Our auctions are clearing well and our staff are driving people to their open homes rather than simply putting out an open home flag and hoping for the best. In any down market a lot more skill is involved and this is when agent choice has never been more important. Most agents who have started during the last few years have not experienced a tougher market so this is where a big team like ours comes into its own. Tighter governance, inflationary pressures and increasing rates seem to be the hot topics over 2022 thus far. The RBNZ’s Monetary Policy Committee has recently announced a 50 bps increase to the OCR allowing a more neutral stance sooner. This will help reduce the risk of rising inflation and more policy flexibility ahead in light of the uncertain global economic environment. Ongoing supply disruptions from COVID-19 and the Russian invasion of Ukraine has significantly added to supply disruptions globally which is causing prices to spike in internationally traded commodities and energy. Tony Alexander’s recent Mortgage & Adviser showed the majority participants are fixing for either two or three year fixed terms with the preference of one year fixed terms falling away after mid 2021. These ‘longer’ fixed terms will allow certainty over the next few years with further interest rate volatility expected. These fixed terms also align with when interest rates are expected to ease over 2024-2025. As always, these views aren’t guaranteed but can help formulate strategies to mitigate interest rate risk.
CCCFA (i). Currently in its first tranche of the review process which has excluded the need for lenders to navigate through bank statements looking for extra curricular spending as long as robust financial information is already available. Also, funds used for savings or investments are no longer required to be deducted from regular expenditure. (ii). The second and final tranche is due in June 2022 which will provide the industry further guidance around government’s expectations going forward. Just note the non-compliance clause where penalties of up to $200,000 for a Bank’s Senior Managers/Directors is likely to stand, so any changes announced this June may not be immediate. OCR Currently 1.50% with ASB expecting this to reach 2.75% by early 2023. Inflation Currently 5.90% with ANZ expecting this to peak at 7.40% over 2022.

Ross Hawkins has enjoyed a lot of success as a real estate agent. Currently the number one salesperson within Black Group Realty, and within the top three per cent of Ray White agents internationally, his results certainly speak for themselves. But ask him the secrets to his success, and his reply is inherently Kiwi. “If I’m absolutely candid, it’s honesty and integrity – it’s that simple,” Ross tells Black Book. “Of course there are other elements – matching potential buyers to their dream properties is something of an art, and there’s maintaining good relationships. “I know people say honesty and integrity all the time, but you’d be amazed at how many people don’t actually mean it. Good practise and common sense – that’s the secret.” Well, that and he’s just bloody good at his job, having just sold a record-high $25.75 million property in Queenstown in March. But for Ross, it’s not just about the houses with the big price tags – it’s the homes that have a certain X factor. “I’m quite different to your standard real estate agent – I don’t work in a neighbourhood, I have a diverse portfolio of properties from the Bay of Islands through to Queenstown. My speciality is waterfront or coastal homes, or homes that have special or interesting architecture.” While he enjoys higher-end properties now, just like everyone else Ross started at the bottom when he first entered real estate in 1999, handing out fliers and dropping pamphlets into letterboxes. He’d come from a career in the textile business, travelling the world sourcing fabric for fashion labels. “Embarking on all of that travel at such a young age really made me realise what we have in New Zealand,” he nods. “But I did what a lot of young kids do, and took a twoyear sabbatical and just skied and travelled around Europe in a Kombi van, and I lived in Canada for a couple of ski seasons too.”
On his return to New Zealand, Ross’ interest in property was awakened, when he realised he missed the large ski field homes his friends were buying in Canada. He promptly sold his Auckland home, and purchased a piece of land at the base of Coronet Peak where he built a stone house in the country, so he could have the same as what his friends were enjoying in Canada. Dabbling in property development as well as selling – he often invests in the projects himself, saying “if it’s good enough for me, hopefully people see it’s good enough for them!” Ross has been there, done that – a fact that helps him see his clients’ grand plans and epic visions. Also, having a hand in many different types of properties has also been a secret to his success, owing to the volatility and changing nature of the property market. “The residential market is a little harder at the moment, but I’ve been focussing on the lifestyle and coastal side which is going really well, so that keeps me rolling along. When the market gets a bit tougher, I can adapt into another area to make sure we keep the momentum rolling.” Ross says he also has an incredible team that help him keep his finger on the pulse – and also help spread the load. “I couldn’t do what I’m doing now without them. You have to have a great team around you in this business, because otherwise it’s very easy to work 24/7 and burn out. I’ve seen it happen to so many great agents – the low-end burnout means you become stagnant, and your productivity deteriorates rapidly. “I’ve also seen so many people come into this business and think it’s easy, and not realise just what goes into what we do. You can’t just jump in and become a record-holder or record-breaker; that takes time.” When he’s not working, Ross enjoys spending time with his family, or otherwise he’s on a mountain or on the water. But real estate continues to be his driving passion, and he says he counts himself incredibly lucky to love his job. “I mean, I think you need to enjoy what you’re doing – if you’re not, you’re probably not in the right job. I love the people, I love the properties – it’s the dream!”

The trouble with moving...
I once spoke to an agent who told me she was working with an elderly couple. They had moved to their current two storey home around 4 years previous. Since that time the wife’s mobility had reduced significantly. The husband really wanted to move to a single storey home, but the wife was so traumatised by the last move that convincing her another house move was a good idea was proving very difficult. I don’t know the details of why that previous move turned out to be so challenging and I don’t know if they decided to move again, but I thought it was so sad and life limiting that just the thought of moving home could be so awful for someone. Moving does not have to be difficult and should be a joyful and exciting experience. Of course there’s always going to be some sadness when leaving a home where we’ve created special memories, but the prospect of a move and a new beginning should create a feeling of exciting possibilities – a blank canvas ready for you to create your next masterpiece – be that new friends, new experiences or a different home environment. Feeling stressed and worried about your move isn’t the best way to start life in your new home, so how can we do things differently and replace that stress and worry with energy and joy?

Tips to achieving a stress-free move
During Level 4 lock down when, as a moving service, we were unable to work, I decided to put my energy into creating a moving house checklist and guide that would help people achieve stress-free moving. Here are some of the key tips I shared in that guide:
1. Start early and plan Starting your move preparation early is key to achieving a stress-free move, especially if you’re planning on managing everything yourself. You should start planning as soon as you decide to put your house on the market; don’t wait until your house is sold. Start by jotting down the key tasks you need to complete and the time frames you are working with for each. Then drill down a little further so you can see the detail and subtasks required to meet each milestone. Once you’ve done this, take a deep breath and try not to feel overwhelmed.
2. Identify your key pain points When you’ve worked out what you actually need to do to make your move happen, I recommend identifying your quick wins, the tasks you find easy as well as your key pain points. Think about what aspects of moving worry you or drain your energy. Do you find it difficult addressing the years of items you’ve accumulated and working out what to do with them? Or is it worrying that your kitchen items and precious breakables are adequately packed that gives you sleepless nights? What about making sure the house is in the expected condition for settlement day? Or perhaps the thought of move day itself and making sure everything goes smoothly makes you feel anxious? Many people can feel a sense of relief when they are finally ‘in’ their new home, even if boxes remain unpacked for days, even weeks. But feeling half moved into your new home can extend the moving process and prolong move-related stress and that’s not good for mental health or for creating a feeling of homeliness in your new place. So, take your list of key tasks and rank each one to see what is really causing the overwhelm and then consider getting help with at least the high-rated pain points. Doing this exercise can free up your time and energy to work on the perceived ‘easier’ tasks.
3. Be smart and get help As a way to bring more balance into our lives we’ve sought out intelligent ways to reduce the amount of time and energy we spend on mundane, domestic chores. It’s now socially acceptable and makes complete sense to have someone tidy and clean your home on a regular basis, have a gardener tend your garden and use a laundry service to do your laundry. All these services enable us to spend more time on the things we need or love to to do, whether that’s work, family or time for ourself.

Progress in all other aspects of your life is now on hold. It’s this intensity and disruption that makes the event so stressful. 5. Sort and edit Sorting and decluttering are an essential part of the moving process if you’ve accumulated items that you are no longer using on a regular basis. Ideally this should be done before you put your house on the market, or at the latest before you move into your new home. Focusing on decluttering will help make sure only the items you want to have in your new home are packed – this will help save on packing time and costs and ensure you don’t take possessions (or habits) that don’t serve you into your new home. Decluttering and sorting can be a big and challenging task so I always recommend getting help with this whether that’s a professional organiser or an organised friend. Client story I recently helped Joanne, a busy mum of an extremely cute 18-month old baby boy, by unpacking, de-cluttering and organising her home. Not unusually, the family had been so busy with work and family commitments that many of their moving boxes were still taped up and needed unpacking. It was going to require lots of focus to achieve everything we needed to in the short time frame we had. I set to work and by the end of day one we had unpacked all the boxes and organised the contents. We were also well on the way to creating a more enjoyable workspace for Joanne’s husband, Perry. On day two we focused on the living room and outdoor balcony, as well as the guest and master bedrooms and Joanne’s office space. We unpacked more boxes, cleared and styled bookcases and surfaces, and made the guest bed, sofa and outdoor furniture look beautifully comfortable. Joanne’s well-ordered home is now a soothing surrounding that has simplified her life. Joanne was so thrilled and happy with the result and to be able to start planning for Christmas with family and friends at her newly organised and very beautifully renovated home. It really was great to be able to make such a significant difference for Joanne and her family at such a crucial time.

W H AT A R E W E SEEING IN THE MARKET RIGHT NOW? Several factors drive real estate markets; however, the two basic fundamentals of supply (the number of total properties for sale) and demand (the number of buyers active in the marketplace) play a significant role in establishing market conditions that favour sellers or buyers. In general terms, when supply is low, and demand is high, conditions are favourable for sellers. Conversely, when supply is high, and demand is low, conditions are favourable for buyers.

S U P P LY Throughout March, we saw 2,553 ‘new listings’ come onto the market, up marginally year on year by 0.79 per cent. This was met by 1,721 sales for March, a decrease of 39.38 per cent. With a total of 5,171 listings on the market in March for buyers to choose from, this is up a significant 64.73 per cent year on year.
DEMAND The initial buyer metric we consider is the number of buyers viewing properties online. Throughout March, we saw 4.699 million views across our Ray White websites which resulted in over 49,730 enquiries. Ray White New Zealand saw 1,126 properties scheduled to go to auction in March, up 5.4 per cent when compared to the same period last year. With 7.6 per cent of these properties sold prior to auction, it still demonstrates the strength of the buyer pool. Our auction day clearance rate is sitting at 44.2 per cent. We are seeing quality homes in good locations with multiple bidding registrations and active bidders. Our auction campaign clearance is above 50 per cent. The final consideration we look at when measuring the volume of demand in the market, and arguably the most significant, is the number of people obtaining pre-approval for finance. Pre-approvals are a key leading indicator of buyer confidence, knowing they have the financial capacity to buy the property. Our partners at Loan Market are still seeing record numbers of pre-approvals across the country, with 23.18 per cent more than this time last year (refer to page 19). This is despite the major changes to the Credit Contracts and Consumer Finance Act (CCCFA) which came into force on 1 December 2021, and rising interest rates. As we continue to see strong numbers across these buyer metrics, we often ask ourselves why?

S O W H AT FA C T O R S C O N T R I B U T E TO M A R K E T S E N T I M E N T ? Interest rates continue to underpin purchasers buying power. The OCR currently sits at 1.00 per cent, with the next monetary policy review announcement set for 13 April 2022 and a rise predicted offshore during 2022 and 2023, having waited patiently for two years to do so. •
Interest rates - are a driver of home affordability. Continued rate rises over the next 12 to 18 months are expected. With predictions the 1 year discounted fixed rate will be close to 5 per cent by December 2022. This is a small but meaningful interest rate jump, particularly for those coming off low 2 per cent interest rates.
•
Lending environment - a significant market headwind is the changing lending environment. Not only are rates on the rise, but credit availability has also gotten tougher. Loan-to-value ratios have returned, new Credit Contracts and Consumer Finance Act rules - which make accessing lending harder - are in place, and the Reserve Bank is consulting on debt-to-income ratios.

Affordability - Nationally, average asking prices were up 16.0% year-on-year, with the asking price at $974,019 in March 2022. However, this is around $25,000 down from a record high in January this year.
•
Housing supply - Year-on-year, total stock levels were up 32.0% nationally, and reflected in most regions across the country during March. This is a telling sign there are more properties on the market for buyers to pursue.
•
Net migration - the announcement of reopened borders for New Zealand is likely to allow a resumption in higher levels of migrant arrivals with MIQ virtually obsolete. At the same time, a build-up of New Zealand talent could be looking to move offshore during 2022 and 2023, having waited patiently for two years to do

Ponsonby Muses Until the 1980s, the inner-city suburb once known as ‘Dedwood’ was among Auckland’s most diverse, whose immigrant Asian community lived alongside Māori, Pacific Islanders, and Pākehā. A suburb where artists, entrepreneurs, and gang members rubbed shoulders on streets that birthed Aotearoa’s reggae and Rastafarian scenes.
A suburb whose hippest pub, The Gluepot, hosted gigs by the likes of Hello Sailor, Mick Jagger, and Midnight Oil’s Peter Garrett who once, mid-performance, leapt high enough to headbutt a hole into the ceiling. That suburb is Ponsonby.
“In those days, playing the Gluepot was the musician's equivalent of a footballer playing rugby at Eden Park,” wrote soul and blues singer Rick Bryant for the New Zealand Listener in 1994. “It meant having made the grade. It had a special atmosphere. And, if you have played there a lot, you can't help but feel you belong to a tradition.”
MEMORY LANES For all its colour and characters, younger readers and newer arrivals to Tāmaki Makaurau may be surprised to learn that poverty in Ponsonby was once rife, its present-day, shimmering villas springing from dilapidated dwellings that were in such a state of disrepair as to be considered slum-like.
For Verve co-editor Jude Mitchell, such nights at The Gluepot are among her fondest memories of Ponsonby of old. “I remember listening to acts like Rick Bryant, Hello Sailor, and Midge Marsden, and Mick Jagger rocking up for an impromptu concert was just mind-blowing,” she recalls. “I later opened a vintage clothing store called ‘Buffalo Exchange’ and would travel to Los Angeles to purchase second-hand Levi’s and ‘50s dresses. It was a fascinating time because the store was surrounded by amazing bars and restaurants that were just starting to pop up, and you really had the feeling that Ponsonby was evolving into this exciting hub.”
“My family lived in Ponsonby about 75 years ago when it was an incredibly poor area,” says Jude. “My parents and their siblings lived in John Street in the days when there were outdoor toilets – before my time!”
Jude remembers old restaurants such as Surrender Dorothy, The Bronze Goat, and Ivan’s, whose “beautiful owner was a Ponsonby icon with her hair swept up in a French roll”. Jude’s also full of praise for the “amazing vision” of Andy Davies, the man behind Ponsonby Central – and her former landlord at Buffalo Exchange. Like Jude, many of Andy’s warmest earliest memories of Ponsonby revolve around The Gluepot, “and the Pride Parade in about 1990 when there was an estimated 200 people!” “Ponsonby had a real sense of community, it was a melting pot of cultures,” Andy tells Verve, “I do miss that diversity, I miss the characters.” Jude agrees that it's a shame that in the years since, the area has lost some of its multiculturalism.
“My family have been in Ponsonby since the 1950s, and I grew up in the early ‘80s just down the road from where my shop is now,” says Stefan ‘Spider’ Sinclair, founder of Two Hands Tattoo, which moved to Ponsonby, from Symonds Street, around 2009. “I remember the houses were often quite run down, and there were way less cars on the streets. I also remember the footpaths being paved with red stones. Most of our neighbours were immigrant families, plus a few Māori families that had moved here from outside of Tāmaki. There were also retired Pākehā neighbours who’d been in their houses since they were first built, and lots of student flats, too. My main memory from those days is that every one kind of knew each other and looked out for one another. There was a very strong sense of community.” Labour List MP Helen White, whose office is on Ponsonby Road, remembers being one of the “scrawny white kids doing the dances” at Napier Street School (now Freemans Bay School), when it was 98% Polynesian. But her earliest memory of Ponsonby is when she first arrived there at three years old.

Businesses are predominantly owner-occupied, and many, like Prego and SPQR, have been around for 25, 30 years.
“Hearing the sirens in the city was so exciting,” she says. “And Ponsonby’s multiculturalism really stood out, fruit shops full of taro – there really was a definite difference. We lived in one of the new townhouses built after a typhoid outbreak which led to a whole lot of houses being knocked down. The townhouses were quite controversial at the time, but they were very community-centred, with a common in the middle, and remain a really interesting feature of Freemans Bay today. As I grew older, I loved the bohemian environment. There was a huge buzz to the place, and Ponsonby really felt like the heart of the city.” CREATIVITY AND COMMUNITY Though the run-down residences have long since been transformed into multi-million-dollar dwellings, boutiques, and cafes, many residents insist Ponsonby retains its unconventional soul. West London-born Ron Redel, who owns designer furniture store, Bob & Friends, has been living in Auckland for 12 years (but visiting for 30-odd years thanks to his Kiwi wife, Megan). He compares Ponsonby’s rebirth to the gentrification of London’s East End – though adds that

the finished product more channels the spirit of London’s fashionable west. “Ponsonby is the closest thing New Zealand has to Notting Hill Gate,” continues Ron. “It’s still the most bohemian area in Auckland, the most European. Sure, it’s become more expensive, but, unlike London, it’s still doable, there’s still room to dream.” What there is not room for – literally and figuratively speaking – are international chains. “That’s what enables Ponsonby to keep its flavour and its charm,” Ron goes on. “Businesses are predominantly owneroccupied, and many, like Prego and SPQR, have been around for 25, 30 years. There are no vast shops, and the small spaces create a boutique feel. Whether it be in hospitality or with designers like Karen Walker, Ponsonby embraces local talent.”

“It’s full of inspiring people, definitely an area where creative people congregate – and they have always been our main client base,” says Spider. “Plus, we get some of the best lunch options in the city!”
“Customers and regular passers-by are forever stopping to say ‘hi’,” says Ron. “The community spirit here is second to none, in part because the residential and retail streets remain so intertwined.”
Did you set out to establish the studio in Ponsonby? “Absolutely, it was always my dream location. It made sense to move here because the people of Ponsonby have always been so supportive of Two Hands.”
“The community really is wonderful, and always has been,” Helen adds. “It was a place people came to feel included – being gay in Ponsonby was never a problem and that was from very early on. It’s an atmosphere that’s creative and brave and I love it.”
Helen too reveals that she deliberately chose Ponsonby Road as her base. “I wanted a location that was much more about Ponsonby and addressing the needs of people in the electorate. It’s a place people come to from all over the city, it’s an event in itself. The location is linked well by buses, anyone can get to my office. I was also very lucky to get on a bit of Ponsonby Road that I love, right opposite Western Park, which reminds me of the Ponsonby I grew up in.”

This book is all about creating easy, simple recipes to encourage you to try flavours and spices you might not normally use, such as in this easy, no-churn ice cream. Ideal for summer entertaining, it takes no time to prepare — and you can replace the nuts and berries with chopped chocolate or honeycomb as you wish.
Ingredients
Method
600ml fresh cream 300ml condensed milk ½ cup shelled and chopped pistachios 1 teaspoon rose water ½ –¾ cup fresh raspberries extra raspberries, chopped nuts, dried rose petals, fairy floss to garnish
In a bowl, whisk the cream until it starts to thicken, then slowly add the condensed milk. Stir in the chopped pistachios and rose water and whisk a little more, taking care not to overmix. Fold through the berries, then pour into the desired container and decorate with the reserved berries, nuts and rose petals. Freeze overnight for best results, but you can get away with 4–6 hours if you need to serve it sooner. Garnish with fairy floss just before serving if desired.
