Though the housing market might not be booming, there are still buyers out there looking for a place to call their own. The following tasks might not take much effort, but they pay dividends. * Work on the yard. An appealing lawn is still a great way to catch a prospective buyer’s eye. When a home boasts a lush lawn and well-manicured trees, it’s hard to ignore that For Sale sign out front. If landscaping has proven an Achilles’ heel in the past, make an effort to take better care of your property in the months ahead.

It doesn’t take long for even the most neglected lawn to rebound from disrepair. By the time you feel confident to put that for sale sign out front, you might just be putting it up in a lush lawn no buyer can resist. * Upgrade appliances. Prospective buyers won’t be thrilled if they walk into a home and see outdated appliances. Some might even feel older appliances indicate a homeowner who cared little about appearances and might begin to wonder if there are any additional areas that might have been neglected around the house. Stainless steel appliances in the kitchen and even new fixtures in the bathroom are aesthetically appealing and tend to excite buyers. no place like home

We have all heard this saying many times. My question is - do you own your home or do you rent? This is ultimately a personal decision one has to make that fits their finances and lifestyle. For most of us, whether we rent or own a home, we have to make payments for our shelter. There is something to be said about owning your own home and paying your monthly shelter expense towards something that is yours.

By taking the equivalent monthly expense you would be paying towards your shelter costs through rent; a mortgage professional can work with you to create a plan to make this amount be your monthly mortgage payments.

With most of my clients, when we are going through their preapproval I often find their current monthly shelter costs are often more, or equal to what they would pay for a mortgage and all other expenses associated with owning a home.

I have seen rental payments be as much as $1700 per month.

So, let’s assume for a moment that you would use $1200 towards a monthly mortgage payment (saving the remaining $500 expense towards other monthly carrying costs) and have $12,500 saved up in your RRSP’s (first time buyers can use up to $25,000 tax free towards their first home purchase). This would equate to a home purchase price of approximately $250,000, with a mortgage of $237,500 If you review the cost of houses over the last 25 years, the real estate market has increased during that time with at least the rate of inflation. So, under normal circumstances, the price you pay for a home today would in 25 years (once you have paid off the home) be worth at minimum the same if not more than what you purchased the home for. In the example used, you could have an asset valued at least $250,000 (the original purchase price).

The flip side is if you were to rent for 25 years, the monthly shelter cost you pay would not go towards anything. With renting, at the end of those 25 years, you will not own any house or be rent-free.

Much of the benefit of a custom built home lies in the options a homeowner has as opposed to a resale where many of the decisions have already been made. Buyers who choose a custom built home can select the features and layout they want, instead of being forced to live with the design preferred by a home’s previous owners. * Work with someone you can trust. Because it’s a vacation home, chances are buyers won’t know any local builders or contractors they can trust. Nadalin notes that buyers should be comfortable with a builder and avoid those who aren’t ready and willing to discuss their history.
