DIVINE RESTORATION Chelsea chapel with planning to convert into spectacular super home

New to the market is a truly exceptional opportunity to convert an historic Grade I Listed chapel into a c. 7,330 sq. ft. super home. Dating back to 1850, St. Luke’s Chapel is set within the grounds of the super-lux residential development, The Bromptons, Chelsea, formerly Brompton Hospital. Once transformed into a dedicated residence, the home will benefit from direct access to on-site amenities including off-street parking, indoor swimming pool, spa facilities, 24-hour concierge and entrance into the adjoining private Onslow Gardens

On the market for £7.5 million, St. Luke’s Chapel has planning permission to completely reconfigure the internal spaces to create a new residential home, including a new roof laid out to a heritage preservation pattern, complete with 82 conservation roof lights, construction of a mezzanine layer, three en-suite bedrooms, dining room, drawing room, study, kitchen, snug, cinema room, staff quarters and guest suite. Current estimates place construction costs at c.£5.5 million, with a predicted value of upwards of £20 million, once complete. This would represent a significant increase of the £2,500 paid by Reverend Sir Henry Foulis to construct the chapel to serve the staff and patients of The Brompton Hospital in the 19th Century. The chapel was designed by Edward Buckton Lamb, widely seen as a maverick in the gothic revival movement, and frequented by Queen Victoria and Prince Albert on many of their visits to the hospital. Commenting on the unique opportunity at St. Luke’s Chapel, Alan Russell, Founder of Russell Simpson, said: “It is quite a rarity to have a property like this with the volume of space, set within private grounds, providing exceptional privacy and security. Situated within The Bromptons development, the eventual occupier will have direct access to a first-class concierge, as well as facilities including an indoor swimming pool, full-service spa and stunning landscaped private gardens.”

Restoration works, in partnership with Heritage England, will include the construction of a new roof, complete with skylights, full refurbishment of the Cupola, whilst the stained glass windows will be restored and retained to create a truly spectacular central area of the home. Internal additions include the construction of a self-supported mezzanine floor, accessed via a newly built staircase. The mezzanine level will accommodate a stunning vaulted study/library, master bedroom suite complete with walk-in dressing room, as well as two guest bedroom suites. The remainder of the chapel will include a drawing room, snug room and exquisite cinema room, whilst two secure under-

ground parking spaces will be available within the wider Bromptons development. A large kitchen/dining area is agreed under the current planning permission as a newly built extended wing at the rear of the chapel. Underfloor heating will also be installed, whilst there are provisions for comfort cooling systems if required. Current interior fittings of the chapel, including pews and a large organ will be donated to another church to ensure they remain in use. Located just off Fulham Road, St. Luke’s Chapel is within easy walking distance of the high-end boutiques on the King’s Road, whilst also close to the cafes and eateries of South Kensington.

St. Luke’s Chapel is on the market for £7.5 million Viewings are strictly by appointment only. For further sales information, visit Russell Simpson www.russellsimpson.co.uk PERFECT HOMES INTERNATIONAL MAGAZINE

INTRODUCE

MINDFUL LIVING INTO THE HOME FOR 2020 Everything is fast, easy and digital, yet natural instinct pushes us to disconnect and slow down to regain our sense and quality of life. As a fresh start to the new year, Rebecca Snowden, Interior Style Advisor at Furniture Choice an independent British furniture retailer shares 3 style tips for designing a home that’s focused on mindful living for the year ahead

PERFECT HOMES INTERNATIONAL MAGAZINE

15

Start with a clean and calm neutral palette Begin the year refreshed and rejuvenated with the help of a home environment that focuses on living well. Start by introducing a quality of softness into the home, coupled with interior design that’s comforting and inviting. “Let the intention of creating a clean and soothing ambience guide your design decisions,” advises Rebecca. “Ultimately, the goal is to create a personal haven you’ll love going home to relax in.” Make it a priority to get plenty of good quality sleep. In the bedroom, an oatmeal fabric bed presents the perfect starting point in a space meant for restful slumber. Introduce neutrals in varying tones for interest and depth. Safe, perennial hues to try include white, soft grey and the recently popular greige. Select comfortable bedding with minimal prints to focus on creating an uncluttered, restful environment. Where possible, go with furniture that feature curves and organic lines instead of sharp, straight edges. Nature is nurturing Nothing relaxes the mind more than being surrounded by nature; particularly, plants. Start the year on a green note by maximising on the benefits of having indoor plants. Choose a mix of large and small greenery, and varieties that help clean the air. Leafy, trailing plants also inject a little wildness to create a tropical inspired ambience. Besides making the air fresher, their lush green colour is soothing on the eyes after a long day of working with screens. To continue the natural theme, pick furnishings made with materials like wood, rattan, or clay. “The warmth and rawness of their surfaces contribute to a design that has a soothing, back to nature vibe,” says Rebecca Dedicate a corner for conscious relaxation As a reminder to make wellbeing a priority for the year ahead, allocate a corner that’s dedicated to relaxation. “A little nook will do; you’ll only need enough space to practise your preferred stretches,” says Rebecca. For meditation and stretching exercises, fit it out with a yoga mat or thick rug. “And if you have a work desk at home, it’s a good idea to carve out a zen zone within the same room for quick stretch breaks.” Maintaining the same neutral palette, style the space in light hues, and include plenty of plants. Another factor to consider is the accessibility of natural daylight, as it can help reset a confused circadian rhythm. A wellness inspired space that embraces disconnecting and being present will likely become a favourite spot in the home. To find out more visit www.furniturechoice.co.uk

For a touch of drama

a fireplace says it all

It’s probably safe to say that there isn’t a single one of us who doesn’t enjoy a night snuggled up in front of a crackling fire. Fireplaces conjure images of warmth, relaxation and also make great focal points for any room. Today’s technologies offer endless possibilities to create a sanctuary within our homes as we enter into the autumn months here we take a look at some of the most innovative designs on the market.

PERFECT HOMES INTERNATIONAL MAGAZINE

25

Think BIG in a small room! Adding a fireplace to an otherwise small and uninviting room can transform it into a place you absolutely hate to leave, and it doesn’t have to mean tearing down walls or undergoing a major renovation. Innovative new designs allow homeowners to have the ambiance that only a fire can provide, just about anywhere. Ceilingsuspended models free up floor space beneath the unit, while freestanding models in every shape imaginable allow you to find just the perfect fit for unused or unusual spaces. Have just a foot or two of wall space to devote to your dream? There is a fireplace out there to fit your lifestyle and space limitations. Even a table-top can host a tiny model designed to light up your life

Back to Nature Put yourself in touch with the great outdoors by creating a fireplace inspired by nature. Whether constructed from river rocks, intricately carved from marble, or faced in sleek and shining granite, stone fireplaces can take on a multitude of forms, all of which are equally functional.

Shape Shifters With new construction materials, come new shape possibilities that take us far from the traditional fireplace. From circles, to teardrops, to sensuous curves, custom designers can create just about any fireplace you can dream of. Even pyramids have begun to make a statement, appearing in uniquely geometrical designs that easily become the focal point of any room.

Bowl them Over Not just limited to the outdoors, fire bowls have made their way into the home. From wood, to gas, to bio-ethanol fuelled, bowlshaped designs are an easy way to make a bold and beautiful statement. From sizable floor models to table-top versions to give a room a little extra spark, fire bowls are just one of many new ways to get a fireplace that fits the way you live.

Break from Tradition With new construction materials, come new shape possibilities that take us far from the traditional fireplace. From circles, to teardrops, to sensuous curves, custom designers can create just about any fireplace you can dream of. Even pyramids have begun to make a statement, appearing in uniquely geometrical designs that easily become the focal point of any room.

A Glass Act Once limited to fireplace doors and screens, glass has evolved to make its way into other areas of the contemporary fireplace. Glass opens up a whole new world of design possibilities and has become a popular way to frame fireplaces that make a bold statement. Shining tiles can add unimagined sparkle to the room when they reflect the crisp glow of a crackling fire, whether they be arranged in stunning mosaic or placed in more subdued ways.

In collaboration with the current owners, local interior specialists, Barlow & Barlow, drew inspiration from their Cuban heritage and multicultural history of Notting Hill Carnival to create a flat bursting with brilliant colours and vibrant patterns. The walls of the main living area are alive with emerald dots and swirls weaving together with bespoke furniture and intricate Caribbean antiques transporting you to a Cuban eatery overlooking a bustling promenade in Havana. Upon entering the front door, the private hallway leads up to the spacious third bedroom. The contemporary kitchen dining area and spacious reception room are luxuriously decorated with bespoke furniture, quaint antiques and bold prints throughout. On the second floor a rainforest inspired theme of emerald green and pastel peach is subtly woven across the master bedroom, two bathrooms and second bedroom. The master bedroom is well proportioned with floor to ceiling wardrobes creating ample storage space. The ensuite shower room contains his and hers showerheads and feature wall depicting a scene awash with toucans and exotic fruits.

The second bedroom is utilised as an office but would serve as an ideal guest bedroom. Down the corridor, the expansive family bathroom is immaculately finished with shower, standalone bath and skylight bathing the room in natural light. A custom-built staircase comprising industrial-style diamond pattern steel steps painted red and jutting out from the wall onto a freestanding banister, leads up to the spectacular roof terrace, which provides a fantastic outside space with views that stretch across the rooftops of Notting Hill. The 433 sq. ft area is the perfect place for hosting guests, with its decked terrace phenomenally equipped with built-in outdoors kitchen, dining area with seating and an outdoors shower. In-keeping with the Caribbean theme, an original Sinclair Gasoline sign in Spanish wording adorns one of the exterior walls facing onto the terrace, and inspired by the neoclassical Old Havana district, the chimney pots are pastel yellow and mint green.

Everything you need to know about

Dulux’s 2020 Colour Predictions Every autumn, Dulux reveal their colour predictions for the year ahead. A source of inspiration and hope, they seek to tap into the current Zeitgeist, using the evocative language of colour to express what words and politics can not. This year, they’ve released four key palettes - Meaning, Creativity, Care and Play. Central to each chromatic composition is the hue “Tranquil Dawn” — a milky sage that oozes serenity. According to the experts, “it reflects a growing desire to understand what it is to be human at a time when advances in technology are making us feel increasingly disconnected.” And while colour might seem like an optimistic salve to such an existential issue, we know that our environment has the power to shape how we think and feel, which in turn informs our actions. Creating a home that rejuvenates, inspires and soothes is a necessity in today’s hyperconnected world, and colour offers us a crucial way in. With this in mind, we’ve taken each of the palettes proposed by Dulux and investigated how they can be deployed to create a stylish and inspiring home.

A Home For Meaning

42

THE WORLDWIDE PROPERTY BIBLE

The meaning palette features neutrals that go beyond the usual beige and into more promising, evocative territories. Dark charcoals meet sea-shorn greys only to be uplifted by hazy greens and soft lavenders. Together, they offer a sophisticated alternative to pastels, swapping bubbly Millenial hues for something a little more serene. Our top tip is to contrast these cool tones with rich and indulgent fabrics for a cosy and comforting look. When it comes to wood, black-stained ash or darker walnuts provide a beautiful contrast point, allowing these neutrals to really sing.

A Home For Creativity

44

THE WORLDWIDE PROPERTY BIBLE

Creativity encapsulates the piquancy of autumn, peppering traditional earthy hues with dusty jewel tones. Dramatic and daring, it’s a rich and sophisticated palette for those who feel more confident experimenting with colour. One easy way to get in on the trend is by incorporating a colourful bookcase into your interior. Catellan Italia’s Wally makes a gorgeous statement in soft teal, acting as a striking background to this autumnal interior. Gallotti & Radice’s gorgeous Art Deco style collection also lends itself well to such dusty jewel tones, with the Audrey Armchair and Syil Cabinets a perfect duo. The key here is to have fun, mixing styles and shades for optimal results.

46

A Home For Play The care palette goes right to the heart of the Tranquil Dawn campaign, serving up soothing pastel hues to create a relaxing and inviting space. A mix of delicate ochres, muted pinks and ocean shades, it lends itself particularly well to Scandinavian styles, with Gubi, Muuto and Fritz Hansen leading the fore. Ideal for bedrooms and kitchens, we recommend incorporating furniture with a minimal design language to help emphasise the poetry of the palette.

THE WORLDWIDE PROPERTY BIBLE

2-4 Greenside Road is tucked away on a quiet residential road close to Ravenscourt Park. The two-bedroom artist’s home boasts an unconventional L-shaped design and doubleheight ceilings in the reception area and art studio. This one-of-a-kind home benefits from off-street parking and is on the market for in excess of £1.85 million through local experts Finlay Brewer.

PERFECT HOMES INTERNATIONAL MAGAZINE

51

The façade of the property belies the truly impressive proportions of the house. Upon entering the double ‘garage’-style doors there is a generously wide hallway with a ‘hidden’ staircase leading to a first floor guest bedroom. Progressing down the hall a sense of the artist’s influence upon the house becomes apparent with the walls awash with contemporary and classical art. You would be forgiven for thinking you were stepping into a room in the National Portrait Gallery. The first bathroom with shower is off the main hallway and has a tiled floor and wooden finishes across the units. The hallway continues down to the stylish openplan kitchen/dining room with integrated units finished in bright white to complement the four skylights that illuminate the room. A sliding door leads to the dramatic 1,100 sq. ft. reception area serving as the focal point of the home. The impressive space has a double-height vaulted ceiling with exposed wood beams holding four large skylights creating a luminous atmosphere. The walls are painted in a neutral colour designed to emphasise the effect of the natural light. This spacious room is perfect for entertaining guests or hosting dinner parties or indeed musical recitals.

52

THE WORLDWIDE PROPERTY BIBLE

Adjacent to the reception area and through an expansive wood-framed entrance is the artist’s studio. Offering plenty of space and lit by an overhead skylight, the studio would be ideally suited to an artist or creative professional. Alternatively, the studio has potential to be transformed into a secondary reception area or an additional bedroom. Stairs lead up to a private walled roof terrace. There is a further staircase from the main reception area up to the master bedroom, complete with en-suite bathroom. The windows provide an elevated view over the reception area and bathe the room in natural light. Greenside Road is conveniently located a short walk from both Ravenscourt Park station (eight minutes) and Goldhawk Road tube station (10 minutes), providing quick transport links

to amenities in Hammersmith and Westfield London filled with high-street favourites. Across the road is Ravenscourt Park, a scenic green space complete with tennis courts, five-a-side football and 18th century walled gardens. Chiswick High Road is 15 minutes away with boutique shops, restaurants and gastropubs, such as The George IV, a favourite with locals. The property contains an abundance of storage space throughout, including built-in cupboards in the primary reception room, expansive eaves storage in the master bedroom and additional space in the second reception room. For families the surrounding area has a range of superb schools in close vicinity including Latymer Upper School, the Godolphin and Latymer School and Orchard House School.

The property is on the market at £1,850,000 with viewings strictly by appointment only. For further information, contact Finlay Brewer’s Brook Green office on 020 7371 4171 or 020 8749 7719 for Shepherd’s Bush or visit: www.finlaybrewer.co.uk PERFECT HOMES INTERNATIONAL MAGAZINE

A stand-out feature of many of the apartments at Landmark Pinnacle is a winter garden which adjoin the living area and bedroom. The winter gardens create an atmospheric outside space, augmenting the views and natural light without having to factor in the climate conditions. Residents that wish to experience the natural conditions can utilise the roof gardens, which will be characterised by continuous double-height glazed panels and crowned with a perforated roof that will be illuminated in the evenings. Fully-landscaped, these roof gardens will also provide residents the chance to host guests and special events outdoors. Residents at Landmark Pinnacle also benefit from access to a full-floor garden square, private cinema, conference facilities, lounge bar, gym and fitness studio, golf simulator & putting green, arcade room, lounge and two private dining areas with fully-fitted kitchens. Richard Taylor, dedicated Sales Manager for Landmark Pinnacle at JLL, added: “On a number of occasions the views have been the deciding factor with buyers. We have a touch table and VR headsets at the marketing suite that prospective purchasers can use to take in the exact view they would have from their desired apartment at any time of day. So, whether it’s looking over Canary Wharf at dusk or taking in the London skyline on a clear summer’s day they can really picture themselves at home enjoying these breath-taking scenes.” Landmark Pinnacle will complete construction with first residents scheduled to move in in Q3 of 2020. The latest phase available is ‘THE LOFT COLLECTION’ a selection of apartments featuring an exceptional free upgrade: studio apartments with the function, look and feel of a one-bedroom apartment.

A shift away from bland interiors has led to the rise of pink. This trending colour was once seen as a no-go, but now, it’s bringing a plethora of emotion and atmosphere into the contemporary home. Homeowners and designers have become adventurous with their interiors in recent years, moving towards colour and pattern. In particular, pink. Once seen as a colour that was too frivolous, too girly, and not smart enough for the design world pink soon became the forbidden fruit for boundary-pushing designers. With this rise of pink, those negative connotations crumbled away. It’s no surprise either, pink is a wonderfully versatile colour. It can create a range of atmospheres from bold and dramatic to gentle and relaxed. It brings a timeless charm that softens any space. So to avoid overpowering when bringing pink into an interior, think pale and interesting. For example, consider pairing subtle rosy shades with soft whites and greys or opt for dusky vintage pinks complemented with slate greys, darker blues, and intricate patterns to create a chic look. Pink works incredibly well with the next big thing trending in the design world, 70’s inspired design. To get the look combine bubblegum pink accent pieces or accessories with deeper browns and khakis. Bold floral prints in pink shades fit the bill perfectly too. If bringing pink into the home feels too feminine, juxtapose it with edgier finishes and darker charcoal greys or simply introduce a statement pink velvet chair to give your space a pop of pink without feeling overwhelmed. Has this colour scheme got you tickled pink? Then head over to Cult Furniture and find the right pieces to get the look with their Think Pink collection. NOw THAT’s A TALKING POINT! Unveiled at New York city’s International Contemporary Furniture Fair (ICFF), metaplace industries showcased ‘ascendance’ – a fireplace made from petrified wood. Formed over 22million years ago in the Early Miocene Period, the petrified wood that forms Ascendance is a tropical hardwood in the Dipterocarpaceae family, and was found in West Java in Indonesia. Instead of using modern technologies, founder Nick Wray has determined to ‘turn the clock back’ to make an object from a substance that’s been formed over millions of years, fusing something inherently happening with a human-made layout. Formed underground through a method called per-mineralization, ‘petrified’ wood describes the fossilized remains of terrestrial vegetation. Within the course of centuries, the substance transforms into the rock as minerals replace the tree’s first organic matter. The ‘wood’ however, keeps it is cellular structure, preserving the tree’s look and inspirational metaplace’s vision to create a standalone fireplace from an individual trunk Whilst this fossil may be over 22million years old it is still packed with all the mod-con’s with wireless remote control and Bluetooth compatibility, it can also be converted to bio-ethanol for indoor use. This luxury items is being sold via Metaplace Industries who have pledged 2% of any profits will be donated to Direct Relief International, a non-profit that provides humanitarian medical aid in impoverished regions of Indonesia. Dating back to 1927 this iconic building, once revitalised, will offer a range of one to three bedroom apartments, each with generous sizes and clever interior design that maximises the use of space, light. As well as a brand new restaurant at the base of the renovated building, the development will also feature automated robotic parking. Another advantage of these properties for international investors is that they are eligible for the Portuguese Golden Visa programme. This grants residency for investors and their family and paves the way to EU citizenship.

PERFECT HOMES INTERNATIONAL MAGAZINE

79

Why is this building renovation so exciting? Aside from the incredible prime location, over three years of painstaking work has gone into the planning and architectural design of this impressive restoration and redevelopment. Within a building that has the space to occupy a great deal more apartments, the developer has chosen against maximising the space for residential means and instead, is creating a small handful of unique and iconic properties and one incredible restaurant, which will last forever as totally unique pieces of real estate history. What’s the investment potential? This special area lies at Lisbon’s heart, with the capital’s most desirable avenue – Avenida da Liberdade – just a few metres away, across the beautiful Restauradores Square. Even though this area has already cemented itself as the prime avenue of the city, it is constantly evolving. Hotels and boutiques are opening up near to this project including a slick 5* hotel, which will further benefit the area. What else about Avenida da Liberdade? Often compared to Paris’ Champs Élysée, Avenida da Liberdade offers charming period architecture and baroque features, along with some of the world’s top shopping brands including Cartier, Chanel and Louis Vuitton. Residents can take advantage of numerous gourmet restaurants, including the new one arriving at this project and they will still be within walking distance from all of Lisbon’s most emblematic areas; Chiado, Baixa, Alfama, Mouraria. Marina, plays centre stage to the city’s vibrant entertainment, business and leisure scene. Sandy beaches, scenic coastal walkways and parks with plenty of entertainment for the whole family, as well as year-round sunshine, a thriving international business community, favourable tax regime, and international schools make Downtown Limassol an ideal seaside retreat. In addition, it is the perfect destination for the relocation of international companies, HNWI and ambitious business professionals and their families from all over the world. Blu Marine sits on the beachfront, at the heart of this newly regenerated area and only 330 metres from the Limassol Marina. The development is adjacent to new pedestrian walkways and cycling routes, namely Aktaia Odos; which will connect Downtown Limassol to the Marina and Dubai World Cruise terminal, new casino and golf resorts. The new neighbourhood of Aktaia Odos has been master-planned with state of the art, high rise buildings covering residential and commercial, tourism and leisure, sat amongst large open green spaces, bicy-

cle lanes and pedestrian walkways. There is also significant restoration of local heritage sites, bringing Limassol in line with large-scale regeneration projects such as London’s Canary Wharf.

5* facilities and services, on the sea and by the marina, at the centre of everything. Limassol is an exciting investment location and is destined to become Europe’s new Riviera. Leptos lifestyle at its best!”

The area, in accordance with the strategy of CIPA (Cyprus Investment and Promotion Agency) to promote and enhance Cyprus’s competitive advantages; will become a hub for international headquarters. Downtown and West Limassol are expected to generate an additional 14,000 new jobs under these guidelines.

Purchasers at Blu Marine can take advantage of Cyprus’ investment Programme. In return for one or multiple properties purchase of €2 million, non-EU citizens qualify for a Cyprus citizenship, allowing them to travel, work and live freely within the EU and Schengen zone.

Residents at Blu Marine will have easy access to offices, an abundance of independent eateries and fine dining restaurants, boutiques, golf courses, casinos, private schools and of course numerous historical and archaeological sites. Blu Marine is only 35minutes’ drive from both Paphos and Larnaca Airports. BEVERLY HILLS HILLTOP PLOT SOLD WITH A

99.99% MARK-DOWN!

They say that the luxury real estate market is experiencing a slow-down but if the recent sale of “The Mountain” is anything to go by it hasn’t just slowed down its completely collapsed!

96

THE WORLDWIDE PROPERTY BIBLE

Towering over the bustling city of Los Angeles “The Mountain” as it is affectionately called is a 157-acre mountain plot seated on the highest peak in Beverley Hills so when it was listed for sale for a price tag of $1billion although exorbitant no really batted an eyelid after all its zip code 90210 is home to some of the world’s most expensive real estate but earlier this month in a small auction room this same plot sold for just $100,000.

Located off Benedict Canyon, “The Mountain” has a somewhat chequered past. Big enough to fit the Disneyland and Disney California Adventure theme parks into it the plot actually comprises of 17 individual parcels of land. For more than 40 years this plot of land has been linked to foreign royals, entertainment moguls, and billionaires and all have failed to break ground. Formerly called “The Vineyard” it was once owned by an Iranian princess who had enlisted the architects of Lloyd Wright Foundation to build her own American palace but following Iran’s Islamic Revolution her plans were abandoned and she retreated to more humble premises. TV producer and real estate developer Merv Griffin became the lands next owner his goal was simple he wanted to create a home larger than that of Aaron Spelling who at the time was creating his vast 56,000sq ft property, but with so many property projects on the go his enthusiasm soon began to wane and quietly the land was placed back on the market and purchased by billionaire Herbalife founder Mark Hughes who had plans to build a 45,000sq ft Mediterranean Mansion and wildlife reserve but his sudden death in 2000 meant the project never got off the ground. Leaving the property to his son aged 9, his sole beneficiary the land was placed into trust and it is at this time that the story gets a little murky. Enter Charles “chips” Dickens, a Atlanta real estate investor who borrowed around $23.75 million from the Hughes estate to buy and develop the property. It was “chips” and his business partner Victor Noval who attached the eye watering $1billion price tag to the land while marketing the land to potential investors and whilst there was interest it is alleged that Tom Cruise and casino heir James Packer were interested there were no buyers and records show that “chips” and co, soon defaulted on the loan and with interest it had increased to $200million. Burdened by debt the pair tried to file for Chapter 11 bankruptcy but this was overruled by the Hughes trust who instead forced a foreclosure auction meaning the Hughes trust could repurchase the land and try and recover its loses. So once again the land is back in the hands of the Hughes Trust and only time will tell how this saga will end.

THE BEVERELY HILLS MANSION THAT COMES

COMPLETE WITH A DINOSAUR! Set in a quiet neighbourhood minutes from the heart of Beverly Hills sits 1300 Beverly Estate Drive, a palatial, three-story hillside retreat that boasts panoramic views of the city below and ocean beyond. Sounds like your normal Beverly Hills home listing right? but what if we also added that standing in the entrance hall is also a real Allosaurus skeleton worth an estimated $1.5 million.

In what is an overcrowded real estate market where luxury properties can be found at every turn developer Tim Ralston of MLR, has decided to stand out from the crowd – quite literally – by also offering the 100 million years old fossil for sale alongside the property. Well if owning dinosaurs is good enough for Leonardo DiCaprio who are we to argue! The 12,500 square-foot home, listed for $37.94 million has five-bedroom, the eight-bathroom estate is filled with distinctive amenities, worldclass materials, and bespoke decorative elements. Interior designer Lorenzo Cascino, brand ambassador for Italian design firm Visionnaire, collaborated with L.A.-based Ameen Ayoub Design Studio to create a space that is at once incredibly glamorous, modern and inviting. Arrive up a 1,000-foot long curving driveway and enter the lower level from the wraparound terrace, which runs the length of the home’s view-facing facade. This floor is replete with recreational and wellness-oriented amenities, including a game room with large multi-screen television and pool table. In the adjacent fitness studio is Technogym equipment, a sauna, and a Calacatta porcelain-clad steam room, all of which open to an outdoor deck with a hot tub that is enclosed by tall, privacy-enhancing bamboo plants. Beyond a dedicated tasting bar are a glass-enclosed, temperature-controlled 600-bottle wine wall and a 12-seat home theater with plush couches and reclining chairs.

Ascend the floating, opentread staircase to the home’s main level, which features the 945-square-foot, black-tiled showroom garage with room for four vehicles. The kitchen, living and dining areas access the back terrace through sliding glass Fleetwood pocket doors. Outside, find an 80-foot-long infinity pool, fire pits and custommade lounge furniture by Visionnaire. Double-height glass walls run the length of the home, allowing natural light to illuminate the stunning, central 22-foot-tall, double-sided Aquitanian black marble fireplace. The space also boasts custom light fixtures and exceptional works of art—including an Allosaurus skeleton on loan from a private collector, standing guard near the home’s double-height glass entry.

In the chef’s kitchen, find smooth-lined mahogany cabinets, Miele appliances, a walk-in pantry, a butler’s kitchen and two large waterfall-edge islands topped with Armani Pietra gray marble - one of which is designed with a built-in wine chilling station. Past the marble fireplace is a lounge area and strikingly beautiful bar crafted with rare Porto gold marble.

On the third level, three en-suite bedrooms occupy the north wing, while the master suite - which is crafted to include a morning kitchen, cloudwhite Bianca Carrara marble bathroom with dual vanities, a soaking tub and direct access to the outdoor terrace - is situated on the north end for added privacy. Additional features include a four-car motor court and fully-integrated smart home technology.

Located in a hilly enclave minutes from the world-famous concert venues, museums, shopping and dining of Beverly Hills, West Hollywood and the Sunset Strip, 1300 Beverly Estate Drive is an architectural marvel ideal for both unparalleled entertaining and unequivocally stylish, sophisticated everyday living The property is being sold by Blair Chang of The Agency, Beverly Hills, unfortunately the allosaurus is not included in the sale, but is available separately. New Urban Living Your carriage awaits... High costs of living have inspired some truly unique living situations over the years, with the average house price in the UK starting from £232,000 you can see why some have decided to live off the grid bucking the standard bricks and mortar concept for something a little different, and you don’t have to be a rail enthusiast to see the green potential and creative genius involved with turning old railway carriages into living environments

For those who do a daily commute the idea of living on a train may seem like an a departure from a normal type of housing environment after all, train carriages are long and thin, incredibly heavy, and hard to transport once they’re off the track and not really aesthetically pleasing. So this begs the question why on earth would anybody want to use one after they’ve been decommissioned, let alone live in one? There are many reasons why actually. As you can imagine, old railway carriages are normally much cheaper than buying a traditional house outright, plus it’s also extremely green, buying up an old railway carriage will stop it from being destroyed and potentially harming the environment. Like shipping containers, they are relatively easy to convert yourself, and with a starting price of roughly £5000 – £30,000 you can see why this trend is picking up speed! Living in a converted railway carriage does of course have its fair share of both positive and negative aspects. It’s for you to decide whether it’s worth the investment. With a converted railway carriage being such a departure from a normal type of home environment, it can be expected that there are going to be some major downfalls as well as eco-friendly selling points. Here’s we take a look at the pros and cons: Pro 1: Older converted railway carriages can be very cheap With the rough price of an older converted railway carriage being between £5000 – £30,000, it’s hard to argue that it isn’t good value considering the surprisingly large size of them. There will of course be additional costs to transport the carriage to your chosen site, several thousand pounds will also be needed for materials and labour costs to make it habitable but even so it will still be comparable cheaper than a traditional home. Pro 2: Converted railway carriages are a very green form of construction If your focus is on making your new home as green as possible, you’re in luck. Utilizing a railway carriage means no new materials have been used to construct your home apart from a few little extras you will need to insulate and decorate it plus you have also stopped the carriage being sent to scrap. Pro 3: Converted railway carriages will provide an original home that will be a talking point amongst friends, family and the community You may get quite a few visitors to your new home who you don’t even know. There will probably be quite a bit of interest from local people and rail enthusiasts who are interested in the work you’ve done to it. You would definitely be in possession of a home which is different from everyone else’s, and being different is always going to get you noticed. Being known as someone who is promoting the salvage of things like old railway carriages instead of letting them be destroyed is not a bad thing at all. Pro 4: Unique Business Idea Converted railway carriages make for great B&B’s. Staying in converted trains and train stations promotes a lovely feeling of nostalgia for both young and old and if you look across the internet you will find many sites promoting hotel stays.

THE WORLDWIDE PROPERTY BIBLE

Sadly it’s not all good news! Con 1: Older converted railway carriages aren’t as well insulated as newer ones, which are guaranteed to be more expensive Old converted railway carriages might be cheaper to buy, but they’ll be more expensive to fit sufficient insulation and more efficient heating in. With their thinner, overly conductive wall material, you’ll have a hard job feeling warm in the winter and less hot in the summer. Newer trains will naturally have better insulation, but you’ll be looking at a very huge price tag to buy one in the first place. Con 2: Converted railway carriages can also be very un-green You may not be using many building materials, but you’ll have to figure out a way of transporting the carriage to where you want it to be. This will likely require some kind of very large, heavy road vehicle, which needless to say will not be good at all for carbon emissions. Railway carriages are extremely heavy and cumbersome and are only easily transportable on rail lines. Also, as mentioned above, older carriages aren’t going to be easy to insulate. Con 3: Older converted railway carriage will need regular maintenance Whatever money you save and notability you gain could be short-lived if you don’t regularly maintain your railway carriage house. Old carriages in particular will need lots of internal and external maintenance to the paintwork and structure to keep it from succumbing to general wear and tear, weather damage, and the inevitable alterations to fit in modern appliances, pipework and wiring.

BREAKING THE MOULD

Commuter couple opt for one of a kind home in historic Canterbury

116

THE WORLDWIDE PROPERTY BIBLE

For many buyers, the need to live within easy reach of London can mean compromising other factors, whether it be budget, proximity to schools, architectural design or outside space. For newly married couple Andy and Alex, the ability to commute to London within 50 minutes was at the top of a very specific wish list; however not willing to compromise on design, their search would undoubtedly be a tricky one. Despite this, the professional couple managed to find the property of their dreams at The Observatory, Canterbury, a unique new development offering 9 distinct house types within easy reach of the capital. Andy, a Coordinator, and Danish Recruitment Consultant husband Alex met in Copenhagen whilst Andy was on secondment for work. The couple lived in the city for 8 years before relocating Canterbury; conducting extensive research of the new build market before deciding on a contemporary detached property at The Observatory. Developed by local Kent housebuilder Pentland Homes, The Observatory is a stylish development of only 36 private 3 and 4-bedroom homes, of which only 4 now remain. Andy comments; “We had very specific search criteria. The ability to commute within 50 minutes and in comfort was key. Call me a geek, but I created an online interactive map with all new build developments just launched, small to medium sized sites, with open plan living, within our budget and commuting distance south of the river Thames. First on the list was the ‘wild card’ cathedral city of Canterbury. We couldn’t get an appointment that fitted with our schedule and so begged to just to be able to look around the show home without a member of the sales team. Pentland Homes kindly obliged and within 30 minutes back home, we sent an email reserving our plot!” “The ethos of Clague Architects, the designers behind the scheme, is; ‘we believe in the power of great design and great places to improve peoples’ lives directly and indirectly’. We didn’t want a normal ‘cookie cutter’ home so this message resonated with us immediately.” Andy and Alex were only the second family to move onto the site, having purchased a 3-bedroom detached property in the Brecon style, one of the more striking designs on the development. Their home boasts open plan living and unique features such as strik-

ing celestial windows, and is bright and spacious, giving the couple room to grow as a family. Andy adds; “Buying off plan early in phase 1 enabled us to secure the exact house and plot we wanted. The open plan and unique Scandi/Med/modern architecture of the home was precisely what we were searching for in terms of layout. In addition to this, it’s a small-scale development in a semi-rural setting, close to excellent schools and amenities. It’s also a short cycle to the high-speed station, which was a must for us.” Andy and Alex have been impressed by Pentland Homes’ attitude and ability to deal with any queries swiftly and with a professional manner. Andy adds: “Pentland are a family run and owned company that isn’t answering to shareholders and end of year financial targets. The build quality, attention to detail and the finish to their homes are second to none. After care and customer support have been amazing. It really sets them apart from the competition.” Properties at The Observatory come complete with integrated Neff kitchen appliances, a 10-year structural warranty, underfloor heating, pre-installed superfast broadband capacity, built-in wardrobes in master bedrooms, front garden pathing and planting, private rear gardens, garages and additional parking; a rarity for this area of Canterbury. The Observatory is a 10-minute walk to Canterbury East station and a short cycle or drive to Canterbury West Station, which offers regular services into London St Pancras in under an hour. The charming town centre is within easy reach for Whitefriars shopping centre, Fenwicks department store and a range of supermarkets, traditional pubs and high-end restaurants and the city’s medieval cathedral. There are 4 remaining homes left for purchase at The Observatory, with prices starting from £385,000. Help to Buy is also available. HOW TO SELECT THE BEST ESTATE AGENT TO SELL YOUR HOME

Bruce Burkitt, Founder & Managing Director at Property Experts

PERFECT HOMES INTERNATIONAL MAGAZINE

125

126

THE WORLDWIDE PROPERTY BIBLE

When looking to sell a property finding the right estate agent can feel like a real mine field. As a London based property developer with over 30 years of industry experience, being able to identify effective estate agents to sell my completed units has been vital to ensuring that premium prices are achieved. As someone who started their career as an estate agent, I have seen both sides of the coin and consider myself well- placed to advise on how to recognise a competent estate agent. For many people, a property is their largest asset, so it is imperative to take time in instructing an estate agent and consider a variety of options First impressions count so check out your potential agent‘s website. How are their properties marketed and what are their online images like? They should be of a professional quality, not substandard smartphone shots, and ensure that their property write-ups are informative. With the majority of homebuyers searching online make sure that your favoured agent is signed up to one of the major online portals including Rightmove, Zoopla or OnTheMarket.

Try registering as a buyer on their website and see if and how quickly they call you back. Don’t be afraid to test them through this process and find out if the person who makes contact with you is knowledgeable about the area. An effective estate agent should encourage you to go and view properties. It may be worthwhile attending a viewing to sample their customer service and sales technique. Equally, a good agent should conduct the viewing themselves and not leave it to the seller to essentially market their own home. When it comes to having a property valued many sellers are tempted to instruct the agent that provides the highest valuation. A good estate agent should be able to provide comparable sales evidence from the past three to four months of what they have sold in the area, including how close to asking price they achieved. Look for an agent with a strong success record, sold boards in the area are a good indication of this. It’s important that your agent is a strong negotiator, so if they are easily talked into dropping their fee, this doesn’t bode well for them negotiating the best sale price with a buyer on your behalf. Following the above tips will help ensure that you select the best agent to sell your home efficiently and for the best price.

WINDOW DRESSING

Captivating curtains and singular shades make a perfect finishing touch

Stand in any beautifully decorated room and notice how your eye is drawn to the windows, they’re inevitably the focal point that sets the tone and the “bones” of any successful decorating plan, and how you accessorize your windows affects not only the mood inside your home but also the appearance from outside. Interior design trends tend to cycle approximately once every 10 years with the current trends in window treatments moving toward easier applications with clean lines and understated elegance.

Here we take a look at the 5 key trends...

Going Green

For those who love their microgreens, fresh herbs, and wheatgrass shots Urban Cultivator has answered the call, and the result is now known as the ultimate farm-to-table solution. What looks like a wine fridge, the Urban Cultivator is a high-tech indoor garden for growing a wide range of greens - from fresh herbs, microgreens, vegetables, and flowers 365 days a year. With a pre-programmed control centre Green window treatments simply mean using fabrics and wood that are not a threatened resource. For example, bamboo blinds are a popular choice because of the plants quick growing ability that is easy to replenish without destroying it’s natural habitat. Rice, bamboo, hemp and cork continue to grow in popularity as people around the world become more aware of the earth’s condition. These used to come predominantly in a blind type of design. Today we finding more fabrics of a competitive nature in home decoration departments. Look for these green fabrics on bolts of assorted prints and textures as well as the more traditional blind system. self-regulates water, light, and humidity levels inside 132

THE WORLDWIDE PROPERTY BIBLE

Color

Colors are moving away from the bold and complex paisleys and busy floral printed patterns. Simple lines displayed in cool; light blues, aqua, deep blue based greens and neutrals, are moving to the front of the line. Reds and related warm tones are taking a second position. Neutrals and earth variations, such as brown, tan, taupe are still a favoured classic since they fit well in any decor or room style.

Shutters & Blinds

Shutters have migrated indoors and can add character and elegance to any window creating a provincial feel within the home. Fixed or free-swinging, they provide climate and light control and can even and even offer insulated options. However, wood shutters are not recommended for use in highmoisture areas, whereas composite shutters can resist moisture damage, warping and staining. Blinds are also available in a variety of materials and styles, such as the wood, faux wood with embossed colours that look like real wood, and vinyl. Blinds can also be horizontal or vertical and either corded, cordless, or motorized.

PERFECT HOMES INTERNATIONAL MAGAZINE

133

Rich Fabrics Though the trend in window treatments is going to minimal hardware with the less bulky, heavier window framing of layered sheers, drapes and valances, choose the higher end materials to accent those windows. Don’t skimp, use fabric blends of satin, velvet even furs and tassels are incorporated into swags and valances.

Creative Options

Out of the box ideas are also becoming popular. Instead of using traditionally designed swags and valances home owners, with the encouragement of interior decorators are pulling in other sources of window treatment fabrics and hardware. Boat paddles and hockey sticks become curtain rods. Table runners and blankets become creative and unique valances, swags and cornices.

134

THE WORLDWIDE PROPERTY BIBLE

Bold If you choose to use a printed fabric, choose the larger, free flowing bolder prints over small, repetitive patterns. Stripes over solids are also a popular choice of today’s designers or one bold contrasting colour. When it comes to your window treatments form and function must also be considered. For example, though rolling blinds and shades seem to be in vogue today, if you are creating a room with a sophisticated look, drapes are always the best way to go, or if a bedroom need more room darkening, it may be better to look at installing shutters or room darkening curtains. The main rule to remember is that your home is all about you and your expression of design. It’s about creating comfort for you and your loved ones with or without the latest decorating tide.

COMPORTA - QUINTA DA COMPORTA Invest in an up-and-coming destination with the added opportunity to experience Comporta’s laidback lifestyle Quinta da Comporta is a sustainable wellness boutique resort in the heart of the idyllic region of Comporta with an intimate collection of pool villas and houses for sale. With a laidback attitude and stunning natural beauty, Comporta is a beautiful destination that is perfect for relaxing and connecting with nature. Here you will find miles of unspoiled, white sand beaches studded with cork trees and the Sado Estuary Nature Reserve. Why is this opportunity so exciting? It’s only recently that opportunities like this have become available in Comporta. For the best part of the last century, the entire region was essentially just one large private family-owned estate. With a very limited amount of land being granted development permission, the many domestic buyers who know about this region, as well as the lucky few international buyers who have discovered it, now have a very unique window of opportunity. Quinta da Comporta is truly a rare gem as the hotel is already fully operational and the property is ready to be rented out. This allows you to generate revenue straight away. The property also includes access to the hotel’s five-star range of facilities including the spa, restaurant and pools. As Lisbon’s tourism continues to soar, increasing by 12% between 2017 - 2018, so does the demand for city escapes. This means that hotels in Comporta, which is just over an hour from the capital, are in very high demand. In addition, Quinta da Comporta is one of only two five-star properties in the area, the other of which has completely sold out. This scarcity of luxury resorts and increasing demand make Quinta da Comporta a rare and attractive investment opportunity. In addition, there is a significant lifestyle investment attached to the property. You can stay at the property for up to 14 nights per year during the peak season or 28 nights during the low season, allowing you to enjoy the resort’s five-star facilities and the tranquillity of this exclusive location.

What is the investment potential? All of the properties in the Quinta da Comporta project are subject to a 10-year ‘Touristic Operating and Rental Agreement’. This means that you will benefit from hassle-free, 5* hotel management service and will receive a guaranteed yield of 4% for the first three years. After this initial period, owners will earn a rental yield proportionate to the revenue of the hotel. As this is one of only two five-star hotels in Comporta and there are no more planned hotels of this standard, this represents a fantastic investment opportunity. Based on current projections it will be possible to receive an estimated rental yield from 5.2% - 9.8%. Whilst future owners are free to sell their property to a third party, these properties also benefit from a buyback guarantee which means that owners can sell the property back to the hotel and they will receive the price they paid for it. The houses are priced at an average of €6,100 per sqm and the pool villas are priced at €7,390 per sqm. This is a unique opportunity as it Quinta da Comporta offers an unparalleled trinity of location, facilities and high-end finishes. As a guide, nearby developments geared towards the mass market can fetch up to €6,000 per sqm but do not offer the same level of finishings and facilities. Another advantage for international investors is that these properties are also eligible for the Portuguese Golden visa programme. What about the properties? Taking inspiration from typical architecture in the area and developed by a renowned Portuguese architect, the properties marry traditional materials with sustainable architecture. This makes them a wonderful setting for an authentic experience of the Comporta lifestyle. The properties feature two or three bedrooms and include a terrace with views of Comporta’s famous rice fields or the interior patio and the manicured gardens of the hotel. The houses boast a garden whilst the pool villas feature a private swimming pool. These properties have been carefully designed to optimise rentals as they can be divided into individual suites which can be rented out to different visitors simultaneously. For peace of mind, the hotel is responsible for maintaining the property. Both property types are furnished and grant access to the five-star amenities of the Quinta da Comporta wellness boutique resort. The resort has an excellent range of facilities which includes a heated infinity pool overlooking the rice fields, a restaurant and bar, a cinema lounge and a spa. In addition, there is a co-work cabana and a meeting room which make Quinta da Comporta a beautiful yet functional setting for those on business. NEW LAUNCH - Priced from: €690,000 - €1.5M

THOMAS HEATHERWICK’S, CONTINUES TO TAKE OVER NEW YORK British designer Thomas Heatherwick ‘s London based studio’s has unveiled the first renderings of his upcoming residential project Lantern House After creating a stir with the Vessel at Hudson Yards and the under-construction floating Pier 55 park, Thomas Heatherwick first residential project Lantern House Lantern House, will be developed with Related Companies and will feature two towers – one 10 storeys, the other 21 storeys – connected by a glass lobby under the High Line. The façade is a contemporary take on historical styles seen in in the neighbourhood, with textured grids of bay windows and hand-laid antiqued grey brickwork with industrial metal detailing. Each tower has a brick facade that’s punctuated by oversized bay windows, which are shaped like—you guessed it—lanterns. “These special three-dimensionally-sculpted windows will allow the building’s residents to have light-filled interiors plus exciting new panoramic views and new visual connections to the city beyond,” Heatherwick said in a statement. The inspiration for the design and the name comes from the maritime warehouses that once were part of the Chelsea neighbourhood. The hand-laid grey-coloured brick façade and the bulging, lantern-shaped windows were specifically designed for this property. Each unit will have at least one bay window and come with a windowsill offering residents views of Hudson Yards, the Empire State Building, the Hudson River, and of course the High Line. Sales are expected to launch in January, with prices for the 181 residences starting from $1.7 million for a one-bedroom unit.

YOUR NEW HOME PROVIDED IN A BOX We’ve all heard of and even tried to put up flat-pack furniture, well now a new company is offering “cabins in a box” the new trend in building your own home

With property prices going through the roof (excuse the pun!) Ayfraym from the guys at Everywhere Travel Co. have come up with a unique way to let people build and own their own homes - a wooden forest cabin. For just $1,950.00 Ayfraym will provide in a box blueprints (printed construction plans and digital plans on a flash drive) and material specifications to build A-frame style homes. It also comes complete with essential tools such as a door knob, hammer, hat, and mug! The construction plans relate to a 1,574-square-foot, three-bedroom, two-bath home that can sleep eight thanks to a bunk room in the third bedroom. Traditionally, for those wanting to build a cabin, you would have

to hire architects and spend tens of thousands just to plan the project, this takes away all that hassle. Renderings of the cabins show an airy, open floor plan with three large walkout cedar decks, large custom windows, and vaulted ceilings with rustic wood beams. Once you purchase the plans, buyers can either don a hard hat themselves and start building or hire Ayfrym to build the house for them. Building costs range from $252,000 to $277,000 depending on where you build—and of course these prices don’t include the land, that’s an extra fee. At present these homes are only available in the US but Everywhere Travel Co. has plans to offer the service outside the States shortly. PERFECT HOMES INTERNATIONAL MAGAZINE

WORLD’S FIRST SKY POOL Float from building to building through 25-metres of crystal clear water above London Spanning the Embassy Gardens’ Legacy Buildings, the Sky Pool is the world’s first ‘floating’ swimming pool some 115ft in the air which links two residential buildings in the Embassy Gardens development, a new neighbourhood in Nine Elms near Battersea Park.

The stunning Sky Pool will allow residents - the first in the world of its type - to swim from one building to the next, completely suspended in the transparent, 25-metre-long, structure free pool. With glass that is 20cm thick and water depth of 1.2 metre a swim is more akin to an aquarium than a pool. On reaching the side at the top of the two buildings there’s a sky deck with spa, summer bar and Orangery for residents to relax and take in the views of London icons. The Houses of Parliament, London Eye and US Embassy next door are all visible from up here. Designed by Arup Associates, with specialist input from Eckersley O’Callaghan and aquarium designers Reynolds, the end result “will feel like floating through the air” says Sean Mulryan, Ballymore Group chairman and CEO. Prices of the 2,000 apartments in the Embassy Gardens development will range from £600,000 to £5million for the penthouse suite.

FOSTER + PARTNERS REVEALS IT’S VISION FOR THE

LE DÔME WINERY IN SAINT-ÉMILION Designs for the new Le Dôme winery in Saint-Émilion have been unveiled. Nestled in the rolling hills of Bordeaux, the design of the new building aims to blend seamlessly with the UNESCO World Heritage Cultural Landscape of the region with a state-of-the-art facility for the young label.

elegant wine bar and entertainment spaces – all wrapped by 360-degree views of the adjoining vineyards. A circular atrium allows people to look down onto the wine production and storage spaces below, providing a holistic experience for visitors.

Visitors approach the winery along a tree-lined avenue, at the end of which is a circular-plan building.

The 40-metre diameter timber roof is a unique reciprocal structure consisting of mutually supporting sloping beams that spans over large column-free space. The structure naturally creates a 6-metre-wide oculus at its centre, which allows daylight to flood the gallery spaces. The roof is clad with local terracotta tiles, while the base of the building – made with rammed earth and concrete – is partially buried into the ground to reduce its visual impact on the terrain. The building to re-inforces the landscape by creating a hilllike form that echoes the gentle slopes that surround it.

The form of the building is rooted in a desire to create a structure that simultaneously looks both inwards and outwards, providing an efficient space for wine production, while engaging in dialogue with the surrounding landscape. Norman Foster, Founder and Executive Chairman, Foster + Partners said: “The views and the landscape have always been the primary protagonists of the design. The process of winemaking is taken to the heart of the building and the upper level provides a flexible area for people to gather and taste the wonderful wine of the terroir. The direct visual connection between the inside and outside, wine tasting and production, creates a unique and unified space for Le Dôme.” A combination of two ramps – one external to emphasise the relationship with the site and the other internal, allowing the visitor to walk through the different stages of the wine process – gives the new building its spatial definition. Both ramps lead up to a gallery on the upper level which forms the social heart of the building, with tasting tables, an

Jonathan Maltus, owner of Château Teyssier said, “This is an exciting new chapter for the Château. We have some ambitious projects to complete in the next few years and we could not be more delighted to have Foster + Partners leading the design process for the winery at Le Dôme. The whole team, many who have been with me since the beginning, see this as great reward for their efforts over the years.” Founded in 1967 by Norman Foster, Foster and Partners is an architecture studio with offices worldwide. WHAT TO CONSIDER WHEN

CHOOSING AN ARCHITECT Your home is probably the most expensive purchase you will ever make in your lifetime, and while many of us are happy to purchase an “off the shelf” property there are some of us who have a clear vision in mind of the type of property we want and therefore the only way to achieve this is to build it ourselves. Whilst this may sound romantic and adventurers building your own property does comes with its own set of problems and the most important hurdle is choosing the right architect to bring your vision to life. Just like any designer whilst they may have the same skills and technical training each architect has their own individual style and speciality – of course they will be able to advise of you any potential pitfalls and planning issues but when it comes to styling the end results will differ according to what architect you choose as no two architects are the same. So how do you choose an architect that’s right for you?

FIRST AND FOREMOST – DO YOUR RESEARCH Narrow the field. Whilst architecture is usually a smaller field than other contractors it can still be very overwhelming with all of the possibilities. So start by checking they are registered with an Architects Registration Board as all architects must be, by law, as this guarantees a certain standard of work, and means they will have professional indemnity insurance in case anything goes wrong and you need to pursue compensation. Once you have established a shortlist filter this by speciality this may sound really obvious but you don’t want an architect whose primary speciality is modernism if you’re looking to build a thatch cottage so pay attention to the details.

MAKE CONTACT In today’s technological world it is all too easy to send an email or request material via their website, but you also need to know that someone will be there at the end of a phone in the event of a problem. So it there office manned, are they punctual and of course do they speak your language. Contact the possible candidates on your list and describe your project, ask if they are able to handle such a project and request some literature outlining the firm’s qualifications and experience, this should include a brochure, fact sheet and photos of works they have undertaken in the past.

REQUEST AN INTERVIEW You’ve now narrowed your search down to two or three it is at this time you should request an interview which is the most crucial part of the process as it gives you a chance to meet the people who will help bring your project to life so the chemistry has to be right. During the interview, ask questions. How busy is the firm? Does it have the capacity to take on your work? Who will handle the job? How does the architect intend to approach your project? How interested is the firm in your job? Talk about your budget and find out the range of fees that the architect would anticipate for your project. Remember, you will be working with the architect for a long time so you want someone with whom you feel comfortable with. ASK FOR REFERRALS Talking to past clients is the absolute best way to see if an architect is right for you. It’s best to ask specifically about the timeline, collaboration, and how previous clients felt about the process and ultimately the finished product. Feel free to also ask past clients what they didn’t like about a designer and weigh their comments against your own set of deal-breakers. If communication is huge for you and a past client

complains that they didn’t feel included in the process, you’ll know it’s not the right fit. You’ve now made your decision and have decided who to entrust your project to but there are still be some late minute checks that you need to do: CHECK AVAILABILITY A good architect’s schedule will get full quickly so if you’re looking for a quick turnaround this may be a stumbling block. What’s more, you will need to consider that the actual design process will take up a large chunk of your build timeline, so make sure you check your designer’s current workload and completion timeline. While you should plan for about six weeks for the process, individual schedules can vary widely when choosing an architect. PRICING This is obviously a huge consideration when choosing an architect. Most architects calculate pricing based on square footage but please take into consideration that your finished project could be smaller or larger than you thought so make sure you give yourself some wiggle room in the budget and choose an architect who can deliver what you need at a price you can afford.

BiNg CROSBY’S NEvAdA gETAwAY RANCH! A city boy from Spokane, Washington, Bing Crosby loved the outdoors. At the height of his singing-and-acting career in the mid1940s, Bing started buying land around Elko, Nevada owning as many as seven ranches in the area including Lawson Ranch. As often as he could, he would escape to the ranch for fishing and hunting and became such a fixture around town that they made him honorary mayor in 1948. After his first wife, Dixie, died in 1952, he started selling the ranches with the last sold in 1958. He died in 1977 at the age of 76. Lawson Ranch is now for sale, priced at $7.28 million.

Crosby’s mellow, crooning singing voice catapulted him to the top with hits that became classics such as his rendition of White Christmas, just as popular today as it was during World War II. He was also a good actor, winning an Academy Award for his 1944 hit-film Going My Way. Many of his songs are in the Grammy Hall of Fame including Pennies from Heaven, Swinging on a Star and, of course, White Christmas. Crosby was also famous for his television Christmas shows. His last Christmas show was filmed in London in 1977 just before his death when he sang a duet with David Bowie, Little Drummer Boy. It later became #3 on the charts in the United Kingdom and has now become a staple Christmas song there and in the United States. Originally an 1860’s pioneer homestead with some of the oldest water rights in Nevada, Lawson Ranch, just under 3,000 deeded acres, has evolved into a 21st-century working cattle ranch with its own aircraft hanger and airstrip. With more than enough high-quality, irrigated hay fields to bale for the winter months and grasslands that can comfortably accommodate 600 cow-calf pairs, it has six center-drive hay pivots ensuring beautiful emerald green meadows. Lawson Ranch is now for sale, priced at $7.28 million. The ranch structures include a 5,000-square-foot, five-bedroom, five-bath main residence currently set up as a bed & breakfast, three separate houses for guests or employees and two enclosed barns available for hay storage. There are multiple ponds with a scenic, treeshaded pond next to the house, seasonal wild flowers, snow-capped mountain views and is adjacent to a national forest. Foreman Creek runs through the property. Elko, Nevada has some unusual points of interest and its residents, considered the capital of the Nevada gold belt. Green roofs improve the urban environment - so why don’t all buildings have them? Written by Nick Davies, University of Salford & Michael Hardman

180

THE WORLDWIDE PROPERTY BIBLE

Rooftops covered with grass, vegetable gardens and lush foliage are now a common sight in many cities around the world. More and more private companies and city authorities are investing in green roofs, drawn to their wide-ranging benefits which include savings on energy costs, mitigating the risk from floods, creating habitats for urban wildlife, tackling air pollution and urban heat and even producing food. A recent report in the UK suggested that the green roof market there is expanding at a rate of 17% each year. The world’s largest rooftop farm will open in Paris in 2020, superseding similar schemes in New York City and Chicago. Stuttgart, in Germany, is thought of as “the green roof capital of Europe”, while Singapore is even installing green roofs on buses. These increasingly radical urban designs can help cities adapt to the monumental challenges they face, such as access to resources and a lack of green space due to development. But buy-in from city authorities, businesses and other institutions is crucial to ensuring their success – as is research investigating different options to suit the variety of rooftop spaces found in cities.

THE WORLDWIDE PROPERTY BIBLE

A GROWING TREND The UK is relatively new to developing green roofs, and governments and institutions are playing a major role in spreading the practice. London is home to much of the UK’s green roof market, mainly due to forward-thinking policies such as the 2008 London Plan, which paved the way to more than double the area of green roofs in the capital. Although London has led the way, there are now “living labs” at the Universities of Sheffield and Salford which are helping to establish the precedent elsewhere. The IGNITION project – led by the Greater Manchester Combined Authority – involves the development of a living lab at the University of Salford, with the aim of uncovering ways to convince developers and investors to adopt green roofs. Ongoing research is showcasing how green roofs can integrate with living walls and sustainable drainage systems on the ground, such as street trees, to better manage water and make the built environment more sustainable. Research is also demonstrating the social value of green roofs. Doctors are increasingly prescribing time spent gardening outdoors for patients dealing with anxiety and depression. And

research has found that access to even the most basic green spaces can provide a better quality of life for dementia sufferers and help prevent obesity. In North America, green roofs have become mainstream, with a wide array of expansive, accessible and food-producing roofs installed in buildings. Again, city leaders and authorities have helped push the movement forward – only recently, San Francisco created a policy requiring new buildings to have green roofs. Toronto has policies dating from the 1990s, encouraging the development of urban farms on rooftops. These countries also benefit from having newer buildings, which make it easier to install green roofs. Being able to store and distribute water right across the rooftop is crucial to maintaining the plants on any green roof – especially on “edible roofs” which farm fruit and vegetables. And it’s much easier to create this capacity in newer buildings, which can typically hold greater weight, than retro-fit old ones. Having a stronger roof also makes it easier to grow a greater variety of plants, since the soil can be deeper.

BENEFITS OF GREEN ROOFTOPS

184

THE WORLDWIDE PROPERTY BIBLE

Environment: The obvious reason for green rooftops is the environmental impact. Roofs made out of conventional materials send contaminated rain water straight to the streets below. This can exacerbate flooding, increase erosion and may even result in raw sewage being discharged directly into our fresh water sources. One major benefit of green roofs is the ability to slowly absorb stormwater, in some cases even 100%, and then release the remainder slowly over the period of a few hours. Through the process of evapotranspiration, where water is transferred from the soil and vegetation to the air, green roofs also help offset the Urban Heat Island (UHI) effect that is common in high concentration areas of sidewalks, roads and buildings. Standard building materials absorb and retain solar radiation during the day and then release heat gradually at night, increasing surrounding air temperatures the next day and requiring extensive cooling mechanisms. Green roofs consume heat energy producing a cooling effect on both roof and air temperatures.

Economic: Green roofs also have a longer lifespan than standard roofs because they are protected from ultraviolet radiation and extreme fluctuations in temperature that can cause standard rooftop membranes to deteriorate. The vegetation helps cool both the membrane and the building during hot summer months as plants and their substrate act as an insulation layer. In colder months, the vegetation and soil barrier can also act as a heat insulator, reducing heating costs. Additionally, more city dwellers are looking for a green space to enjoy in their building of choice and are willing to pay a premium to get it. Giving prospects access to a green roof gives you a competitive advantage and pricing power over other buildings without those amenities. Biodiversity: Green roofs can cater for a variety of species that would never be found on a traditional roof and can be a great opportunity to do your bit for wildlife. The roof can be designed with particular species in mind and aim to assist the objectives of local Biodiversity Action Plans. A green roof with a range of wildflowers will be crucial for insects and can crucially support foraging bees in urban environments. They can also provide important habitat for birds. This can help with the conservation of rare species like the Black Redstart, which is a success story in the history of green roofs in London. Social Wellbeing The benefits of green spaces to our health and wellbeing are widely known and available outdoor green spaces can be few and far between in the City. An intensive green roof will keep its practical benefits whilst additionally serving as an attractive location with flowers and trees creating a sense of community for your building’s occupants. Shaded canopies, turf lawn areas and lounge areas can also add a sexy, contemporary edge to your outdoor space.

LE PINE

A FAMILY HOME DESIGNED BY SAOTA WITH A DRAMATICALLY FOLDED FLOATING ROOF By Graham Wood

196

THE WORLDWIDE PROPERTY BIBLE

This family summer house in Saint Tropez, France designed by South African architects SAOTA, is a contemporary interpretation of traditional Mediterranean Riviera architecture. Free from the constraints of the historical vernacular, the project became an opportunity to advance the expression of form, space, and lifestyle associated with the location

PERFECT HOMES INTERNATIONAL MAGAZINE

197

The long, narrow site backs onto a glade of pine trees to the south. “When we first went onto the site, we found it lovely that you could look up into the pine forest and experience those amazing volumes under the canopies of the pines,” says SAOTA Director Stefan Antoni. “That became an important cue when we developed the design.” “Our first objective was to try to maximise the perception of space,” says SAOTA Director Phillippe Fouché, lead architect on the project. “We did that by creating generous outdoor covered spaces, which make it feel as if the interiors spill outwards and extend to the front of the site.”

198

THE WORLDWIDE PROPERTY BIBLE

The house is arranged between two rectilinear side wings that embrace a central courtyard. The bedrooms occupy all of one wing, plus the top level of the second, while the kitchen and dining areas are located downstairs. The main suite has a dedicated staircase that provides access from a double-volume private lounge. The main living and entertainment areas are positioned in the central high-volumed void between the wings, capped with a dramatically folded floating roof, which imparts a sense of grandeur to the interiors. The folded shape of the roof, formed using raw wooded planks in a subtle reference to the pines, not only echoes the cascad-

ing terraces of the landscape but also contrasts with the straight-lined geometry of the wings on either side. Fouché adds that the fold in the roof plays a structural role too, enabling a 12 meter span without any columns. Positioning the house towards the back of the site created the opportunity for the living spaces to step down with the terraced landscape, seamlessly extending the useable space. SAOTA’s approach explored various strategies to maximise the perception of space, such as cavity doors to blur the distinction between interior and exterior spaces and allow the cool summer breezes to flow through the house.

The central pool, which cascades down an incline linking a martini seating area with the main swimming pool together with the clean lines of the side wings, accentuates the lines of perspective, exaggerating the length of the property, leading the eye to the horizon and further contributing to the illusion of space. Along its eastern side, Le Pine riffs on the local architectural vernacular, which typically features thick walls and an emphatic distinction between interior and exterior. Where the entrance path ascends from the off-street parking area below the house through floating platforms in the garden, the house presents an exaggeratedly weighty, solid façade with only small apertures. Not only does this create privacy for the rooms in this wing, but it also leads residents and guests on a journey of discovery towards the threshold. Fouché points out, however, that these heavy walls float

above the ground in a contemporary interpretation of the traditional typology, hinting at the modern, open volume beyond the relatively understated entrance. Beyond the pivot door, the light-infused living and entertainment space is revealed in a moment of drama and surprise. The interior was conceived as a gallerytyped space, which involved not only creating clear open areas but also inviting the light in, particularly from above. “Wherever we could, we tried to drop light into the volumes,” says Fouché. Carefully placed clerestory windows wash the interior with natural light and provide framed glimpses of the canopy of pines on the slopes above the property, which also helped determine the section of the undulating ceiling. Other frameless windows and apertures capture views of surrounding courtyards, further integrating interior and exterior and knitting the house into its setting. The interior

finishes contrast raw, expressive concrete on the soffit, for example, with dark marble cladding on the rear walls, lighter stone towards the front of the house and vein-cut travertine floors. The natural materiality emphasises the architecture as an extension of the landscape, while the dark stone towards the back of the living area accentuates the illusion of depth, further enhancing the sense of space. Architecturally, Le Pine explores the potential for a new expression of the spirit of Saint Tropez, drawing on SAOTA’s insights earned over decades of designing houses along Cape Town’s Atlantic seaboard, liberating its interior spaces and enabling a refreshing indoor-outdoor lifestyle. www.saota.com Photographer: Adam Letch

It’s not an approach for the fainthearted, but it’s guaranteed to impress. Going top-to-toe black needn’t be as severe as you might imagine. Work in a textural element – the latest matt black tiles and sanitaryware take their leads from the motor industry and possess a velvety-soft appeal. ART DECO & VICTORIAN This trend has never really gone out of style, and for 2020, it continues to dominate. Seen as one of the more opulent and glamorous periods in design history, hints of Art Deco have been popping up in storage, lighting and sanitaryware ranges. Art Deco works superbly when it comes to bathroom design, with the monochrome colours of black and white proving a popular choice. However, you don’t need to be restricted to just these—any combination of bold colours such as red and silver, dark blue and white or green and gold, all work well. You could even add colour accents through accessories such as towels or furnishings.

Pay attention to the style of taps you choose too – look for taps which come with geometric black handles, which add a glam, luxury feel and to capture this golden era of interior design perfectly, you certainly can’t go wrong with a traditional roll top bath and of course a chandelier to complement the look.

DUBAI AIMS TO REINVIGORATE ITS PROPERTY MARKET WITH

EXPO 2020 With only one year to go until Expo 2020 hits the Dubai desert, the event has been Billed as the world’s greatest show promising to create, collaborate and innovate

Since 2014 Dubai’s property market has been on a downward spiral, an oversupply of housing units built during the boom years, unfordable housing process and fall in oil prices are all to blame. Despite efforts to reduce prices over the last few years, a new report by investment firm UBS Global Wealth Management has found that Dubai’s property market still remains “oversupplied” with analysts at 11 investment firms and research institutions predict that house prices in Dubai will continue to fall 10% this year and 5% next. In the second quarter of this year, the average price of a single-family home sunk to its lowest price in over decade to AED1.82 million (US$495,500) which according to data shows that Dubai is now becoming a more affordable buyers’ market and thanks to governmentled economic stimulus packages and various residency visa reforms introduced during the last few months, in addition to the recent formation of a higher committee headed by Sheikh Maktoum Bin Rashid Al Maktoum to safeguard Dubai’s real estate market for the next decade could now be a time to re-invest in Dubai? To attract new buyers the government will be hosting a sixmonth world’s fair the first of its kind to ever be held in the Middle East, which is expected to draw visitors, transplants and investors alike. EXPO 2020 is expected to attract over 25 million visitors, 70% of them traveling from overseas who are expected to generate a total AED 122.6 billion for the United Arab Emirates from 2013-31, according to an official report prepared for expo organizers by Ernst & Young. With this is mind we take a look at the four most attractive neighbours to consider if you want to buy in Dubai

Dubai hills

First handovers have begun, but there are multiple phases still to complete.
