THE KELOWNA Home Show helps kick off the home renovation season as winter is about to give way to spring.

The teaser of spring weather that descended on the Okanagan Valley last week brought a smile to the face of Rick Young.

The man behind the Kelowna Home Show, Young said an early start to spring would coincide nicely with the opening of his annual home show this weekend.

Young has been bringing the home show to Kelowna for the past 13 years, the first spring home renovation show out of the gate for 2013 set up at Prospera Place.

Young said Kelowna re-

mains an active market for his home show, which also makes stops in other cities such as Calgary and Edmonton, although he acknowledges the local economy has slowed since the real estate sales fueled boom years between 2003 and 2009.

“While it’s steady (in Kelowna) right now, I hear that things are getting busier, builders are starting to build again,” Young said.

He said the target audience for his home show is homeowners and buyers, women and families, saying that home renovations continue to be the leading motivator for people to check out the more than130

exhibits.

“Things break down and need to be fixed…it’s all part of owning a house,” Young said.

In light of the current economic situation, Young has dropped the general admission price from $10 to $6, a savings he could pass on in part because he doesn’t have a celebrity presenter this year.

“That extra cost was to pay for someone’s appearance fee, but this year we found two of our exhibitors would be ideal for touching on the topic of green and sustainable building ideas, which people are beginning to pay more attention to in recent years.”

Those two presenters, both based out of Alberta, are Threshold Energies Corporation, headquartered in Edmonton with a regional office in Kelowna, and the Heyde-Haus design and building company, situated in Canmore, Alta., with a manufacturing plant in the B.C. community of Golden.

Young said the theme of the home show this year is not specifically green construction ideas and products, but those elements are just naturally evolving as the public becomes more educated about geothermal and solar heat concepts.

“I think that interests shift as new products come on the

market, but the staples for our home show have always been windows, flooring and cabinetry options,” Young said.

“But companies marketing geothermal and solar energy products seem to be finding our home show and others as a good way to promote their products so that’s great.

“We even are getting retailer interest. Sleep Country has been doing home shows of late, including ours, and finding that it is driving increased sales for them.

“They have a brand name out there, take up a considerable amount of space with their product display and it’s been successful for them.”

Overall, Young says while he wants local residents attending the Kelowna Home Show to be entertained, he also wants to help them learn about what’s new in terms of home renovation and energy efficiency ideas.

“People are always looking for the next new thing and that’s what we try to provide every year,” he said.

The Kelowna Home Show takes place Feb. 22 to 24, with home show hours on Friday, 4 to 9 p.m.; Saturday, 10 a.m. to 7 p.m.; and Sunday, 10 a.m. to 4:30 p.m. bgerding@kelownacapnews.com

Heyde came to Canada and settled in Canmore, Alta., five years ago to work for a timber framing home construction company, but eventually saw an opportunity to branch out on his own with the passive housing concept, which he did last year.

He has a production facility in Golden and an assembly yard in Canmore, both which employ about 15 people.

Heyde says he wants to incorporate the European house building philosophy to his Canadian customers, where the builder works with the client through every phase of the construction process.

“In Canada, you tend to hire a contractor who in turn hires sub-trades to complete a house so you are somewhat removed from the process. We try to pay more attention to

the quality of the building and to help educate the client on what makes sense for them.”

Heyde says the idea of energy efficiency doesn’t coincide with building 4,000 to 5,000 sq.ft. homes, where energy is provided on space in a house that is rarely used.

“Sometimes it’s more beneficial in terms of energy efficiency to think smaller and more practical.”

Heyde cites a number of features that go into a passive house design: 1. Water conservation through permeable pavers and xeriscaping throughout site.

2. Minimal north facing windows to reduce heat loss.

3. Clerestory windows for added day-lighting.

As a German native, Uwe Heyde started his career in construction about 20 years ago as a “Zimmermann.”

After a three-year apprenticeship, he became a certified carpenter and timber framer.

To learn more about his profession, Heyde joined a guild, as a member of the Rolandschacht.

He proceeded to take up a four year journey as a Zimmermann to learn more about different building techniques used mainly in Europe.

After many years of practical experience, Heyde’s interest in traditional construction combined with latest technological developments became his abiding passion.

Heyde will be talking about energy efficient building and the philosophy behind passive housing design at the Kelowna Home Show this weekend.

So what is passive house? In Canada, we might refer to it as pre-fabricated housing.

Heyde says terms like sustainability and “green” are used quite liberally in conversation today with most people having an opinion but necessarily a clear definition.

For a passive house, he says the concept is simple, sensible and smart. The main characteristics are: 1. Create a super-insulated building envelope (more than just adding thicker insulation) thereby maximizing energy efficiency before addressing additional energy generation requirements.

2. Computer modelled even the smallest design elements to enhance sun light capture and seasonal shading 3. Mechanically ventilate fresh, clean air (while recovering heat) then distributing it throughout the entire home to create optimal thermal balance and comfort.

What do these strict design parameters create?

Heyde says they create a home that reduces its energy demand, instantly, by 90 per cent without incorporating a single active energy system. (i.e. furnace, air conditioner, solar panel, geothermal, wind etc.)

Addressing greenhouse gas concerns History behind Selling the benefits of more sustainable energy options for homes has not been an easy sell.

But for Leigh Bond, founder of Threshold Energies in Edmonton back in 2004, he says his company’s foray into the benefits of geothermal technology initially, followed by expansion into solar hot water systems and wind turbine generation ,are starting to find an attentive audience.

Most notably, that attention at least in Alberta is coming from the home construction industry, engineers and building inspectors.

“I spoke recently to the Alberta home construction association people and I thought they might be a tough crowd for our ideas, but I had a lot of positive feedback from people there,” Bond said.

Threshold started out focused on geothermal technology systems, but the company now has six different technologies that it markets.

“We design and build the systems, and then we go and install them. We do everything from houses to big commercial office buildings.”

Threshold has an office in Kelowna run by Threshold BC president Dean Schurian, who Bond thinks has installed more geothermal systems than anyone else in Canada.

“There has probably been about 60,000 geothermal systems installed across Canada, and Dean has done more than 700 residential and commercial installations himself,” Bond said.

Bond said he welcomes the opportunity to be a presenter at the Kelowna Home Show this weekend, to help try to educate people about alternatives to standard home energy systems.

“I know there are still a lot of people that don’t understand how all these new systems work,” Bond said, noting that home builders have been reluctant to buy in as well be-

cause of the higher upfront construction costs.

“These are not new ideas that we are advocating, geothermal or solar power, they are old ideas that we are trying to re-introduce into our building practices.”

Bond said Kelowna has seen examples of geothermal technology put to use by building facilities at Okanagan College and many of the new homes in the Wilden subdivision that began development in Glenmore over the last decade.

“The goal here is to get people to understand these technologies have been around a long time, so let’s use them. They are green, they help do something in relations to concerns about the greenhouse gas problem that we’ve created. The technology is there. We just need to go out and use it.

It’s just a matter of understanding how to go about it.”

Bond is no stranger to technology, having spent 29 years as president of a technology company that developed a software inventory system for automobile parts that has become a vehicle repair industry standard.

An enthusiastic geothermal advocate, Bond also teaches a geothermal installation certification course at NAIT (Northerm Alberta Institute of Technology) and a consumer geothermal course at Edmonton public schools.

Bond will give a presentation on alternative energy options for homes and commerc ial buildings at the Kelowna Home Show on Friday, Feb. 22, 7 p.m.; Saturday, Feb. 23, 2:30 p.m.; and Sunday, Feb. 24, 12:30 p.m.

geothermal concept • The oldest known geothermal installation in Canada is a residence in Burlington, Ont., installed in 1950.

• The farthest-north site that Leigh Bond, president of Threshold Energies Corporation, is aware of was installed in a federal highways maintenance shop, 300 miles north of Whitehorse.

• In Alberta, geothermal systems can be installed that totally replace natural gas. Geothermal has the advantage of being available all-day and year-round, compared to photovoltaic electric, solar hot water and wind turbines that are dependent on environment conditions.

• Aspects of installation: Four-inch wells, drilled 200 to 300 feet deep (other designs including horizontal loops and pond loops can also be utilized), high-density polyethylene pipe loops inserted into the wells (down and up in the same hole). Geothermal grout poured into the void space is formulated to conduct the heat from the ground to the pipe.

• An underground manifold, with a reverse return header system results in one supply and one return pipe coming up in to the mechanical (furnace) room. A heat pump, a device that looks like a furnace but uses the same technology as a refrigerator, comes in two basic designs—those that create hot air and those that create hot water.

• Hot-air ducts, similar to a natural gas system but the ductwork is 20 per cent larger.

• Hydronics piping is optional, in-floor piping that should be spaced closer together than what is usually done with a boiler.

• In Alberta, 74 per cent of a residence’s energy requirements (heating, cooling, and hot water) can be met through the installation of a geothermal system. Most of that yearly energy requirement is needed in the winter when sunshine is limited.

• The approximate cost to install the infrastructure to create one watt of energy is: hydrogen fuel cell, $30; photovoltaic electric module (solar panel), $10; wind turbine, $5; geothermal, $3; solar hot water, $2 • The environmental impact of installing a geothermal system in a home is equivalent to taking two cars off the road. Greenhouse gas reductions are significant.

• The introduction of geothermal technology into the Alberta market suffers from the same fate as many other technology introductions. Best estimates are that more than 50 per cent of all installations are being done incorrectly, even some designed by professional engineers. This happens because of a lack of education; arrogance by some installers, drillers and engineers who think they know what they’re doing; and a lack of building code rules and adequate inspection processes.

• The Alberta Geothermal Energy Association was formed in March 2007 and received its formal incorporation certificate as a non-profit association in September 2007. Since education and the building code both come under provincial jurisdiction, the association feels that solutions to improve the industry are best met through a strong provincial association.

• In North America, the main body of knowledge for this technology was developed by academics at Oklahoma State University. Over the last 30 years, many engineering types at OSU have done research and created textbooks for geothermal technology. Commercialiaztion of that research and development of training programs was accomplished by creating an industry association that is also headquartered at OSU. The long-winded name for this association is the International Ground Source Heat Pump Association (IGSHPA). OSU is really the Mecca for geothermal in North America.

• On the education front, much more needs to be done. Bond says Alberta needs: An apprenticeship program for geothermal installers, similar to the B.C. program commencing in the fall of 2008 with geothermal design training for mechanical engineers at our universities;and education for consumers that help them in their quest to find a reputable geothermal contractor to complete their project.

Elkridge: Building with experience and integrity in West Kelowna In 2006 Wim Zuydervelt started Molenbeek Ventures Development Corporation, a Canadian land development and investment company.
