the sun shine in! Real estate sellers should pull back curtains and drapes so that prospects can see how bright and cheery the home is. • Lighten up at night Turn on the excitement buy turning on all your lights – both inside and outside – when showing your home in the evening. Make sure all burned out lights are replaced. Lights add color and warmth, and make prospects feel welcome. • Avoid crowded scenes Potential buyers often feel like intruders when they enter a home filled with people. Rather than giving your house the attention it deserves, they’re likely to hurry through. Real estate sellers should keep the company present to a minimum, in fact its best if you’re not there when your home is being shown. However if that’s not possible, be friendly – but it’s not necessary to force conversation. Prospects want to view the home with minimal distraction from the real estate seller. Keep a low profile. Nobody knows a home better than the real estate seller. But your Real Estate Sales Associates know buyers – what they need and what they want. Your Real Estate Associate will have an easier time articulating the virtues of your home if you stay in the background. • Watch your pets Dogs and cats are great companions, but not when real estate sellers are showing their homes. Pets have a talent for getting underfoot. So do everybody a favor: Keep your pets out of the way. • Defer to experience When prospective buyers want to talk price, terms or other real estate matters, let them speak to an expert – your Real Estate Sales Associate. As the real estate seller, you might feel tempted to weigh in, but your two cents could cost you much more. Real Estate Associates have an easier time selling homes if showings are scheduled through their offices. And real estate sellers appreciate the results.

Classes for your body & soul Welcoming...Drop-in concept...Choices At Bodies on Power (BOP) we want to change the way you view fitness. The idea for BOP was born from a personal truth that the key to a long lasting relationship with fitness, as well as vibrant & graceful aging is to have the opportunity to expose our bodies and our senses to various ways of moving and being still while enjoying ourselves! Yes, sometimes it’s gruelling, other times delightful but always fresh. At BOP, we offer most classes on a ‘drop-in’ basis, giving you the option for consistency in your preferred classes or for variety at any given time. Your chosen flex pass becomes a passport to our ‘buffet of classes’. We understand that our lives can bring about unscheduled detours, commitments, hectic weeks and also calmer ones...you attend the classes that work with your life and schedule as you go. Pay only for the classes you take. No binding contract, no fine print!
