A former Tsawwassen resident who was a well-regarded dog show judge and minor baseball volunteer has been sentenced to more than three years in federal prison for molesting three children between 1969 and 1979.

Jamieson Richard (“Rick”) Glendinning, 63, pleaded guilty in January to three counts of indecent assault and one of failure to appear. His sentence was handed down Friday (May 17) in Surrey Provincial Court. He will spend another 27 months in jail due to credit for the six months he’s already been in custody.

Glendinning’s victims, two males and one female who are now adults, were between the ages of seven and 17 at the time of the incidents. There is a publication ban on any information that could identify them.

Judge James Sutherland said the victims were “vulnerable, innocent and trusting youths” and that what Glendinning had done to them was

physically and emotionally intrusive.

“The passage of time did not render the offence any less serious,” Sutherland said. He told the victims their “strength, courage and will is to be commended.”

One man, now 50, was abused by Glendinning from the time he was about seven years old until he was approximately 14. Glendinning is 13 years older and would have been about 20 when the assaults began.

In a victim impact statement read in court, the man said he went to bed every night as a child fearing he would be molested. He said he has since suffered a lifetime of severe anxiety and panic as a result of the abuse and is an alcoholic. His family, he said, has been ripped apart.

“It’s impossible to express the totality of how this abuse has affected my life,” he said.

The female, who now lives in the U.S., recalled being victimized by Glendinning – who is 12 years older than her – between the ages of 13 and 18. In a statement read in court on her behalf, she said the abuse affected her life and relationships forever and she doesn’t trust men.

A third victim, a man who is now 54 years old, met Glendinning when

he was 12 and Glendinning was 20 or 21. The boy had bought a dog from Glendinning, a dog breeder, and kept in touch as he was also interested in dog shows. It was during overnight stays connected with dog shows that Glendinning took advantage of him.

In his victim impact statement, the man said he wanted to believe the abuse had no lasting effect, but realized that wasn’t the case. He said he’s lived his life in anger.

“Children need the chance to grow up in a healthy environment,” he wrote in his statement. “They deserve that chance.”

Most of the abuse involved masturbation and oral sex.

Wearing red prison garb, Glendinning looked down throughout much of the sentencing hearing, only occasionally glancing up from the Plexiglas prisoner’s box. When asked by the judge if he had anything to say, he stood and apologized to his victims, his family and the court.

Crown prosecutor Winston Sayson said the allegations came to light in 2009 when one of the victims sent an email to the Delta Police Department. Several interviews followed and Glendinning was arrested in March 2010 at a soup restaurant he ran in

When police learned Glendinning had been involved with the Tsawwassen Amateur Baseball Association, a media alert was issued and additional allegations and charges followed, although none of the convictions are linked to the baseball organization.

The failure to appear charge resulted after he did not show up for a court date in Surrey June 11, 2012. He was placed on CrimeStoppers’ most-wanted list. A fellow dog show judge happened to be in Australia shortly after, saw Glendinning, and alerted the authorities. Glendinning had started a dog-walking business in Australia.

The police in that country devised a sting operation wherein they posed as customers needing dog-walking services. Glendinning was arrested, held in Australia for a month because his visa had expired, and was then returned to Canada in November 2012.

He’s been in custody since.

On Friday, Glendinning also apologized for fleeing, saying “panic is a funny thing. Sometimes when things aren’t going your way, the easiest thing to do is leave.”

Friday’s sentence also includes a ban on contacting the victims and a 10-year firearms ban. Glendinning must also provide a DNA sample and his name will be added to the national sex offender registry.

Sayson stressed the importance of public deterrence in determining punishment for child sex offenders.

“When you molest children, you will go to jail,” he said.

A Tsawwassen First Nation fisherman caught with $4,000 worth of Dungeness crab about 700 metres south of the Point Roberts border has found himself embroiled in a court case that could have broad implications for First Nations fishing rights.

Steven Stark, 34, is an elected member of the TFN legislature and sole provider for his wife and three children. He is on trial for illegal fishing in the U.S., and faces up to a $10,000 fine or one year in prison if convicted.

But he is fighting the charges, arguing it is his indigenous right to fish in the waters of his ancestors.

Stark began fishing with his father when he was 16. In the nearly two decades since he’s seen a decline of the salmon and crab that has sustained indigenous peoples in the area for hundreds of years.

“I remember times when we used to fish in the Fraser River, as most people do, and the rivers would be full and abundant with fish,” he said. “Today they’re very bleak and not sure where our natural resource has gone.”

Stark to stray closer and closer to the American border. But he doesn’t point the finger at other fisherman trying to make a living. Instead, he blames the federal government for mismanagement of fisheries.

“If it was managed properly from the get go it would more than enough natural resources to go around and people wouldn’t have to take extra lengths to try to provide food for their families,” he said.

Stark said there’s mixed feelings within the TFN community about his case. Some have told him they think he was in the wrong, but Stark chalks it up to ignorance of First Nations treaties that defend his actions.

He said others have come around to his side after showing them old treaties that were signed guaranteeing aboriginal rights.

The Point Elliott Treaty, signed in 1855 between the U.S. government and Native American tribes of Puget Sound, guarantees fishing rights, though the Tsawwassen people were not included. However, Dr. Bruce Miller, an anthropology professor at the University of B.C., argues the Tsawwassen are related to a Coast Salish U.S. tribe, the Lummi Nation, who did sign the document.

Adrian MacNair photo In a report commissioned and paid for by Stark, Miller researched the genealogy of TFN members and found evidence of intermarriage with the Lummi.

“Coast Salish peoples of the period were expert canoe-makers and travelled between communities on the salt water by canoe,” he wrote in the report.

“The two communities in question are in close proximity, which made them appropriate for intermarriage.”

Stark will rely on Miller’s testimony to defend himself when he goes to court. Another document, the Jay Treaty that was signed in 1794 between the United States and Great Britain, makes reference to “Indians dwelling on either side of the said boundary line, freely to pass and repass, by land or inland navigation.”

Stark says his people have clear hereditary fishing rights along all of Point Roberts and English Bluff.

However, it remains unclear whether either of these treaties will be recognized or admitted as a defense in Stark’s trial.

“I’m using their words and their laws against them,” he said. “I just want to see if they’ll uphold it.”

Stark freely admits he didn’t know about any of these treaties before he was arrested by U.S. authorities and brought up on charges. But since then his own research has confirmed his own feelings about the border.

“I’ve always known in the back of my mind that line shouldn’t be there,” he said. “I’ve always been told by my ancestors that line was not created for the natives.”

Stark said the prosecutor wants him to plead guilty and isn’t willing to negotiate a plea bargain that would reduce the charges. He’s resigned to the fact this will go to court.

But even if he loses in state court, Stark said it’s not the end of the road.

“We’ll appeal it and then I’ll take it to the Supreme Court,” he said, adding despite the maximum sentence of a year in prison he doesn’t think he’ll see the inside of an American jail cell.

Stark’s next court appearance is set for June 12 in Whatcom County Superior Court.

Few options for local commuters during Bike to Work Week Massey Tunnel, River Road traffic prevent many from biking to work ❙ Robert Mangelsdorf editor editor@southdeltaleader.com

Next week is Bike to Work Week in Metro Vancouver, and while commuters are being encouraged to park their cars and pedal instead, it’s not a realistic option for many South Delta commuters, according to cycling advocates.

Derek Williams is the Richmond area co-chair for HUB: Your Cycling Connection, a non-profit organization founded in 1998 to address cycling issues in Metro Vancouver. He says the George Massey Tunnel prevents many commuters from cycling to work, and is an obstacle to expanding cycling infrastructure in the area.

Completed in 1959, the tunnel is closed to bicycle traffic.

“When they built it they probably thought no one would ever ride a bike again,” Williams said. “They thought there was a never-ending supply of oil.”

To cross the Massey Tunnel by bike, commuters can wait for a free shuttle to take them and their bikes to the other side of the Fraser River.

However, the service only operates hourly, making just 10 trips a day in each direction.

“If you miss your shuttle, you could be waiting an hour for the next one, if

there is a next one,” said Williams.

The other alternative is to put your bike on a TransLink bus and pay the $4 fare to cross the tunnel. However, the bike rack TransLink buses are equipped with only hold two bikes at a time, resulting in long waits for cyclists commuting in rush hour.

“A lot of people just don’t bother, and who can blame them,” said Williams. “[The Massey Tunnel] is not nice for cyclists.”

With the George Massey Tunnel Replacement Project now entering its design phase, Williams said whatever option is chosen will need bike lanes as well as appropriate connections on either side.

“I live in Steveston, and the tunnel is the reason I don’t bike to Delta,” he said. “It’s too bad, because South Delta is an ideal place for cycling, it’s totally flat.”

For those commuting to Tilbury, River Road presents a challenge to cyclists.

“There’s lots of big trucks, no shoulders, there’s certainly some safety issues,” says Joanne MacKinnon with the Tilbury Transportation Management Association, which encourages alternative commuting to the industrial area.

MacKinnon says she expects the opening of the South Fraser Perimeter Road will reduce traffic on River Road. In the meantime, Tilbury TMA is encouraging those already cycling to work in the area to become “bike buddies,” and volunteer to lead com-

muter cycling groups to help them get comfortable with the ride.

Cycling offers a host of positive benefits for those willing to brave the roads.

“You’re exercising without realizing it, lowering your greenhouse gas emissions, and saving money,” said MacKinnon.

However, ICBC is warning both riders and drivers to exercise caution during Bike to Work Week. An average of 150 cyclists are injured every month from May to October when crashes involving cyclists peak in B.C. “I regularly commute to work on my bike and I know how important it is for drivers and cyclists to be aware of

each other on our roads at this time of year,” said John Dickinson, ICBC’s director of road safety in a press release on Tuesday. “As a cyclist, I never assume drivers can see me and use multiple lights on the front and rear of my bike. When I’m driving, I give cyclists plenty of room so they’re able to react to the unexpected such as a car door suddenly opening into their path.”

The Tilbury TMA will be distributing free refreshments from 2 to 5 p.m. on Monday, May 27, to kick off Bike to Work Week at the Tilbury commuter station at 72nd and Progress Way. “Even if you’re not biking to work, come by and learn more,” said MacKinnon.

Tips for drivers: • You should always actively look for cyclists in traffic.

• Make yourself familiar with the hand signals that cyclists use • Shoulder checking is very important, especially when making right-hand turns at intersections and before you open your door to get out of your vehicle • Drivers must yield to cyclists as they do any other vehicle and should maintain at least three seconds of following distance • Do not drive, stop or park in a bike lane • Don’t honk your horn at a cyclist unless you need to give them a warning Source: ICBC

Metro Vancouver could order its own public meetings into controversial plans to build a new coal export terminal on the Fraser River in Surrey that opponents claim could risk public health.

Senior officials at the regional district confirmed public meetings are possible on the application by the terminal proponent for a Metro air quality permit.

The proposal by Fraser Surrey Docks is being considered by Port Metro Vancouver and coal dust emissions are a major concern of residents near the terminal and along the BNSF train route through White Rock, Surrey and Delta.

Metro environment and parks committee chair Heather Deal said a decision on whether to hold public meetings will depend on the degree of public feedback to initial advertising by Metro of the permitting process.

The meetings would not be full public hearings – as demanded by coal export opponents.

They’ve criticized the transparency of the port’s review process and say the open house format used by Fraser Surrey Docks is designed to quell dissent.

New open houses have been scheduled for the evening of May 23 and afternoon of May 25 at the Sheraton Guildford in Surrey.

The issue was again before the Metro committee Thursday, where climate change activist and UBC political science professor Kathryn Harrison said the port’s consultations are fundamentally flawed.

“This is a critical moment and a critical decision,” she said.

UBC public health professor and preventative medicine specialist Erica Frank cited BNSF railway reports that 500 pounds to several thousand pounds of coal and coal dust escape the typical train car, exposing nearby residents to heavy metals contained in the coal dust.

She said the coating agent used to encrust the coal loads to minimize dust is inadequately tested and can cause a “plywood effect” where the wind can rip large plywood-like sheets off coal train loads.

Fraser Surrey Docks CEO Jeff Scott said her statements are “very misleading.”

He said the statistics she cited on escaping coal are from BNSF railway but are out of date, adding dust loss has dropped more than 85 per cent since the adoption of various control methods.

Almost all coal escapes in the U.S. within five miles of the mine, Scott said, and escaping dust is undetectable by the time trains reach the Canadian border.

He said the binding agent is a glue-like substance.

“It’s soluble. We think it’s safe to add to the coal and it’s been added to the coal for several years now – without issue.”

Coal has been hauled by rail through Metro Vancouver for decades to a terminal in Deltaport and another in North Vancouver, where an expansion is already approved.

The new Surrey terminal – which would handle four million tonnes per year – would increase Port Metro Vancouver’s coal-handling capacity by eight per cent to 54 million tonnes.

It would add one more coal train round trip per day and create 50 jobs – half at the terminal and the rest running barges or reloading coal onto ocean-going

ships at Texada Island.

Scott said the planned dust-control system is very safe and reliable.

Unloading of coal trains would be done in an enclosed area at the proposed terminal, and the conveyor belt and barge loading area would also be enclosed.

Barges would be sprayed with water to suppress dust before they sail.

Asked if water could be sprayed onto the coal on barges while in transit, Scott said combination systems have been considered but aren’t yet thought necessary.

Barges wouldn’t sail when winds exceed 40 kilometres per hour, but Richmond Coun.

Harold Steves warned a squall stronger than that can whip up quickly.

There are no plans so far to cover the barges or the rail cars.

That’s a concern for the committee’s chair.

“There have been studies done,” Deal said. “Unless they’re covered cars, the coal jostles around and breaks up as it travels and continually emits dust.”

A committee resolution opposing increased coal exports in the Fraser River estuary will go to a full vote of the Metro board May 24.

A staff report had recommended the wording express “concern” rather than opposition, but the original resolution is advancing to the board.

Metro has no authority to stop the project. Its jurisdiction is limited to air emissions at the terminal itself, not from trains along the railway or the barge movements down the Fraser River.

An amendment to the resolution asks the port, Transport Canada and Environment Canada to address emission risks not under Metro control.

Opportunity to Comment On BC Ferries’ Proposal For New Vessels The British Columbia Ferry Commission, the independent regulator of BC Ferry Services Inc., is seeking public comment on BC Ferries’ proposal to replace vessels on Route 9 (Tsawwassen – Southern Gulf Islands) and Route 17 (Powell River-Little River/Comox).

BC Ferries has submitted an application under Section 55 of the Coastal Ferry Act seeking the commissioner’s approval of the major capital expenditure necessary to acquire three new vessels to replace the Queen of Burnaby and the Queen of Nanaimo both of which are near the end of their service lives and are scheduled for retirement in fiscal 2017.

Under Section 55 of the Act, the commissioner may approve a major capital expenditure if the proposed expenditure is reasonable, prudent, and consistent with the current Coastal Ferry Services Contract, and any long term capital plan established by the ferry operator.

Gardener hopes to share experiences with novices ❙ Adrian MacNair reporter adrian@southdeltaleader.com

When Angelika Hedley moved from Victoria to Ladner in 1990 she had no idea how much she would fall in love with gardening.

A member of the South Delta Evergreen Garden Club, Hedley has an enormous garden with an impressive variety of flowers, shrubs, vegetables, and even a palm tree.

Hedley is especially proud of her perennials, which she has acquired from other gardeners through plant sales and the garden club.

“When you actually buy from a gardener you tend to get choice perennials,” says Hedley, who shows off her Hostas, Abilbes, Hellebores, Saxifrages, and Heucheras, to name but a few.

Hedley is keen to share her knowledge about perennials: The first year they sleep, they second year they creep, and the

third year they leap.

Some gardeners may give up before that third year when the flowers really bloom forth in all their glory, which she thinks is a shame.

Joining a gardening club is a great way to keep motivated and get help with advice on filling those empty spots.

“For the little stuff that really does occupy space your garden club provides terrific networking,” she says.

Hedley enjoys the creativity of gardening because it gives her the opportunity to do something truly artistic. Which is important to her since she can’t, she says, wield a paint brush.

She is currently working on arranging a rainbow effect in her garden that will fully demonstrate the beauty of a floral garden.

“I wanted some kind of unity to the garden,” she explains, pointing from the yellows to the oranges and the reds. “Everything was just

sort of higgledy-piggledy before.”

A retired teacher, Hedley now wants to help new gardeners by offering a beginner’s gardening course at Ladner Pioneer Library in September.

“Teaching is about giving back to your roots,” she says fully aware of the double entendre.

The cost is undetermined as yet but Hedley says it will be a nominal amount. She will talk about all the things she wishes she’d known when she started out.

The South Delta Evergreen Garden Club does more than just help fellow gardeners. On May 4, Hedley and other members held a plant sale with some proceeds going to Delta Hospital.

The club meets on the third Tuesday of the month except for August and December at Kinsmen House (beside the library) at 7:30 p.m. For more information, visit the club on Facebook.

For most young children the concept of dying is something abstract that only happens to bad guys in movies. But a group of Grade 4 and 5 students from South Delta know that it happens to children as well, and they’re determined to do something about it.

Members of the Southpointe Academy Citizenship Club will hold a Spring Sale on June 1 at their school to raise money for Canucks Place, a hospice for children with terminal illnesses.

“My dad was talking to me about it in the car and halfway through the ride on a Friday I started crying,” said student Ava Griffioen, one of the students who suggested Canucks Place as a beneficiary of the

club’s latest fundraiser.

“It’s a hospice for kids and most hospices are for adults,” she said, adding that was the main motivator in wanting to help.

The Citizenship Club is composed of roughly 16 students learning about issues going on in the world and the community and trying to make a difference.

In the past school year the group has collected unwanted Halloween candy to donate to the Delta Food Bank, organized the school to donate toys for Deltassist during Christmas, and collected blankets and towels for the Surrey SPCA. “For this last project they decided to do something outside of the community,” said teacher Jenny Slinn, who said the group ultimately decided to pick Canucks Place over BC Children’s Hospital.

The group also sees it an opportunity to bring whole school and the community together to help a common cause.

“At first I wondered if we can really do this but now I think we can help kids in need,” said student Poonum Bains.

The Citizenship Club is now asking for donations or help with their Spring Sale. There will be toys and games, CDs, DVDs, a dollar store, food, refreshments, baked goods, and more.

“Basically, it’s a giant parking lot garage sale,” said Slinn, adding the more items they can put up for sale the more they can make for Canucks Place.

The event takes place on June 1 from 9 a.m. to 1 p.m. in the parking lot of Southpointe Academy, 1900 56th St., Tsawwassen.

No kids turned away from play

S

outh Delta Secondary School drama teacher Paige Hansen admits she may have a problem saying no to her students. When they ask if they can be involved in the school’s annual spring musical, even if they aren’t enrolled in the school’s theatre production course, she figures out a way to get them on stage.

As a result, this year’s production of Disney’s Beauty and the Beast boasts a cast of more than 70 students, including some from the elementary level.

“I have a hard time turning kids away,” she says. “If they come to me and they want to take part, I’ll find something for them, I want them to be included.”

This year marks the eighth spring musical Hansen has produced at South Delta Secondary’s 700-seat Equinox Theatre, where she

also heads up the district’s film academy.

She says the team atmosphere of putting together a theatre production teaches the students about goal-setting, the importance of hard work, and the ability to work collaboratively - and that’s something all kids should get to experience.

“Those are great life lessons,” says Hansen.

“No matter what they do after they leave here, they’ll use those skills.”

She’s seen the positive results firsthand.

Hansen’s tiny office is plastered in head shots of students current and past. Looking over their many faces, she’s reminded of how many hundreds have graced the stage at the Equinox Theatre.

“I love when they come back to visit,” she says. “I get emails from all over the world, some of them come back to help, too.”

In addition to the ex-students and parents who help put on the big show, Hansen also has a large pool of industry professionals to draw on to make the productions come to life.

Frequent collaborators include CBC director Ron Forsythe, television editor Ron Yoshida, and of course voice actor Richard Ian Cox, who directs all of Hansen’s musicals.

“The talent pool of adults here is off the charts,” says Hansen.

Having that sort of professionalism helps set the tone for the students, she says.

“We have a high standard and we hold them to that,” says Hansen. “The whole company is the better for it, because we treat it like a professional theatre company.”

• South Delta Secondary School’s production of Beauty and the Beast runs until May 25, with doors at 6:45 p.m. A matinée show will also be held on Friday, May 24, at noon.

Advance tickets are on sale outside the doors of the Equinox Theatre from 11:30 a.m. to noon, and after school from 3 to 5 p.m. Tickets for the evening show are $5 for children five and under, $10 for students and seniors, $15 for adults.

❙ VIEWPOINT Don’t keep cyclists waiting

N

ext week is Bike to Work Week and many Lower Mainland residents will be ditching their cars for the clean and healthy two-wheeled alternative.

Cycling offers many advantages over driving for those hardy and patient enough to give it a try. It reduces traffic and air pollution, encourages healthy living, and thus reduces the healthcare costs associated with a sedentary lifestyle.

Power Bars and bananas are also a lot cheaper than a tank full of gas.

While roads designed for cars are often dangerous places for cyclists, and being exposed to elements can result in the occasional soaking, for many commuters the pros of cycling vastly outweigh the cons.

However, for many of those living in South Delta, cycling to work is not even an option.

If you happen to live on this side of the Fraser River, and work on the other, your only choice is to go through the George Massey Tunnel, from which bicycle traffic is banned.

There is a bicycle shuttle that will ferry you and your bike through the tunnel free of charge. But if you miss it you can be left waiting for up to an hour for the next one to come along, assuming it’s still running at all.

You can take your chances and pay $4 during weekdays to put your bike on a TransLink bus, but their racks can only accommodate two bikes at a time.

It’s not surprising so few cyclists bother making the trip.

While progressive communities across the Lower Mainland and around the world have expanded their cycling infrastructure, South Delta is still woefully behind the times.

Compared to automobile infrastructure, cycling infrastructure is a fraction of the cost to build and maintain.

As the George Massey Tunnel Replacement Project enters its next phase, and the Ministry of Transportation considers the different routes and forms it will take, accommodating cyclists should be among their chief concerns. Separated bike-only lanes, with appropriate connections at either end of the crossing, will provide more options for local commuters, and reduce traffic congestion.

It is absurd that in 2013, there isn’t a safe, convenient, and accessible route across the South Arm of the Fraser River for cyclists.

Let’s hope we won’t have to wait much longer.

Three years not enough for man who destroyed three lives Glendinning’s light sentence doesn’t reflect damage he has done

hree ruined lives. Three years in jail.

In the criminal justice system in Canada we trend toward a philosophical concept of rehabilitation over punishment. The old adage, “commit the crime, do the time” is of lesser importance than identifying the root causes of a crime and evaluating the chances of recidivism.

In many cases, this system works. A person steals a car, goes to prison where he has an opportunity to reflect on the crime, and is rehabilitated back into society.

Though there are victims in crimes like this, they aren’t life-destroying.

That is not the case in the Jamieson Richard Glendinning story, a 63-year-old pedophile recently sentenced to a disturbingly short three years in prison.

Glendinning, who evaded the law by skipping the country in 2012, had to be ex-

tradited from Australia to face his crimes here.

Those crimes are numerous and life-destroying. Over a period of 10 years, Glendinning sexually molested three children between the ages of seven and 17, mainly involving masturbation and oral sex.

His victims, now adults, testified in court that they have faced a lifetime of trauma from the incidents. More than 40 years after the abuse, one 54-year-old man says he’s lived a life of anger.

Another man said he went to bed every single night as a child fearing he would be molested. He has become an alcoholic as a result and his relationship with his family torn apart.

His female victim says it affected her life and relationships forever and she doesn’t trust men.

Three lives destroyed. But the sentence does not reflect this fact.

The laws in Canada are clearly not equipped to deal with sexual abuse, nor punitive enough to hand down sentences that are morally appropriate for the crimes.

A criminal who murders a person can face life imprisonment, but a sexual assault victim who lives a lifetime in their own prison of shame can expect their tormentor to get the proverbial slap on the wrist.

The truth is that this man does not deserve to see the outside of a prison ever again. He destroyed the trust of our most vulnerable members of society. He preyed upon the weak and the innocent. He abused his power.

And three years is not worth three ruined lives.

Letters to the editor Greens responsible for split vote in Delta North I apologize to Vicki Huntington for my letter printed in this newspaper advising voters not to split the ballot and thus allow another NDP government (“A vote for Huntington is a vote for Dix,” May 3, South Delta Leader).

Fortunately that did not happen.

However, NDP voters in North Delta can see exactly what I meant, but in reverse.

The Greens split the ballot there and thus took away an NDP representative.

I’m one of those mature, experienced voters misunderstood by the pollsters, who remembers the terrible hardships created by the Glen Clark government and were diligent in trying to prevent it repeating.

A Fraser River estuary that up to the 1860s once consisted of some 100,000 acres of wetlands teeming with wildfowl and estuarine food resources.

After 1860, 70 to 80 per cent of the Fraser River estuary was diked and drained for agricultural and other uses, of which 48,000 acres (not 4,800 as I stated in my previous letter, due to a typing error) was in Delta alone, in Richmond, Sea Island and south Vancouver another 34,000.

We cannot allow any further demise of the remaining Fraser River estuary or the agricultural land, by building Terminal 2, if we place any value on the Ramsar Convention Declaration that the Fraser River Estuary as Wetland of International Significance.

ne benefit of the surprising fourth term for the B.C. Liberal Party is that the provincial government won’t be subjected to another big, expensive ideological remake.

Taxpayers are spared a bill of millions in severance pay for deputy ministers and other senior staff who would be purged in large numbers in the leftright lurch that has defined B.C. politics for a generation.

BC Ferries will continue as an armslength operation, with ferry commissioner Gord Macatee in charge of service levels as well as fare caps. The service rationalization that the government set out in the past year will continue.

The NDP platform vowed to “position BC Ferries as an integral part of B.C.’s transportation infrastructure.” Freely translated, that means “suck BC Ferries back into government,” as one of their strident supporters likes to say.

That would conceal the growth of the subsidy and facilitate the kind of political and union interference that resulted in the current structure.

There will be no $10 million rehash of the BC Rail sale and subsequent seven-year trial, to enrich elite lawyers once again. The NDP promised an inquiry for strictly political reasons, to drag their opponents through the scandal one more time. It was not a prelude to “nationalizing” the province’s train service, dream scenarios of the NDP provincial council notwithstanding.

Costly legal confrontations over development projects have been avoided. The Jumbo Glacier Resort proponents finally won a 20-year fight for permits, and the NDP promised to take them away.

A larger ideological battle over private power contracts has also been avoided.

The B.C. Liberals have been caught by a sudden shift in power markets caused by cheap, abundant natural gas, but the billions in commitments to independent power producers isn’t the fias-

co that critics have described.

If all those privately developed runof-river hydro projects were owned and operated by BC Hydro, the Crown corporation would have to staff them and maintain them all for the next 40 years.

There are differing views about the future demand for electricity in B.C., but it can only rise with industry and population growth.

A decade of federal and provincial work to end duplication of environmental assessment won’t be undone.

NDP leader Adrian Dix’s promise for “made in B.C.” reviews was a strategy to choke resource projects to death under endless procedure, which may yet be the fate the Jumbo resort.

We will have a Seniors’ Advocate office, but it won’t be staffed up to duplicate the Ombudsperson’s role of taking complaints. That’s good, since the Ombudsperson has become ineffective, labouring for years over a massive seniors’ report with so many recommendations it sank like a stone.

We have 85 seniors’ advocates now.

They’re called MLAs, and they definitely take complaints. They have staffed offices in their home communities and in Victoria. When they’re not doing political work that everyone denies is going on in constituency offices, those office staffers try to help people through the labyrinth of seniors’ at-home and institutional care. A new seniors’ advocate can offer advice at the management level to help the health care system evolve, but only elected politicians are positioned to tell individuals they can’t have what they are demanding. The government should be adding more direct services, not more bureaucrats.

There will be many arguments about the failure of the NDP to win against an unpopular B.C. Liberal government that is still weighed down by the harmonized sales tax and other heavy baggage.

This election could be the beginning of the end for the old left-right model for B.C. politics.

Re: “New animal shelter opens,” May 10, South Delta Leader.

The good news is, a new animal shelter has opened, and thus there’ll be a greater amount of space for unwanted animals, almost entirely abandoned or feral felines (and to boot typically left to freely, instinctually breed, creating even more suffering animals).

The bad news is, however, a new animal shelter has opened.

No, I didn’t incompetently repeat myself: There really shouldn’t be a need for yet another animal shelter.

People should keep the pets they adopted, for example, at Christmas time as oh-so-adorable sweet, little pet presents for very young children.

And there’s no excuse to kick your pet because it almost made you trip; sadly, though, the alternative seems to be yet another new animal shelter opening.

Furthermore, there should not be any cases of one’s pet cat or dog being left to gratuitously freeze outdoors, go hungry – or especially thirsty without cold, fresh, clean drinking water in

Living on the edge A Tsawwassen family is considering moving across the country to escape the high cost of living here. They aren’t alone.

atherine Praski pushes her reddish-brown bangs away from her eyes as she scans the room for strewn-about toys and tripping hazards.

Although the last child has just left her home child care operation for the day, her own two young children are pushing the limits of her calm demeanor.

“It’s OK if one of them is having an off-day, but if two or three of them are having an off-day it can be really long,” she says, by way of explanation for her frazzled nerves.

After distracting her children with a cartoon, Praski relaxes on the sofa, stroking a Chihuahua in her lap while the evening sunlight streams through the window.

It provides an opportunity for Praski—who turns 32 next week—to reflect on her current situation. It’s one that isn’t unique, but in her upscale residential Tsawwassen neighbourhood it may be rare.

Like many young people from tiny Tsawwassen, when Praski turned 18 she wanted to leave home and see the great big world.

But after meeting her husband in Calgary and getting married, she needed a place to settle down. It was then that she got homesick and wanted to be close to her family.

In 2006, Praski moved to Ladner and bought a condo. The market was favourable then, and within two years she flipped it for enough to buy her home in Tsawwassen where she lives today.

Two years ago she got a job as a youth pastor at St. David’s Anglican Church. Though she enjoyed her job, the balancing act of getting daycare for her kids and working odd hours just wasn’t working for her. Eventually, she decided to quit after realizing she was bringing home just $400 a month after paying for child care.

“It was too hard on my family,” says Praski. “It definitely had negative effects on my marriage.”

After doing a child swap with her girlfriend for a while, she realized she could make a go of it full-time and decided to start a home daycare.

For a short while the supplementary income to her family was great. It seemed she had the best of both worlds by staying home with her own kids and earning money taking care of others.

And then her husband lost his job. Now, 18 months later, he’s still unemployed and the burden of debt is piling up.

“We would’ve lost our house over six months ago if it hadn’t been for the generosity of the community,” says Praski, adding family, friends, and her church have helped her survive.

They’re behind on their mortgage and hydro payments and although they have a car it sits in the driveway, uninsured.

She estimates her monthly income from daycare services earns her between $1,300 and $2,000, and she receives $1,600 more from two

international students to whom she rents out rooms. It isn’t enough.

Praski’s situation is one that is becoming more common for families in Metro Vancouver.

A recent report published by the B.C. Child and Youth Advocacy Coalition states that the 2013 living wage for a family of four in Metro Vancouver is now $19.62 an hour for two parents working full-time.

And according to the 2012 child poverty report card conducted by BC Campaign 2000, the poverty line for a family of four in B.C. is now calculated at $42,065 a year, or $11.55 an hour for both parents working full-time.

Doug Sabourin, executive director at Deltassist, says Metro Vancouver residents are burdened with the highest cost of living in Canada, the second highest rate of childhood poverty, and a provincial minimum wage ($10.25 an hour) that doesn’t come close to addressing poverty.

“When you look at all of those things put together the gap between the wealthy and the people that have just enough money to live on is getting larger,” he says.

Sabourin says many of the people who are helped

by Deltassist don’t just have one job. Some have two or even three just to make enough money to make ends meet.

“It’s not that people don’t want to work. It’s just that they can’t find the one job that gives them benefits and a living wage,” he says, adding most new jobs that are being created tend to be minimum wage, part-time, and without benefits.

Sabourin, who wrote his master’s thesis on a guaranteed annual income in the early ‘70s, says the B.C. Green Party’s concept of a guaranteed minimum income was the one platform that actually addresses poverty in B.C. Although various economic theories on providing a minimum income have been forwarded throughout the years, no government has so far acted on it.

Orville Nickel, chair of the Delta Chamber of Commerce, says that’s a good thing.

“Everyone that I know would like to earn more money and enjoy more of life’s benefits,” he says.

“But the systems of life and earning a living don’t give benefits away, they must be earned. Otherwise everyone would be lining up for the giveaways and nothing would get done in terms of building a better life or earning better benefits.”

Nickel believes hard work and planning are better than handouts. But he added more can be done to help the next generation of children in school, job training, and career planning to ensure they’re prepared for the challenges that lie ahead.

“Certainly, decisions have to be made in all families about what to spend their income on and what benefits they will have to do without,” he says.

“Those are called life choices.”

Praski says she didn’t realize what the family could do without until they didn’t have a choice.

When the family needs food, she loads the kids into the wagon and walks to the grocery store. Unfortunately, it’s one of the most expensive parts of the budget because food with nutritional value tend to be expensive.

While many low-income families would like government to subsidize jobs or daycare, Praski says food should be included.

Praski has celiac disease, which means she can’t consume wheat, rye, barley, oats, and other byproducts. That means the food bank, which is mainly canned goods, is out.

“If we were anyone else we could go to the food bank and supplement it, but 95 per cent of the food there has wheat in it,” says Praski.

Praski knows something is going to have to give.

Her husband wants to sell the house, pay off their debts, and move to Winnipeg where the cost of living is lower. But she doesn’t want to leave her family, her friends, her church, and her new business.

“I love my job,” she says. “My income is tied to my house.”

A recipe from a handyman who is just as handy in the kitchen

I

f there are any similarities between construction and cooking, Tsawwassen contractor Nick Jardine says it’s a feeling of accomplishment.

At the end of the day on a job you can sit back and admire your work. Or in the case of cooking, you can eat your work. That instant gratification greatly appeals to Nick, who is best known for being the contractor on the reality TV show, Love it or List it.

Nick began cooking three years ago so he could share the duties with his equally busy wife Brenda, who is also a general contractor running the business Urban Handyman.

He gradually got better by following good recipes and a lot of trial and error.

“If you’re enthusiastic about what you’re doing and you have a passion for it, it’s easy to learn,” says Nick.

Sharing recipes has helped with the learning curve. That, and being a bit of a perfectionist helps keep him motivated for a friendly cooking rivalry with his wife Brenda.

Nick has become notorious for his good cooking, which he even breaks out while having team meetings at his house. His crew enjoy the job perk.

“They normally give me a hard time, but in a nice way,” he says.

Nick loves to tell stories while he’s cooking.

One such story takes place in Olde England.

People used to get lead poisoning drinking mead from lead cups and pass out. Owing the limits of health sciences and the fear of burying people who were actually still alive, they installed bells that could be pulled from inside the grave. Nick says that gave rise to the term “dead ringer.”

“All the guys at work get a cooking lesson, a history lesson, and a building lesson as well,”

he says, laughing.

One meal Nick likes to share is called ceviche, a Spanish “summertime” dish of raw or cooked fish marinated in lime juice (recipe available on the South Delta Leader website).

His theory is sailors used the lime to combat scurvy while preparing meals on long voyages at sea.

“It’s just my little theory. I don’t know if it’s true or not.”

Nick loves this dish during the summer because he says it’s full of colour and spice.

“It’s one of those meals for a summertime patio with drinks,” he says.

It also inspires good conversation. Now that’s a recipe we can all enjoy.

Harris Barn grand opening this Saturday The grand opening for the Harris Barn is set for a full day of fun activities on Saturday, May 25 from 3-8:30 p.m. The barn, which was saved from demolition and raised by the community last Aug. 19, is located next to Kirkland House at Hawthorne Grove Park, 4140 Arthur Dr., in Ladner. Woman’s mystery illness leads to rare Lyme disease diagnosis ❙ Adrian MacNair reporter adrian@southdeltaleader.com

Sitting in a dark room at Little House Society in Tsawwassen, Karen Marchand speaks slowly and with great apparent effort, trying desperately to concentrate on articulating each word.

She is describing the last five years of her life, one racked with excruciating pain and confusion over how she contracted a rare and seldom talked about disease.

Marchand has Lyme disease, a debilitating pathogen transmitted by infected ticks, usually found on animals like deer and small mammals.

In 2009, she had a successful 24-year design business that was helping with the planning and construction of the new Little House building.

“During that process I started to develop signs of Lyme disease, even though the first symptoms began manifesting two years prior,” said Marchand.

Those symptoms began with difficulty focusing and remembering, and pain in her muscles and joints.

At first she went to Delta Hospital but tests came back negative. Marchand remembers the experience with distaste.

“You spend five or 10 minutes with a doctor and they just want to give you a pain killer and send you away,” she said.

It wasn’t until she started seeing a naturopathic doctor the year after who thought she had infections related to Lyme called Bartonella and Babesia. These are co-infections carried by ticks that transmit Lyme.

Shortly thereafter, a trip to California confirmed her disease at a medical facility with rigorous testing that Marchand says just isn’t available in Canada.

Since then, Marchand says she has spent $35,000 a year treating up to 40 symptoms of the disease that include excruciating head pain and neurological myalgia.

She was forced to close down her business and is often bed-ridden because her brain simply can’t function.

“I’ve had days when I got up and I look at the coffee pot and I don’t know how to use it,” said Marchand.

Jim Stimson, president of Little House Society, said he’s appalled at the decline in her health.

“It’s been personally very difficult to watch Karen deteriorate and not a damn thing you can do about it except show support and friendship,” he said.

Stimson wants to bring awareness to Lyme disease and its devastating consequences by hosting a seminar on May 30 at Little House (5061 12th Ave.) beginning at 6:30 p.m. Guest speakers include Dr. Ernie Murakami, president and founder of the Murakami Centre for Lyme Research, and Gwen Barlee, policy director for the Wilderness Committee in Vancouver and a Lyme advocate.

Marchand wants to offer other people information on finding help outside of the medical community she says failed her. Like so many others, she had never heard of Lyme before her naturopath talked to her about it.

“I don’t know what I thought because I didn’t even know how bad it was going to be,” she said.

Public meeting on Southlands planned The Corporation of Delta is hosting a second public information meeting for the Southlands application next Thursday, May 30, at the South Delta Rec Centre (1720 56th St.) from 3-8:30 p.m. There will be an opportunity to view display boards and staff on hand to

It’s not surprising there so many longtime workers at the CAPTIN (Canadian Autoparts Toyota) plant in Tilbury.

CAPTIN manufactures aluminum wheels and wheel parts for every Toyota model sold in North America. If you’ve ever owned a Toyota, there’s a good chance the wheels you’ve driven on came from the Tilbury plant.

When operating at full capacity, the factory churns out more than 7,000 wheels a day, and close to two million annually This year marks the 30th anniversary of the factory’s founding, and while the original crew barely numbered 25 employees, there are still a handful of them left.

Olaf Kringhaug is among them. A company man through and through, he was among the first wave of hires at CAPTIN, starting work at the factory back in 1986.

The employees are loyal to CAPTIN, he says, because CAPTIN has been loyal to them.

After the economic downturn of the late 2000s, and the 2011 earthquake and tsunami that devastated Japan, production at the plant almost ground to a halt.

Instead of closing its doors and laying off its

full time employees until business picked back up, CAPTIN bent over backwards to keep everyone employed.

“Basically, we shut down for three months here. We cut back on some contract work, but never laid off any workers. That’s always been Toyota’s way,” says CAPTIN vice president Marc Vallee, adding since 1956 Toyota has maintained that commitment.

“If you’re working for the Big Three they’ll lay you off and bring you back,” Vallee says. “Here, we’ll keep the people cleaning, offer them va-

cation or time off. If it’s a short-term thing, two or three months, by time you’ve let those people go, half of them don’t want to come back. They find other jobs, and then you have to retrain them. And the impact is huge to the quality of the vehicle. And it’s just not our culture to do that.

“I think in the long haul your people pay you back 10 times over.”

Now that business has picked up at the plant, employees are repaying that loyalty.

“There’s loyalty here because there’s always

job security,” says Kringhaug. “When we needed them, they were here for us, and now that they need us, we’re here for them.”

The plant is currently running three shifts on four production lines, 24 hours a day, anywhere from five to seven days a week.

It’s a far cry from 30 years ago, when a single shift worked a single production line.

“When we opened, there was really nothing like this anywhere in Canada,” says Kringhaug.

Production was small scale during the early years, mainly serving overseas markets.

“No one could have expected us to grow like we have,” he says.

Toyota has invested more than a quarter of a billion dollars into the CAPTIN plant since 1983, when the plant was the first major tenant in the Tilbury industrial area. In that span, the plant has pumped out more than 27 million wheels, and with more than 350 full time employees, CAPTIN is one of the largest private employers in Delta.

Of those employees, the average CAPTIN team member has been with the company for close to 10 years, according to spokesperson Dinah Roberts.

“It’s the Toyota culture we have taken on,” she says.

While there are no current plans

to expand operations at CAPTIN in the near future, Roberts said the plant has its sights set on adding higher quality premium wheels in the future.

“We’d like to bring in Lexus-line products,” she said. “Having those in your plant really takes things up a notch, so that’s our aspiration.”

The art of the wheel Aluminum wheels are considered one of the most challenging parts to make because of safety requirements and the need for extensive styling and finishing.

Using a water-cooled method for casting molten aluminum into a die creates a lighter but stronger product in less time.

The wheels start off as pure

aluminum bricks. The bricks get melted down in one of the factory’s four furnaces, and then gets pumped into a die where it takes the shape of the wheel. After being cooled and hardened, the wheel is given a rough cut, valve and bolt holes are drilled, its surfaces are finished, and then it receives a powder coat paint job.

Throughout the process the wheels are being tested to ensure they meet Toyota’s rigorous quality and safety standards.

When Kringhaug first started, much of the manufacturing process was manually done, and wheels were even handpainted.

“Almost everyone’s position is an inspector,” he says. “You could take people out of a lot of areas, but you wouldn’t have anywhere near the same quality.”

If there’s the slightest imperfection, a flaw less than a size of a pinhead, the wheel is melted down and the aluminum reused.

When there’s a problem detected, the entire line gets shut down until the problem is discovered, and a solution is found.

“We’ll shut the line down for days and bring in the engineers if we have to,” says Kringhaug.

The approach is part of the Japanese philosophy of “kaizen,” meaning gradual positive change,

and is central to Toyota’s corporate culture.

A quality product is a safe product, something every employee takes to heart.

“People are hurtling themselves down the road with their families on board on the wheels that we make,” says Kringhaug. “Everyone here feels that responsibility on their shoulders.”

Not surprisingly, there’s a fair share of Toyotas in the company parking lot. Kringhaug drives a Toyota Tundra, himself.

“If the rest of the car is made as well as we make the wheels, it’s got to be the best made car in the world,” he says with pride.

At home in Delta Like many of the employees at CAPTIN, Kringhaug grew up here in South Delta. Being able to work in his own backyard his whole life means he’s been able to see his hometown grow, and CAPTIN grow right along with it.

Paul Featherstone has been with CAPTIN for 17 years and grew up in Tsawwassen. While the rotating shift work can be rough on family life, being so close to home in case of an emergency gives Featherstone peace of mind.

“For me, it was a no-brainer to come work here,” he says.

CAPTIN tries to recruit locally when hiring new team members, something that helps build a tightknit community at the plant.

“The community where we work is extremely important to us,” says Roberts. “That’s all part of the Toyota culture we’ve taken on. We’ve always been strong on community involvement and environmental awareness.”

To that end CAPTIN budgets tens of thousands of dollars every year to give to local charitable organizations.

While the company previously cast its net wider to assist community organizations across the Lower Mainland, they have shifted their philosophy in recent years to focus on groups operating in the community where most of CAPTIN’s employees live.

Recently CAPTIN donated $10,000 to the Reach Child and Youth Development Society to help fund their proposed new facility in downtown Ladner.

CAPTIN employees also volunteered their time to help put on the Reach for the Stars fundraising gala in February.

Over the years, CAPTIN has also made charitable donations to the Delta Hospital Foundation and Ladner-based B.C. & Alberta Guide Dogs Service.

CAPTIN’s workers are active in donating their time to various community groups such as the Burns Bog Conservation Society and Earthwise Society in Tsawwassen. CAPTIN recently donated close to $15,000 worth of picnic benches to Earthwise in celebration of its 30th anniversary.

The environmental focus is key for CAPTIN, and Toyota. Since 2004, the plant has maintained zero landfill status. Between 1997 and 2006, CAPTIN reduced its electricity and gas consumption by 14 per cent respectively.

During the same time period, the company reduced its general trash by 48 per cent and water consumption was reduced by 40 per cent. CAPTIN signed on with B.C. Hydro’s Power Smart program in 2003 and in 2005 became the first manufacturing company to be Power Smart certified.

“We want to build a better community,” says Roberts. “It’s where we work, and it’s where we live.”

Delta firefighter Jamie McGarva lets out a slow breath, standing in full black gear while the morning sun drenches him in light.

His nerves are on edge and there are butterflies in his stomach looking up the steep stairs of the training course.

“Nothing compares to the course. Nothing,” he says.

Although his muscles ripple through his shirt and his body betrays no ounce of fat, he hasn’t been on the training course since November when Team Westshore finished second place in the firefighter challenge world championships.

“The first one always sucks,” says Mark Millward with a broad grin.

McGarva’s nerves may seem strange, given the fact he is the reigning provincial, national, and world champion. But those nerves are part of what makes him such a fierce competitor on the course.

“You know it’s going to hurt really, really bad but you just have to get it under your belt,” he says.

With that, he and teammate Reid Taylor race through the course in under a minute and a half, the champion finishing slightly ahead.

Afterward, both are exhausted but relieved.

McGarva is turning 39 this year and after winning every individual category last year, all that remains is a team victory. That will be no easy challenge with perennial rival Kamloops defeating them each time last year, the final

match by a tantalizingly close one second.

“We’re looking to build our team so by nationals we can make up

those seconds to win the championship,” says McGarva.

Southlands Cottage Gets A Makeover, Reopens To The Public Recently redecorated with a fresh new look, the Cottage Courtyard at Tsawwassen Town Centre Mall has reopened for the public to view and enjoy.

The two rooms most likely to cement or reject the sale or purchase of a house are the kitchen and bathroom. They are also the most expensive to renovate. Unlike every other room in the house, there is so much going on in these rooms, including plumbing which is sometimes quite complicated, electrical, tiling and drains, just to mention a few. So when planning a renovation you have to get it right because mistakes can be costly. Buyers know they can renovate most rooms with flooring and paint but bathrooms take renovation to a whole new level of expense and your potential buyer is doing sums in their head to figure out how much tearing out and renovating is going to cost on top of the purchase price as they tour your house.

There are many choices to make these days, which each come with consequences.

Among the options are oversize steam showers, bathtubs carved out of a single piece of rock, marble floors and walls, double sinks; the list goes on. Not always taken into consideration when planning the renovation of an older home is weight.

the awards recognize builders, renovators and designers for their achievements.

This year, the GVHBA added a new category to the awards: the People’s Choice Grand Ovation Award. Its first winner was Best Builders’ Sentinel House, located in West Vancouver. Best Builders also won awards for Best Addition/ Conversion Renovation, Best Custom Home: $500,000 to $999,999 and Best New Kitchen: Under $100,000.

A home for aging in place “ from page.21 down the side of the property. Located on Commercial Drive, space was at a premium on the lot, giving rise to this creative floorplan that gives each home 2,000 square feet of living space.

“It doesn’t look like a duplex,” says Sandro Stefanucci, president and founder of Abstract Homes.

“The aesthetics make a big difference.”

Stefanucci and his wife Cheri live in one half of the duplex, and rent out the other half. The original purpose of that second half is to give his parents a home that they can live in for the long term. Thus, Stefanucci has included an elevator shaft in order to allow them to access all four levels of the home.

That space is currently being used as closet storage.

Other accessible features include doors that are three feet wide, in order to allow wheelchairs to fit through them. Grab bars and a roll-in shower in the ensuite bathroom are able to be installed easily.

Stefanucci himself was born on the street, and the lot where the duplex now stands belonged to his family. His grandfather purchased the property in 1956, and Stefanucci was

happy to be able to keep it in the family after his parents were forced to leave the neighbourhood as they aged.

“The best use of the land was to build a new house,” he says, noting that the original house was not a heritage property.

However, he ran into a few problems when demolishing and re-building. Among them was a long permit process and the challenges involved with removing a house that was so close to its neighbours.

In the end the new duplex was worth all the trouble, and Stefanucci and his family are happy with the results. The duplex was the winner of the Georgie Award for Best Duplex in 2012, something that Stefanucci is very proud of.

“It fits in with the other homes” on the street, he notes.

“You can do your living on the first and second floor,” Stefanucci says, adding that the second floor is a master bedroom with ensuite.

The laundry facilities are also on this floor.

Stefanucci’s parents have not yet moved in, but he says the home will be there for them when they’re ready. In the mean time, he and Cheri are enjoying their home.

Building a home that’s kind to the environment

By Maggie Calloway The news is full of stories about how it is almost impossible for a young couple first starting out to afford to live in Vancouver, and using a conventional yardstick, the information is correct for most but there is a way to not only live in a beautiful house but to also contribute to the solution of affordable housing.

No, it’s not winning the lottery but by being very smart in finding a way to build the house you want, where you want it, and how you can afford the whole project financially.

One young couple found the property they wanted in the location they wanted to live in, but the 1940s house, on inspection, was not salvageable.

There was a lot of rot and water damage and the decision was made to tear the house down and start from scratch.

In stepped Samuel and Elizabeth FitzZaland of Green City Builders Inc., who are not only a very talented team of renovators but are passionate about introducing as many real green, not green-washed, products into their builds.

A plan was put together to build the main house with a garden suite on the lower level plus a laneway house, all very carefully designed to fit the lot perfectly. The couple was able to afford the house because of the rental income stream generated from both the suite and the laneway house. At the same time, because of providing rental accommodation, they neatly fit into the municipality’s plan of innovative housing. By building three homes on one

lot they took the pressure off development elsewhere.

“The clients, once the decision was taken to tear down the existing house, decided to redevelop the property.

They wanted a beautiful, gracious home for themselves and an important point was the rental potential to supplement their income and support the mortgage,” says Elizabeth FitzZaland. “This was also an opportunity to integrate some green building practices throughout the build. This was interesting for us for there were some environmentally friendly elements that were not construction-related as much as planning-related. The property is really tight, only 33 feet wide by 108 feet deep and because a laneway house size depends on the depth and width of the lot, they were right up against both of those measurements but we were able to design to those limitations.”

Plenty of options for building a greener home The outcome of this build is a very small, 450-square-foot laneway house over two levels, the one-bedroom secondary suite in the lower part of the house, built above-grade as much as possible, which makes it quite bright, and the homeowners’ part of the house, which is on two levels, with three bedrooms and three bathrooms.

To further make this financially affordable in the short term the homeowners are considering inviting a home-share student to share their home until they start a family themselves, and then plan to make this home a family home.

Once the house was wrapped, and before the drywall was installed, they had an energy audit done so they could identify any leaks and sealed them at that stage. In addition they installed a combination instant hot water system which also heats their home through a radiant heating system.

From beginning to end this whole project was extremely wellthought-out from utilizing the site for maximum return and investing in an eco-friendly build which will pay dividends going forward.

Several green techniques were used in building the house, including larger lumber spaced further apart to allow for more insulation and a heat recovery ventilator that recovers 90 per cent of the heat that would normally be pumped out as fresh air comes in.

The home still fits in well with the surrounding neighbourhood.

By Maggie Calloway After long, long months of grey rainy days we are all hungry for the first sign spring has arrived, accompanied by the welcome spectacle of colourful flowers swaying in the breeze.

Our first impulse is to run to the garden shop and load up with flats of anything with colour but we all need to take a deep breath and make a plan.

Plants, like kids, do well when the basics are taken care of first before the really fun stuff of instant colour commences.

It’s first, second and third about the soil ladies and gentlemen, next about the weeding …just what you didn’t want to hear. But get the fundamentals right and you will have a wonderful garden this year and in years to come.

Glenn Andersen is from Nordic Nurseries, a wholesale grower providing root cuttings and gardenready plants to nurseries right across Canada. What he doesn’t know about annual and perennial flowering plants is, well, hardly worth knowing.

“By the end of May we don’t usually need to worry about cold snaps so this is the time to plant. By this time of year most of the annuals are starting to flower,” Andersen says.

“Before planting use March and April to prepare the soil; if your soil needs a boost this is the time to add composted manure and other supplements and weed, weed, weed. As soon as the weather warms the weeds start sprouting but if you are diligent pulling them before they go to seed you will be rewarded throughout the growing season. Preparing your beds is vital, for instance if you have clay soil you are not going to have success unless you fix it. Plants like soil which is fluffy and loaded with organic matter.

I have heavy soil at home so I throw in some sand and manure every couple of years, just something to break the soil up.”

He advises doing your homework and matching the plant to the reality of your specific garden; it is not one size fits all. If part of your garden is in shade for most of the day you don’t want to plant say geraniums which require lots of sun. The great thing these days is there are huge varieties to choose from for both shade and sun so you are not deprived of choice. Just read the excellent labels which come with the plant pot and act accordingly.

One tip, if the labels advise part sun and shade it’s not a good idea to plant in a spot which gets hot afternoon sun. Conversely if they say full sun it doesn’t mean an hour in the morning.

Pay attention to where you plant and you will reap the rewards.

“Another tip is if you are short of time don’t plant flowers which need dead-heading every week,” Andersen says. “Plant something like Supertunia Bubblegum two feet apart, they will fill in and look fabulous all summer; it’s a wow plant. Another plant like that is Lobularia Snow Princess. It looks a little like an Alyssum but a lot more vigorous and (has) flowers non-stop sometimes through November.”

Not to say you shouldn’t plant those which require time, dead-heading etc. but be selective. Plant loads of low maintenance plants then you have the time to give loving care to the more, shall we say, finicky. There is nothing quite like having a morning cup of tea in a stunning setting and these days, especially with plants labeled Proven Winners grown for this climate, it is within the reach of us all.

Plants such as Lobularia Snow Princess, top, and Starfire, above, are particularly good choices for spring planting and don’t take as much upkeep as other varieties.

By Maggie Calloway Gone are the days when a few plastic chairs and a table, dragged out of the garden shed when the sun finally shines, constitutes the sum total of our garden furniture. Now we are creating garden rooms coordinated to the house décor so there are no jarring notes when transitioning from house to garden.

The really great thing is there have been such advances in outdoor furniture material you can pretty much find the perfect fit for your taste and budget.

Fabrics have also come a long way with lots of choices in style and colour. Memories of heavy scratchy cushions have given way to soft pliable rain- and sun-resistant fabric. “A person can choose a style and colour of outdoor furniture and the style and color of cushions and pillows and design a very personalized garden room the family can enjoy for years,” Schmidt says.

Think how your family will use the space and design from that point. Are you going to cook outside and need more than a stand-alone barbeque which may suggest an outdoor kitchen? Do you entertain a lot in the summer and need both a dining table and chairs to comfortably feed a crowd and a seating area designed for a glass of wine and great conversation?

Most of us can’t afford to decorate our outdoor space in one fell swoop but we do need a plan so we can pick up pieces as we go along without ending up with a hodge-podge of styles.

John Friswell of CCI Renovations is an award-winning contractor who has many years of renovations under his belt and there is very little he hasn’t had to deal with when it comes to renovations. He cites a recent renovation as a great example of what homeowners need to know.

“My clients have lived in this home for a number of years so they knew exactly what they wanted, in fact the instructions to my company and the designer were to create a spa bathroom you would find in a high-end elegant hotel, and that is exactly what we did,” Friswell says. “It helped that we used the original bathroom footprint, 13’ x 13’; about 160 square feet, and in this case we didn’t need to do any structural work, which is not always the case. We had to be creative with the linear drain in the shower but everything else was fine.”

The original bathroom, although badly dated, had good ‘bones’ which is a great help when renovating. The size was right for the new design which again is a bonus; removing walls to increase the size puts the renovation into a whole new category.

The bathroom isn’t huge, but instead just the right size to make the placement of each unit work. The rim-less steam shower is large but not enormous and tucked in the corner so there is some privacy, and the two vanities, his and hers, are placed so that each person literally has their own space including storage.

The female spot, the larger of the two, has a mirror that slides up to reveal storage, plugs for hair dryers, etc. This allows the positioning of the lighting to make sense, and not having to install electrical outlets in the wall of marble is a brilliant touch.

“The drawers and cupboards all have precisely designed organizers. The walls are marble as are the floors. The wall towel rack is heated which is a treat and the towel bars underneath the vanities avoids towels on the counter,” Friswell says. “We built in the tall linen tower for towels, etc. rather than storage under the vanities which is a more elegant approach as well as practical. We installed a window in the shower to provide light which we used to see years ago. Unlike then where there were always problems with rot and mildew, we didn’t use wood but marble so there will be no ongoing problems. The window was also important to help bounce light around the room.”

There are lots of great design ideas in this bathroom and the desire of the clients for an elegant bathroom has certainly been achieved.

The old bathroom featured dated lighting, an old soaker tub and an old-fashioned vanity, left and below left. Now, the bathroom includes his-and-hers vanities and a gorgeous new tub made for relaxation, above and below. John Friswell of CCI Renovations says the homeowners were looking for a spa-like feel in their new space.

The Ladner Pioneers improved to a perfect 2-0 this season with a 9-4 win over the visiting Nanaimo Timbermen on Thursday, May 16.

The Timbermen open the scoring less than two minutes into the game, but Michael Vincent evened things up for the local senior B lacrosse club 30 seconds later.

Corey Williamson gave the Pioneers their first lead midway through the opening frame, but Nanaimo was able to equalize before the period was through.

The Timbermen took a 4-3 lead after 40 minutes, with Clayton Collison scoring the

only goal for the Pioneers in the second period.

The third period was all Ladner, as the home team stormed back with six unanswered goals to take the game 9-4.

Vincent finished with three goals, while Williamson had a pair of goals and four assists. Collison also had a pair of goals, as well as two assists. Also scoring for the Pioneers were Jared Wheatley and Travis St. Germain. Nathan Clare had four assists.

Nathan Wilson stopped 18 of 22 shots he faced, while the Pioneers’ offence managed 37 shots on net at the other end of the arena.

The Pioneers are back in action at home on Thursday, May 30 at the Ladner Leisure Centre against the Valley Rebels.
