Style NewS 2020 is the start of a brand new decade, which means it’s time to welcome in a brand new era of interior design, out with the old and in with the new! and with spring just around the corner what better time to start revamping, sprucing-up and enhancing your interiors. Here we take a look at this year’s biggest interior design trends.

VelVet CRUSH Velvet may not be everyone’s cup of tea, but with its perfect blend of luxury and comfort it’s the hottest design trend there is this season. Smooth and strong in equal measures velvet has the unique ability to be both tactile and lusciously opulent. Sumptuously seductive velvet soft furnishings are some of the most covetable ways to bring the look home think sofas, armchairs poufs and for the wary cushions.

Often regarded as the material of choice for the rich and royalty with its dark rich tones, interior designers are utilizing a more vibrant colour palette think vibrant blues, pinks, burnt orange or for the less adventurous shades of taupe which work really with softer colour palettes and contrasts beautifully with other textural fabrics such as wool and linen.

JAPANDI A fusion between elegant Japanese minimalism and Scandinavian simplicity this interior design trend is something to watch out for over the coming year and into the next. Experts say this is the interior trend is not difficult to understand why: Japandi interiors are clean and minimalist but warm and cosy at the same time. A warm and neutral colour palette is the background of every Japandi style interior. Choose furniture in simple and natural materials but with high quality, such as wood with exposed gran in mid-tones. Bursting with rich silk textures, graceful bird motifs, stylised oriental prints and structured furniture shapes, Japandi is the one for you if your home is your sanctuary and you take a lessis-more approach with uncluttered spaces, clean lines and a calm, subdued colour palette.

GLAMOUROUS GEOMETRICS Geometric wallpaper designs are set to make a big comeback in the coming months, and it isn’t hard to see why. Who could resist the instant sense of art deco decadence they provide? Geometric patterns with metallic effect bring the modern and the traditional together perfectly, giving even the most humdrum of interior spaces that much sought-after sense of Great Gatsby glamour.

BRILLIANT BATHROOMS As well as wallpapering parts of the room we’ve never considered before, we’re also wallpapering rooms that historically have gone overlooked. Wallpapering the bathroom is both a fresh and a retro trend which is expanding the world of bathroom interior design. A colourful feature wall can help your bathroom stand out as both an attractive and a useful space. You can then use the shades found in the paper to inform the rest of the room’s design, bringing the whole space together. This is a good way of avoiding the trap of a bland white bathroom.

FLORAL DESIGNS AND TROPICAL PRINTS Floral wallpaper has always been a popular option, and it seems like it always will be. Classic floral prints never go out of style, reflecting our need for wellness and relaxation in the home by drawing on our love of nature. However, the coming months will see this popular choice shift, becoming revamped and more daring through bold tropical designs. From palm leaves and gold detailing to parrots and petals, these designs are just as pretty as classic florals, but much more exciting.

wOOD PANellING

18

THE WORLDWIDE PROPERTY BIBLE

No longer reserved for Tudor-style mansions, dim pubs or the quintessential gentleman’s games room wood panelling has had a mid-century upgrade. Today’s modern styles have moved way beyond the dark mahogany tongue-and-groove styles our parents grew up with to a less traditional formality to bring warmth, texture and detail to a room. Done in a skinny, slatted style or applied at interesting angles, wood walls can actually feel fresh and unfussy and textures and warmth, making them pleasant to touch and perhaps subconsciously taking us back to nature.

BUIlt IN SeAtING

Space- saving, intimate and stylish, built-in window seat have changed their form. Built-in seating feels cosy and inviting – and it can be very versatile, providing not just an additional place to sit, but additional display space for pillows or even storage underneath. It can maximize space in a small compact area or create a new casual place to read, have a meal, chat, or just look out the window. Built-in seating can be manufactured to complement almost any building style. It can be upholstered or not; it can have simple and straight lines or lots of detail; it can have seat backs or not; it can have closed shelving inside, open shelving or no storage at all and best of all, built-in seating can go almost anywhere in your home. 20

MIXeD MetAlS

22

THE WORLDWIDE PROPERTY BIBLE

Over the last few years we have seen metallics play a huge role in our interiors normally the focus has been to use one metal element however this year we see metallic elements used together we’re talking silver, gold, tin, and copper. For those new to mixing metals silver and brown metals work well together as does iron and gold or bronze. Be careful not to mix more than three metals in one space, or your decor could become way too busy and overwhelming for one room..

Rock icon and New Jersey philanthropist Jon Bon Jovi offers his French-inspired château overlooking the tranquil Navesink River for sale

PERFECT HOMES INTERNATIONAL MAGAZINE

27

Sited on 15 lush acres with panoramic water views, the High Point Estate boasts a main residence by Robert A.M. Stern and original landscaping by the Olmsted Brothers. The High Point Estate, named for its breath-taking vantage above New Jersey’s Navesink River, is a triumph of award-winning architecture and landscape design. The 18,000-squarefoot main residence was conceived by the internationally renowned architect Robert A.M. Stern. The impressive property would make an ideal home for the Duke and Duchess of Sussex who are currently on the lookout for a family home and with the Bon Jovi frontman, who is set to record a charity single for Prince Harry’s Invictus Games in March what a better time to pitch it to them! The main residence of stucco and limestone is introduced by a double-wide entrance driveway, brick courtyards, French balconies, tall and wide mullioned windows and arched alcove windows. Solid wood double doors open to a two-story foyer with limestone flooring and a custom circular staircase detailed with a hand-forged wrought-iron banister. The interiors are appointed with intricate glazing, 18th- and 19th-century patinas and handmade plaster finishes. Kathleen Coumou, executive director of Christie’s International Real Estate commented that “The property boasts the talents of the world’s most esteemed visionaries in music, architecture, landscaping and interiors. The result is an estate that is a work of art to be lived in.” The living room, with a 12-foot-high ceiling and a welcoming fireplace, is completed with intricately painted woodwork and parquet flooring, then flowing to the bar area with a large French mirror positioned to further accent the river views. The dining room was designed to accommodate a round table to encourage dinner conversations. A brick barrelled ceiling and wide-planked wood floor infuse warmth to the kitchen. An intimate family room has a beamed ceiling, built-ins and a fireplace, and then opens to an outdoor retreat with a fireplace and a pergola to view sailboats passing on the river. The main floor also includes a home theatre. The second floor has two distinct wings, one reserved for the family and the other for guests or staff. The family wing has four en-suite bedrooms. These include the master suite, complete with a balcony, a master bath with steam shower and a freestanding soaking tub, generous his-and-her walk-in closets, a seating area and a kitchenette. The guest wing offers a full gym with bathroom and steam shower, while the staff quarters offers two bedrooms, a full bath and a kitchen, an elevator serves the home’s multiple levels. The pool is an oasis of tranquillity. Entered through a courtyard and Renaissance-inspired gardens, its large slate patio and shady pergola is further served by two full, cedar bath cabanas and a separate kitchen and laundry room. A 6.5-acre parcel of the estate can be subdivided.

Says Gloria Nilson of Gloria Nilson & Co. Real Estate: “The High Point Estate is the rare confluence of an esteemed architectural masterpiece poised on a once-in-a-lifetime setting capturing the river’s ever-changing vistas. Beyond these gates is a graceful lifestyle ready for the next owner.” An additional four outbuildings grace the grounds: a carriage house dating back to 1910 with three bedrooms, a living room with the original fireplace and a full kitchen; a pub with its bar imported from France and a billiards area; a recording studio with seven double-door garages beneath; plus a separate structure with a workshop and storage. The property also has a dock and boat lift.

The High Point Estate is represented by Gloria Nilson & Co. Real Estate, with global marketing by Christie’s International Real Estate priced at $20million USD (£15,534,000)

Home Staging Steal some showroom style to sell your home

Spring has sprung and according to statistics it’s the best time of the calendar year to sell your home. So to ensure your home stands out in a competitive market why not take some advice from the experts and utilize the skill of Home staging

Contrary to what many may think, home staging is all creating illusions, it’s more than decorating and cleaning, it’s about perfecting the art of creating moods, making your house look bigger, brighter, cleaner, warmer, more loving and, best of all it makes home buyers want to buy it.

Here we reveal the 12 top tips to help sell your home faster: 1. First and foremost - Get your house sparkling clean From shining floors and gleaming windows to clean counters and scrubbed grout, every surface should sparkle. This is the easiest way to help your home put its best foot forward. What-ever you do don’t skimp - this step is key! 2. Use colour cleverly Choose sophisticated neutral colours. Now is not the time to experiment with that “fun”-looking lime green. But that doesn’t mean you need to go all white, either. Rich mid-tone neutrals like mocha and “greige” create a sophisticated backdrop that makes everything look more pulled together. Think Kelly Hoppen inspired interiors and you won’t be far wrong! 3. Add the right lighting Lighting creates mood, so keep it light and bright in practical areas like your kitchen, whilst table lamps will add atmosphere and ambience to your living room and bedrooms. 4. Define each room Your buyers need to know how they would use each room, if you have been using a spare bedroom as a dumping ground for odd pieces of furniture and boxes of junk, it’s time to clean up your act. Each room should have a clearly defined purpose, so think about what potential buyers might like to see here. An office? A guest room? Another kids’ room? Whether you buy inexpensive furnishings, rent them, or borrow some from friends, making a real room out of a junk room will have a big payoff. 5. Make rooms feel as spacious as possible Mirrors and shiny surfaces help to bounce light around spaces, making them feel bigger. Try adding oversized mirrors to otherwise dim corners to really open them up. Remember, space adds value! 6. De-clutter A potential homebuyer needs to picture themselves in your rooms, and quirky decorating or pictures hurts the illusion. Take the collectibles off the mantel and put the pet paraphernalia and children’s toys into storage.

PERFECT HOMES INTERNATIONAL MAGAZINE

45

7. Swap personal photos for stylish artwork. Nice pictures for your walls don’t have to be expensive; there are plenty of high street shops selling affordable wall art, and these will give your walls a real lift. Choose art that won’t offend (no nudes!) and try to pick out colours from your existing décor to add a sense of balance and harmony. 8. Give dated bathrooms a facelift A nice bath helps sell a house but, don’t invest in a total renovation. Bring an out-of-date bath up to date with gleaming white walls whether via a fresh coat of white bath and kitchen paint or ceramic tile and new lighting. Replace bathroom accessories with well-designed ones from a designer bath boutique. You can get matched ensembles that include toilet tissue holder, wastebasket, trays, etc. Aim for the hotel chic look: Crisp white towels neatly stacked in a towel holder, small trays on the vanity holding attractive toiletries or soaps (wrapped or unused) and scented candles.

10. The exterior of your home should look as polished as the interior This means neatly trimmed bushes, mulched flowerbeds and fresh seasonal arrangements in urns by the front door. Think “tidy,” “update” and “refresh”: never do anything costly or major like adding a swimming pool or pond, which may put off potential buyers. 11. A great smell makes a house memorable Baking bread or brewing coffee have become a bit of a cliché, instead buy a room spray with a fragrance you love and spray the house sparingly before each showing. Home staging can be easy and inexpensive, especially if you focus on the small details. Then, just stand back and let your house shine and it is sure to impress potential homebuyers. 12. Create a lifestyle people are looking for

9. Invest in new bedding Cheap or old bedding can really devalue bedrooms, and make them feel dated. For a relatively small spend, you can transform your bedrooms with new bed sets and matching curtains chose neutral colours as this will again create space and light. 46

THE WORLDWIDE PROPERTY BIBLE

Generally speaking, you want to play up what your neighbourhood or area is known for. Have a house in a quiet, grassy suburb? Hanging a hammock in your backyard and a bench swing on your porch could be the perfect touch.

Canary Wharf Group’s new build-to-rent operator Vertus, announces its launch, and reveals an exclusive look at its first development, 10 George Street. The striking building is the first among three planned build-to-rent developments on the Canary Wharf estate. With access to an exceptional range of amenities, residents at 10 George Street will also benefit from the ability to sign to a tenancy term to suit their needs with flexible deposit options. The studio to three-bedroom apartments at the 327-unit building will be available to rent from early 2020, and the show floor is available for viewings on selected open days. Apartments will start from £1,950 per calendar month. 10 George Street will set a new precedent for build-to-rent developments to follow, creating the ultimate lifestyle for its residents in the heart of Canary Wharf’s new residential district, Wood Wharf. The 37-storey building has been designed by GRID Architects and the striking façade shows the triangular balconies carefully placed, giving the structure a very distinctive character. The development additionally comprises 6,000 sq. ft. of Club Vertus social spaces, including lounge, expansive south-facing garden terrace, private event space, and a bar area with automatic wine dispensers. Several of the areas will be bookable for private use by residents. The building will also host a private gym studio for residents, run by leading wellness experts Antidote, part of The Health Concierge Group. Additionally, there will be two Sleep Suites for guests of residents to stay in.

Expertly designed by leading interior specialists, each apartment has been created for modern open-plan living and accentuates natural light throughout, with high-specification integrated appliances available. Furnished by Camerich, residents will be able to make the spacious apartments feel like home with complete control over colour schemes and decorations. Canary Wharf Estate offers an exciting and vibrant community to live in. Residents can enjoy the five different shopping malls, unrivalled restaurant provision and London’s largest collection of outdoor public art on the Estate. The Estate also provides a diverse and exciting arts and events programme, including the annual Winter Lights festival, Summer Screens, Strong Island health and wellness events, Fashion Weekends and many more. The new district, Wood Wharf, will house up to 3,600 new homes, 350,000sq. ft of retail space and eight acres of public spaces, adding to the already extensive offering of Canary Wharf. Already well-connected by the Jubilee and DLR lines, the arrival of the Elizabeth line will make Canary Wharf even more accessible.

Home to John Felix Charles Ivar Bryce, a former British intelligence officer and wife Josephine Huntington Hartford an Atlantic & Pacific heiress, Black Hole Hollow Farm often frequented visits from the who’s who of the day from Princess Margaret and Jackie Kennedy to former British intelligence officer-turned-author, Ian Fleming, who as a long-term houseguest wrote parts of his James Bond thrillers, Diamonds Are Forever (1956) and Goldfinger (1959) within the farms walls. Legend has it that it may have been while staying at Black Hole Hollow Farm that Bond was actually invented by Fleming. Nestled within 440 lush acres of woods, pasture and flower gardens, the 1770’s-era main house of 8,143 square feet includes eight bedrooms, seven baths, multiple fireplaces, formal and family rooms, an office, large kitchen and dining room for large dinner parties. Well cared for, the home is spacious enough to get lost in, but the farm’s crowning glory - and likely where Fleming spent much of his time - is the spectacular greenhouse opening to a large, roofed garden room. Like being in a cultivated jungle, it has the sound of water in a koi pond and paths winding through the greenery.

56

THE WORLDWIDE PROPERTY BIBLE

Fleming often stayed in guest quarters known as the Yellow Room where he would take long treks into the woods surrounding the estate. In an old guest register, Fleming once wrote, “Lived here like a king - an uninvited one - in fragrant and luxurious solitude.” There are also four dwellings: the lodge and cottage, each with three bedrooms; the two-bedroom Federal House; and the former milk house - now a one-bedroom home. Other amenities include a maple syrup-production facility, an outdoor swimming pool and three stocked ponds. Few fictional characters have been as popular to both men and women as Bond, James Bond. Men want to be him and women? With 12 novels, 24 movies (soon to be 25) and two Academy-award-winning songs (Skyfall by Adele and Writing’s on the Wall by Sam Smith), the James Bond brand has been one of the world’s most profitable with over $17 billion in sales.

DRONES TAKE REAL ESTATE TO

NEW HEIGHTS Once a tool used solely by the military drones have over the last few years changed how we live our lives. They have been used for entertainment and have even become a popular present that can connect to WIFI and be controlled by your smartphone. Drones have been used for monetary purposes, too. In 2013, Amazon released a concept video where it used drones to deliver packages to customers. Today, one of the newest trends in real estate is using drones to take awesome aerial images which can provide a unique perspective when it comes to marketing a property.

In today’s tech savvy world buying a house can be done from the comfort of your armchair thanks in part to the use of drones, gone are the days when buyers would drive around visiting areas to see if “this is the one” instead thanks to virtual reality and drones prospective buyers can now see fantastic aerial views of a property and discover things that they would never have seen before unless they could afford the expensive of hiring a helicopter and frankly there aren’t many who can do that! According to estate agents that have already started using drone technology, the benefits far out way the costs and offer great value for money as it offers potential buyers not only a completely different perspective of a property, but it also provides a far better understanding of its surrounding area and how it fits into its landscape, something that you will struggle to capture with more traditional methods, which for people with dogs who love to walk and small families is a great advantage.

Another huge advantage is that the footage obtained from a drone can be used as video footage, meaning it can be used multiply times reducing costs. According to a recent study homes with aerial images sold 68% faster than homes with standard images while 73% of homeowners said they want to work with a real estate agent that uses drones and video to market their homes so not only are drones a great tool for attracting buyers to a property but also attracting homeowners looking to sell their property.

62

THE WORLDWIDE PROPERTY BIBLE

As with everything there are of course pros and cons here we highlight

Cons of Drone use

Benefits of Drone use

Professional drone photography can be pricey. For example, for a one-minute video and about 10 to 12 very high-quality still photos, you can expect to pay anywhere a few hundred pounds with a detailed video running into a thousand plus

1. Next-level images As I mentioned above, one of the greatest benefits of drones in real estate is that drone images mean faster sales. By combining newer features, like GPS-programmed flight paths and automatic point-of-interest targeting, drones can capture angles more dramatic than any other medium.

1. The Cost

2. Hiring Drone Operators Drone photography is relatively new, so companies are popping up all over. And it’s not uncommon to run into a company that hasn’t met the legal requirements. Hiring such a firm could leave you vulnerable to all kinds of liabilities if something goes wrong, like if a person is injured or the drone crashes and causes damage.

2. Better footage for less money

3. DIY

Camera drones can capture virtual home tour footage that’s not only cheaper, but arguably better than that of traditional media. The “better” distinction lies mainly in the camera drone’s ability to create a much more natural virtual tour, thanks to things like programmable flight paths. In the home-building sector, many companies have begun offering clients regular building progress updates via camera drones – a strong selling point for out-of-state buyers.

If as a company you decide to go it alone, you’ll need to buy a high-quality drone and obtain training and certification – meaning a costly initial investment. The right drone will cost you between £1,000 and £2,000, including the camera. And it’s essential that it has a few specific features, such as a 3-axis gimbal, automated object detection and collision avoidance.

3. Higher Sales - Better Properties Companies that use drone footage to market a property gain faster sales and also secure better quality properties as people look to agents who can offer the best methods to sell their property

4. Invasion of privacy Privacy is probably the number one issue linked to the use of drones. Because operators could be able to probe around and use their drone to trespass your property, it can be frightening and distressing. People can spy to gather information without you even noticing it. Paparazzi agencies have also started investing in hi-tech drones to spy over popular personalities. Now there is technology that can alert you if a drone is hovering over your property, but many people aren’t aware of deploying it.

22 BURY WALK: CHELSEA CASTLE DESCRIBED BY NICKY HASLAM AS LONDON’S

‘MOST ROMANTIC HOME’ PERFECT HOMES INTERNATIONAL MAGAZINE

65

Bury Walk is a hidden street, nestled between the Fulham and King’s Roads, bordered on one side by Sydney Street. One home on Bury Street particularly stands out, described as a ‘dotty little folly built to resemble a toy Gothic Castle’ by Interior designers Nicky Haslam. Complete with pointed windows and castellated roofline, the home, available for sale through Russell Simpson for £2.95 million, played a major role in the world-famous designer’s formative years. The building’s façade is adorned by a plaque commemorating the life of renowned former owner, Sophie Fedorovitch, an artist and costume designer. Occupying the unique home until her death in 1953, the Russian-born Fedorovitch worked with ballet choreographer Sir Frederick Ashton from his first show in 1926. Through her career she designed costumes and set designs for a number of Ashton’s works, including Cinderella (1948), as well as for choreographer Andrée Howard’s best known work La fête étrange (1940). Following the passing of Sophie Fedorovitch the home was inherited by Simon Fleet (previously Harry Carnes), an entrepreneurial character with a presence in the world of theatre, art and dance, as well as a colourful past as an actor, painter and sketch writer.

66

THE WORLDWIDE PROPERTY BIBLE

During Fleet’s ownership, the characterful home on Bury Walk, known affectionately as the ‘Gothic Box’, played host to a number of parties that welcomed the great and good of the art world. During this period Simon Fleet was the mentor to a young Nicky Haslam, introducing him to his extensive black book of contacts, including the renowned photographer Cecil Beaton, novelist Colin Wilson and French fashion designer Hubert de Givenchy. In his official memoirs Redeeming Features, Haslam recounted: “It was certainly the most romantic place I had seen (22 Bury Walk)… Simon (sic) had amassed the diverse elements in the Box with such insouciant skill, he brought people together with the same flair. There was hardly an evening at his house that people did not casually drop by, or when Simon did not give a party.” It was during this period that Haslam would frequent 22 Bury Walk to meet with Simon Fleet, as well as attending the numerous parties held there. During one of his visits, he noted: “In the little courtyard at the front of the property a jasmine and lemon geranium jungle billowed everywhere, smothering the walls.”

67

68

THE WORLDWIDE PROPERTY BIBLE

In a recent interview (November 2019), Haslam described the home on 22 Bury Walk as his ‘dream home’, commenting: “I don’t want anything big. There’s a little house, 22 Bury Walk in Chelsea, that a friend of mine owned when I was young. It’s an-all white castellated cottage with Gothic windows in the street next to the Theo Fennell shop. It’s just one room up, one room down, but to me it’s the most romantic building in London.” Recently modernised, the home on Bury Walk has retained its exterior charm, with the gothic castle façade behind a gated front entrance. Upon entering the reception room on the ground floor a stunning sculptural staircase leads to the upper and lower ground floors. To the rear of the floor is a guest bedroom suite. On the lower ground floor is the open-plan kitchen-dining room, with full-length bifold doors leading onto a good-sized patio terrace. The kitchen enjoys the benefit of a well-designed pantry, separated by sliding Crittall-style doors, and a large utility room. The master bedroom suite is located on the upper floor, as well as a guest bedroom and bathroom. Alan Russell, Director at Russell Simpson, commented: “22 Bury Walk is undoubtedly one of the most intriguing homes in Chelsea. From its unique Gothic Castle exterior to its long history of hosting what must have been some of Chelsea’s most exclusive parties.” “The recent modernisation of the property has not only added space, but a whole new dimension to this wonderful home. It has managed to retain its original character that you can still imagine its former life, whilst now benefitting from clean and spacious interiors that provide the perfect setting for a young family or those looking for a real statement address.”

22 Bury Walk is on the market at £2.95 million with viewings strictly by appointment only. For further sales information, contact Russell Simpson on 020 7225 0277 or visit www.russellsimpson.co.uk PERFECT HOMES INTERNATIONAL MAGAZINE

The BM1771 table and the BM1871 folding benches are part of the collection. Absolute novelties are the lamps by Mads Odgård that offer relaxation and comfort through linear shapes. The new MO series is the first collaboration of Carl Hansen & Son with the Danish designer Mads Odgård. NOTORIOUs - NEw COLLECTION 2020 Care - It is a simple but vital word to inspire the collections that will be presented this year at the “Salone del Mobile in Milan by #marioni. Taking care and respect of ourselves and of things for our daily well-being is the #design attitude that leaded Arch. Piero Angelo Orecchioni in thinking about the product lines and therefore acting as a subtle guiding thread in binding the new proposals.

PINS

PLATTER

The Pins family grows with the inclusion of alternative variants and decorations. Each element is characterized by a strong personality capable of having its own independent life aside from the harmony created by their combinations. The objects change, descend, grow and turn into something else and so the tables designed as a useful support for a seat or bed become even more functional, precious lamps and coat hangers sculpture recalling archetypal forms.

The Platter collection with its line of furniture and sofas maintains, as is the attitude of the Notorious collection, references to the early twentieth century, mentioning Art DĂŠco and Brutalist architecture which merge here in the forms and in the various choice of materials with more contemporary elements, belonging to our era.

Coat hanger and lighting: Brushed brass structure, bases and decorative elements in glazed ceramic. For lighting, etched glass globes.

80

THE WORLDWIDE PROPERTY BIBLE

The characterization of the furniture is given by a plane raised above the floor, as if to protect and highlight, acting as a horizon line on which the different scenes take place, in the desire to follow each one its own storytelling. As if leant on a tray on which the various elements placed, varying from time to time in the composition, modular sofas take shape together with sideboards and cabinets of various sizes and heights. Modularity and customization remain as a distinctive stylistic sign featuring the different collections. Modular system of upholstered items with internal wooden frame and seats, backs and armrests in differentiated density polyurethane. Linear shelf in black lacquered wood suspended on brushed brass elements. A particular feature of the corner sofa is the integrated table that contains a lamp with an opal glass diffuser inside a hand-decorated ceramic bowl.

SUNSET The Sunset bookcase takes inspiration from the Sunset lighting collection, steals its graphic sign, which, by doubling and repeating itself, becomes a precious and light cage made of brass and ceramic elements, leaning on a solid base, as if to protect objects, books, memories. It is a centre-room bookcase separating but not dividing enhancing the various rooms’ dialogue, connecting them, offering two different faces and colours. Sunset (Library): Brushed brass structure with glazed ceramic elements. Base in black painted wood.

sIKA DEsIGN: LUNA BY FRANCO ALBINI Sika-Design has once again visited the Italian designer Franco Albini’s archives and found the drawings to this beautiful sculptural armchair. The original design dates back to 1967 and was created by the Italian design duo Franco Albini and Franca Helg. These two renowned designers and architects collaborated professionally from the early 1950s until the death of Franco Albini in 1977. Franco Albini and Franca Helg were known for being experimental in their designs without ever compromising the quality and craftsmanship of Italian furniture traditions. In this futuristic design, originally named “Radar”, you notice a clear design reference to the space race, which greatly influenced fashion and design during the 1960s.

A once-in-a-generation opportunity to live behind The Clock and call one of Brooklyn’s most soughtafter and iconic residences home

PERFECT HOMES INTERNATIONAL MAGAZINE

89

Clock towers date back to ancient Greece when the Tower of Winds was built in Athens with eight giant sundials. Famous clock towers include London’s Big Ben, Chicago’s Wrigley Building and Philadelphia’s City Hall, which was the tallest building in the world from 1894 to 1908. In the late 1800s and early 1900s, most large towns across the US had one or more businesses that would put clocks near the peak of their buildings or construct clock towers for time keeping, advertising and prestige. Many of these buildings have been torn down over the years, but some have been maintained and re-purposed into condominiums or apartments. Some of the buildings even have living quarters inside the clocks such as San Francisco’s Schmidt Lithography Company tower that was converted into a penthouse and New York City’s City Hall and Met Life Tower. One of Brooklyn’s landmark buildings is a clock tower in the 1906-era Eagle Warehouse & Storage building that was re purposed into co-op apartments in 1980. The actual clock tower loft with views of the Brooklyn Bridge, East River and Empire State Building is now on the market for the first time in 23 years at $2.35 million. The Eagle Warehouse was one of a number of Brooklyn warehouses close to the riverfront, but it stood out due to its excellent brickwork and simplebut-classic Romanesque Revival style. It was repurposed in 1846 and housed the Brooklyn Eagle, a popular newspaper whose editor was Walt Whitman, one of America’s most important poets, essayists and journalists. After the newspaper moved, the building went through multiple tenants and was given city landmark status in 1977 by the New York City Landmarks Preservation Commission. In 1980, it was purchased by a developer who converted it to a luxury co-op of 85 apartments. The clock apartment has always been considered the cherry on the top.

The Palladian palace comes complete with 14 bedrooms, a ballroom, a library, botanical gardens, an Olympic-sized swimming pool and stables encompassed by 35 acres of stunning garden home to a whopping 25 greenhouses and more than 1,500 plants. Inside the atmosphere is decadent and slightly worn, in keeping with the farm’s Belle Epoque heyday: large rooms, lamps, French doors, and floor-to-ceiling portraits from the 19th century in ornate frames frame the walls. The wooden panelled library houses 3,000 books on flora and naturalism,

including a 1640 edition of a botanical codex worth several hundred thousand euros. In 1924, 15 years after Leopoldo’s death, Villa Les Cèdres was acquired by the Marnier Lapostolle family, the Grand Marnier liquor producers who used the land of the house to grow the bitter oranges that are used to flavour the famous citrus liqueur. Les Cèdres remained in the Marnier-Lapostolle family until 2016, when Campari acquired Société des Produits Marnier Lapostolle (SPML), Grand Marnier’s parent company who in 2017 placed the property on the market for a staggering €350 million (£308 million). The recent sale of Villa Les Cèdres has dropped significantly but then the Ukrainian billionaire Rinat Akhmetov who purchased it for €200m can indeed afford it. Mr Akhmetov’s who is ranked as the richest person in Ukraine, already possess an impressive property portfolio and has a habit of buying only the “the most expensive” properties having purchased a £137m flat in London’s One Hyde Park, one of the UK’s most expensive apartments in the world.

Kitchen’s with a

BRAIN

From smartphones to smart refrigerators, the kitchen has become a technological hub of the home with a fresh new wave of tech-based trends taking over- after all who needs to turn a knob to control the stove manually! For many homeowners, the kitchen is the cornerstone of family, togetherness, communication, and function. It’s also often one of the most popular spots to host guests. So, when it comes to remodelling projects for the year ahead the kitchen is often the first place where homeowners will look to start. Here we showcase some of our favourite techno trends.

#Trend 1 MOVE OVER AGA –SMART COOKING IS HERE Living in today’s Instagram age, it’s often not enough to cook a meal — you have to livestream and share it to the world. A smart countertop oven gives home chefs the ability to share their cooking prowess with the world it also works hand in glove with another of the fastest-growing trends in kitchen appliances the use of smart ovens. Over the years we’ve seen technologically developments in every other appliance in the kitchen and now the humble convection oven has had an upgrade. Today the best smart cookers come with numerous features, from sensing the weight of a joint of meat and adjusting the settings accordingly, to offering multiple cooking options across all types of food from pizza to cakes with some even offering touchscreen doors and built-in cameras so you can monitor your food without having to leave your chair! While some even offer voice control through a smart assistant like Amazon Alexa, Google Assistant or Samsung Bixby so you can start dinner whilst en-route home.

#Trend 2 GROW YOUR OWN PRODUCE This takes have a window box of herbs to a whole new level! Growing your own vegetables is fun, healthy and saves money. The problem is, you need a garden, making it difficult for those who live in an apartment. Smart Gardens lets people without outdoor spaces or the healthy conscience grow their very own organic vegetables. Like a refrigerator the Smart Garden uses hydroponics and a controlled supply of electricity, LED lighting, water and nutrients to meet your indoor garden needs. The most important thing about the vegetable indoor garden is that you’ll be able to grow different purely organic vegetables free from fertilizers and pesticides at home.

#Trend 3 WINESTATIONS The humble wine rack is so last year darling – For those who love to entertain what could be better that you own inbuilt WineStation. Developed by Dacor, the WineStation is an automated, temperature controlled, four-bottle wine dispensing and preservation system for the home. This built-in appliance serves up to four bottles of wine at once while keeping your favorite wine selections fresh for up to 60 days without loss of flavor or aroma. It’s fully automated and temperature controlled and dispenses just the right amount of wine, a taste, a half glass, or a full glass - with a quick touch of a button on the LCD control pad.

#Trend 4 INTERNET REFRIGERATION When smart fridges came out a few years ago everyone was sceptical – after all why would you need to look at a screen on your fridge or give it voice commands? Oh how times change. Today fridges come packed with smart technology that can allow you to play videos on a big screen embedded into the door, display your music controls, or use internal cameras to show you what you’ve got stocked inside. You can even order restocks and online shops right from it, and use the screen as effectively as family noticeboard where you can leave reminders and notes for each other.

#Trend 5 VACUUMN PACKED Often considered an appliance for commercial kitchen, the vacuum sealer has slowly been integrated into modern homes as healthy, cost efficient way to preserve and prepare food. Miele introduced the first ever vacuum sealer drawer back in 2017 and now ever luxury kitchen brand has jumped on the band wagon. Vacuum sealing removes air from the pouch to prevent foods from oxidizing and spoiling, extending the time you can store foods. A vacuum sealer does more than preserve and portion food - it can also be used to seal opened wine bottles.

REAL SOUTH OF FRANCE New resort and residences, LUX* La Baraquette, is redefining the branded residences space with its fresh, playful and uncomplicated take on luxury

Propriétés & Co, the developer behind the project, hand-selected contemporary hotelier LUX* as operator, and jointly set out to deliver a new breed of branded residence in the charming port town of Marseillan in southern France. With an unrivalled package of benefits including its own 11-acre vineyard and wine club, car-free living and striking interior design by man of the hour Lázaro Rosa Violan, residences at LUX* La Baraquette offer five-star living without the five-star price tag. Prices range from €300,000 for a one-bedroom Garden Suite up to €4 million for one of the four luxurious Waterfront Villas.

A branded residence development typically comprises a luxury hotel linked to a residential offering, in which homeowners benefit from the operator’s reputation, services, facilities and management. This association allows owners the privacy of a permanent home but with the convenience and quality assurance of a 5* hotel. According to a recent report], there are currently 435 branded residential projects worldwide and nearly 300 more in the pipeline for development; 85% of all branded residences are hotel-linked. Not surprisingly (since the world’s first branded residence, the

Sherry-Netherland, opened in Manhattan almost a century ago), North America remains the largest and most developed market for hotel-linked residences. However, other regions are flourishing. MENA is the fastest growing with a pipeline of +148% new projects, followed by Europe with 80% additional projects planned. The sector as a whole is forecast to grow by a further 27% in the next 3 years. With the huge potential for growth of branded residences in Europe, LUX* is taking the opportunity to carve the way for a new class of branded residence on the continent.

With the increase in demand for branded residences comes a shift in buyer preferences and diversity in offering. With LUX* La Baraquette, Propriétés & Co is predicting the uptake from younger, more diverse purchasers to increase in the coming years, and with this, have designed an appealing, forward-thinking concept which will appeal to this younger, well-travelled, and eco-conscious buyer, yet remain true to the authenticity of the local area. Jean-Francois Garneau of Propriétés & Co, comments; “We felt the traditional branded residential offering was a little on the conservative side, a little too neutral for us. We wanted to create a branded residential product that wasn’t “all beige”, that was more playful, colourful and relaxed and really captured the essence of a second home… a place that is different from our primary residence and gives us the opportunity to actually “live” differently. Of course, with 300+ days of sunshine, “Art de Vivre” all around us, and a leading operator-partner such as LUX*, inspiration for La Baraquette came easily. And although we offer many of the usual benefits associated with a hospitality-led resort - peace of mind, convenience, premium amenities, investment security and lifestyle facilities - we are proud to offer branded residences that are totally relaxed and unfussy yet deliver five-star quality. It’s not something you often see.” Adjacent to the picturesque 17th-century Mediterranean port town of Marseillan, La Baraquette is LUX*’s first foray into branded residential in mainland Europe. Bordered by the Étang de Thau Lagoon’s oyster beds and surrounded by acres of private vineyards, the resort offers the very best in liveable luxury; a five-star hotel with spa and restaurants, unique collection of 189 design-led Apartments, Patio villas and Garden Suites and exclusive Waterfront Villas designed by Slow Life Architects, as well as an array of first-class facilities and restaurants.

With its own private vineyard and wine club membership, residents can enjoy being part of the wine-making process, free cases from each harvest, tastings and masterclasses, plus certain properties have their own private wine cellars. Located on the Thau lagoon, the region is one of France’s top destination for water-sports and has convenient access to the Pyrenees for skiing, hiking, the famous Canal du Midi and numerous historic towns and castles for a true taste of the idyllic, authentic South of France. The residences at LUX* La Baraquette have been thoughtfully designed by award-winning Slow Life Architects from Barcelona, and with interiors by star designer Lázaro Rosa Violan (Cotton House, Soho House Barcelona, Edition Barcelona, and newly opened Amazonico in London). These bright and spacious residences blend together the colours, textures and mood of the Mediterranean; delivering the epitome of French elegance with sleek, modern comfort and convenience. Residences include from perfectly formed Garden Suites flanked by the resort’s fragrant herb garden, and Apartments inspired by the traditional architecture of the elegant ‘Maisons de Vignerons’ of Marseillan. The Patio Villas are inspired by the architecture of the region’s farmhouses – blending traditional design with minimalist interiors. Each Patio Villas is built around a private walled courtyard with an expansive garden area, a private plunge pool and stunning views from a large rooftop terrace. The resort’s top-of-the-line offering are the four Waterfront villas. Designed as a true extension of the resort’s hotel and the epitome of luxury living, these exclusive villas each feature infinity pools, private underground parking plus large basements housing a state-of-the-art cinema, billiards room, private wine cave and sauna. Offering a range of properties suited to a variety of budgets and lifestyles, hassle-free property management and a rental scheme offering exceptional investment and the option to reclaim 20% VAT, LUX* La Baraquette is set to become a new breed of branded residence.

Residences at LUX* La Baraquette start from €300,000. For more information, visit www.la-baraquette.com email contact@la-baraquette.com or Tel: 020 7060 7449

LIVE LIKE HUGH GRANT ON ICONIC

NOTTING HILL STREET

Re-enact Hugh Grant and Julia Robert’s characters from the cult film, Notting Hill when both characters sneak into the garden at night and share a romantic moment

Elgin Crescent rose to become one of London’s premier roads following the success of cult film, Notting Hill, starring Hugh Grant and Julia Roberts, with an iconic scene between the two taking place at the private communal garden, Rosmead Garden and now leading London estate agents, Wilfords are letting a one-bedroom flat on Elgin Crescent, providing direct access to the famed garden in a grand stucco-fronted townhouse. The flat is available to let for £650 per week. To the rear of the kitchen is a private south-facing balcony, with direct access down to Rosmead Garden. The communal garden rose to fame following the 1999 cult film, ‘Notting Hill’. In one of the film’s most iconic moments Hugh Grant’s William Thackeray and Julia Roberts’ Anna Scott are seen sneaking over the fence to enjoy the gardens at night before sharing their first kiss together toward the end of the film.

Rosmead Garden dates back to 1823 when the famous architect, Thomas Allason, oversaw the establishment of the concentric layout of crescents and famous trio of communal gardens, Rosmead Garden, Arundel Garden and St John’s Garden as part of the Ladbroke Estate. Today, Rosmead Garden remains impeccably landscaped, creating a tranquil haven for residents to unwind and relax in. The famous garden has drawn many noticeable residents to Elgin Crescent, including current Prime Minister, Boris Johnson, whose mother, Charlotte Johnson lived in a top floor maisonette flat on the Crescent. Charlotte was a well-known painter and had a prestigious list of clients, including Joanna Lumley and Jilly Cooper, who came to have their portraits painted, whilst the future prime minister played cricket in the upstairs passages with his siblings. Simon Welfare, Co-Founder at Wilfords, comments, “Notting Hill is well-known for its garden squares and Rosmead Garden is one of the finest. It is easy to see why it was chosen for filming that iconic scene. The garden has been integral in developing a real sense of community spirit and are a true delight to walk around. “This is a fantastic opportunity to live on one of London’s statement streets and a chance to enjoy the community feel of Notting Hill and artisan lifestyle popular in the area.”

Upon entering the flat a sizeable sitting room is found immediately to the right. The sitting room boasts high ceilings, bay window, period fireplace and is finished in a neutral colour, with oak floorboards providing a blank canvas to customise the space according to personal preferences. The master bedroom has views across the communal garden and is south orientated providing an abundance of natural light. The floor is rounded out by a recently modernised bathroom and fully integrated kitchen leading onto the private balcony. Elgin Crescent is situated at the heart of one London’s most exciting postcodes. The south-western end of the road connects to Clarendon Road, whilst the north-east end connects to Portobello Road and Kensington Park Road. Portobello Road is home to the world famous, Portobello Market, where every Saturday hundreds of antique stalls and independent shops open for browsing and nearby, Kensington Park Road has a range of boutique bars and restaurants to enjoy during the evening. The two nearest tube stations, Ladbroke Grove and Notting Hill Gate are both less than a five-minute walk away, with a choice of Central, Circle and District lines into the City and Canary Wharf.

Elgin Crescent is available to let for £650 per week. Viewings are strictly by appointment only, contact the Wilfords’ team on Tel: 020 7361 0400 or visit: www.wilfords.com. 122

Netflix Stunning Selling Sunset home

SELLS One of largest homes ever built in the Hollywood Hills which featured in the Netflix’s reality show Selling Sunset has sold for €35.5million If you’ve ever watched Selling Sunset, the Netflix docu-soap series focused on the high-powered real estate brokers at Oppenheim Group, then you’ll definitely recognize this Hollywood Hills stunner.

The Hillside Avenue, which was still under construction during the series was designed by South African architects SAOTA’s first new-build home in Los Angeles is reportedly one of the largest homes ever built in the Hollywood Hills, and the last project of this size to ever be built in the city again — as the Los Angeles City Council voted to regulate the size of new homes in 2017. Commanding a promontory above Sunset Boulevard, Hillside is a 20,000 square

foot estate with 300 degrees of skyline city views. Conceived as an oasis in the sky, the home is designed to function as a self-contained resort with living rooms connected to extensive covered outdoor terraces enclosed by a pool and set in lush landscaping. Ascending from the Sunset Strip, the entrance is through a top-lit atrium – surfacing in the centre of the living level from which the unmatched vistas finally reveal themselves. Taking a cue from another

nearby architectural icon, the Stahl House, SAOTA’s design recognizes the importance of the silhouette of the house when seen from below and the power of the roof forms to connect the home to the drama of the site. Consequently, the eaves and soffits designed a “fifth” façade – their bold forms and distinctive material treatments are highly recognizable from below. With such panoramic potential, placement of solid walls was carefully controlled – in turn emphasizing the drama of the roof-forms.

Inside the property boasts 5 bedrooms and 9 bathrooms as well as a plethora of entertainment features and a stunning negative edge/infinity pool. Features include a 12foot cascading waterfall, a car showroom, a night club, an executive office, game room and state-of-the-art theatre. But that’s not all; there’s also a spacious master bedroom that features an oversized walk-in dressing room that was exported from Lake Como in Italy. Additionally, the

house incorporates a wellness centre that has a sauna, a steam room, gym, massage area, as well as hot and cold plunge spas. The piece de resistance of this magnificent Hollywood Hills estate, however, is the 163foot wraparound infinity pool. Surrounded by lush vegetation and offering unmatched views of both mountains and ocean, it’s a one-of-a-kind, veritable private oasis right on the doorstep of one of the world’s busiest urban area’s.

Boutique Home ON LONDON’S MOST SOPHISTICATED MEWS ON THE MARKET FOR £4.95 MILLION

Situated in the heart of Queen’s Gate Place Mews, South Kensington, is a spectacular threebedroom mews house, recently undergoing a complete boutique-hotel-style revamp

Providing over 2,382 sq. ft. of accommodation across four floors, the charming dwelling comprises a spacious reception room, three bedrooms, three bathrooms and guest WC, kitchen/dining room and utility room. There is also the potential to create space for a secure parking garage. On the market for £4.95 million, with South Kensington specialists, Wilfords, this mews house could be perfect for car lovers, with one of London’s finest classic car showrooms, Fiskens, situated directly opposite. Recently refurbished to increase the size of the basement garage, as well as install a modern car lift, which pops out of the floor, the showroom and art gallery has graced the cobbled mews of Queens Gate Place since the turn of the 20th Century, having housed some of the greatest cars in the world. Due to Fiskens’ popularity, this quaint and peaceful mews has long been an important figure of the world’s classic car trade. Queens Gate Place Mews was also, until recently, home to the esteemed film director Lord David Puttnam. Best known for films such as Chariots of Fire, Bugsy Malone and Midnight Express, he enjoyed his best spell as independent director, winning ten Oscars, ten Golden Globes, twenty-five Baftas and the Palme D’Or at Cannes. Geoff Wilford, Director at Wilfords, commented: “Queen’s Gate Place Mews is a quintessentially London mews, with its cobbled street and a grand archway as the main entrance and exit point. Whilst the majority of the buildings all retain their period facades most have been completely modernised internally with a number also having been extended significantly to create homes of mansion proportions. “The home itself at number 25 has been designed to offer a thoughtful blend between classic and contemporary, which is perfect for an array of potential purchasers from single professionals to families and older couples looking for a city Piedà-terre.”

The mews home is entered via a secure front door, which leads onto an open corridor. Separated by industrial-style bi-fold doors, the entrance leads onto a spacious reception room, which itself can separated via a sliding partition to create a secure parking garage. On the ground floor is the kitchen/dining room, complete with Gaggenau appliances, utility room and guest WC. The first floor provides two guest bedrooms suites, whilst the second floor is the stylish master bedroom suite, which features an expansive walk-in-wardrobe. The design of the home is a luxurious mixture of taupe and off-white furnishings, with a mixture of marble bathrooms, dark oak flooring and natural light flowing into each room through large windows and skylights. Dating back to 1866, Queen’s Gate Place Mews were originally connected to large terraced houses with elegant facades facing on to gardens. The properties were often small buildings used by the servants of the house, as well as featuring horse stalls and a carriage house. Now part of the ‘Queen’s Gate’ Conservation Area, the building exteriors, cobbled streets and archway are protected to retain the history and character of the area. Now the quaint cobbled area is a popular central London enclave attracting a number of notable residents, similar to the nearby Queen’s Gate Mews, which was once the home of Guy Ritchie and Madonna, as well as featuring in a number of hit television shows and blockbuster movies. 25 Queen’s Gate Place Mews is on the market with Wilfords at £4.95 million.

IN THIS ECLECTIC HOUSE BY PETI LAU

THE ‘CHAINSMOKERS’ ARE NEVER GETTING OLDER It is customary to say that the house is the mirror of the soul. Considering that this is a totally true statement, it is natural that a man who’s achieved fame and wealth mixing music would be drawn to a house that’s a hodgepodge of architectural styles. “All we know” is that the home that Alex Pallone half of the Chainsmokers a Grammy-winning DJ duo - bought two years ago was built in the 1930s. In the 1980s and 90s renovations were made to the house and this added a dash of industrial edge. The mashup appealed to Mr. Pall, but when it came to decorating it, he sought professional help. So, the magic happens: a designer capitalizes on her rock-star client’s open mind - and art collection and dials the décor energy to the top. How is possible?

166

THE WORLDWIDE PROPERTY BIBLE

Alex Pall turned to Peti Lau to help him decorate his Hollywood Hills house. Mr. Pall had already installed the nature-themed wallpaper and the orange-velvet a couch in the family room when Ms. Lau began decorating the house. She continued the interior-jungle theme, as she called it, with a natural-fibre coffee table that evokes dried versions of the leaves on the wall, and leopard and tribal-print pillows. The orange, green and blue palette of the painting by Hassan Hajjaj (the Andy Warhol of Morocco, said Ms. Lau) recurs in trippy throw pillows from Silken Favours and the vintage Turkish rug laid over a larger jute rug. “A classic antique rug is a nice way to stabilize all the stuff that’s going on,” she added.

A very unique detail of this living room is the furniture, namely a sideboard from Essential Home brand in particular: inspired by the 007 films, Monocles is a sideboard built entirely out of solid walnut wood, accented by its gold-plated brass front doors that feature a protruding circular design. These circles are then engraved to the back and side of the unit, giving it an extreme character and high-end look. It is a perfect furniture piece for retro lovers or mid-century admirers, giving the knurling knobs on the drawers or the tapered legs.

“A home Is defined by moments”

“The house had this built-in eclecticism,” said Ms. Lau, a Chinese-Vietnamese American born in Israel whose own influences might be similarly characterized. “It felt appropriate to approach each interior space as its own unique environment.” She brashly mixed decades and colours and incorporated Mr. Pall’s growing contemporary art collection, an approach that miraculously holds each room together.

QATAR TO CREATE 16 FLOATING HOTELS FOR THE 2022 FIFFA WORLD CUP In preparation for the huge volume of visitors to the FIFA World, Qatar has come up with an ingenious plan to build 16 floating hotels to help accommodate the influx of fans.

Hosting a World Cup of course brings economic advantages to any host city but behind the scenes it is a logistically nightmare, transport links have to be provided and of course hotels have to be built to be provide accommodation for visiting fans, but if past events are anything to go by once the World Cup ends these newly built buildings often become unused and underutilized. To combat this Finnish firm Sigge Architect and “alternative real estate company Admares for Qetaifan Projects, a subsidiary of Katara Hospitality, the largest hotel owner in Qatar have come up with an alternative solution to create 16 floating hotels on Qetaifan Island North, which is close to Lusail International Stadium, where the opening and final games will be held. Spanning approximately 1.3 million square meters with 830,000 square meters of attractions and seven beaches, the hosting island of Qetaifan Island North is the ideal solution to accommodate a large number of people along with the 16 floating hotels which

will measure 72-meter-long and 16-meter-wide (236-feet-long and 52-feet-wide), each will provide 101 guest rooms, a restaurant, and a lounge bar providing a total of 1616 floating hotel rooms, then once the games are finished the hotels can be moved to any coastal area with water that is at least 13 feet deep. The floating hotels will also deliver sustainable solutions with minimum ecological impact as the hotels will be built according to the strictest energy standards – for instance the hotels will rely on solar energy. To ensure the overall functionality and attractiveness of the hotels, the modern and urban buildings aesthetic will be provide a minimalist appeal mixing warm woods and white walls. Whilst the project is not underway yet A DMARES hotels have said that interested guests will be able to book the unique rooms one year out from the games, via global travel sites like Expedia and Booking.com.

ZAHA HADID ARCHITECTS TO DESIGN OPPO HEADQUARTERS IN CHINA Zaha Hadid Architects have been selected in an international competition, to build OPPO’s new headquarters in Shenzhen, China. OPPO launched their first phone in 2008, growing to become China’s leading smartphone manufacturer and the fifth largest worldwide with over 40,000 employees in more than 40 countries. Pioneering new communication technology in smart devices and internet services, OPPO has established six research institutes, four research & development centres, and a global design studio. Accommodating this growth, OPPO’s new headquarters will continue their commitment to connectivity through design. Conceived as four interconnected towers reaching a height of 200m (42 floors), the 185,000 sq.m design incorporates two towers of flexible, open-plan spaces linked by a 20-storey vertical lobby, and two external service towers providing vertical circulation. Orientated to maximize the views over Shenzhen Bay, the towers taper inwards at lower levels creating large civic spaces at street level. Locating the towers’ service cores externally frees the centre of each floor from obstructions; providing uninterrupted views throughout the building that will enhance interaction between employees. Large atrium spaces unite all occupants through visual connectivity, helping to foster collaboration between different departments of the company. The abundance of natural light, varied working environments and diversity of routes for staff and visitors to move through the building are all conducive to creative engagement and spontaneity.

Developed as a new civic space for the city with a public walkway diagonally traversing its centre, OPPO’s headquarters will include a landscaped plaza, art gallery, shops, restaurants and a direct link to the adjacent station of Shenzhen’s subway network. The 10th floor Sky Plaza will provide local residents, visitors and OPPO employees with varied dining, leisure and entertainment facilities, while the rooftop Sky Lab will be a popular public space with spectacular views over one of the world’s most dynamic cities. Following LEED Gold certification of ZHA’s Leeza SOHO tower in Beijing and Generali Tower in Milan, the new OPPO headquarters has been designed to target LEED Gold from the US Green Building Council; developed with 3D Building Information Modelling and energy management systems to optimise efficiencies. Breaking ground later this year, OPPO’s new headquarters is planned to complete in early 2025.

COULD PRAGUES SKYLINE BECOME HOME TO A SHIPWRECK? Prague may have a new tallest building, if developer Trigema’s plan for the 135-meter-tall multifunctional high-rise building near Nové Butovice metro stop is approved. The project designed by sculptor David Cerný and architect Tomáš Císař from the studio Black n’ Arch is indeed eye-catching. Dubbed Top Tower, the 135 meters (443 feet) tall building shows the skeletal shell of a ravaged oil tanker heading straight down to the ocean floor symbolic, the hull will be covered in greenery to make the building look like something out of a post-apocalyptic scene with the designer’s intentions to remind people of our environmental issues Inside, there will be approximately 250 small apartments available to rent, alongside offices and a cultural centre, and shop units on the lowest two floors. The entrance will be marked by a giant sculpture of a propeller that appears to have broken off from the submarine. If Approved the building will be build outside the protected zone of the urban conservation area and outside the area prohibiting high-rise buildings. According to initial estimates, investment costs will amount to 2 billion CZK. The developer hopes to begin in construction in 2021, with construction lasting three years.

LIVING AMONG THE DUNES Brooklyn based architects Studio Vural has envisioned an off-the-grid seaside dwelling that is carved beautifully and harmoniously into sand dunes.

Situated on a beach in Cape Cod, DUNE HOUSE is a two storey un-plugged house with its own autonomous power network, energized by a vast solar field and miniature wind turbines, designed to produce more clean energy than consumed. This high energy efficiency is enabled by burrowing the house under the dunes, anchoring the foundation into geothermal temperatures of sand, consequently blanketing %80 of the envelope. The Dune House is what Mr. Vural, principal architect calls the next generation of hyper-sustainable houses which “must be aggressively pursued to turn the tables on climate change”. Inspired by a squid’s rainbow flash at a night-time fishing expedition Mr. Vural thought; “if squids can power themselves, so should houses”. The concept also embraces the recent research on absorptive building materials and soil engineering for a sponge effect on carbon mass. The design is also a success in natural preservation since it is only recognizable from sea, blending seamlessly with nature; gently immersed not imposed. At the Dune House, human, bird, architecture and landscape blend as an inseparable whole as technology makes peace with nature at last.

AMeRICA AnDReS JAque ARCHITECTS

Spanish-born Andrés Jaque is considered one of the most challenging contemporary European architects who is working all over the world and directing his Madrid/New York based Office for Political Innovation – a special urban lab of architects, sociologists, economists and journalists focused on the development of a democratically centred architecture, considering objects as material actors of a fair, equalitarian society. The firm Andres Jaque Architects develops architectural projects that bring inclusivity into our daily living and rebel against the traditional ideals of architecture. His projects are bold, colourful and often child-like. His best known work is “The House in Never Never Land” built in Ibiza, a steel framed structured perched on the side of a hill pained in blue, florescent green and purple - the signature colours of Jaque. Therefore it was simply defined as an “artifact” and also titled as “an innovative biochemical design” because the installation consisted of numerous tubes and pipes which filtered 3,000 gallons of water within four days eliminating particles and increasing the oxygen levels. A moveable structure was designed to address the worrying estimates made by the UN that by 2025 two thirds of the world population would not have enough drinking water. Besides, through its advanced biochemical system the core of the pavilion was glowing every time the water became pure, lighting courtyard and providing a fascinating background to live performances and music concerts.

THE CITY AND THE SKY ABOVE HOW AIR MOBILITY WILL SHAPE THE FUTURE OF ARCHITECTURE IN OUR CITIES Netherlands-based architecture and urban design practice MVRDV and Airbus Investigates How to Integrate Air Mobility into Urban Environments.

Thanks to advances in computing, materials, and electric propulsion technology, one of the most enduring symbols of futurism is flying vehicles which may soon become reality. But in spite of their long presence in the public consciousness, some fundamental questions have not, until now, been addressed: How will these flying vehicles impact our urban environments? How can issues of energy, sound, and safety be approached? What protocols should be established with authorities to guarantee their safe and harmonious integration? More importantly, how could they be leveraged to improve our cities – not only for their users, but for everybody? To answer these questions, MVRDV worked with Airbus, Bauhaus Luftfahrt, ETH Zurich, and Systra to research and plan for the future of Urban Air Mobility (UAM).

A leader in the field of UAM thanks to their on-demand helicopter service Voom, Airbus Urban Mobility envisions a comprehensive mobility concept. Over the course of the last two years, MVRDV supported Airbus in exploring strategic urban development scenarios that leverage UAM as an opportunity to grow cities around the globe into thriving urban regions. Crucially, the study aimed to avoid any detrimental impacts from this disruptive technology, which can so easily arise when truly revolutionary transport modes are introduced to cities without careful planning for both shortterm and long-term scenarios. Instead, the research highlights how UAM can be made accessible to, and beneficial for, people of all backgrounds.

The key to unlocking this potential lies largely in vertiports, landing hubs that integrate the aerial network with the existing and future ground transportation system. The research findings envisaged vertiports of various types and sizes, just like traditional transport stops, stations, and terminals. However, unlike stations for other urban transport options such as trains, metros, or buses, the network does not require tracks, tunnels or roads in between, saving energy, natural resources, and land. This allows designers to adapt the vertiports to a variety of different locations, plugging into and enhancing existing urban scenarios with a number of different configurations. The vertiports have been designed as catalysts for urban improvement by addressing the question of resources and impact as a foundational step in their integration process. Vertiports are thought of not just as stations, but also as hubs of renewable energy, data, and public amenities. The research also considered the principles of transit-oriented development, not only by bringing airborne transport links, but also by integrating with other transport options to serve local surroundings and solve the problem of the “last mile. In locations that are underdeveloped, vertiports can be designed as opportunity hubs with educational and healthcare facilities, or business incubators, for example, while in areas fractured by infrastructure such as roads or railway tracks, a vertiport can serve as a bridge connecting neighbourhoods.

Air mobility can serve a greater good

“As cities become denser and technologies improve, it becomes increasingly clear that the truly three-dimensional city -one that includes flying vehicles – is surely one of the city models of the future… a city where my mobility is at my balcony!” says Winy Maas, founding partner of MVRDV. “But to reach this future will require many small steps. It’s a credit to Airbus that they are thinking about these issues in advance, and doing so in a way that will improve things in the meantime.” On a broader scale, the research investigates the potential of future UAM networks within cities, recognising that UAM should not seek to replace cities’ existing transport infrastructure. It concludes that once UAM is well established with an extensive network of vertiports, it could serve as an interesting contributor to a mobility system of discrete and distributed modes that complement rail or road infrastructure. A mature network of vertiports could serve to connect disadvantaged areas of cities and remote areas without the need for expensive infrastructure; could vastly improve emergency response times; and could even allow ‘technological leapfrogging’ in developing countries, providing a transit network that is relatively inexpensive to create in cities that never developed extensive metro or tram systems. Together these benefits can give cities the accessibility that is needed to attract new economic opportunities. Images provided courtesy of MVRDV

BRAD & JEN’S NEWLYWED MANSION FOR SALE! Few things are worth staying in an inconvenient marriage to hold on to, but in the case of a classic Beverly Hills mansion once owned by Jennifer Aniston and Brad Pitt, the breakup might have deserved a second thought. The A-list couple owned the home from 2001 to 2006 and it is once again on the market priced at $44.5 million. One of Southern California’s most romantic homes, the French Normandy Revival-style estate includes canyon views, dreamy hedged landscaping and lighted pool, meandering stoned courtyard and patios, multiple fireplaces including the bedroom, more fireplaces in the dining room and bar, outdoor living room and an outdoor bedroom over the tennis court. It was going to be their forever love nest when Jennifer and Brad bought it soon after their Malibu marriage.

The super couple immediately started a three-year renovation replacing the kitchen floor with heated marble, designing and installing a pub with floors sourced from a 200-year-old French château and adding a private screening room. They also added a tennis court and pavilion with guest house on the upper level. In January of 2005, their separation was announced and the home sold in 2006 to a hedge fund executive who completed the renovation and added some features of his own. The 11,173-square-foot home is nestled into a bit over an acre on a quiet cul-de-sac with gated entrances on two streets, five bedrooms and thirteen baths between the main house and a onebedroom guest house. Formal rooms are large with the dining room capable of seating 20 guests and the bar room with its original fireplace, eat-in gourmet kitchen and gym. The lower-level living room and bar opens to the swimming pool terrace. Grounds are tropical and thickly and privately planted with mature greenery. The home was originally built in 1934 for actor Fredric March, one of the first movie star mansions in Beverly Hills. March was as big a star in his day as Aniston and Pitt are today whose 52-year career totalled over one hundred films including classics such as The Best Years of Our Lives and Dr. Jekyll and Mr. Hyde. “THE GODFATHER”, “THE BODYGUARD” & JFK HONEYMOON MANSION! As Southern California’s ultra-luxury housing market has gone bananas this year, megamansions that have been sitting on the fence for the last few years are again selling for unfathomable amounts - making it a good time to list the historic Beverly House. As the former estate of newspaper magnate William Randolph Hearst and actress Marion Davies, it became memorable in its own right in the films The Godfather and The Bodyguard. The epitome of Old World elegance, Hollywood history and drama, it has recently been listed at $125 million.

212

THE WORLDWIDE PROPERTY BIBLE

Proving that the luxury market is quite well in Los Angeles, the fabulous Chartwell estate, where the Beverly Hillbillies intro was filmed, has sold for $150 million and the former estate of deceased television-producer Aaron Spelling, previously purchased by racing heiress Petra Stunt in 2011 for $85 million just sold for $120 million. But the winner of the most expensive purchase so far is Jeff Bezos, who just closed the deal on the home of David Geffen for an ungodly price of $165 million. With one more mansion on the market in Bel Air stratosphere-priced at $225 million, the elegant Beverly House’s price tag of $125 million might be a bargain. Jacqueline and John F. Kennedy stayed at the Beverly House in 1953 as one of the stops on their three-week honeymoon; it was also the West Coast presidential election headquarters for JFK. The home features 18 bedrooms, 25 bathrooms, 12 fireplaces, two swimming pools, exquisite formal water gardens and six separate structures. Designed by Gordon Kaufmann, the architect behind the Hoover Dam and some of the most important estates in the Beverly Hills area, the Beverly House stands as an emblem of Hollywood’s Golden Era. Built in 1927, the estate is well known in the architectural world for its H-form design characterized by long colonnades, wide balconies, arched floor-to-

ceiling windows and its spaciousness: a stunning two-story library with hand-carved paneling and a wraparound walkway; a formal living room with its 22-foot-high, hand-painted arched ceiling; a state-of-the-art spa; and a billiards room with herringbone parquet floors and an intricately designed ceiling and carved fireplace - both from the Hearst Castle in San Simeon. The main-level hallway is a staggering 82 feet, seven inches up to the 32-foot billiard room, which is open to the main hallway, for a total of 114 feet and 7 inches visible upon walking into the entry. The grand upstairs hallway is more than 102 feet long and features a 40-foot wide, nearly 9-foot-tall Dennis Abbe mural.

Located only three blocks from Sunset Boulevard and the Beverly Hills Hotel, the Beverly House is situated on approximately five acres of landscaped flat land in the heart of Beverly Hills and offers extreme privacy and security with four security gates and several perimeter housing structures. Luxury destination Villa Verte is a go

218

THE WORLDWIDE PROPERTY BIBLE

Tucked away in the hills of Hout Bay are two serene properties that offer the ultimate escape from it all – Villa Maison Noir and its brand-new neighbour, Villa Verte. These luxurious contemporary villas, built on the mountainside, are like a home away from home for guests and offer slightly different propositions for getaways, events and extended holidays. The overarching theme, however, is recharging in one of Cape Town’s most picturesque settings.

PERFECT HOMES INTERNATIONAL MAGAZINE

219

The properties are owned by design-andentrepreneur power duo Jim Brett (of Anthropologie and West Elm fame) and Ed Gray (who previously owned a luxury home furnishings store in Philadelphia by the name of Bruges Home). The American couple first began coming to South Africa to export South African craft to the US and fell in love with the country. “We loved the people we met, the culture, the food and we were awestruck by the beauty of the landscape,” explains Brett. They put down roots and found the perfect spot in Hout Bay, where a blue gum forest on the back side of Table Mountain had been cleared and where the expansive property cluster that makes up Villa Maison Noir sits. Now expanding the brand further, they’ve created a new private residence on an adjacent property, which is connected to Villa Maison Noir by expansive gardens and is also a secluded mountain retreat. Villa Verte will extend the combination of luxury amenities and exquisite location. “We really enjoyed building the brand and wanted to keep extending the business. There used to be an old 1970s house on the property when we bought it, and we knew we could build something better in its place to complement Villa Maison Noir next door,” says Brett.

Enveloped by trees, Villa Verte will offer the same level of style and soul that Villa Maison Noir does, in a slightly different package. “We hope that people will come to this magical place and feel like they are living in a tree house, with endless views of the mountains and nature all around them,” says Gray. Following the same concept of a ‘village’ of structures as opposed to a single dwelling, Villa Verte has five peaked roofs, reiterating the five elements which are ever present throughout the entire homestead. The circular backbone of the house echoes the circular motif found throughout Villa Maison Noir.

“We use curves and circles throughout the entire property as nothing in nature is square or rectangular, even at its most cellular form. Even the furnishings have many round shapes and curved edges. We love everything that the circle represents: equality, inclusivity, unity, sustainability and of course the circle of life,” Gray explains. “When we first bought Villa Maison Noir, we loved the way the original architect, Poalo Deliperi, had brought the concept of the African ‘kraal’ to life. He recommended architect Thomas Leach to help us manifest our vision for the new Villa Verte,” says Gray. He notes Thomas’s unique ability to approach the project with acknowledgment of the surrounds, as well as creating something truly exceptional in terms of design. “Many others would have proposed something overpowering; but Thomas managed to create something totally original, yet that referenced Villa Maison Noir,” he continues. Additionally, Villa Verte will demonstrate the same passion for design that Brett and Gray have added to Villa Maison Noir since they took ownership - the eclectic mix of art and design gives it global appeal as well as local relevance. “We’ve always travelled the world, looking for unique products that could help people express their personal style at home,” states Brett. “Your home is your story - and yes - it’s told through the architecture and the interior design; but, most importantly it’s about your soul shining through. There is a shortage of truly authentic luxury experiences at affordable prices. We believe that both our properties - the existing and the new – combined with our amazing people create an experience that is unparalleled in Cape Town.”

Boho is back Over the last few years designers have presented interiors that offer perfection with a stark minimalistic approach, but after a while this can become pretty boring. Our homes should be full of life, bright, relaxed and more importantly carefree and what better style trend to adopt to showcase this then “Bohemianism

But what makes bohemian style so distinctive and viable, and how do you get the look right in your home without coming off as heavy handed or just dam right messy? Well the first rule to remember is there are no rules! Bohemian decorating is for those who embrace life, who want their homes to reflect their personality, culture embracing the carefree, the relaxed and the unusual. Derived from the French expression “La Boheme”, which means gypsy bohemian-style rooms are not what most would think “hippy” instead they are an eclectic mix of colour, fabrics and textures.

Colours

There are no rules when it comes to colour, yet warm earthy colours like terra cotta, gold, fiery orange and metallic play a huge part in creating this atmosphere. Jewel tones like saturated purple, and electric blue also play heavily in the accessories like tapestries and art. The secret to a perfect bohemian colour scheme lies in combining various warm colours in the right proportions. You have to remember that when it comes to Boho style interior, there’s no space for white and any other cool colours.

Pattern Be brave with combining various patterns and prints. Usually Boho interiors are inspired by motives from exotic countries: India, Latin America, Africa. However, this type of interior shouldn’t be influenced by only one particular country, but rather be a cosmopolitan mix and remember no boho inspired interior is complete without some sort of animal print.

Materials The key to using materials in this style of interiors is to mix and match. Use natural materials like burlap and sisal and mix them with silk and chenille’s. Colourful curtains that hang and accentuate doorways and windows are a prominent feature in any Boho-home, tied back with an elaborate tassel or an intricate treasure this look conjures up the exotic and romantic. To really embrace the style try adding a hammocks from the ceiling.

Furniture Luxurious large pillows for resting on the floor can often be found in a Boho home, paired with low coffee tables and ottomans this creates a comfortable and pleasant living environment. Wicker and rattan are key elements in a Boho home as they give the indoor outdoor feeling of a carefree life. When sourcing furniture for your Boho home its best to source furniture from flea-markets, garage sales and auctions – there you may find something really unique and original. The older the piece, the better it looks in Bohemian environment. However, don’t go extreme: incorporate some modern items as well, otherwise your interior will end up looking like a garage sales itself!

Accessories Picking the right accessories is one of the most important steps in the process of decorating a room irrespective of the style you have adopted. However, the importance of accessories becomes even more when doing up rooms in boho style. Like furniture, every accessory placed in a boho room should tell a story. Some of the items you can use include mismatched china clay articles, maps, vintage bottles, ornate boxes etc. Bohemians were known for being nomads; they used to travel a lot and collect items from different parts of the world.

How to Achieve a Bohemian Interior Design Style Be Unique Your personality will play a huge role in expressing this style within your home. So don’t hold back – express yourself as only you know how too. If you love photos of loved ones around you embrace this and scatter them everywhere after all you can always remove them if you change your mind, It’s eclectic and busy If you like a nice and neat, totally organized, streamlined, symmetrical foundation for your furnishings and accessories - then turn around and run from the Bohemian style of decorating! You’d probably enjoy more of a modern / contemporary design style. Bohemian interior design is the exact opposite with a seemingly random, carefree design Bare Spots Not Allowed: See an empty corner? Fill it. Bare spot on your wall? Cover it. Consider using throws on naked furniture pieces, wall hangings on bare walls. This is one of the key to bohemian interior design Be Free … But Keep It Tasteful: You can mix and match furniture and accessories to your hearts content, however - if it looks like you’ve just thrown up your arms and tossed everything into one big pile in the living room, then you’ll need to back up and gingerly allow a little rhyme and reason to show through. While the idea of “throwing everything together” sounds simple enough, if not careful your design will simply be referred to as chaotic. 6 easy steps to make your home more

ENERGY EFFICIENT

Reduce your energy wastage with these easy steps and save money! When considering making home improvements of any kind, the number-one question on most homeowners’ minds is, “Will this help me save money” and reduce my energy consumption. We all know that energy bills are amongst the largest expense of any household taking up to 60% of most household’s budgets but during a refurbishment you can take action to help reduce these.

236

THE WORLDWIDE PROPERTY BIBLE

HEATING AND COOLING

Climate control is one of the largest home energy users. A programmable thermostat is a simple starting point and can save up to one-third of heating and cooling costs. Cutting-edge models can even learn your family’s behaviours and tweak usage for maximum savings. Additional ways to save energy include sealing leaky ducts, cleaning or changing air filters regularly and replacing your furnace or air conditioner with an energy-efficient model, particularly if your heating and cooling systems are more than 15 years old. Figures show that investing in a new cooling or heating system could cut down your energy bills by up to 20% right away, and even more with energy-efficient units!

PERFECT HOMES INTERNATIONAL MAGAZINE

237

INVEST IN SOLAR PANELS

Solar panels can cost a pretty penny, but they’re a great way to heat and cool your home using alternative energy. With government tax benefits, it’s becoming easier for homeowners to make the switch to solar energy, one step at a time.

If you budget can’t stretch to a full house installation start small, or instance, you could replace your outdoor lighting with solar lights, or get a solar water heater installed on the roof to cut down heating costs.

INSULATION Studies show that only 20% of homes built before 1980 were well-insulated so depending on when your home was built, adding insulation in the attic and walls can be one of the fastest and most costeffective ways to reduce energy waste. Not only does better insulation reduce energy loss and improve comfort, it’s an upgrade that generally adds to the value of your home with an estimated 95% return on your investment.

238

THE WORLDWIDE PROPERTY BIBLE

WINDOWS This may sound like an obvious solution but high-performance windows not only lower heating and cooling bills, they also reduce heat gain during warmer months and add a layer of insulation when you need to keep the heat inside. Triple-pane, Low-E insulated frame windows can save 33% of the heating cost for a typical home in cooler climates, and in hotter environments, double-pane, low solar-gain windows can reduce cooling costs by up to 32%. As an added layer of insulation add heavy curtains or drapes over windows and doors, to keep the sun’s heat out during the summer and trap warm air inside when the weather cools off. Plus it will also add a stunning focal point to your interiors

LIGHTING

How often do you leave a light on in a room even when it’s not in use? Surprisingly the average house dedicates 5-10% of its energy budget to lighting. To cut your use, switch to LED lights, turn off unneeded lights and, where possible, use natural light. Other measures, like relying on task lights and installing motion detectors, can help further limit your lightingrelated energy usage.

PERFECT HOMES INTERNATIONAL MAGAZINE

239

LANDSCAPING This is often an area overlooked but the way trees and bushes are positioned near our homes actually helps reduce energy use. Trees positioned to reduce summer sun and winter wind can reduce a household’s energy use by 25% or more. In summer, trees can lower air temperature as much as 9 F through shading and evapotranspiration. In winter, a well-designed landscape can cut heating bills by about one-third.

DUKE OF WINDSOR’S

BAHAMAS ESTATE FOR SALE!

THE WORLDWIDE PROPERTY BIBLE

Several years after Prince Edward, the Duke of Windsor abdicated as King of England in 1936 in order to marry the American divorcee Wallis Simpson, he became the governor of the Bahamas and while awaiting the completion of the renovation of Government House, the official residence the couple bought a Bahamian mansion named Sigrist House, which today is one of the most exquisite properties on the island.

Edward Albert Christian George Andrew Patrick David, Prince of Wales, King Edward VIII and finally Duke of Windsor was a square peg that England tried to force into a round hole. He made it clear at the outset as a boy that he valued happiness above duty, but no one listened. As the country watched his disdain for various courses of education, his romantic antics with married women and his party-boy behaviour, it should have been no real surprise when he opted to reign with the love of his life instead of his country. But shocked they were and still not a day goes by generations later that his abdication from the throne doesn’t stir up debate among loyal followers of British royalty. King Edward VIII reigned for just under a year before leaving England for exile in France with Wallis Simpson, at which time his title was changed to Duke of Windsor. He told the family that they would return to live in England in a couple of years but his mother, Queen Mary, told him she would cut off his allowance if he ever moved back to Britain. Completely devastated, the couple decided to tour Germany against the advice of the Crown. The German tour raised many British eyebrows and gossip began running rampant that the Duke had become a Nazi sympathizer. It was at this point and for this reason he was sent to the Bahamas and assigned the governor’s job in 1940.

246

THE WORLDWIDE PROPERTY BIBLE

On their arrival at the island of New Providence, the Windsor’s moved into this large country estate where they lived until the Government House was renovated. Located on a ridge just outside Nassau on four acres overlooking gorgeous ocean and bay views, the Spanish-colonial home was built in the 1930s by British-movie-producer Frederick Sigrist who was also a pioneer in aviation. The 15,000-square-foot main residence has retained its British character with wood-panelled walls and fireplaces, four of which were imported from English country homes. The mahogany walls were shipped to England for finishing then sent back to Nassau for installation. In addition to the main residence with four bedrooms, there is a three-bedroom apartment and two four-bedroom guest houses making it convenient and private for guests wishing to have longer visits. Though it retains its original character, the entire property has been updated, modernized and refurbished from the roofs to electrical and plumbing along with restoration of the wood and ironwork. The lushly planted tropical grounds flow out from the terraces and loggia and contain flower gardens, fruit and coconut trees. The swimming pool and spa have views of the ocean and manicured grounds. Restaurants, shops and a casino are only a short stroll from the estate.

Sigrist House, considered to be one of the most elegant estates in the Bahamas and host to many dignitaries over the years has over the past decade undergone extensive restorations. All electrical and plumbing systems have been modernized and brought up to today’s standards. The roofs have been replaced and the historical wood and ironwork has been lovingly restored. The gourmet kitchen, with custom cabinetry, has been upgraded to create a thoroughly modern functional workspace. The private gated grounds and magnificent gardens create a mood of serenity. Set amidst 4 acres of lush flowering tropical gardens, including fruit and coconut trees, a swimming pool and Jacuzzi all with views over the mature manicured grounds, saltwater canals, and distant Atlantic Ocean. In total there are 15 bedrooms, 14 bathrooms all set in a magnificent private setting close but not too near the beaches, shopping and all of the new amenities at the Baha Mar Resort and Casino. The estate is an island of serenity, a perfect place to enjoy all that Nassau has to offer in an idyllic historical setting.

Paphos takes the crown as the most in-demand area with international purchasers, with a market share of 42.1 % in 2019, followed by Limassol at 26.7%. Benefitting from attractive residential investment citizenship schemes, Cyprus is also popular due to the size of homes on offer. The average size of a property in Cyprus is 141.4 sqm, which is the largest in Europe . Average sizes in similar European countries measure at 106.7 sqm in Portugal, 99.1sqm in Spain 99.1 sq.m and 93.65 sqm in Italy. The citizenship and residency schemes on offer in Cyprus and Greece remain a huge draw for international holiday home purchasers and investors, through the Cyprus Investment Programme (CIP). In return for a property purchase of €2 million, investors will qualify for a Cypriot Citizenship with the right to live, work, travel, stay and study in Cyprus a well as anywhere in the EU, and free travel to over 155+ countries including Canada, Switzerland, and Iceland. The Cypriot passport only takes 6 months to come into effect and once acquired, is valid for life, and covers their spouse and any dependent children up to the age of 28 years.

There is also the option of permanent residency, which can be reached through a property purchase of €300,000 in Cyprus and €250,000 in Greece. This option takes typically up to 60 days. Like the citizenship scheme, this covers the entire family including the parents of both spouses. Cyprus and Greece also regularly feature in the top five global destinations for holiday homes for many reasons. Only a fourhour flight from the UK and more than 100 flights a week, Cyprus is home to a strong expat community, so English is spoken widely, cars drive on the left and there are even UK plug sockets, healthcare is excellent and the cost of living is relatively low. On top of that, the island has no immovable property tax, no wealth gift and inheritance tax, over 340 days of sunshine per year and is one of the most beautiful in the Mediterranean, with amazing beaches, a UNESCO World Heritage Site, numerous historic landmarks and some of Europe’s most attractive real estate.

Sector-leading Alpine property developer, MGM French Properties, is launching an exclusive luxury development, Résidence Alhéna. The development is centrally located in the family friendly resort of Flaine, part of the Grand Massif, France’s fourth largest ski area. The collection of 39 apartments provide two and three-bedroom leaseback properties, ranging in size from 62.5 m² to 84.6 m² and starting from €316,667. Résidence Alhéna breaks from the company’s traditional alpine design on the exterior to reflect Flaine’s distinctively modern characteristics, inspired by the artwork found across the resort. Internally, residents can enjoy traditional chalet-style interiors, finished with MGM French Properties’ high-specification furniture and fittings. Each apartment comes fully furnished to the highest standard. Inside, the spacious apartments emphasise warm, chalet-style interiors incorporating locally sourced stone flooring and wood panelling. Résidence Alhéna boasts an exceptional location in Flaine Forum, the central square of the resort, and direct access to the slopes. Each apartment has an individual ski locker with boot dryer, a private cellar and an indoor secured car park space. The sitting room leads onto a south-facing private balcony providing panoramic views of Mont Blanc. Kitchens come fully fitted with the latest appliances, granite worktop and wine cellar. The chalet style continues in the bedroom, with oak parquet flooring and exposed wood beams, while the fully fitted bathroom provides a vanity unit with basin and mirror and granite worktop. Designed by acclaimed Bauhaus architect Marcel Breuer, Flaine is a popular destination for families since opening in 1969 and the only resort in the world to feature works of art designed by Picasso, Vasarely, Dubuffett and Bury. Flaine is one of five resorts in the Grand Massif ski area and is situated at the peak, providing incomparable snow coverage across the ski season. The unique microclimate at Flaine is caused by the natural bowl shape of the valley and 1600m altitude. Overlooking the rest of the Grand Massif ski area, Flaine enjoys 360-degree views of the surrounding mountain ranges of Mont Blanc, Aravis and Belledonne. Snowsports enthusiasts have 64 ski runs to explore within Flaine, catering for all abilities, with sweeping gondolas for beginners and challenging off-pistes for more experienced skiers.
