FOR SALE LOCATION ‘Timber Downs’ is situated half way between Inverell (48km) and Glen Innes (48km) via the Jindalee Road on the heights of the tightly held Kings Plains plateau. The long term average rainfall is 864 mm or 34 inches (60 year records from nearby ‘Croye’ ). The farm is located in the Inverell Shire with a recent notice indicating rates of $4,626.15 per annum.

Inverell, the “Sapphire City”, is part of a thriving district of 16,000 people with outstanding schools and regular air services to Brisbane and Sydney and is home base for Bindaree Beef Abattoir and the IRLX Inverell Livestock Exchange. Additionally, ‘Timber Downs’ is in close proximity to Nullamana, Gunnee, Rangers Valley and Whyalla Beef feedlots. Glen Innes, the ‘Celtic capital of Australia’ is situated on the New England Highway and is less than 100 kilometres from historic Armidale and the University of New England.

WATER Water is a feature of ‘Timber Downs’. The farm has a two kilometre double frontage to the Kings Plains creek, and 14 additional dams. Included is a newly constructed 15ML dam that will be serviced by a Lorentz solar submersible system which will pump to a 150,000 litre Pioneer galvanised tank (bladder) and reticulate to a further eight troughs through seven kilometres of “blue line” pipe.

SOILS & TIMBER The soils of ‘Timber Downs’ are approximately an even mix of granite and basalt. The granite portion is primarily on the Eastern portion of the farm while the basalts are situated on the Western side of the Kings Plains creek. The vendors advise approximately 800 acres of existing pastures have been cultivated in the past. Oats, Phalaris and Lucerne all thrive in this country. The timber is primarily Ironbark and includes Box, Peppermint and Stringy Bark.

The vendors have fenced and isolated approximately 300 acres of mature timber.

INFRASTRUCTURE The majority of fencing on ‘Timber Downs’ is good to excellent. The farm is fenced to 14 paddocks and includes over six kilometres of new fencing (completed Aug, 21). 50% of the internal fencing is new, the external boundary is stock-proof and the gateways are in excellent order with cattle rail steel assemblies. There are no houses or sheds, but the farm has two sets of cattle yards, one timber and one steel.

CARRYING CAPACITY The vendors advise a long term 200 cow operation with calves taken off as weaners.

A purchaser may choose a traditional income referenced through carrying capacity, or they may wish to pursue a lower risk, long-term, passive investment strategy. AUSTRALIAN CARBON CREDITS The vendors of ‘Timber Downs’ have commissioned Precision Pastures (Armidale) to conduct a preliminary assessment of the farms ability to sustainably and profitably deliver a soil carbon project registered by the Australian Clean Energy Regulator. The Carbon Starter Report (Feb, 2021) indicates that the farm may be able to generate 1,875 Australian Carbon Credits per year. This report, and subsequent information is available to potential purchasers.

RENEWABLE ENERGY The Kings Plains district has demonstrated itself as an important region for renewable energy developments. There are many nearby wind and solar generators as well as significant future project opportunities. The Vivers family have approved for the ‘Timber Downs’ property to be investigated to understand the wind energy potential for the site. This potential may be discussed with a purchaser as Wind farms offer a long term significant annual income and coexist well with other rural activities.

TIMBER BIODIVERSITY The vendors have fenced approximately 300 acres of mature timber as an exclusion zone for consideration for a biodiversity or vegetation fund project.
