The Frizell family are retiring, and ‘Croye’ is being offered for the first time in 70 years.

FOR SALE LOCATION ‘Croye’ is located on the Western edge of the Kings Plains plateau approximately 34 kilometres from Inverell by road. The farm varies from 851 to 970 metres above sea level. Rainfall records have been maintained at ‘Croye’ since 1958, the average rainfall is 851mm or 34 inches.

SOILS CULTIVATION & PASTURES The soils of ‘Croye’ are magnificent. They are 95 % black basalts with a timbered traprock area of approximately 105 acres. The farm is fenced to 23 paddocks with approximately 835 acres of current cultivation and the vendors advising a total of 1440 acres possible (cultivated in the past).

The pastures are outstanding on ‘Croye’. The vendors have recently sown 85 acres of Oats, there is approximately 180 acres of USA Red clover and a further 120 acres of Phalaris. There is a further 400 acres available as part of the normal operation. The quality and quantity of forage is outstanding and the farm has an extensive fertilizer history (targeted with gypsum).

WATER Water is an additional feature of ‘Croye’. The bore (capacity 2000 gallons per hour) pumps (capacity 600 gallons per hour) to a 20,000 gallon tank and reticulates around 15 troughs and to a 5000 gallon tank at the house.

Additionally there are 14 dams, numerous springs and the Weean Creek at the Northern end of the farm. The bore also services 2 x water stand pipes (quick fills) and there is an additional 28,000 gallons of rainwater capture around the homestead area.

IMPROVEMENTS / INFRASTRUCTURE The comfortable 3 bedroom homestead (plus office and carport) is set in established gardens at the Southern end of the property. It should be acknowledged that there are further outstanding home building sites available.

These scan to the slopes of Inverell and Mount Kaputar in the far West.

Additionally there is a garage and workshop, new 2-bay steel shed with workshop, 60x30 ft steel machinery shed, wool-shed with skillion shelter and steel sheep yards. There is a grain silo shed with cone base mesh silos and additional 45 tonne steel silo.

The cattle yards are steel and timber with vet crush and head-bail, weighing platform and loading ramp.

FENCING The fencing is generally very good. The vendors have recently completed approximately 14 kilometres of new fencing (2 barb, 5 plain) and gateways. Although all the fencing on ‘Croye’ is in fair order and stock proof the Frizell family highlight another 10 kilometres (approximately), the majority they share with neighbours, as future projects.

SOIL CARBON AND WIND POTENTIAL The Frizell family have explored “passive income’ potential with soil carbon.They have employed Precision Pastures of Armidale to conduct a Carbon Starter Report. This report is a preliminary assessment of the farm’s ability to sustainably and profitably deliver a soil carbon project registered by the Australian Clean Energy Regulator. The report identifies ‘Croye’ as having excellent potential, it is assessed as being able to generate 3885 Carbon Credits Units per year: by way of calculation, the February 18, 2022 Australian Carbon Credit Unit price was $51.50 per unit. This report is available to interested parties and the “passive income” potential may be further explored by a purchaser.

Additionally, although no attempt has been made by the Frizell family to investigate the wind potential of ‘Croye’, it must be recognised that the farm is part of an important region for renewable energy projects. There are already operational wind and solar energy projects nearby. There is considerable “passive income” potential for ‘Croye’ with wind turbines, particularly with Federal and State government targets to reduce emissions in mind, and significant future opportunities likely.
