FROM THE PUBLISHERS Twin homes, townhomes and condos…what’s the difference? Flats, luxury apartments and smaller living…North Dakota doesn’t have that. Oh but we do!

Sometimes when we think of homes or real estate or even when we open the latest issue of River + Ranch, we think lots of square footage and million dollar homes, but that’s not always the case.

First things first, the difference between a condo, townhome and twin home: Condo: A condo, or condominium, can be similar to apartment living, but is a housing complex with separate units, with each unit being owned by an individual. (In an apartment you do not own, but rent).

Townhome: Townhouses are a style of multi-floor home that share one to two walls with adjacent properties but have their own entrances.

Twin home: Twin homes are perhaps the most independent of attached housing units.

Like a duplex, a twin home is two homes in one structure. They may be mirror-image or not. Each owner owns their portion of the house and the lot underneath it. Unlike a duplex, twin homes have two separate lots.

Duplex: A duplex is a multi-family home that has two units in the same building.

These two units always share a common wall, but the floor plan can vary. Units can be arranged either side by side or stacked on top of one another, each occupying an entire floor or two of the building.

Now that we know the difference between a townhome and a condo, let’s take a peek into the luxury apartments of “uptown” Bismarck, the beautiful one level twin homes and the two different styled townhomes in new developments.

Down in south Bismarck, not far off Washington Street, J.E. Homes has developed several twin homes to meet a growing demand for affordable housing. The target demographic of this specific development is mostly retirees who want the benefits of a twin home. The smaller space fits those looking to downsize, while the affordability fits the budget of those who don’t want take out a new mortgage but move laterally. On top of this, the twin home is a part of an Homeowners Association that takes care of lawn maintenance and snow removal.

Jeran Thomson, co-owner of J.E. Homes, says the average buyer of these twin homes values high quality designs over the showier elements. Must-haves for these buyers include a three-stall garage, three bedrooms, pantry, and yard. Other elements like a tile shower or fireplace, while still appreciated, are more like the cherry on top rather than the selling point. “They’re looking for more functionality, and not so much a showpiece,” explains Jeran. An important aspect of functionality for these buyers is storage. The three-stall garage composes most of these homes’ storage capacity.

J.E. Homes has also started making the attic more accessible in the garage for additional storage.

Each unit is 1,789 square feet with three bedrooms, two bathrooms, and a heated three-stall garage. The entire home feels more upscale than the average twin home because of its higher end finishes.

beautiful kitchen comes with tile backsplash, under-cabinet lighting, and pendant lighting, and a large pantry completes the space. In the master suite, the bathroom includes a tile shower. The living room features a Napoleon gas fireplace, and as a final touch, the living room ceilings are raised with exposed beams in the signature J.E. Homes look.

One downside to twin homes in many people’s minds is the shared wall between their home and their neighbor’s. “A lot of people don’t like twin homes because they think of this shared wall, like they’re not going to like their neighbors or it’s going to be loud, or they think that someone on the other side can change their siding,” describes Jeran. However, there is a measure put in place to protect each owner’s rights and help regulate any potential future arguments. “There’s an actual legal document that’s signed at closing. It’s called a party wall agreement. That’s what protects both parties,” explains Jeran. A party wall agreement provides clarification about ownership and maintenance obligations for the shared wall to prevent and avoid disputes.

While these southern twin homes are mainly targeted at retirees, J.E. Homes has built two-story twin homes in northeast Bismarck as a part of the Silver Ranch development meant to appeal to a much younger demographic, specifically first-time home buyers and small, young families. “Twostory twins are going to be more of a necessity,” explains Jeran. “That’s where people are going to get their start. They can’t afford a single family home, so that’s where you have to almost start.” Kirsten Thomson, Jeran’s wife and co-owner of

J.E. Homes adds, “That area is appealing too because they are building the new Silver Ranch school up there, and so first-time home buyers that are just recently married or about to get married, that’s appealing for them for the future of their children.”

Twin homes come in all different sizes and can fit the needs of two very different demographics. As always, J.E. Homes’ attention to detail, expert team, and high-quality of work makes these twin homes a beautiful option for anyone looking for more affordable housing that still feels high-end.

The benefits of living in a twin home are numerous. A more affordable price, lower cost of living, and home ownership without the hassle of yard work, snow removal, or exterior house repairs all attract people to twin homes or similar structures. Due to the rising cost of building and living, the popularity of twin homes, condos, and similar living structures has only increased. One building company meeting this growing need for affordable housing is Knutson Homes. Recently, they built a series of twin homes on Calvert Drive starting in the fall of 2020. Since then, Knutson Homes has built ten units with plans to finish the project at twelve.

While people are interested in these twin homes because they are more affordable, Knutson Homes did not want them to lose any of the quality their other homes offer. “Some of these things you maybe won’t see in twin homes. We wanted to be a little more upscale,” explains Cory Knutson, co-owner of Knutson Homes. Each unit is around 1800 square feet with three bedrooms, two bathrooms, and a heated three-stall garage. The majority of these units have vinyl flooring, a fireplace surrounded by eight-foot-tall windows, and a hutch off the dining room for added storage. Because storage can be an issue with twin homes, Knutson Homes also included a large storage section which can be accessed off the garage.

In a particular way, Knutson Homes focused on three different parts of these twin homes. “We felt like kitchens and garages and master suites are very important areas of the home,” explains Cory.

This emphasis comes across in the quality of each of these spaces. The garage is heated, has three stalls, and comes with a floor drain and water access. Its large size makes it another good storage space. The kitchen feels more upscale than most other twin homes with an eight-foot island, range hood above the oven in the oven and microwave, and large walk-in pantry. In the master suite, a large comfortable bedroom with a walk-in closet connects to a bathroom with a double vanity and custom shower.

Along with lower costs, another appeal of twin homes is the HOA which takes care of snow removal and lawn care, which is a perk for many snowbirds. Owners of these twin homes can enjoy their yards without the stress of caring for them. Included in the price of these twin homes is the yard complete with landscaping and sprinklers. Attached to the home is a covered back porch with access from a sliding glass door.

The H&D Schilling Building is a tall red brick building with light green Juliet balconies that stands on the corner of 43rd and State in Bismarck. Harvey and Diane Schilling are the owners of the Schilling building, and together with their son and business partner Cary Schilling, they worked to turn the building into what it is today. “We originally started with a completely different design. It was five story, more like a cake, and had three apartments or condos on top,” Cary describes. “The only calls I received were for retail. It was very hard to throw away a very expensive plan but at some point you have to listen to what the community tells you to do, so we scrapped the plan and redesigned it based on the feedback.” Now the building is a four-level multipurpose structure that’s a mixture of office, retail, and residential spaces.

Behind the design for the Schilling Building lies Cary’s vision for the future of Bismarck. “Having lived in the heart of the Twin Cities and several suburbs, I just feel that downtown can thrive, and there could be an uptown in Bismarck. This is uptown. We named the new company Uptown 43 in hopes that we can create that over time. It’s not going to be over night, but I think if you get an uptown thriving, the downtown benefits and vice versa,” says Cary. With his new company Uptown 43, Cary hopes to continue contributing to the cultivation of Bismarck’s uptown like he has begun to with the Schilling Building.

While the Schilling Building is well-known for the businesses inside like Starbucks, Lily Valley Baby, and Pure Barre, it is less well-known that located on the fourth floor are seven unique apartments. These apartments range in size from a studio of 670 square feet to a 2,200 square foot three bedroom apartment. The units are priced from $1500-$3900. What makes these apartments stand out however, is not the range 26

of their sizes, but rather the range of their designs. “I didn’t know what the community wanted, so we built very different themes and just wanted to get feedback in case we took this a step further,” explains Cary Schilling, the vision behind the project.

Just by walking down the hallway on the fourth floor, you can sense the individuality of each residence from the varying door colors. “The story behind the doors is, if you live here, you have to pick your own color,” explains Cary. The interior design of each apartment is a combination of different people’s ideas, from Cary and his team, to the various contractors and sub-contractors, to Kim Jondahl, to the residents themselves. Each apartment has a heated floor, at least one handicap bathroom, large windows with an amazing view, a fireplace, and comes with heated parking. All four loft-styled apartments have 14 foot high ceilings. The best part of these apartments, however, is the community. “Everybody up here just gets along and really watches out for each other,” explains Cary.

River + Ranch was given the opportunity to meet many of the residents and get an inside look at each of these extraordinary apartments for this issue. Each one has its own distinctive design and name to go along with it. These apartments are truly one-of-a-kind and unlike anything else Bismarck has to offer.

The Classic was named for its classic 50’s design influence. The original conception was a pure 50’s style, and while the apartment remained in the spirit of the 50’s, its influence is more subtle than originally planned. Some of the design choices were partially inspired by Kroll’s Diner in Bismarck like the metal edging around the kitchen island, the style of the glass in the cabinetry, and the carving on the island’s ends. Creative Wood Designs, who did the cabinetry in all the apartments and have a larger article on page 64, came up with these retro design ideas. The renters, a recently married couple, are enjoying the nostalgic style of their home. “I love that it’s different, and it’s fun,” one of them explains. “A lot of the stuff we probably wouldn’t have picked for ourselves, but we’ve really enjoyed it.”

The current renters ended up in their home through a stroke of good luck. One of the renters explains, “It kind of happened in a fluke way. I was downstairs eating at the restaurant, talking about restaurants. The waitress was like, oh there’s apartments upstairs, and I needed one because we lived in Grand Forks. We were kind of snooping up here and ran into Harvey.” The couple has now been living in their apartment for over a year.

The Classic is a one bed, one bath apartment with plenty of space and storage. The couple loves many different aspects of their charming apartment beyond the unique design, such as living in a building with retail on the lower levels. “It’s convenient,” the renter says.

also loves how the small number of apartments brings the neighbors closer together. “There are seven units, and it’s quiet,” one of the renters describes. “It kind of feels like a family of us up here.” Cary echoes their feelings. “Governor Burgum had spoken at a seminar,” he recounts, “and he brought up somebody that said, the best place to live is where an eight year old is comfortable and an eighty

year old is comfortable. It just resonated with me. I look at the building today, and that’s what we wanted to make it, very inclusive of age groups. My parents are 81, and the youngest couple that is in here is 24. We have all different age groups represented, and they all get along great, and I think they all feed off each other.”

The Studio is the smallest of the apartments in the Schilling Building, and it is currently occupied by Cary’s 25-year-old son Sam, who moved in last December. Cary always hoped Sam would move into these apartments, and he kept this in mind while making design choices. As a result, the bathrooms in these apartment are styled like Sam’s old bathroom in Minneapolis. The subway tiles and flooring all are exactly the same, down to their color and shape. In order to find the exact right shape for the tiles, Cary had to travel to Minneapolis and search for them there. In the end, Cary’s hard work paid off, and the resulting bathrooms are beautiful.

When drafting plans for the various apartments, Cary decided to build a variety of apartments ranging in size from a three bedroom to a studio in order to appeal to a larger range of people. Sam’s favorite part of his apartment is its efficiency. “It’s 670 square feet, but it’s 670 square feet of useful space. So although it’s small on paper, it doesn’t feel small. It’s just really, really efficiently designed,” says Sam. The apartment’s well-crafted design makes the apartment feel much larger in person than its small square footage makes it seem.

Another distinctive feature of The Studio is the prominence of the color orange in the home’s various fixtures and appliances. Cary admits he was not in favor of the orange, but agreed to it because everyone else involved in the design process was excited about it. As before in the initial design process for the building, Cary remained open to other ideas. “The building was really built on great ideas 36

from so many people,” Cary says. Now Cary says he loves the orange theme which makes the space feel fun and look vibrant.

For Sam, living in his apartment comes with a unique experience, living just down the hall from his grandparents Harvey and Diane. “It’s been good, going back and forth,” Sam says. “I’ve probably spent more time with them since December than I have the last 25 years.” All the residents of the Schilling Building have grown close and they have truly become their own family. “The unique thing about

the building is that we’re all neighbors, but it’s more that we’re all just kind of friends,” Sam explains. “It’s a good community, all the businesses downstairs, all the neighbors upstairs. It’s just a good group of people.”

Named for its spectacular view of Bismarck, the City View apartment is a two bedroom, two bathroom space. Because the apartment is one of the larger ones in the Schilling Building, the floor plan allows for more flexibility. “The design plan was that this would either be for a single person or a couple, and they typically have a nice bedroom and potential den, or a second bedroom if they wanted a smaller bedroom,” explains Cary. This flexibility within the apartment’s design is not exclusive to the City View apartment, but was an intentional part of the construction for each apartment.

One of the more unique features of the City View is the beautiful bathtub in one of the bathrooms. In keeping with his desire to listen to the wants of the community, Cary turned to outside opinions to design the bathrooms. “The question was, bathtub or shower,” he says. “We just didn’t know what to do, so we did what we do best, throw it out to the public. We published it on our Facebook page and for those that want a bathtub, that was a deal breaker. If you put in a shower without a bathtub they said, ‘I will never rent there.’ That was about 25%. About 75% said, ‘I would rather have a nice walkin shower and I’ll forego a bathtub.’ ” After reading these results, Cary decided to compromise. “In the two bedrooms, they all have a bathtub in one of the bathrooms. Then in the studio, as well as the one bedrooms, they’re just a shower,” Cary says. In keeping with this decision, the City View Apartment has a beautiful bathtub in one of its bathrooms.

The first apartment completed in the Schilling Building was the Industrial Loft. The current renter is one of the contractors involved in the apartment’s construction. Originally from Houston, the current renter wanted to stay in Bismarck after the project, and the apartment’s prominent industrial design appealed to his personal sense of style. While putting in the exposed brick, he asked Cary who was moving into the apartment when it was finished. When Cary said he did not yet know, he responded by saying he would, and once the apartment was finished, he did.

Because the renter was involved in the building process, he was able to be more involved than other renters in the design process.

While the bathroom layouts are the same in each loft, he was able to choose the green color in his bathroom. He personally built the small bar on the right side of the kitchen that overlooks the city, and when the first bar he built didn’t turn out the way he wanted, he tore it out and started over. His attention to detail and incredible hard work really impressed Cary. “His work ethic is beyond anything I’ve ever seen, and the quality of workmanship is there,” he says. The personal interest the renter was able to take in the construction of the apartment contributed to its seamless design.

The current renter also helped choose many of the unique light fixtures seen throughout his apartment. Throughout all the apartments in the Schilling Building, Cary incorporated various unique lighting elements. The four loft styled apartments all have beam lighting, 46

an idea Cary learned from an electrician who worked with him on the project. The electrician had seen similar lighting in various bars he had seen in Denver. These lights can change color to reflect the style of the apartment or whatever theme the renter wants. Another fun lighting feature Cary incorporated into many of the apartments is lighting behind the bathroom mirrors. Cary was inspired

The Dakota Sunrise is a beautiful apartment named for its breathtaking view of the city. The apartment itself feels elegant thanks to its classic design. The largest of the seven apartments at 2,200 square feet, the floor plan even has room for a grand piano near the front door. Three bedrooms, two bathrooms, a large kitchen, beautiful living room, and spacious laundry room complete the space.

Many of the design decisions were made in conjunction with Cary’s parents, Harvey and Diane Schilling, who live in this apartment, although initially his parents were not thrilled about living in a multipurpose building. “When I originally showed Mom the initial renderings… it was only an office building at that time… She said, ‘I’m not living in an office building,’ and I said, ‘Mom, it’s going to have great views, and you’re going to love it.’ She said, ‘well that’s great, but I’m not living in an office building.’ Then I asked her the other day because someone really wants this apartment. I was like, Mom what do you think, they’ll pay this much. She said, ‘I’m not moving,’ ” Cary recalls, laughing. While there are many reasons Diane has come to love her apartment, one of her favorite parts is the view from her windows. “I really like the view, especially at night,” Diane says. “This view is really nice, but at night it’s so much prettier with all the lights.”

Another aspect of the apartment that took Cary’s parents time to adjust to was the amount of shower heads in the bathroom. Originally, Cary recalls that his father Harvey thought it was a waste of 52

water, but that now a year later, Harvey has come to enjoy the many options these heads offer him. Joking as he goes down pointing at different heads, Harvey says, “I always say this is for my hair and head, this is for my underarms, this is for my belly button, and this is for the other parts.”

Along with the luxurious shower, the spacious light pink bathroom has a double vanity, two closets, and five foot bathtub.

To make the apartment even more comfortable for his parents, Cary brought in design elements from his parents’ pasts. The farmhouse styled doors and glass door knobs were inspired by the farm Diane grew up on which can be seen in a photograph hanging in the lobby. Throughout the apartment, elements of old and new have been seamlessly combined, resulting in one of the most elegant apartments in Bismarck.

Each of the apartments in the Schilling Building are remarkable, and the Beach House is no exception. Much of the interior design was done by the renter herself who is constantly adjusting elements or bringing in new ones. “Every time I think it can’t get better, she takes it to the next level,” says Cary. “It’s evolved so much,” says the current renter. “I love having the opportunity to express myself and design and have fun and have Cary who supports me in the process with all my changes.”

The first time someone walks into the apartment, they are overwhelmed by the incredible creativity of the gorgeous space. Right above the entryway is a wooden grid interwoven with greenery, floral, and lights which the renter created herself. Light pink paint covers the walls, teal appliances give the kitchen a pop of color, and the living room’s furniture, complete with a surfboard, fits perfectly with a beach house vibe. The renter’s inspiration comes largely from her love of traveling. “I want to see pretty much everywhere in the world that I can, but I especially love Florida, or like anything tropical,” expresses the renter. “I really wanted to bring that inside, especially in North Dakota where we don’t have that at all.” The apartment is a reflection of the renter’s personal style. “Really, I just collect things along the way, something will grab my attention, like the surfboard was one of the first things I bought. I was like I don’t know where it’s going to go, but we’re going to find a place for it,” she explains. “I wanted everything to be really organic and kind of flow.

I wanted to keep it really beachy, really light, really happy.”

In the bedroom, the renter wanted to create a space for her eight-year-old son which is what inspired the loft area. “It’s not a huge space, and he definitely needs his own space, so we thought well if it’s one big bedroom we can always build up because the ceilings are so high,” she explains. “We had that custom done and then underneath it’s his space. He does his gaming down there. He is not down there a whole lot. We spend a lot more time together than not. Someday we will probably outgrow it, but for

now it just works so well.”

Anyone hoping to move into this stunning apartment is out of luck. “I will probably never leave this place ever,” the renter says. “Even if I’m not living in Bismarck I will have to keep this.”

Perfectly named, the New Yorker feels like it was taken right from New York and placed here in Bismarck. “I walked in and we just finished scrubbing the floors, and I looked around and said, I just feel like I’m in New York, and this apartment could be in New York,” describes Cary. The open floor plan creates a seamless flow from each room into the next. The large windows take in the beautiful cityscape, and the minimalistic black and white furniture and decor keeps the emphasis on the view. The current renters were initially drawn to the view the apartment offered of the city. “The view was the first thing,” one of the renters says. “We drove by, and we were selling our home, and we needed an interim place. My husband knew Harvey, Cary’s dad, so we just called and said, ‘hey is there something available?’ And when we saw the space, it wasn’t open, but I saw the vast space in the windows. That’s what did it for me.”

These renters have never lived in a multipurpose building before, but like the other renters, they have been enjoying the benefits of living right above a retail space. “I love living in a building with a Starbucks and Pure Barre because I do work out there, and I shop at Lily Valley because I’m a brand new grandma,” she explains. “So this meets all my needs.” Additionally, the heated parking and lack of worry over snow removal make North Dakota winters much less stressful for these residents.

Besides the view, the current renters also love the open floor plan which makes the apartment feel even larger than it is. “I love the 60

space. I just love the openness of it,” says one of the renters.

The two bedrooms and two bathrooms are located on opposite ends of the apartment, making it an ideal space for having guests stay over. The spacious dining room and beautiful kitchen also makes it a perfect space for entertaining. “I have a big family,” the renter explains. “I have ten siblings, so I’ve had my mom and six sisters here, and it just flows wonderfully. I could see a person could have pretty big dinner parties here and what not… it’s just such a good flow.” All the elements, from the open floor plan to the large windows, make this apartment truly feel like it came right from the Big Apple.
