GreetingsfromtheGeneralManager

We have reached the last weekend in July, which means our 2024 summer camps have ended What an attendance record-setting year our amenity managers hosted! We will see you all again in 2025 and invite you to enjoy some great pictures of these final camps in this week's edition

We will extend our fun late into the summer this year thanks to Steve Panetta and his team at the Beach Club. This August, we will stay open throughout the week and weekends. We will have the pool, beach, and inflatables available Monday through Friday The rock slide and marina craft will only be available on Saturday and Sunday. This is an excellent addition to the value of the Aquatics Membership.

September will bring our second visit to Truist Park to see our Braves take on the Los Angeles Dodgers. Please register now to join us for this sold-out game! We have about 25 seats left. The ticket price includes tickets to the game and luxury bus transportation plus a two-hour barbeque buffet indoors at the Top of the Terrapin overlooking the Battery and Park.

In this week's edition, Treena has tips for us on Big Canoe's architectural rules for outdoor lighting and handrails

I’d also like to congratulate the Big Canoe Chapel on its 50th Anniversary Jubilee Year and welcome the new Senior Pastor, Dock Hollingsworth

Our best to you,

Join the fun!

EXTERIOR LIGHTING IN BIG CANOE

TREENAPARISH

TPARISH@BIGCANOEPOA.ORG

“This time of year, it is not uncommon for me to get calls regarding a random light being left on all night or a light that shines very brightly disturbing the neighbors. Please note that all exterior lighting should be turned off when not in use to avoid bothering your immediate neighbors or even those across the valley from you. Below is an excerpt from the Architectural Control Standards that pertains to exterior lighting.”

A. All exterior lighting must be approved by AECD. All lighting proposals must show suitable restraint and concern for the impact on the Big Canoe flora and fauna environment as well as neighboring properties. Lighting of adjacent or common property is prohibited. Entry, garage, deck, and terrace areas may be illuminated under the following conditions.

Exterior lighting must be fully shielded or directed shielding “Fully shielded” means outdoor light fixtures are shielded or constructed so that light rays emitted by the fixture are projected below the horizontal plane “Directed shielding” means shielding by design or external application that directs light downward and limits the direct line of sight of a fixture lamp

2. Fixtures are lit by bulbs not greater than 525 lumens each as recommended by the Illuminating Engineering Society of North America (IESNA) and the International Dark-Sky Association (IDA). Post lighting fixtures shall be a maximum of 250 lumens each.

All outdoor lighting shall be “white light” defined as a color temperature between 2700-3100K (Kelvins).

No colored bulbs are allowed, even for seasonal decorations

3. Neither Up Lighting nor Moon Lighting is permitted.

4 Classic residential “corner floodlights” are not acceptable except for emergency lighting. Emergency lighting may exceed the lumen maximums provided the lighting extinguishes within 30 minutes of activation or secession of an emergency condition.

5. Driveway/pathway/entry fixtures shall be only brass, brown, black, or gray powder coated aluminum

6. Landscape lighting fixtures may be dark green.

1.

HANDRAILS

Recently, several people have decided to replace the handrails on the porch or retaining walls of their homes. Please note that handrails visible in the same plane MUST match in style and color. This means that if the handrails on your breezeway are visible at the same time as the handrails on your front porch, they must match. See below for the excerpt from the Architectural Control Standards.

A. Deck posts, handrails, and pickets for all installations, including decks, porches, and retaining walls, must meet applicable state codes and be submitted to and approved by AECD prior to installation. Posts, railings, and pickets (both horizontal and vertical) that are visible in the same plane must match in design, material, and color.

1. All posts and railings must match the siding or trim color of the house or be bronze or black metal.

2. On the rear and sides of the home, stainless steel cables or black mesh panels are also acceptable, and all framework must match the siding or trim color, except as identified in Appendix I- Neighborhood Guidelines.

3. For rear or side installations, glass panels may be used to enhance views with prior approval from AECD The installation of the glass panels must take into consideration sunlight reflection viewable to other Property Owner(s) in Big Canoe and be limited in scope or expanse so as to not overwhelm the property.

RENEW BIG CANOE - UPDATE

We are excited about the progress of the Choctaw course upgrades! The contractor, Sander Golf, has continued to progress despite the horribly wet conditions during July and have now completed the drainage installation, earthwork and shaping of the new features. The big push, currently, is to sod the exposed areas and finalize the irrigation installation.

The bunker liners and sand filling will proceed after the sodding, as well as the greens' and natural areas' seeding in late August.

The new bridge on #9 is now in place. It was delivered in two halves and assembled on-site.
