outh Delta residents have seen drawings, read documents and heard plenty of talk about the proposed Southlands development. Soon they will get a very tangible example of what Century Group has planned for the 500-plus acre property.

The development company is building a full-scale prototype home at Tsawwassen Town Centre Mall in the vacant area destroyed by a fire in 2009. Dubbed Courtyard Cottage, the furnished one-and-ahalf storey house will be between 1,100 to 1,200-square-feet with a vegetable garden and water feature on the grounds.

“The community has a say in what’s ultimately going to happen with our proposal, and for them to have the ability to be engaged in a discussion in an informed way, we want to show them exactly what we’re planning,” said Bob Ransford, senior consultant at Counterpoint Communications Inc., which has worked with Century Group on the Southlands development plan since its inception.

Century Group is proposing to build 950 housing units and transfer 80 per cent of the land—more than 400 acres—to the municipality for public use. In October, the company applied to amend the Official Community Plan for the Tsawwassen agricultural

property to allow new land uses. It has also applied for rezoning for the first phase of development.

The housing component includes a mix of town homes, small family homes, apartments, live-work studios and cottages. Ransford said Century Group has decided to erect a display cottage because it represents the “missing middle housing” in Tsawwassen.

“They’re (cottages) great for first-time buyers and starter families,” he said. “And it really works well for someone who wants to downsize, who’s had the comfort of living in a single-family home, and they don’t really want to move to an apartment.”

He hopes the prototype will allow residents to imagine themselves living in a Southlands home.

“If they can see it and say, ‘You know what, that’s something that I understand now and actually, I could see myself living in that,’ then maybe they’ll be more supportive and they’ll influence the decision makers to support the plan,” Ransford said.

He said Tsawwassen has grown just marginally population-wise in the last decade, largely due to a lack of housing diversity.

“One of the things that’s different about Tsawwassen is it’s got a preponderance of housing of one type. It’s mainly single-family housing. It’s got one of the highest percentages of single-family housing as a proportion in the Lower Mainland. It hasn’t seen a lot of

housing diversity over the last few years—it hasn’t seen any growth, basically.”

The prototype cottage was designed by Tsawwassen architect Patrick Cotter and will be constructed by Smallworks, a Vancouverbased building and design company specializing in laneway housing.

David Laulainan, Century Group’s director of communications and business development, said the cottage homes will have everything residents need in fewer square feet.

“It’s not about sacrifice, it’s about just living in less, but with the same amount of comfort,” Laulainen said.

He said the vegetable garden will help demonstrate the agricultural component of the Southlands development proposal.

“We want that local food security and small-scale farming approach. We’re not looking for industrialized activity,” he said.

Laulainen said the prototype home’s foundation and footing is going in this week.

Many of the building components will be constructed offsite and transported in for assembly. And in about six to eight weeks, the public will be invited to tour the completed home and grounds.

“What we found as very effective is a tangible thing that people can imagine themselves in to understand exactly how they might fit into the project,” he said. reporter@southdeltaleader.com

Delta-South independent MLA Vicki Huntington is leading the effort to protect local farmland from industrial development and is asking the public to lend their support by signing a petition.

Huntington recently revealed an industrial development company has secretly optioned nearly 600 acres of ALR farmland near Deltaport, with plans to build an intermodal yard and logistics park for the port.

“We need to tell this government that wholesale industrialization of our productive, irreplaceable farm land is absolutely unacceptable," stated in a press release announcing the petition's launch.

Huntington added that the Agricultural Land Reserve was created in 1973 to protect South Delta’s extraordinarily productive farmland.

"Now, under the pretense of serving the AsiaPacific Gateway, the port and industrial speculators are scheming to turn back the clock,” she said.

Huntington maintains the plans are being pushed by a business consortium, based on the understanding that the farmland between Hwy. 17 and Deltaport Way would eventually be approved for development as part of Deltaport’s container port expansion.

The petition will be available at Huntington’s MLA office in Ladner, and will be distributed by volunteers at various locations in Delta and throughout the Lower Mainland. She will also formally introduce the written petition to the Legislative Assembly in Victoria.

An online version of the petition will be made available on Huntington’s website at www.vickihuntington.ca.

Cyclist collides with car A cyclist suffered head and leg injuries after colliding with a vehicle last Friday (April 13) evening.

According to Delta Police, witnesses observed the cyclist eastbound in the 5500-block of 44th Ave. at around 6:42 p.m. Riding on the north side of the street, the cyclist suddenly attempted to cross onto the opposite side of the road and was struck by the vehicle.

The cyclist was transported to hospital and treated.

The traffic section of Delta Police is investigating the incident.

Garbage can set alight outside Ladner library Delta Police are investigating an arson in Ladner Saturday (April 14) after a routine patrol came across a fire in a garbage can outside the Pioneer Library.

According to a Delta Police report, officers saw several youths running from the area at 51 St. and 47th Ave. A containment area was set up and a K9 unit was deployed, but searches did not turn up any suspects.

Delta Fire crews responded and put the fire out which was contained to the garbage can.

If you'd like Ladner's Paterson Park saved for public use, your signature is being sought.

A group called Paterson Park for Deltans is circulating a petition to try and encourage the Corporation of Delta to purchase the eastern 9.4 acres of the long-vacant site at the intersection of Hwy. 17 and Ladner Trunk Rd., which current owner Kwantlen Polytechnic University intends to sell.

The group is headed

by Scott Broderick and Andrew Conley—who both ran unsuccessfully in the 2011 civic election.

They say the opportunity for Delta to add the Kwantlen property to the

portion the municipality owns on the western side of the old harness racing track is ripe for a passive park that could also incorporate a heritage theme.

Others in the group suggested a farmer's market could be located there, and even didn't mind if purchasing the land meant a slight bump upwards in their municipal taxes to pay for its acquisition.

While Kwantlen has not put a firm price tag on their property, estimates put the assessed value somewhere in the region of $11 million.

Tsawwassen entrepreneur and philanthropist Irving (Ike) Barber passed away last Friday (April 13) leaving behind a legacy of learning.

Barber, who was 89, founded Slocan Forest Products Ltd. which grew to be a dominant public forest products company in Canada, and donated much of his wealth to education programs across the province.

Among the causes he supported were the establishment of UBC’s Irving K. Barber Learning Centre, the University of Northern B.C.’s forestry laboratory, and an endowment to aid students at Kwantlen Polytechnic University.

sawwassen resident Frances MacDougall has two teenagers who both made it through childhood without suffering any serious burns.

That’s because MacDougall, a pediatric nurse at BC Children’s Hospital, knows how to prevent burn injuries and was able to protect her kids from potential hazards.

But not all people have that same awareness. At the hospital’s burn unit, MacDougall Christine is always sadLyon dened to hear remorseful parents lament their lack of knowledge when it comes to burn-proofing the home.

“Parents told me, had they been more aware, they would have done things differently, they would have changed their practices,” MacDougall says.

Hearing these same comment time and time again prompted MacDougall to develop an educational program to teach parents and caregivers about the common causes of childhood burns.

For 10 years, MacDougall voluntarily worked on the project on her own time.

The Too Hot for Tots! burn prevention program finally launched in March, giving parents and caregivers a set of resources—including a DVD and brochure—to help prevent injuries before they occur.

MacDougall explains that scalds from hot liquids, hot tap water and hot surfaces are the most common causes

of burns for young children under fiveyears-old.

But many parents do not realize that the same beverage they can comfortably drink can cause permanent damage to a child’s skin in a matter of seconds.

“If [adults] spill the tea on themselves, it might leave a red mark, it might sting a bit. But what they don’t realize is when that same cup of tea gets spilled on a child, they will require burn dressings that go on for weeks,” MacDougall says.

Deep burns may require numerous painful grafting procedures.

“But they will always have scars.

There’s just no way of going back.”

Gas fireplaces, which have grown in popularity in recent years, are another common cause of burns for young children, especially curious crawlers.

MacDougall says the majority of burn injuries happen in the home, when children are with a primary caregiver. Ninety per cent of the incidents are avoidable.

The Too Hot For Tots! program offers tips on burn-proofing the home, adjusting the hot water tank temperature, administering first aid in the event of an accident, and more.

“There’s so much we can do through education, and changing our home environments and changing legislation to make homes safer and products safer,” MacDougall says.

The old Kentucky Fried Chicken and adjacent building at the corner of Arthur Drive and Ladner Trunk Road were reduced to a pile of rubble on Friday (April 13) to allow for a $4 million intersection improvement project.

Last summer, the Corporation of Delta announced it had purchased the parcel of land belonging to Shato Holdings Ltd. where the two buildings sit.

To improve traffic flows and safety for drivers and pedestrians at the busy intersection, the project

will use the space provided by removing the buildings—which cost Delta $1.2 million—to create dedicated left and rightturn lanes from Arthur Dr. to 48th Ave. Also planned is an increase from one to two dedicated left-turn lanes from Elliott St. to Ladner Trunk Rd. Changes are also slated for adding dedicated turn lanes on 48th Ave. and Ladner Trunk Rd. Plus, consideration is also being given to improve the aesthetics of the current Ladner Trunk Rd. bridge over the slough that leads to the intersection.

Southlands rezoning application First phase of development would include 450 homes CHRISTINE LYON REPORTER

Residents will have a chance to revisit the ongoing Southlands debate next month at a series of public information sessions.

The dates and locations of those meetings are yet to be announced, but they come after Century Group submitted an application to Delta council to rezone the Southlands for “Phase 1” of development.

The development company last fall put forward an application to amend the Official Community Plan for the 537-acre agricultural property.

Century Group is proposing to

build 950 housing units on 20 per cent of the land. The other 80 per cent would be transferred to the Corporation of Delta for agriculture, natural habitat and public open space.

“What we’re proposing in Phase 1 is 450 units, which would support all the infrastructure that we need to build,” Century Group president Sean Hodgins said at a Delta council meeting on Monday (April 16).

Reaching a goal McHappy Day to help raise funds for the Building for Children Together campaign Avenue, a plan endorsed by the local Kinsmen Club and the Corporation of Delta, which contributed the $1 million parcel of land.

"The new facility is going to give us capacity to serve more kids," said D'Aquila, explaining the society will eventually be able to triple the number of children and youth it serves each year from 800 to 2,400.

The new location will also be more visible, easily accessible by bus, and will allow Reach to better connect families with other community groups and services.

"Basically it brings Reach and children with needs into the 21st century.

It's no longer socially appropriate to have special needs kids separated from the community, isolated from the community," she said.

She encourages families to come out and support reach through McHappy Day, where there will be face painting, balloon animals, music and entertainment.

Last year's event raised $5,000.

Quinoa Mediterranean Salad INGREDIENTS 1 cup pearl barley 1 cup quinoa 3 cups cherry tomatoes ½ large red onion 1 sweet red pepper 1 English cucumber 4 cups coarsely chopped baby spinach

200 grams feta cheese, crumbled

DIRECTIONS Rinse and soak barley for several hours to overnight if possible. In a sauce pan of boiling water cook barley for about 20 minutes and cool. Cook quinoa according to directions and cool.

Cut tomatoes in half and add quinoa and barley mixture. Cut onion, red pep-

per and cucumber into one inch chunks and add to quinoa and barley mixture.

Whisk together oil, vinegar, salt and pepper. Pour over salad and toss.

Refrigerate for 20 minutes or up to 24 hours. On serving add spinach and feta cheese.

Serves 12-16.

already import too many goods from abroad, and export too many of our raw resources.

It is even worse than that, as these port facilities do not pay taxes to Delta like other corporations.

Instead of taxing industrial facilities so heavily in Canada, when they are struggling to survive we should at least make the import/export businesses pay their own way.

This includes the very large burden port facilities put on the roads, and the large footprint it puts on our agricultural land and environment.

As far as I am concerned, the port facilities have grown too big already, and do not need to expand any further.

The crying need in South Delta for seniors is to be allowed to stay in the community they have been so much a part of for so many years.

We seem to run into road blocks of major proportions when we look for places that fit our needs and still allow us to be in a hub which can provide the services seniors not only need, but absolutely require.

Now let’s take that serious look at the Paterson Park location.

It provides easy access to all medical facilities—hospital, clinics, medical specialists, ambulance services, as well as the hospice.

It provides easy access to (public)

transportation. It provides easy access to the municipal swimming pool and exercise facilities for those seniors who are able to use the community centre. It provides easy access to municipal hall.

The municipality already owns the west side, so no additional costs are involved in designating this for seniors residence only.

If the council can continually provide land for parks and recreation facilities for the younger generations, then I believe it can provide this property for seniors residences as an investment in the people who built the community in the first place.

All of the designations in Delta have been voluntary; but in the case of an important architectural and cultural building such as the Kittson House, designation without the owner's consent is also possible.

The owner has recourse under Section 969, to seek compensation for loss of value; the onus for proof is up to the owner and the process is subject to arbitration under the Commercial Arbitration Act of B.C. Councillors have historically

stayed away from unilateral designation, but, at some point, if our heritage is important at all, we will have to be more aggressive and take some risks.

One of the most succinct statements of the importance of our heritage comes from John Steinbeck's Grapes of Wrath — "How will we know it's us without our past?"

Wildlife at risk The world’s thirst for oil is poised to turn the current trickle of crude through Vancouver’s harbour into a gusher.

Kinder Morgan Canada announced this month that it will seek to twin its Trans Mountain Pipeline between northern Alberta and Burnaby, increasing its current 300,000-barrel-per-day capacity to as much as 850,000. That means the number of tankers filling up in Burnaby could hit 360 in 2016—five times more than the record 69 crude tankers in 2010.

Good for the economy, yes. But the question on many people’s lips involves a frightening scenario: What if there is a spill?

Certainly, many safeguards are already in place. Oil tankers must be double-hulled and are required to sail with two pilots—highly trained experts on local waters who are familiar with any hazards that need to be avoided.

In addition, all oil tanker vessels that sail into Canadian waters must have an arrangement with a spill response organization which, on the West Coast, is the Western Canada Marine Response Corporation (WCMRC).

If there is a spill, and the ship’s owner walks away, the vessel would be seized and WCMRC would tap in to the insurance tanker companies are required to purchase – Canada’s Ship-source Oil Pollution Fund. If that insurance runs out, a similar international fund is used for clean-up.

But there’s a hole in the prevention and remedy protocols big enough to sail a sizable ship through.

What about wildlife? According to Coleen Doucette, vice-president of the Oiled Wildlife Society of B.C., there are no laws compelling companies to clean up birds and animals impacted by a spill.

This loophole is particularly troubling in light of recent news that marine mammals are making a comeback in the Salish Sea after decades of decline. Thanks to conservation efforts, sea lions, seals, orcas, humpback and fin whales, dolphins and elephant seals are dramatically increasing in numbers.

Our pristine coastlines and their animal inhabitants are among B.C.’s most precious resources. If the province does agree to open its shores to more tanker traffic, protection for our marine animals and waterfowl must be part of the equation.

When you hear that word, what image pops into your head? Do you picture the long-haired blonde of the '80s with her leotard, spandex, and leg warmers? Or how about the older woman who finishes a water aerobics class and then saunters in for a few movements on the Jazzercise floor?

Whatever visual you have, it most likely doesn't include a man.

Times have changed.

That pretty much sums up Ladner resident Norma Bastidas’ life for the next two and half months.

The 44-year-old single mother of two teenage boys has an ambitious plan to run 35 miles per day—every day—until she completes the 2,600 mile journey from Vancouver to her hometown of Mazatlan, Mexico.

She starts her adventure at the crack of dawn on Saturday, April 21 at Vancouver City Hall and expects to stop at Delta Municipal Hall that same morning on her way to the U.S. border.

“Am I nervous? Yes. But it takes a lot of planning, and it can be done,” she says with confidence.

Although Bastidas is a seasoned long-distance runner, this solo expedition promises to push her to the upper limits of her physical and mental capabilities. But it is more than a test of personal fortitude. The trip, which Bastidas has titled “Running Home,” is also a campaign to end violence.

She has partnered with the DOVE (Delta Opposes Violence Everywhere) committee to help raise awareness of all forms of violence and the resources available to victims.

It’s a cause that is close to her heart.

A reason to run Bastidas first started running as a way to cope with emotional stress after her oldest son, Karl, now 17, was diagnosed six years ago with a rare and incurable eye condition called Cone Rod Dystrophy that was slowly robbing him of his sight. The devastating news not only prompted Bastidas to hit the pavement every day, it also motivated her to start running for a cause. She began using her runs—which gradually increased in length and intensity—to raise money for the blind and visually impaired.

Marathons, ultramarathons and mountain treks have taken Bastidas to all corners of the world. In 2009, she became the fastest female in history to run seven of the planet’s most unforgiving environments on seven separate continents in seven months. She called her whirlwind tour the “777 Run For Sight.”

About six months ago Bastidas had her heart set on climbing Mount Everest as part

of her quest to ascend the highest peak on all seven continents. But, while trip planning, she couldn’t ignore news about the Mexican drug war going on just steps from where she grew up, and where much of her family still lives.

It made her reflect on her past.

“We didn’t have a lot, so we had to work.

Those things make you vulnerable to violence, which is bullying or anything else,” she says.

Bastidas recalls one terrifying instance when, at 17-years-old, she was grabbed off the street in Mexico City and forced into a vehicle. Some 24 hours later she managed to pry her way out of an unfamiliar house and run away.

She decided it was time to confront her past, and doing so would require her to take a stand against violence—which includes the bullying her son faces at school because of his visual impairment.

That’s how “Running Home” was conceived.

“I wanted to do something really, really hard,” she says. “Then I can stand up and say I’ve done everything that is physically pos-

sible to help my son.”

An inspiration to others Bastidas is a community member of the DOVE committee, and to her fellow members she is a model of courage and determination.

“She’s an incredible inspiration and we thank her for everything she’s done for us and will do in the future and we’re extremely happy to have her as part of the committee,” says DOVE cochair Jill Colley, who is also a violence intervention worker at Delta Police Victim Services.

Colley explains that DOVE seeks to put an end to all forms of violence, from elder abuse to teen dating violence to bullying. The committee comprises representatives from several local organizations, who band together in a co-ordinated effort to prevent relationship violence through public awareness and education.

While the committee does make regular appearances in the community, Colley says DOVE can always stand to receive more support and Bastidas’ run will likely help.

“She will bring awareness of DOVE just through the media attention that she gets,” Colley says.

Sustainable learning One of Delta's new school academies to give students a first-hand look at the environment and explore solutions In support of Earth Day on April 22, the South Delta Leader looks at efforts in the community which speaks awareness and appreciation of the Earth's natural environment. First, we examine the latest academy in the Delta School District—the Sustainable Earth Academy. And then reporter Christine Lyon focuses on the Corporation of Delta's "Green Can" Program which directs household kitchen food waste away from the landfill.

South Delta Secondary teacher Sandra Adamson can't wait for the next school year to begin.

That's when she will be helping students begin turning their passion for the environment into the initial steps towards a career path that seeks to make a re-connection with nature and better define how human society can exist within it.

The vehicle for this is the Sustainable Earth Academy—the first of its kind in the province.

Based out of SDSS the new academy, which was approved earlier this year, will seek to expand greatly on the current sustainable resources programs

offered in some secondary schools across the province.

"This is the first time this will be offered in academy form," Adamson said, adding that means students will fulfill their core academic studies at SDSS, then every other afternoon immerse themselves in a world where first-hand experiences will help them identify real-world environmental situations which will challenge them to explore possible solutions.

"The focus will start with some basic questions about the environment around us all, and how we fit in," Adamson said. "Questions like where does our water come from, and where does it go? Where does

our food come from? So, we'll be at the watersheds.

And when we ask where does our waste go, we'll be at the landfill. And for the first term we will be teaching students to examine issues through the sustainability lens. By that I mean examine the social impact, the environmental impact, and economic impact."

And that means embarking on plenty of field trips throughout the region.

"My goal is to get the students up out of their desks and analyzing prob-

All of this is designed to lead towards a true career path that is becoming increasingly established today.

"The career opportunities are huge and more so in the upcoming near future," Adamson said. "They say that sustainable actions used to be a passion, and today it's a career path."

For example, most post-secondary institutions now offer environmental and sustainable degrees.

"And hopefully, in the near future, we will see a sustainability manager in every city and town," Adamson said.

The academy—one of 10 now in the Delta School District—is open to students in Grades 10 to 12.

There is a fee of $200 per month to enrol.

Expectations are that students who live outside the Delta District will help fill the 24 seats needed to get the academy up and running.

"It could be of interest to international students, particularly the German students. Sustainability is a big focus in their country," Adamson said.

Food scraps recycled

Kitchen containers hot sellers for green-minded residents CHRISTINE LYON REPORTER

If kitchen container sales are any indication of the success of Delta’s new food waste recycling program, then residents seem to be embracing the change.

In a two-week period Deltans purchased well over 2,000 of the $3 buckets, which are used to collect food scraps that will eventually be transferred into the larger Green Can for curbside collection.

“We would consider the sales so far to be a great success,” the engineering department’s Shannon Wallace-Davies told Delta council on Monday (April 16). “These (kitchen containers) are incredibly popular. Residents are really excited about them and they work really well as a tool to help residents start thinking about the program and participating by separating the food waste in their kitchen,” she said.

Delta’s Green Can program kicked off on April 16. From now on, singlefamily homes will receive weekly collection of combined food waste and yard trimmings. All cooked and uncooked food waste, along with food-soiled paper and yard trimmings, may be placed in one marked can for curbside collection.

Council endorsed the program in February. It is intended to help Metro Vancouver reach its integrated solid waste resource management plan goal of diverting 70 per cent of waste from the landfill by 2015.

“Food waste makes up about 20 per cent of our single family household garbage and when it’s disposed of at the landfill it breaks down in the absence of oxygen and does release greenhouse gases,” Wallace-Davies explained.

She said resident feedback in the form of phone calls, emails and municipal hall visits have so far been “mostly positive.”

“Many residents are just simply requesting program clarification,” she said. “This is a new program, it’s new behavior, it’s something different and not many residents have heard of it before.”

Director of Engineering Steven Lan said the municipality is working with its contractor to arrange an audit of the Green Can program, but he first wants to give the program some time to gain momentum.

“We want to give all residents here an opportunity to participate, either quickly or gradually, but we want this to be a positive experience for everybody,” Lan said.

Delta’s CAO George Harvie said municipal staff will monitor the volumes of waste going to, and being diverted from, the landfill over the next 12 to 24 months.

“It takes time, but I’m really impressed with the takeup of our community,” he said.

The loss ends a successful season for the Ice Hawks who finished second overall in the PIJHL and then stormed through the playoffs to be crowned league champs beating Abbotsford in six games.

Numbers in sports can usually be pretty important.

Wins, losses, goals and assists are all recorded. And for fans of statistics, the time events happen, and streaks often get into the mix.

Baseball is one sport that seems made for numbers.

But for the clubs in South Delta the one stat organizers were closely keeping an eye on was a streak that has slowly eroded their base of players.

In each of the past five to six years, they have lost roughly five to 10 per cent of those suiting up to hit, run and catch. And with five clubs drawing on the dwindling talent pool something needed to be done.

Lawn bowling club makes switch New plastic green to replace natural grass in Ladner PHILIP RAPHAEL EDITOR

They used to play on grass, a book co-written in the early 1970s by former English National team manager Terry Venables, was about soccer.

But it could just as easily refer to the sport of lawn bowling and the recent work being done at the club in Ladner.

The Ladner Lawn Bowling Club, one of the oldest in B.C. after being established in 1917, is going with some new technology by having its natural grass surface replaced with a synthetic one.

The work was started last week to dig up the hallowed grass and begin preparing the site for the specially designed plas-

tic carpet that is being imported from a British manufacturer.

Club president Barbara Sutton told the South Delta Leader the decision to make the switch, which is costing roughly $400,000, was made two years ago when the 110 or so members voted two-thirds in favour of the artificial green.

Sutton said the ban of using pesticides in Delta, plus the annual cost of maintaining the natural grass—about $10,000 a year—helped tip the scales.

“If we got a fungus, which we’ve had before, you get these snow moulds in the winter that can completely take over your lawn. And if you can’t control it, well.

"And we were trying to run three separate associations in Tsawwassen, Ladner and North Delta.

Add four rep programs for the area—the Invaders, Heat, Sunfire and Ladner Lightning—and that meant seven groups were out on the ball diamonds, "all doing what they thought were best for the children but all moving in dif-

ferent directions," Wells said.

That meant talent was being spread thin in some areas, making it harder for elite level teams to compete.

"South Delta is becoming a leading force in the provincial softball community and to build on that you need dedicated, skilled volunteers, and to be honest our talent pool was watered down between the Invaders, Tsawwassen and Ladner," Wells said. "The merger has allowed us to focus these limited resources on what we feel are key programs.

By establishing a community wide approach to our core values we have been able to create a buzz that is now being looked at and adopted by associations around the province."

Making a house a perfect home for Ben With the help of Harald Koehn, a local family now has a home that fits everyone.

By Maggie Calloway Imagine if you will a family of five kids, one with spina bifida, and two adults all living in a 2,400-square-foot rancher which has seen, shall we say, better days. The imagination runs rampant thinking of long, dark, rainy winter weekends with high-energy kids trapped inside.

Well not any more! After a total home renovation, this stunning home sitting on acreage in

Langley works for every member of this amazing family. Ten-year-old Ben, a dynamo on wheels, is now able to zoom around the whole house.

Contractor Harald Koehn Construction Ltd., winner of numerous local, provincial and national awards for excellence, was a perfect fit with this family. The project was a collaboration between the family and the professionals to make sure every member had their needs addressed and while Ben’s needs, both now and into the future, were integral to the design, this needed to be a home in the real sense of the word.

“The bones of the house were basically good so it was a smooth transition,” Koehn says. “We were able to create what they were looking for

within the new 4,400 square feet. The old house was not energy-efficient and none of the family had privacy. The difference for the family is lifechanging.”

The project took a year to complete.

There were many different things at play in the renovation. One was Ben’s mobility, but the house was inefficient in many ways, and there was also a need for the new house to meet the needs of the family while the children were still at home and, if the parents wish, to age in place.

Harald Koehn Construction turns a Langley residence into a dream home from page.19 “ from page.1 room and kitchen combination.

“You get a great feeling of space, and the connection to the outside, through the three sets of French doors, flows naturally. There is a large patio with a pool and hot tub off the great room and no lip or step so Ben can come and go at will,” Koehn says.

The house was stripped completely inside and out. The centre of the home was opened up to create the great room and dining room using a timber frame structure, creating soaring fourteen-foot ceilings. The garage stayed as it was but a new bedroom wing was added which gave the family two large bedrooms, a bathroom and a laundry room.

“Our climate is so rainy and grey for a lot of the year we maximized the opportunity to bring in as much light as possible,” Koehn says. “We used distressed oak throughout the great room and dining room ... The kitchen works perfectly for everyone including Ben. There are a couple of areas especially for Ben; a lowered sink area and a bar fridge for cold snacks and at the end of the kitchen island there is a separate lower counter. We also placed the microwave lower so Ben can help himself.”

There is a contained suite of around 400 square feet for Ben including a bedroom and bathroom. The bathroom vanity is lower, there is a jetted tub, and the separate shower is large with no sill. The whole floor of the bathroom has a special membrane under the tile which channels water into the drainage system. In addition the floor is electrically heated so any water will dry up quickly.

“On the ceiling there is a track system with a lift so Ben can go right from the bathroom through to his bed which again will add to independence,” Koehn says. “The bedroom is multipurpose with the bed, storage and

then another little area where, when Ben gets older, they can put in a sofa and chairs; it’s set up with TV, so he can entertain his friends. The door to the outside from his bedroom is automated by pushing a button, again to lend independence. Everything has been thought through to give as much accessibility and independence as possible.”

The brilliance of this home is, even with the necessity of building in accessibility, nothing looks or feels contrived or institutional.

Steve Riley of S.P. Riley Residential Design and Koehn worked hard to make sure that didn’t happen.

“Steve Riley did a fabulous job both on the original design and making the necessary adjustments as the job progressed ... He was very critical in making this project work,” says Koehn.

The exterior of the home is dramatic but also subtle. The sidewalks change elevation seamlessly and complement the home; this was done by building up the terrain so that the ramps become pathways.

Darlene is the mother of this large brood.

“It was so important to build a home that worked for the whole family. A lot of thought and planning went into every bit of the house,” she says. “We wanted to get it right because we plan on being here for a long time.

Ben is a full member of the family and now he is able to completely participate in family life.

I would like to acknowledge the Vancouver Foundation for giving us a grant under their ‘accessible housing program’ to help with the part of the renovation that affected Ben. We really appreciate the help they gave us.

The new house is perfect for Ben and his family, with upgrades meant just for him such as exterior ramps, above, a lowered counter and sink in the kitchen, left, and his own dedicated bedroom and bathroom, below.

“I want anyone who is building a new home or renovating to realize it’s not that hard to include little things that make it accessible. If they end up in a wheelchair after surgery or need a walker ... they need at least one entrance they can use to get into the house. Simple things such as making doors wide enough or planning for an elevator are easy to do when building but difficult to accommodate after the fact.”

The heat of the summer from page.19 “ from page.1 “Some very interesting things are happening in the business. One of the big things is reasonably priced barbecues are now available with many of the features previously only available on high-priced models, features like rotisserie and rear burners,” Shivji says. “Barbecues priced around $1,000, made in Canada or the U.S. ... are very well built with lots of bells and whistles. We scour suppliers to source out North American-built product. ... They are very well built and they come with a good warranty.

There are some exceptions but readers in the market for a new barbecue, or other outdoor cooking product, should make sure the product is well made by a known brand, ... has a warranty and that replacement parts are available.”

Shivji has a word of caution for people in the market for a new natural gas barbecue: check that the fittings are compatible with your home connection. It is frustrating for the person who has to go from store to store trying to match up the couplings.

Shivji has plenty of advice for people looking to purchase a new barbecue.

“First, make sure there is the good ten-year war-

ranty which means the manufacturer will stand behind their product. Secondly, the way the burners and valves are placed in the barbecue is very important. You need precision so that they heat evenly across the whole area. ... When you want high heat for searing meat or low heat for a roast you want to be able to count on your barbecue to deliver.

Look for a manufacturer whose primary business is building barbecues; they are up on the new technology and the materials they use are very solid and stable. Thirdly, if you like to use the rotisserie for roasts or chicken, look for a rear burner which will give you the even heat you need in exactly the right place.”

You should decide exactly how you are going to use your new barbecue. If the extent of your interest is hamburgers and hot dogs, simple is better. But if all your warm-weather cooking is done on the barbie, something more sophisticated is in order.

After twenty-five years in the business, Shivji is still passionate. He feels he is not just selling barbecues but helping families have a great experience which will encourage more gettogethers with family, friends and neighbours.

Awnings an integral part of summer life

By Maggie Calloway The sun is finally shining, and soon you will be looking for some relief from the heat. My master bedroom faces south and although I love the four big windows looking out onto my property, it can get brutal when the temperature rises. I installed a fantastic lateral arm awning (when I say me, I really mean a couple of strong male friends), which cuts the temperature down by at least 20 degrees. One of the great things about it is that I can vary the angle and when it is closed it tucks under my eaves so I can leave it up all year.

Having the awning is the difference between sleeping through the night and not during the heat of the summer, which should be coming soon if this spring weather holds.

When you think of awnings, you probably think of the canvas striped fabric that features prominently in movies, TV and our own childhood. However, there are a lot more options out there.

Not being anywhere near an expert on various kinds of awnings, Phil Lemke at Langley Awning and Signs was tops on my list of people to call.

“Customers come to us for a variety of reasons and not just in the summer,” he says. “It could be (because) rain is damaging their door and they need a fixed-frame awning for shelter. We are coming into the season when people are spending a lot of time outdoors and people are looking for shelter from the sun. Also, we install retractable awnings over hot tubs and pools for protection from both the sun and the rain. Even when it’s raining it’s great to be able to barbecue under cover.”

There are now remote controls for motorized awnings, and some can float in your hot tub with you.

To get really fancy, there are wind sensors available which will retract the awning automatically when the wind kicks up even if you are not home.

There are some with sun sensors; if you are not home and it’s a hot sunny day the awning will come out on its own. When you get home you can enjoy that cool drink on a cool patio or deck.

“Vertical roll-up curtains are great for privacy from neighbours on a deck or to shield a hot tub and just like a retractable awning, (they) can be handcranked or motorized,” Lemke says.

“You can have a drop curtain with any colour of fabric, even a fine mesh which allows you to see out but the neighbours can’t see in.”

Roll shutters serve a completely different purpose. These are aluminum slats which roll up into a head box. These are primarily for security. If the family is away for part of the year they can seal up their house.

When these shutters are down it doesn’t look like a fortress; it just looks like there are no windows if the colour matches the exterior.

There truly is an awning or shutter for every purpose. If you’re like me, a good night’s sleep is a great reason to install one.

Awnings and shutters are a great addition to your home, especially in the hot summer months when you’re looking for a bit of shade. There are many options available, says Phil Lemke of Langley Awning and Signs.

Finding the perfect door like finding the key to your home

By Maggie Calloway When I renovated my home years ago I replaced two doors that had been driving me crazy ever since I bought the house. The doors were hollow-core and every time I used them I gritted my teeth. They represented exactly what not to do and they felt like exactly what they were, cheaply made. I like a door with some heft and some solidness when swinging open and closed. I had a rule when renovating over the years: I would not buy something twice and until I decided where the door openings were going to be and what kind of door would be appropriate I would suffer in silence. Okay, sometimes not so silent.

Glen Creer of Doors Vancouver gave me this credo: A door is like a key; it needs to fit the house if it’s going to be of any use. This means several things must work, including jamb thickness, overall height and width, swing direction and egress, material, glazing, tempering, thickness and fire rating, among other things.

“A door is the entrance into what could easily be a room worth $50,000 and should be equal to the quality of the room,” Creer says.

“It would be more than a little jarring to have a door which doesn’t fit the style of either the room or the whole house.”

Creer has a very interesting take on the relationship between the economy since the 1920s and the style and quality of doors. He gave me a quick master class.

The 1920s was the decade of the craftsman; lots of local high-quality woods and man power so the product was exceptionally great.

The 1930s were the Depression years. The quality and the degree of decoration went down, and these years saw the emergence of the shaker style: no mouldings and very plain.

doors because of the ability of the industry to create an engineered product, and the 1950s was the decade of mass production, with the beginning of the hollow-core door.

The 1960s started the use of higher quality materials due to the involvement of architecture, while the 1970s was the start of the interest rate crunch and a general downgrading of the quality of the finished door.

The 1980s was survival as the interest rates skyrocketed and most available money went

to the bank not to the tradesman. It was therefore the decade of poorest quality.

The 1990s saw the lowering of interest rates so the greater percentage of available money was going to the trades. We saw the start of the much higher-quality product.

The first decade of this century sees low interest rates and influx of wealthy clientele.

Both of these translate into extraordinary quality going into both new and renovated homes.

Now’s a good time to start planting your vegetables You may not be able to grow every vegetable, but it’s possible to grow something even in a small space.

By Maggie Calloway One of the best things anyone can do for themselves is grow as much of their own food as possible. I am so passionate about this I have 54 12’ x 4’ raised beds on my property. I love being able to grow a lot of my food. I refer to my veggie garden as my forty-foot diet, not only because it is obviously healthy to pick organically grown food out of my own garden but because I also love the feeling of being as self-sustaining as possible.

I know I am blessed living on enough property to grow so much but you will be amazed at how much you can grow in a smaller space, even on a balcony. You are not going to grow tons of different vegetables but what about concentrating on growing all your own salad fixings? There are some great decorative tubs available and your secret weapon is how much you can grow vertically and in hanging baskets.

My go-to person on all things regarding growing organic vegetables is the amazing Carolyn Herriot. She wrote The Zero-Mile Diet, which is a year-round guide to growing fabulous veggies.

“The very first thing, and the most important, is to build great soil.

Everything starts with the soil; you can’t have great vegetables and fruit if they can’t pull nutrition from the earth,” Herriot says. “Save all your vegetable and fruit scraps, rake up your fallen leaves in the fall, all your grass clippings, and pile in your compost bins. In this climate we can grow vegetables all year round, so getting the soil right is paramount.”

If you don’t already have a prepared area in your garden to grow vegetables and the thought of digging out your lawn makes you shudder, there is a great way to build new beds using the “Lasagna Method.” Herriot has a great section in her book giving instructions and I have used this method to great success in the past.

First, decide the perimeters of the garden or bed then cover with a thick dusting of dolomite lime followed with a two-inch layer of manure, fresh or aged. Next, cover with a layer of plain cardboard, overlapping layers but omitting any coloured ink. Wet it down thoroughly then add a mixed layer of hay, grass clippings and leaves fol-

lowed by another layer of aged manure and then rake until it’s level.

Top everything with a half-yard of topsoil and water well. You can plant right away into the top layer and because of the high fertility of the bed, you can plant pretty intensively.

Don’t be discouraged if you don’t have a sunny garden or balcony because there are lots of things you can grow; leafy greens, peas, chard, kale and beet greens for example. And don’t forget pots of herbs. Be adventurous and grow exotic herbs to infuse Indian and Chinese dishes.

The main thing is don’t be intimidated. There isn’t a gardener in the whole world who knows everything about gardening. Everyone has successes and failures; one year the tomatoes and carrots are fantastic the next year a dismal failure. Who cares, just get out there, I know you’ll love it.

A stairlift is a great solution for most but if a member of the family is in a wheelchair another method is necessary.

“Our next product is a Porchlift or a Decklift.

This unit is a platform used outside to assist a family member to change levels such as from the car to a deck on the second or main floor,” Bodnaruk says.

“This works great for many applications but the con is it’s outside so if you want to change levels inside you would have to go outside in sometimesinclement weather. This is perfect if you are coming or going from the house and works if you cannot install an elevator inside the house because of physical space.”

This brings us to the ultimate people mover, the residential elevator.

“To install a residential elevator we are looking at approximately a 5’ x 6’ area where we would build a shaft. We need rooms that line up above each other and enough room to take that footprint for the elevator,” Bodnaruk says. “In other words we need rooms big enough to allocate the space. Another alternative, if the house is not big enough, is to put the elevator shaft on the outside of the house if there is enough room without intruding on a neighbour.

Installing an elevator is the most expensive option because of the higher cost of an elevator plus work involved such as construction costs and, depending on the placement, we often have to move plumbing and electrical then refinish floors. The good news is installing an elevator gives total mobility throughout the home to all family members and increases the value of the home.”

Lots of options to consider when deciding whether to stay in your home and modify where needed or move. Moving is an expensive business and you may find staying where you love, and making the necessary improvements, is comparable.

GVHBA announces Ovation Award nominees

By Kerry Vital The Greater Vancouver Home Builders’ Association will be giving a standing Ovation to its finalists at its third annual Ovation Awards this month, which honour excellence in new home and renovation design, construction, accessibility, sustainability, affordability, energy efficiency and heritage restoration.

The list of finalists in 41 categories was released late last month. Among the group is Kenorah Construction & Design, ParkLane Homes, Portrait Homes and My House Design/Build Team, among many others.

“Last year, Vancouver-area homebuilders spent nearly $4 billion on home renovation, and builders started construction on 17,867 new homes,” says GVHBA President and CEO Peter Simpson. “Residential construction is a major contributer to Metro Vancouver’s economy and the GVHBA is delighted to partner with FortisBC and the Homeowner Protection Office to honour the industry’s brightest stars.”

Among the renovators, My House Design/ Build Team was nominated for nine awards, including Best Kitchen Renovation: $100,000 and over and Best Custom Home: $1 million to $2 million. They are also up for the Custom Home Builder of the Year award.

Kenorah Construction & Design is nominated for 15 awards, including Best Kitchen Renovation $100,000 and over, Best Renovated Room, RenoMark Renovator of the Year – Large Volume and Best Outdoor Living Space: New or Renovated.

ParkLane Homes reigns as the top-nominated builder, with 13 finalist nominations including Multi-Family Builder of the Year, Single-Family Builder of the Year and Best Single-Family Detached Home: 3,000 square feet and over. The nominations are spread over several ParkLane communities, including Headwater at Bedford Landing, Time at Walnut Grove and Winchester.
