Anvil Centre Creating a new hub for commerce at the gateway to Downtown
m
uch like the blacksmith’s iron block for which it’s named, New Westminster’s Anvil Centre will become a key implement for the city’s economic growth.
Currently under construction at Columbia and Eighth streets, the $50 million building will be more than just concrete walls and glass windows. It will be a meeting place for business and the arts, an economic and cultural hub. “Just as the anvil reflects the energy that is put into it, the name and logo also symbolizes the energy that will emerge from the countless functions, events and activities that Anvil Centre will be home to for generations to come,” said New Westminster’s arts and culture director Greg Magirescu when the facility’s name was announced last November. The Anvil Centre’s four stories will be occupied by conference and meeting facilities capable of hosting receptions for up to 500 guests, a 350-seat theatre that can be arranged for any number of uses, multi-purpose rooms and arts studios, an art gallery and gift shop, the city’s museum and archives, the Canadian Lacrosse Hall of Fame, a visitor’s information desk as well as a restaurant and retail space.

The complex will be topped by a nine story tower with 137,000 square feet of first class office space. The tower is being constructed to LEED Gold standards, with a secure underground parking space for every 600 square feet of floor space, plus bicycle storage along with lockers and showers. Some floors will have access to outdoor patios. A study for the city by G.P. Rollo and Associates says the facility will create 156 full-time jobs during construction, another 525 in the offices when they’re finished, 25-33 in the restaurant and retail component and more than 200 spinoff jobs. Workers in the building and visitors to it will spend millions of dollars a year and, say the consultants, the facility may spur an increase in residential, commercial and recreational development in New Westminster’s Downtown. It will, says Mayor Wayne Wright, bring “new people and business and (continue) the progress made through the city over the past decade. We’ve made great strides forward, revitalizing our community at the centre of Metro Vancouver and putting New Westminster on a solid foundation for a bright future.”
Lights, camera, action! Local productions plough millions into economy
F
ilming in New Westminster is a vibrant industry that showcases our wonderful streetscapes and attractions while significantly contributing to our local economy. Production of several television series and motion pictures have taken place in New Westminster in recent years including: Alcatraz, The Killing, Supernatural, Once Upon a Time, Diary of a Wimpy Kid and many more. Filming in New Westminster has tremendous local economic benefits. According to the BC Film Commission, it is estimated that $8.7 million in film salaries were paid to residents in 2011 with additional benefits of location fees that production companies pay to residents, merchants and the city. Film permit fees also generate substantial revenue annually for the City of New Westminster. New Westminster has its doors wide open to the film business!

The city at the heart of it all As the Fraser Valley grows, New West’s central location is increasingly paying dividends New Westminster is the geographic centre of the Lower Mainland. Increasingly, it’s also becoming an economic hub. According to a report prepared by Urban Futures, the New Westminster-centred trade area, which stretches north of the Fraser River from Burnaby to Port Coquitlam, is growing at a faster rate than the rest of the region. By 2041 the area’s population is projected to grow by 62%, compared to 52% for the region as a whole. That’s another 327,000 people, who will need places to live, schools to attend and jobs. In 2011 there were 204,015 residential units in the New West trade area, 12% more than 2006. That outpaces the 9% growth in region-wide. By 2041, the housing stock is expected to increase 76% with the addition of 156,900 units. More than half will be apartments or condos. To pay for those living spaces, the trade area’s employment base will grow to 433,600 jobs from 271,500. Most jobs will be in service-based industries like finance and real estate as well as health and education.

With two major post-secondary schools, Douglas College and the Justice Institute, the region’s largest hospital and growing medical services facilities in Sapperton’s Brewery District, New West has a competitive advantage to benefit from all that growth. Already the city has a higher share of health-care workers than any community in the region other than White Rock. Same with education, which comprises 8.9% of the city’s employment compared to 7.7% in the rest of the region. Even manufacturing jobs are 1.2% ahead of the rest of the Lower Mainland. There are opportunities as well in the professional services sector, where the city’s share of employment is three per cent less than in the rest of the Lower Mainland, and retail and wholesale trade, which lags by 2%. Perhaps the city’s biggest competitive trump card is its accessibility to the rest of the region. With five SkyTrain stations on two lines, and a link to the Evergreen Line, when it’s built, only a stop away, New Westminster’s transit connection to the rest of the Lower Mainland is unmatched. Even getting around by car can be relatively painless with reasonable travel time by car to almost every corner of the region.

Building the BUZZ Local businesses using social media to expand their reach
J
enn Pistone knows exactly how many customers like her store. She also knows what they like, and when they dislike something, she frets to figure out why.
Pistone, who runs Brick & Mortar Living with her daughters Julia Dewhurst and Emma Nash, gets all this information in real time from her shop’s Facebook account. The decor and gift boutique located in the old Arundel Mansions on Begbie Street is one of a growing number of New Westminster businesses that are using social media to build buzz, inform customers and create a community. For the ladies of Brick & Mortar, social media didn’t start out as a business strategy. Posting messages on their Facebook page and Twitter account was simply a way to keep friends and family updated about their new venture. But as their friends and followers started telling their friends and followers, Pistone says she realized the medium’s potential. “We realized it would be our strategy to promote content,” says Pistone. But to truly forge a connection with customers and potential customers, they couldn’t just throw up notices about specials, or the latest arrival on their shelves. “You have to stay focused,” says Pistone. “You have to have a direction otherwise you’re just adding to the noise that everybody else does.”
12

They expanded their social media reach to Instagram and Pinterest because each has a slightly different audience. They keep their posts to each light and fun, accompanied by creative photography. They make it personal. “You have to be authentic,” says Pistone. “We are people people, we didn’t want to be a store for people to just shop. We want people to feel they know us.” Lauren Bowler used Twitter to help people get to know her tea shop. When she first opened Great Wall Tea in the River Market, she was the only tenant in the food hall that was still undergoing renovation. So Bowler took to Twitter to get customers to venture beyond the back door at Donald’s Market, then the only way to access the central part of the market. She posted informative tidbits about some of the exotic teas and blends she offers and conducted a daily giveaway of a free tea for people with a certain first name. It was cheap marketing, and it worked. “When you have almost no budget to advertise, social media is imperative,” says Bowler. “It really is the only way to get your message out to thousands of people for a very low cost.” Dan Close also used Twitter and Facebook to pique people’s curiosity as he prepared to open his Belgian frites and beer restaurant, Spud Shack.
What started as coy messages and photos hinting at what was being built behind the covered windows of his establishment on the third level of the Shops at New Westminster Station morphed into messages about the dishes he was creating and the craft and imported beers he was sampling to feature on his menu. “Social media is our biggest marketing tool,” says Close, who recently used Twitter to get the vote out to win Vancouver’s 2nd Poutine Challenge, a competition amongst 21 restaurants put on by foodie blog VancouverFoodster.com. “Social media to us is like breathing. I am always on my phone reading tweets and responding whenever possible.” Pistone says building buzz with social media takes constant attention to de-

tail, including regular reviews of the analytics to learn what resonates with their friends and followers and what might have fallen flat. “You can’t go into it half-heartedly,” says Pistone, who estimates one of their trio is in the back of the shop working the keyboard about 30 % of the time. “There has to be consistency from the very beginning.”

New West an ‘education destination’ And Douglas College is playing a key role
B
ritish Columbia needs a more highly educated population to remain competitive, and New West is perfectly positioned to reap the benefits, says Scott McAlpine, the president of Douglas College. “Post secondary education is the great leveler in society,” says McAlpine, who’s embarked on an ambitious mission to make Douglas the largest degree-granting college in B.C. by 2015. He’s doing that by creating new degree, diploma and certificate programs towards boosting the school’s full-time equivalent enrollments to 9,500 students. “We’ve looked at what the demand is, what the students want and what the labour market needs,” says McAlpine. “If you’re sensitive to what customers want, they’ll come.” Sixty percent of Douglas’ current students attend classes at the New West campus, many of them traveling from neighbouring communities like Coquitlam, Burnaby and Vancouver, as well as internationally

from countries like Korea, Japan and India. And they’re leaving money in the community. With an annual operating budget of more than $97 million, the regional economic impact of Douglas College is around $225 million, says McAlpine. Students living at home spend about $39 million a year, while those living away from home spend $54 million. The school’s 1,100 international students spend about $29,500 each. Factor in the 34,000 students who take courses annually at the Justice Institute, for which its New Westminster campus is the main hub for six other campuses across the province, as well as the hundreds of students who attend programs at the Boucher Institute for Naturopathic Medicine, the West Coast College of Massage Therapy and other private institutions, and the potential benefit to the city’s economy is tremendous. “New Westminster is an education destination,” says McAlpine.

Local philanthropy is good business Why giving to Royal Columbian Hospital counts
C
ences, trauma, neonatal intensive care and high risk maternity.
ollaboration between charity and business has always been a win-win relationship. “Doing good has distinct business advantages such as building better community and stakeholder relations” says Adrienne Bakker, President and CEO for Royal Columbian Hospital Foundation (RCHF). “Hospitals are important to all of us because after all, if you don’t have your health, what do you have?” Situated in New Westminster, Royal Columbian Hospital (RCH) serves as both a powerhouse provincial hospital and as a hospital for the local community. At the heart of Fraser Health’s regional network of 12 acute care hospitals, RCH is also a provincially designated center for cardiac and neurosci-
RCH is the biggest employer in New West with 750 physicians, 4,500 staff and 325 volunteers revolving through its doors. This does not include the 30,000 patient admissions and patients’ friends and families that visit annually. Charitable giving is great way to raise a business profile and support a charity that has a direct impact on you and people you care about. People are more likely to support a business they feel is giving back. Also, it boosts a company’s morale to engage employees in fundraising activities.

Companies find creative ways to fundraise From a marketing and business strategy, it is an opportunity to reach out and connect with the Royal Columbian and New Westminster community. There are many ways to raise funds. For example, the New Westminster-based freight transport company Southern Railway of British Columbia (SRY) has taken an innovative approach to fundraising by promoting injury prevention amongst its employees and directly tying its safety performance to donations to RCHF. Money saved as a result of no lost time injuries (injuries requiring employee time off for treatment or rehabilitation) is matched by the company and donated to RCHF. The Royal Columbian Hospital Foundation is grateful for the continued support it receives from the New Westminster community.
Local third party events include Sapperton Day and Santa Shops Sapperton. Local companies such as Greens and Beans, Cadeaux and River Market continue to give gifts-inkind and donations. Corporate donors and sponsors include Wesgroup, Thrifty Foods, RBC, Salient, TD Bank, Onni Group, McQuarrie Hunter, Fraser River Pile and Dredge, ScotiaBank, Southern Rail of British Columbia, BlueSky Properties, Kruger Products, Starlight Casino, Winvan Paving, Cassady and Company, Cartwright Jewelers and Mott Electric among others. “The power of our donors will continue to impact the needs of our patients as we move forward into the redevelopment of RCH – the largest redevelopment of any hospital in Canada. Making some magic CG Masters brings movies to life
M
ore and more movie magic is happening in the digital realm.
Locations can be difficult and expensive to access. Weather can wreak havoc with tight production schedules. Directors want to push the envelope of their creativity. So it’s up to digital artists and programmers to create realities that don’t—or can’t—exist. That’s exactly what the students at Nick Boughen’s CG Masters Academy are learning to do. Hunched over computers and tablets connected to powerful servers, peering into banks of high-def monitors, they’re sculpting digital ones and zeroes into fantastical renderings or even subtle enhancements to our own world. A veteran of 15 years as a visual effects artist for films like I Robot, Invictus and Salt, as well as TV series and commercials, Boughen says digital effects have removed almost every limitation to what can be achieved in film or video games. It’s work that can be monotonous in its creation but spectacular when completed.

“Creative people are seduced by the idea they can create anything they can imagine.” To realize that, students are given a foundation in photography, lighting and shading, composing and rigging, particles and dynamics in an intensive three-semester program over the course of a year, as well as boot camps in specialized areas like Houdini programming. And unlike other sectors of the film industry which come in and out of favour according to factors like location costs and tax incentives, the need for trained visual effects artists is ongoing. “There’s more films being produced worldwide, so there’s more need for visual effects,” says Boughen. “It’s healthy and growing.” Locating CG Masters, which is comprised of three classrooms and a green screen studio, in the Shops @ Westminster Station gives students easy access via SkyTrain to studios and production houses in Vancouver, while saving them the expenses of living in the big city. Boughen says he’s also hopeful his students will be able to tap into the creative energy percolating in New West’s Downtown.

Networking in New Westminster Chamber pleased to see boom in ways for business community to gather and share
B
usinesses compete against each other for the consumer dollar. But it’s in their interest to work together to achieve success.
In New Westminster there’s no shortage of networking groups and opportunities for business people and professionals to share ideas, exchange advice, even mentor.
“There’s a lot of people wanting to do business in New Westminster,” says Conway. “We would like to get the most coverage possible to promote business in the city.” That includes initiatives to showcase what the city does well, as well as a greater effort to promote the city in social media.
The New Westminster Chamber of Commerce recently celebrated its 130th birthday.
In November the chamber hosted its first economic forum that drew almost 300 attendees to La Perla Ballroom.
Formed as a Board of Trade on Feb. 22, 1883 to give a voice to its 46 founding members in New Westminster, it became a chamber of commerce in 1960. Those were the halcyon days of the Golden Mile.
The keynote speaker was Vancouver condo marketer Bob Rennie, who generated quite a bit of buzz when he suggested New Westminster should ditch its Royal City branding to appeal to a younger demographic.
But with developers and businesses rediscovering the Royal City, the Chamber’s new president Christine Conway says opportunity is knocking.

“New Westminster can be anything it wants to be,” he said. “Now is the time to act on it.”
Columbia theatre networking group
The chamber also founded the Platinum Awards gala to recognize the best of the city’s business and community leaders. Future plans for its centennial year include partnering with the Surrey Board of Trade to discuss common opportunities on the Fraser River and a trade show in October that will focus of planning for business succession.
shared similar stories and challenges on the road to their business callings.
The city’s young professionals have found a voice with NEXT New West that organizes networking opportunities through social events like wine tastings, dinners at local restaurants, an ugly sweater curling bonspiel.
“The bottom line is business, but it’s helpful working together,” says Heidi Clarkson, one of the founders. “We’re almost like a sounding board, exchanging ideas.”
“It’s all about how to get people to experience everything New West has to offer,” says Tej Kainth, of Tourism New Westminster and one of the group’s founders. “We all share a sense of community and a sense of pride and we want to build partnerships with each other.” Also in November they recognized their own emerging leaders by honouring 25 of them at the NextUP awards at the Inn at the Quay. A fledgling group is bringing together the city’s female entrepreneurs. New West B2B Network of Women formed last October over beers and nachos at the Dublin Castle neighbourhood grill when some of the businesses who’d signed up to participate in a nationwide Small Business Saturday promotion decided to meet on the eve of the event. They discovered they were all women and
“At first it was just social, but then we started sharing ideas,” says Robyn Murrell of Robyn’s Vintage Nest and Zhoosh Fitness By Design. The group includes a wedding planner, a property stage, an esthetician, a pub and three home decor shops.
Perhaps taking a cue from their business cousins, New Westminster’s music community is in the process of forming its own networking group to connect with each other and supportive businesses. By working together organizer Michael Hwang, a director of the Columbia Theatre hopes they’ll be able to improve the lot of independent musicians in the city who earn an average income of about $7,000. The idea grew out of the live music jams the Columbia hosts on Wednesday and Sunday evenings, where musicians get a chance to play some licks, but don’t earn a lick. “I was quite puzzled by this,” says Hwang. “A lot of musicians are leaving the industry because they can’t make a living.” The group is still in its formative stages, but it’s planning further discussions in the coming year with an eye towards creating a new business model for live music in the city.
