When will the residences be completed?
Phase 1 is expected to be completed by late summer 2028.
Is there a community reinvestment fee or transfer tax?
There is no transfer tax. If you choose to rent out your residence, there is a 1% fee on gross rentals collected by the Snow King Resort Association to cover costs including landscaping, roads, utilities, employee housing, parking, pathways, transportation, and marketing.
How much are the HOA dues and what do they cover?
The anticipated HOA dues for Cadence JH are projected to be between $10 and $11 per square foot. These fees will cover the following, but not limited to, building insurance, building/exterior repairs and maintenance, common area maintenance and cleaning, pest control, window washing, and common area utilities.
Are the residences being sold furnished?
No, but a furniture package is available for purchase.
Are rentals allowed?
Yes. Both short-term and long-term rentals are permitted.
Are pets allowed?
Yes. Well-behaved pets are allowed for owners.
Are BBQs allowed in outdoor spaces?
Each residence will have a BBQ on their deck.
Are there hot tubs?
Yes, each residence has a private hot tub on their deck.
Is there parking for residence owners?
Yes. Each residence will have 1 to 2 parking spaces depending on the number of bedrooms.
Is there additional storage outside the units?
Yes. A lockable storage area, located in the temperature and security controlled underground garage, is included with each residence.
What is the sales process?
A refundable 25% earnest money deposit is due upon signing the letter of reservation. Upon completion of Buyer’s Due Diligence, the deposits will be deemed non-refundable. Remaining balance of the purchase price is due at closing.
