Home inspections prudent idea anytime Many people think that the only time for a home inspection is when they are purchasing a home, when in fact there are other times when an inspection may be a prudent idea. Prelisting home inspections A home seller’s plans can suddenly be dashed when the buyer’s home inspector finds problems with the home that they were not aware of. A prelisting inspection offers the seller a unique insight into their own home prior to placing it on the market and can avoid unwanted headaches. The advantages of a prelisting inspection are as follows:

1- You’ll create confidence with buyers regarding validation of the home’s condition, and show prudent disclosure. 2- Correct minor concerns and eliminate last-minute repair hassles which could delay or cost you the sale. 3Decrease the chances of major problems that could cause the deal to fall through. If large issues arise during the inspection you can choose to repair those items, or adjust the listing price accordingly. 4- You can display a copy of the report during open houses, and you can also place a “Pre Inspected” banner on your lawn sign.

Preventative Maintenance Inspections We all have varying backgrounds, and lets face it, were not all sophisticated regarding buildings and their upkeep. I’ve talked to many home owners that have never gone into their attic or crawlspace. Having a maintenance based home inspection performed every few years helps the homeowner keep on top of their building maintenance programs. Having a qualified objective third party provide this type of inspection avoids a conflict with contractors who have a financial interest in repairing any problems found. This is especially important regarding strata developments

Single component/system inspections This inspection focuses on singular components or systems such as the roof, exterior cladding, attics or crawlspaces. Specialized inspections These types of inspections can include air quality, mold or water ingress, thermal imaging, radon gas (not prevalent in our area), or WETT inspections (wood burning systems). If you hire a home inspector to perform a WETT inspection make sure he/she provides a level 2 inspection. Be aware that most chimneys need to be clean prior to the inspection. It is our experience that home inspectors do not clean chimneys which could result in an incomplete inspection. Hiring a chimney sweep that provides both services is clearly the best way to go. With air quality and mold inspections the home owner needs to make sure that the inspector has a background in this kind of work, as it takes years of practical field experience to identify many potential related issues in the home. As you can see there are plenty of good reasons to have a home inspection performed, however, due diligence and research when choosing your inspector is extremely important.
