he B.C. Conservative Party won't be running a candidate in the riding of Delta South out of respect for incumbent independent MLA Vicki Huntington, according to the party's spokesman, James Mitchell.

They will, however, run a candidate in Delta-North, though he did not say who that might be.

There has been speculation in recent months whether Huntington might join the caucus of the BC Liberals or BC Conservatives.

But Huntington, who was elected in 2009 by a margin of just 32 votes over BC Liberal candidate Wally Oppal, says she'll likely run again as an independent.

"If I saw a change in wanting to use the legislature effectively and democratically I would be comfortable in looking at working with the government party," said Huntington, before adding she hasn't seen that happen.

Meanwhile, Delta Chamber of Commerce Chair Kelly Guichon hasn't said whether she will seek the nomination for the BC Liberal Party in Delta South, but insisted it isn't because she's having second thoughts about the party.

"I'm not saying no, I'm not saying yes," she said. "I'm looking at some other opportunities in the private sector as well."

Guichon said she wanted to make clear she isn't getting "cold feet" with the Liberals, as was suggested in an editorial written by the South Delta Leader Sept. 7.

Guichon added that the Liberals have been successful in creating jobs and managing the economy during their three terms in government.

"I truthfully wouldn't want to see our province go back to where we were 11 years ago to become a have-not province," she said.

But BC NDP candidate for Delta South, Nic Slater, says his party is ready to govern.

"We all know there's change in the air," he said. "People are looking for something different and we're hoping we can offer that along the lines of what the NDP has always offered."

Slater said the NDP have managed to bring about positive change throughout Canada, by pushing for things such as universal medicare and old age pensions.

"Our values aren't going to change because there's an election. Our values have always been the same for over 80 years," he said. adrian@southdeltaleader.com

The Vancouver Police Department is investigating the theft of bagpipes and a Delta Police Pipe Band dress uniform from BC Place Stadium last Saturday night (Sept.

15).

According to police, at around 7 p.m. that night a thief stole a large black duffle bag containing bagpipes and a Delta Police Pipe Band dress uniform from a corridor near the East gate at BC Place Stadium following the BC Lions halftime show where the Delta Police Pipe Band was performing.

The suspect is described as a white male, 20 to 25 years old, six-foot-tall, weighing 175 lbs., with brown hair and sideburns. He was wearing all black clothing and a baseball hat and was last seen walking out of BC Place Stadium through the East Airlock onto Pacific Blvd.

The stolen items include a brooch, tartan, dress uniform jacket, feather bonnet, pipe band hat, and bagpipes.

Anyone with information about the person responsible for this theft or who knows the whereabouts of any of the stolen property is asked to call Vancouver Police at 604-717-3321 or Crime Stoppers at 1-800-222-8477.

Massey Tunnel crash A motorcyclist is in serious but stable condition following a crash in the George Massey Tunnel around 11 p.m.

Sunday (Sept. 16) evening.

The rider of a 2003 Suzuki dual sport motorcycle was seen going northbound on Hwy 99 through the tunnel when the bike drifted and struck the wall.

The 45-year-old male rider was thrown from the motorcycle, sustaining a compound fracture of his arm and his leg along with serious cuts to his face, according to a Deas Island RCMP statement. He was taken to Vancouver General Hospital for medical treatment.

RCMP say speed was not a factor and the investigation is ongoing. Anyone who witnessed this incident and have not yet spoken with the police are urged to contact the Deas Island RCMP at 604-946-2184.

Walking for ellie A walk/run/ride fundraising event for Prader-Willi Syndrome (PWS) will be held in Ladner's Harbour Park on Saturday, Sept. 22.

An energy project expected to generate big savings for the Delta School District will soon break ground at Neilson Grove Elementary.

The school is just one of 11 buildings in the district ready to undergo a $6.4 million geoexchange system from FortisBC. The school district was originally approached by Fortis in late 2009 during a time when it was looking at finding more energy efficient replacements for gas-fired furnaces that had reached the end of their lifespan.

"What we wanted to do was get away from spending considerable taxpayer dollars on replacing and operating the equipment, but at the same time we wanted to reduce our need for energy to heat our buildings

and as a result pay less on our carbon taxes and carbon offsets," says Frank Geyer, director of facilities and planning for the school district.

Fortis came back with an offer to replace the existing equipment, and provide the labour and installation, which was very attractive to the school district. Because Fortis retains the asset, it also pays for maintenance, operation, and replacement costs. The school district merely pays for the heat.

Geyer estimates geoexchange will reduce the school district's carbon footprint by 2,000 metric tons.

Between natural gas cost savings and carbon offsets, Geyer expects the school district will save roughly $180,000 a year.

Geoexchange is based on solar heat that gets trapped in the earth during warmer months of the year.

Heat pumps then draw that heat from the ground as the weather cools and pumps it into the building.

During warmer months it can use the cooler earth as a heat sync to cool the buildings.

The system works in conjunction with natural gas boilers to provide backup heat as needed.

The school district spent just under $100,000 last year to buy Pacific Carbon Trust offsets at $25 per metric ton in order to meet the province's carbon neutral mandate for public sector organizations. That was money that wasn't spent on education, and worse, it wasn't budgeted for, explains Geyer.

Stylish business Ladner's Jana Walker has made a career out of dealing with items of beauty

ana Walker says she does not run a "cookie-cutter" business.

That's clearly evident as you walk into The Blue Door Interiors in Ladner Village as all manner of decorative home furnishings provide an assault on the senses in the most pleasurable manner.

Vintage sideboards hold a collection of elegant teacups. Stuffed leather chairs make for an inviting place to sit down.

"Those are the wow factor pieces that people want in their homes," says Walker who has spent a working lifetime in connection with her artistic side.

Philip "Artistry and Raphael creativity was part of my fami l y , " Wa l k e r says, adding her mother was an artist and her grandmother painted with the renowned Group of Seven.

Add that to the fact she grew up as an army brat—her father was a military pilot—and Walker developed a sense for style and fashion that equipped her well for a career in marketing and interior design.

She started out in merchandising and marketing in the 1970s—an era she maintains was very much a "man's world"— contracting small cottage industries in the U.K. that made scents packaged in handpainted milk glass.

"The particular company I was working with were purveyors to King Henry VIII. We bridged a gap between the cosmetics and gift industries. And that's where I got into merchandising in a big way."

She worked with department stores on how to display products that had not changed in decades.

"Very straight lines, just rows of stuff," Walker says.

And after setting a high pace for many successful years she slowed things down

and took time off in the Bahamas where she continued working and eventually, through frustration, joined design house Laura Ashley.

Walker says she saw a need for better informed staff at the stores and more vibrant product displays and decided to one day call the head office in New York City and make that suggestion.

"To tell you the truth they probably just picked up the call because it came from the Bahamas," Walker says laughing.

But the conversation led to a job offer and Walker lent her creative touch to the business.

Years later, she is now providing the same for her own business that opened in May and carries with it the tag line "Enter a world of possibilities."

While she often seeks the unique, conversation pieces, Walker tempers that with how people live their every day lives.

"I am very practical. You have to go back to your roots—mine are a good old-fashioned, Canadian upbringing with prairie parents and I was born here in Vancouver."

To achieve that she has set up a network of talented "pickers," those who scour auctions and come up with truly unique and beautiful furnishings.

"I tell them, 'Go forth and find me the good stuff,'" she says laughing.

Some of her pickers attend auctions in New Jersey and Pennsylvania.

Others go to estate sales.

"Generally, they will text me and say they are at an auction and then send me some pictures right away. And I'll say yes or no to bid on it for me."

Walker even ventures to the odd auction or two herself.

"I tend to slide in the back and pick exactly what I want, and they sometimes become those pieces I have in the store that are not for sale."

One of them in her store is a cast iron urn that stands just over five-feet high.

"It took four men to get the base and top in," she says laughing. "And it's going to stay exactly where it is now." editor@southdeltaleader.com

Bunnies barring Ladner bridge building blessing MLa Vicki Huntington says the bridge has been held up by the province AdriAn MacNair reporter

Ladner residents are calling for the reconstruction of the Ladner Lagoon footbridge at Harbour Park, but the province won’t give the go-ahead until Delta takes care of its feral rabbit problem.

Delta-South MLA Vicki Huntington said she met with the Minister of Forests, Lands and Natural Resources, Steve Thomson, on Monday (Sept. 17) to discuss the footbridge reconstruction delay. She said the province’s bureaucracy is responsible for blocking repeated local efforts to reconnect the popular trail system.

“The last comments I heard from ministry staff were concerns about the relocation of the bunny rabbits earlier this year,” said Huntington. “Apparently you can’t move bunny rabbits without a provincial permit and the officials are still tied up in knots about it.”

Ladner Harbour Park became home to roughly 275 cotton-tailed residents in March following the Corporation of Delta’s $60,000 feral rabbit management plan.

In January, Delta council approved the plan to capture and sterilize the large population of rabbits living near municipal hall, before releasing them in the park.

Huntington said that now provincial bureaucrats are concerned the environmental integrity of the estuary is compromised by the presence of the rabbits.

Brennan Clarke, a spokesman for the ministry, said Minister Steve Thomson was pleased to meet with Huntington and would like to resolve the issue.

Clarke added that the release of feral rabbits into the park was in direct contravention of the Wildlife Act, and not in keeping with the advice provided by ministry staff. He said other municipalities have successfully cooperated with the ministry in developing successful feral rabbit management plans.

“We are always willing to work collaboratively with our municipal partners, and welcome an ongoing dialogue with Delta leading to a resolution of this issue,” said Clarke.

But Huntington said the province has already had

plenty of time to deal with the issue and patience is running thin in the community.

“Delta will pay for the maintenance and labour, and all we are asking is please, let us rebuild our little footbridge,” said Huntington.

The Corporation of Delta has budgeted $35,000 for the bridge.

Prior to its removal in 2009 due to age, the footbridge connected the Ladner Harbour Sewage Lagoon Dyke Trail with Ladner Harbour Park. In 2005, the Corporation of Delta asked the province to delegate management of the trail and has been struggling ever since to have a lease finalized.

The event is being hosted by the Tsawwassen Rotary Club. Organizer Christian Rode floated the idea at the group's last Christmas party and it was met with great support. And before he knew it Rode was put in charge of getting the show on the road.

And what a show it promises to be.

At its heart is the appearance of Oktoberfest band S-BAHN who not only will set the mood with music but will stage a yodeling contest.

"I am the former treasurer of the Vancouver Alpen Club and we've done Oktoberfests there successfully for years," Rode said. "And I picked the best band that we've had to come play here."

On the food side, Grimm's Sausages will supply the bratwursts. Plus, Vancouver's

Swiss Bakery will have fresh pretzels.

For a taste of what's to come at Oktoberfest, see the recipe below for German sausage and sauerkraut.

Kielbasa, Knackwurst, or Bratwurst can be used for this hearty casserole recipe that's perfect for a cold winter night.

"Oktoberfest well and truly starts in the middle of September in Germany and runs until the middle of October," Rode says.

Tickets are $30 per person and includes a take home, plastic beer stein, and your first beverage.

A by-donation shuttle service will ensure there are safe rides home.

"It's going to be fantastic. And we hope to build on it year after year," Rode said. "I'd like to see this as an event over a couple of days, and see something during the day to include families, as well."

German sausage and sauerkraut INGREDIENTS 1 red onion, chopped 3 cloves garlic, minced 2 tbsp. white wine vinegar or apple cider vinegar 1 tsp. caraway seeds DIRECTIONS Preheat oven to 350 degrees.

Place all ingredients except sauerkraut in a 2 1/2-quart casserole dish that has been lightly coated with cooking spray or oil and mix gently. Cover with rinsed and drained sauerkraut.

Cover the dish and bake at 350 degrees

1 tbsp. brown sugar 1 lb. smoked fully cooked German sausage, sliced 16 oz. jar sauerkraut, rinsed and drained

until heated through and bubbly, about 35 to 40 minutes.

Serves 4 – 6.

Warm potato salad with bacon accompanies this nicely. Serve with a German bread such as pumpernickel, sour pickles, a variety of sweet and spicy mustards, and, of course, a German beer like Bitburger that will be featured at Delta Oktoberfest.

In my opinion pipelines that keep toxic fuel out of our waterways are good, and pipelines that bring toxic fuel to our waterways are bad.

The Enbridge Northwest Gateway dual pipeline is bad because it would move massive amounts of Alberta crude oil, as diluted bitumen, to the pristine shores of British Columbia and potentially pollute the water.

Hundreds more tankers would sail through the waterways increasing the risk to the environment.

Quiet please Cran Campbell (No regard for seniors, Letters South Delta Leader Sept. 14, 2012) is quite right. Deltans deserve a noise bylaw that's written and enforced with intelligence and consideration.

As it stands, any boor with the cheapest equipment—therefore the noisiest—can declare him or herself a gardener, buy a business licence and go about hacking hedges, whacking weeds, mowing grass, blowing leaves, and sucking out gutters with abandon, and with no consideration for those whose peace and quiet they destroy.

This is good because it would eliminate the need for tankers loaded with jet fuel on the Fraser River.

VAPOR (Vancouver Airport Project Opposition for Richmond) has been working hard to convince the VAFFC (Vancouver Airport Fuel Facilities Corporation) a jet fuel pipeline to the refineries is the best and only option worth pursuing because it would safeguard the waterways, and be a reliable source of fuel.

The VAFFC is owned by a group of 30 airlines including Air Canada, WestJet, Air China, Air New Zealand, Lufthansa and others that do not seem to be concerned with the objections of the City of Richmond and the people of the Lower Mainland who are adamantly opposed to this proposed project.

If the VAFFC builds more jet fuel holding tanks at the airport and increases the utilization of the Burnaby pipeline they could

increase their supply and no longer require a new source. This would also eliminate the need for tanker trucks from the Cherry Point refinery.

Better fuel management would negate the need for a marine facility on the Fraser River.

But this will not happen because of money.

It is cheaper to buy the fuel from U.S. than from a Canadian source.

Profits are more important to Air Canada, WestJet and the other airlines, than protection of the waterways and the safety of the people living near the proposed marine facility and tank farm.

We need to say "no" and convince the airlines and their VAFFC that it is time to abandon the current proposal and start looking at smart options such as safer and more dependable pipelines to existing refineries.

Let’s protect our beautiful and fragile shoreline.

Never mind that Deltans work different shifts; some Deltans are retired; some Deltans are sick and in need of rest.

As long as these noise-makers have the money for a Delta business licence, Delta lets them make as much noise, dust, and smoke as they wish. Never mind that there are quiet and cleaner versions of these tools.

Quiet tools cost a little more, but what professional gardener or handyman would begrudge paying a little more so that he can go about his tasks with consideration for others?

And then there are the ordinary blokes who blow, hack, whack and

vacuum their and everybody else's peace and quiet into oblivion. Why? Prolonged adolescence?

Very prolonged in some cases.

A need to be noticed? A need to be jerks?

Anyway, Delta Council could eliminate a lot of noise if it insisted that anybody buying a business licence conduct his business with the quietest equipment, instead of the noisiest.

These pros would then set an example for Delta's amateurs to follow.

BC Cons give mixed message With the news that the leader of the BC Conservative Party, John Cummins, has given a free pass to incumbent indepedent Delta-South MlA Vicki Huntington in the next election, it's hard to figure out what's going on.

Cummins, a former federal MP for Richmond-Delta has said he has a great deal of respect for Huntington and won't run a candidate against her.

But what does he really want from this? it's all well and good that Cummins respects Huntington—indeed, one would assume all elected members of the legislature deserve some modicum of respect—but how that does help the BC Conservative Party?

And how does it help those voters in Delta-South who want to cast their vote for Cummins' lot? either Cummins is acting magnanimously, or else there's a deeper plan at work here, one that involves cajoling Huntington into crossing the floor at some point and taking up the cause without having to go through the pesky annoyance of asking voters. it's not as though such a thing is unprecented. Abbotsford MlA John van Dongen made that historic shift of allegiances back in March, leaving the BC liberal caucus to join the provincial Conservatives.

At the time it was a great coup for a party that has struggled for relevance in the past several decades.

Alas, it appears the honeymoon on that front is well and truly over. Rumours are flying that the party is in turmoil and that a faction is set to oust Cummins tommorrow (Sept. 22) at the party's annual general meeting in langley.

Whatever forces are behind the power struggle, you've got to think that changing party leaders eight months before an election does not bode well. on the one hand, the BC Conservatives look poised to reap their greatest electoral rewards in party history (if you believe the polls), while on the other you have internal conflict and a broken promise they would run a candidate in every riding in B.C. Assuming Cummins is still leader of the party on Sunday, it might be time to start doing damage control to their tattered image.

And if he isn't?

Well, Huntington will still have his respect.

Field boss Former prison guard Ray Moon guides the football fortunes of the SdSS Sundevils with a firm hand

he eight pounds of steel and wood felt much heavier than it ought to in Ray Moon's hands.

It was the weight of responsibility which added the extra heft to the Remington, 12-gauge, pump action shotgun Moon gripped anxiously as he methodically scanned the group of inmates fanned out on outdoor work duty in front of him.

"If somebody starts running, shoot 'em," he was instructed.

And as he stared out from the high ground of Oakalla Prison's fields in Burnaby, Moon began wondering to himself how in the world a kid from the west side of Vancouver had ended up there.

That was just over 35 years ago. Moon was just 19.

And his dream of playing pro football was just that—a dream, one that was over too soon after it began.

Today, he is living another dream. dream job Retired from his 35 year career as a prison guard, he now watches over another uniformed

With 35 years of experience at B.C. Corrections, Ray Moon knows a thing or two about getting the best effort out of people, something he has used during his 12 years as head coach of the South Delta Sundevils football team.

But his father, who brought Moon up by himself, fell ill shortly after he started playing at the Burnaby Mountain school.

"At the age of eight my dad had rheumatic fever, so, he had a leaky (heart) valve. And he suffered the first of what would be four strokes."

It's a task the long time head coach relishes as he reflects on what might have been from his time on the grid iron.

Ironically, Moon started off his athletic career as a bruising centre on the basketball court—he was six-foot-three and 190 pounds by the age of 13.

"I was the one in the paint with the sharp elbows," he says smiling.

And when he ended up on the campus of Vancouver College in Grade 9, his mature physique drew questions from just about all who laid eyes on him. "'Are you going to come out and play football?' people kept asking me," Moon says. "And I said, 'Sure, I'd like to try this.'"

So, he soon hit the football field for the very first time. And when he was in Grade 10 Moon was playing on both the junior and varsity teams as a defensive end and tackle.

"The one thing I had going for me was I had a little bit of speed," Moon says, revealing his time in the 40 yard sprint was 4.8 seconds despite his size.

That combination of size and speed was enough for scouts to take notice and eventually offer him a scholarship to Simon Fraser University

taking responsibility With just the two of them, that left the young Moon having to stow away the helmet and pads and find a job to support their household.

He had previously worked weekends at Oakalla—also known at the time as the Lower Mainland Regional Correctional Centre. And when a full time position opened up he took it, ditching his two other jobs in landscaping and security at a night club in the Fraser Arms Hotel.

A naive 19-year-old, Moon went from looking after intermittent prisoners for two-day stretches—many were incarcerated for impaired driving—to full-time care of hard core criminals.

"On my second day on the job they handed me a shotgun and said, 'You're security for the (work) gang, and if they run, aim for effect."

Moon said the job was understandably high stress. He's had to deal with escape attempts that had him scaling Oakalla's fences in pursuit of

an inmate seeking freedom. Thankfully, he had an outlet to deal with the demands of his work life—sports.

"I was still playing football for a junior team, the Vancouver Blue Bombers," Moon says, adding he earned the rookie of the year award with the club.

Not long afterwards, once he aged out of junior football, Moon got a shot to try out with the CFL's Toronto Argonauts.

"I got that opportunity because I was a pain in the derriere," he says. "I'd write letters and make phone calls to the clubs. And since at that time there wasn't a lot of film of players for coaches to see, the letters and calls worked and I got a try out."

So, he grabbed all of his football gear, bought his own plane ticket and headed east.

Although he impressed the coaching staff in Toronto the talent pool he had to wade through was so deep Moon was soon cast adrift.

The same happened at subsequent shots during his try out swing through CFL camps with the Hamilton Tiger Cats and Calgary Stampeders.

It's not something he regrets.

At 23 and with no place else to play, Moon hung up his cleats and concentrated on his career, steadily moving up the ladder with B.C. Corrections, while at various times lending his talents to other organizations such as Surrey Search and Rescue, and volunteering as a reserve member of the Vancouver Police Department which had him on duty during the Stanley Cup riot in 1994.

In 2010 he retired and now has more time to dedicate to the Sundevils, a team he has spent the past 12 years grooming.

He started as the offensive line coach, and within two weeks he was both offensive and defensive line coach.

Four years later, then head coach Brian Higgins decided to hand the team over to Moon.

The rest is history, which has included a provincial championship in 2008.

Sharing success Moon says he owes the team's success to the effort of the players and his coaching staff.

"As head coach I'm just a figurehead. It's really the other coaches, they are the ones who are really preparing the players."

And prepare they have.

"It's great being here at home helping the kids out, seeing success like last year," Moon says.

That was when 11 SDSS players got scholarships for football.

"Those are the rewarding times, knowing these kids are getting help with school and are having fun doing it."

Fun. It's something Moon says he still has, whether it's running practice on a miserable wet day, or come game time when he dons the headset and puts his field plan into motion.

"I love coaching. There's the old saying that when it stops being fun, don't do it."

Moon says he hasn't reached that point yet.

Yes, there are other distractions.

"There's those things called golf and fishing that I've heard about. I'd like to try those," he says laughing. "Football can become such a massive thing. During the season I can put in about 60 hours a week."

He also coaches Team B.C.'s offensive line and helps at UBC's spring training camps and SFU's all star camp.

But leading his high school football players to success is where he's at right now.

"Apparently, I am able to motivate them. The guys know when I'm not a happy camper. I don't often have to raise my voice. They just see me, and read me." editor@southdeltaleder.com

A tractor pull across Canada couple drove across every canadian province except for B.c.

If you plot a course from Charlottetown, PEI, to Victoria, B.C. in Google Maps, the travel time is estimated at 75 hours of continuous driving.

For documentary filmmakers John Varty and Molly Daley their driving time is a whopping 548 hours and counting.

That's because the two have spent the past year driving a bright-red tractor across Canada, speaking to farmers about agriculture, urbanization, and the future of farmland.

"Right now we're just getting farmer's stories on camera and we're quick to emphasize we're not teaching farmers anything," said Daley during a stop Thursday (Sept. 13) at Westham Island Herb Farm in Delta.

Varty drives in the tractor's cab, while Daley sits on the "porch" of their little garden shed they tow behind them and sleep in at night.

Their journey began last July and they reached Sault Ste-Marie in November before deciding to take a few months off for the harsh winter conditions. The maximum speed on the tractor is 28 km/h, so it's a leisurely pace.

"And that's holding the throttle down," laughs Daley.

Varty, 41, is a university professor in agricultural economics and trade who has taught at McMaster in Hamilton and Yale in the United States. He comes from a seventh generation farming family in Hastings County, Ontario.

After waiting 11 days in Revelstoke for a permit from ICBC, they finally gave up and had to be towed to Vancouver.

They reached Delta on Sept. 12, spending the day visiting farms and filming.

Regular maintenance of gas fireplaces are quite often overlooked so it is great that you are thinking about it.

Since gas fireplaces operate with three important things (fuel, combustion air, exhaust) the first step should be a visual inspection. If there are signs of black carbon at the pilot light or at the exhaust outlet then the fireplace is not burning properly and you should have a gas technician provide a thorough service.

Another thing you can do is to turn off the pilot light, remove and clean the glass using a gas fireplace glass cleaner. While removing the window, take a moment to clean under the unit to allow good air flow around the unit. Finally, if you have a remote control, change the batteries in the hand set and receiver with a quality brand battery. Some manufacturers rely heavily on these batteries so if they are weak, the full operation may not be possible even though it may “sound” like they are working.

We recently worked with a customer who had a gas insert that wasn’t turning on with the switch and thought they needed a new fireplace. It turned out that the pilot light had years of carbon build up and after a good service their fireplace is now ready for another season. If you have questions about your fireplace, it is always best to get as much information about your fireplace such as photos and manufacture’s information and stop by. We’d be glad to give you some tips.

By Maggie Calloway What do you do when you buy a fantastic one-acre lot in a prime area of Point Grey which comes complete with a very large home? What if the house hasn’t been updated for scores of years, if in fact nature is trying it’s best to take back the land by sending saplings and various botanical specimens through any crack she can find including a tree growing out of a couch on the

top floor? You make the decision to strip back the house to its bones and rebuild if you are the client of G. Wilson Construction!

“This home of approximately 5,000 square feet was originally built by the grandfather of the woman from whom the house and property was purchased; she had lived in the house her whole life, so it had been in the same family since it was built in 1932,” says Wilson. “The house was designed by the same team that designed the Marine Building, McCarter & Nairne and located in what must have been countryside at the time.”

The footprint of the house stayed the same and the exterior of the building was not changed.

A few areas had to be rebuilt and some of the

dormers were rotten but they were rebuilt to be identical to the originals.

“Our clients lived in the area and used to walk by this house a lot, and always admired the house. The house was obviously in disrepair with old cars in the driveway, the property was overgrown and the roof was rotten but they felt there was something charming about it and they could just see what it could become,” Wilson says. “We originally walked through the house, which was a disaster but we could see passed it and saw the house was basically straight and it had stood the test of time. The house has three floors, with the bedrooms on the top floor and some in the typical old unfinished basement of the era which had lower ceilings.

“No question it was a challenge, 5,000 square feet of a complete gut job and renovation and the clients wanted to take residence in eight months,” says Wilson. “A further surprise was the clients decided they wanted the basement lowered three feet to make it usable, all in the same eight months. The approach we take on a project this size, after we have documented every detail, is to remove everything that can be reused, repaired or salvaged. Anything we didn’t reuse which still had some life in it was donated.”

They took down all the light fixtures and sent to them off to storage. The beautiful front staircase was completely covered with plywood to protect it from any damage. The fireplaces were protected in place and a few other features were removed and catalogued.

All the interior doors and hardware were removed and stored. When that was done they went in and completely gutted the house right down to the studs.

“We then brought in the structural engineers and they went through what was required to bring the house up to twenty-first century standards,” Wilson says.

“Next we removed all the electrical wiring and all the plumbing. All the mechanics were removed including a big old boiler in the basement covered in asbestos.”

Once the house was rewired, replumbed and all new mechanics installed it was on to

the good stuff. The kitchen is very modern but really works.

The kitchen is one of the areas of the house where walls were removed to create a larger space.

The old kitchen, dinette and dining room became the new kitchen and dining room.

“Sean (Ruf), the architect, did an amazing job bringing the house up to the twenty-first century but at the same time leaving the timeless elegance of the era,” Wilson says. “Even in the kitchen, which is very modern, the hardware on the doors is the original and it just looks fantastic next to this streamlined room.”

Well done to all who worked on this project and the owners who fell in love and had the sensibility to see past the surface and were willing to invest.

The exterior of the house, above, was not touched except to repair anything that was rotten. The new kitchen, below, is modern and sleek, while the new bathroom, left, and living area, below left, fit perfectly in this beautiful house.

However, the cost savings aren’t the only concern when you’re thinking about replacing old windows.

“Many people are replacing single-glazed aluminum windows with energy-efficient vinyl frames, (which increases) their personal comfort and health by preventing drafts, condensation and potential mold or mildew growth,” says Lovell.

“Not only are old metal frames greater conductors of heat, they are also doing a great job of conducting noise as well. Newer frames and double-glazing can significantly reduce the noise on the inside of a home or an apartment.”

Lovell also notes that many older windows don’t meet current building requirements, so they can be a safety issue if not replaced. If you’re concerned about the sun doing damage to your skin, the energy-efficient coating on new windows also offers protection from harmful UV rays.

When you’re considering replacing your windows, it’s best to think about a few things first.

“The objective should be to get the overall best value for your budget,” says Lovell. “To do this it is always best to have a knowledgeable salesperson review the options with you at your home.”

Good companies will offer free in-home estimates, which will give you a better idea of what is in store for you. A great thing about this type of renovation is how quickly your new windows will be installed, usually within a day.

“People are often surprised at how quick it can be,” says Lovell.

With many different options available to you, it’s best to consider the type of glass and type of frame that you are looking for.

“Typically vinyl frames offer the best overall value for their insulation properties and price,” says Lovell. “It is now possible to get good quality painted vinyl that allows you to get creative if you wish.”

When energy efficiency is on the top of your list, the glass makes a difference as well.

“The number of panes of glass combined with reflective coatings and an inert gas fill such as Argon between the panes provides increased energy efficiency,” Lovell says.

The installation of your windows also must be taken into account, since everything can be undone if it’s not completed properly.

“Poor installation can negate superior window performance,” says Lovell. “Unless you are doing extensive renovations it is often best to have one company to do both the supply and the installation.

They are the ones most familiar with their products and will often warranty not only the product but their installation for a period of years.”

Government grants and rebates for installing energy-efficient windows are available through BC Hydro’s LiveSmart program. The ENERGY STAR system rates windows by zone, with the Lower Mainland being Zone A. Installing a window that is rated for this zone will garner you a rebate, but Lovell recommends installing a window rated for one zone higher, which will give you an even better rebate.

“It doubles the rebate” per window, he says, “from $30 to $60.”

Energy efficiency is a growing trend in both new home construction and renovations, but it is more than a passing fad. Keeping your energy costs low will save you money in the long run as well as protecting the planet.

When you’re considering replacing your windows to increase the energy efficiency of your home, it’s best to take a look at several factors, including the type of glass and the frame.

“Another way to dress a doorway is the application of a header, with or without a plinth,” says Cook. “A header is a build-up of a crown mould along the top and past the casing. The header can be as plain or as detailed as you wish. One thing homeowners should keep in mind when going this route is you should follow suit throughout the whole house.”

Another point to keep in mind is to stay true to your personal style. If you are comfortable with a minimalist style your mouldings should reflect that. Concrete floors and countertops are wonderful but when coupled with fancy moulding, it’s more than a little jarring. The good news is there is a product for every wish list and probably some you haven’t dreamed of yet.

Terry Cook of Nucasa says that crown moulding and baseboards aren’t just for grand mansions. Even adding some depth to the ceiling, left and above left, can make a difference.

If you want to personalize your home or you are in the process of looking for a new one, don’t be discouraged by the endless “sameness” of home after home.

By some very simple applications of mouldings or baseboards, you can take a plain Jane home from boring to wow!

Don’t make the mistake of thinking great crown moulding, baseboards and all endless permutations are only for big stately homes; you can put your stamp on your present home by some pretty simple but effective applications.

Terry Cook, the manager of Nucasa – The Finishing Touch is an expert on finding the perfect combination for your home.

“Crown mouldings work extremely well on eight-foot-ceilings, as do baseboards; they just need to be proportionate,” he says. “On an eight-foot ceiling you probably want to stay within 3 1/2 to 4 1/2 inches, 5 1/4” maximum for the ceiling but the ideal is the 4 1/4 crown moulding. ... Then you would complement that with a 4 1/4 to a 5 1/4 to as low as a 3 1/4 baseboard; don’t go any lower because it would get lost and if you go higher it’s too loud and out of proportion.”

Let’s not forget door and window casings. Both present more opportunities to add depth. There are a number of applications, including rosettes. These squares of wood with a pattern, applied to the top corners of a door frame, make a huge difference when coupled with plinths at the bottom. The plinths stand about six inches tall and together with the rosettes they look stunning, taking the ordinary to the extraordinary.

There are many things to consider when undertaking such a project, but John Friswell of CCI Renovations has some tips for homeowners.

“You need to ensure you have enough space,” he says. Municipalities have different rules for the height and width of a structure, so it is important to do some research before deciding on what the addition will look like.

Figuring out your budget is also important before you start speaking to renovation companies.

“Budget expectations are wide and varied,” says Friswell.

“It’s dependent on site, structure and what you’re putting in it.

Bedrooms and living rooms are cheaper, while kitchens and bathrooms are more expensive.”

As to whether you will be able to live in your home during the construction, Friswell says it depends on the type of reno-

vation. If you will be working on a master bedroom and ensuite that only connects to a hallway, that will be a different story than building another wing from scratch.

“We always recommend that owners might want to head out,” he says. “It can be a lot of stress and a lot of mess for them.”

Why are we so afraid of colour? We need colour in our climate of grey drizzly days for months on end and it is so easy to achieve. Spend a few dollars on cushions or paint a wall or a room and if you don’t like it just buy another galleon of paint and start again. It’s just paint!

Karen Campbell, principal of Esprit Décor Interior Design, agrees and has done wonderful things with colour in her own home.

“I painted a wall in my living room tangerine orange, and I love it,” says Campbell. “Standing in my new addition and looking down my hallway you see the orange wall then if I open the door you see lime green in the kitchen then you catch a glimpse of my bedroom, which is a pale bluesy green.”

A great place to start is to check out the fantastic websites of all the paint manufacturers. “It’s not a good idea to have your main pieces of furniture (be) bright colours unless you are really sure you won’t tire of your choice,” says Campbell. “My living room furniture is an olive-green colour and two chairs are also a green. They are all very lovely, but it was all the same so I decided I needed to do something different. All I did ... is buy an area carpet which had red and orange, changed the sofa pillows and painted that back wall orange. It revolutionized everything.”

Finding an oasis of calm in the midst of a busy life

By Maggie Calloway Long gone are the days when bathrooms were pretty basic, even utilitarian, rooms.

Now we have in-home spa bathrooms with steam showers, huge walk-in rain head showers, heated towel bars and wall-to-wall granite or marble. Even if you are not in the market for all the bells and whistles, it is possible to have an inviting bathroom that not only services your family but is attractive to a possible future buyer.

Mike Merakian of Blue Ocean Construction not only builds custom bathrooms but also installs scores of bathrooms for Home Depot so his experience is varied and substantial. “Obviously it all depends on the customer’s taste and budget; that is the starting point,” he says.

He’s noticed that there are several recent trends.

“For Home Depot we install soaker tubs, 90 per cent of the bathrooms have tile on the walls and we are doing more and more all-inone vanities. These vanities have the sink and the counter all-in-one; it’s a step that saves time and money and they are very attractive, like a piece of furniture,” he says. “Being able to fit this unit into the bathroom and just connect the plumbing is a huge time saver. Rather than ordering various parts, such as sink and counter which could take weeks to arrive, this new all-in-one system is very efficient.”

Gone are the days of placing tile directly onto the walls in the shower stall and bath.

Now membranes called a Schluter system, specially made for water resistance, are carefully installed seamlessly, before tiling, to prevent water leakage and mold.

Whatever method is used, it is the most important part of renovating anywhere there is water and humidity,” says Merakian.

If you are building a custom bathroom the sky is the limit, Merakian says.

“Custom showers and steam showers with frameless glass are big. Heated floors are huge; we used to use coil pads but by running wire and covering with a skim coat of concrete we have more flexibility. Niches in the shower stalls for shampoo and such, sometimes with custom shapes, are once again popular.”

“There are very narrow wheels you dip into the sealing solution and run over the dry grout,” says Merakian. “Now we have a lot of coloured sealers so if your grout is stained you can go over it with coloured sealer and it looks brand-new.”

Have fun when planning your new bathroom but keep the main features neutral.

You can’t go wrong with pure white, and if you want to introduce some colour, walls and towels are where you should concentrate. This is a room where you can recharge after a long day so indulge yourself.

Making your kitchen into a gourmet’s dream

By Maggie Calloway It seems like a dichotomy that in today’s world with everyone short of time, running here and there, that home cooking has seen a renaissance. Not only are people cooking but they are cooking from scratch. They’re not only making pasta but actually making the dough!

There is a growing concern about where our food is coming from and how it is grown.

The only way to really know what goes into our food is to pick it out personally, and that is where the wonderful explosion of farmer’s markets come in; we can talk to the grower directly and even form weekly relationships with our favourite farmer. The choice of fresh fruit and vegetables plus specialty cheeses and breads is enough to get the most jaded among us salivating!

Dave Werner is the owner of Cookworks, two stores in Vancouver dedicated to the home chef. The stores offer up an Aladdin’s treasure trove matching the jobs to products.

“It’s very interesting how people are going back to basics,” he says. “A carpenter needs good tools and a cook needs good tools too so we would recommend starting with a very good set of knives; they make preparation so much easier.”

The recent recession has sparked a trend in cooking, Werner says.

“People are looking for things that fall into a couple of categories. There is a return to quality products, (and) people who are really into cooking for the family plus entertaining, and want products that do the job (and) will last, and they are willing to invest. People are returning to core basics; they would rather have one good pot than dozens of gadgets.”

One surprising thing Werner mentioned was how so many people are canning. That is really returning to core values!

“Living where we do with such an abundance of fresh product from surrounding

farms, people are really taking advantage of the availability,” says Werner. “Pressure cooking is also having a big resurgence; people may not have a lot of time but they are finding ways of cooking healthy food.”

Baking from scratch is another big thing these days with the whole family getting involved. They may not bake on a daily basis but when they do they once again want to know what is going into the food their family is eating. Werner says his stores can hardly keep stand mixers on the shelf, which is a 180-degree turn from four or five years ago.

With the explosion of excellent cooking shows on the Food Network, I have to admit I have a soft spot for Jamie Oliver, a British chef who has hosted several cooking shows, including The Naked Chef, Jamie Oliver’s Food Revolution and Jamie Oliver’s Food Escapes. His genuine enthusiasm for learning and the delighted expression on his face when he completes a recipe makes me smile, and the easy access to any recipe, simple or complicated, on the web feeds the imagination. Did you know there are websites where you can list what you have in your pantry and up pops a recipe? Just Google “recipes by ingredients” and you will have a choice of websites. There are also a number of applications available for your smartphone that will give you recipe ideas and allow you to make a grocery list straight from the recipe.

Next thing we know people are going to start getting rid of lawns and planting their own fruit and vegetables. Wouldn’t that be great?

at home, is to exercise in ways that actually mirror real life movements. Many old-fashioned strength moves aren’t actually applicable to how your muscles move on a daily basis, so machines that make you work the muscles that you do use are especially important.

“There’s a rise in sports like Crossfit,” says Manuel. “It’s functional fitness.”

Crossfit is an exercise program where people do daily workouts using jump ropes, dumbbells and their own body weight, as well as other types of apparatus. Another popular program right now is P90X, short for Power 90 Extreme. It is an at-home regimen that lasts 90 days and includes yoga, martial arts, aerobic exercise and weight training. Manuel says he’s seen many people purchase the program lately, because it doesn’t need to be done at a gym and uses minimal equipment.

“There’s a convenience factor there,” he says.

When you picture weight training, you probably think of a full set of free weights and a bench, with muscle men grunting and straining to finish that last repetition. However, that’s not all that’s available anymore. New innovations in strength training include weighted kettlebells, Steelbells, which are made of neoprene and filled with steel shot, weighted body bars, and weighted ropes and chains (perhaps not something to do if you live in an apartment). As always, there are still the classic barbells and dumbbells, but now they can be brightly coloured and wrapped in neoprene to lessen the chance of calluses.

When it comes to where to put your home gym, Manuel says it’s important to put it in a place that you actually want to visit.

“If it’s not a space that you enjoy, it will become a reason not to exercise,” he says, adding that many people put their gym in a spare bedroom or garage because they’re easy places to put equipment.

“If you don’t make it easy, you won’t do it,” he says.

While some people can run on a treadmill for hours without getting bored, others need something to distract them.

Installing a television or grabbing your iPod might help you forget that you’re burning calories.

“I believe in being productive,” Manuel says. “Some people can read a book or a magazine while exercising. I can’t!”

A common misconception that many people have is that you need a large space to exercise in, but Manuel says that’s untrue.

“You can do incredible things in tight spaces. ... I can give people a workout with just a medicine ball.”

When deciding on what kind of equipment to buy, it’s best to consult a professional for some tips.

“It’s really specific to the goals of the individual,” Manuel says. “What are you trying to accomplish?”

And lest you worry about getting bored with your routine and therefore stopping before you see results, Manuel says that shouldn’t be a problem.

“There are lots of tools readily available,” he says. “You’re not doing the same thing every day. There is a lot more variety.”

If you’re feeling a little bit tender after a workout, you don’t have to suffer. While it’s completely normal to feel a bit of soreness when you’re doing a new routine, don’t push yourself into an injury.

“You have to go by how you feel,” Manuel says.

Fitness and sports stores carry several pieces of equipment that can be used to untie some of your knots, from foam rollers to the plain old tennis ball.

However, it is always recommended to consult your doctor before starting on any fitness regimen, especially if you haven’t worked out in a long time or if you have any injuries or health problems.
