at least 10,000 years. With the arrival of Spanish missionaries in 1782, Mission San Buenaventura was established by Junípero Serra, giving the city its name. The mission played a central role in the region’s development.

Ventura’s combination of natural beauty, outdoor recreation, cultural offerings, and community events makes it an appealing place to live for those who appreciate a coastal lifestyle with a mix of urban and natural amenities.

LEARN MORE ABOUT 1111 DOVER LANE

Because You’re Already There At 1111 Dover Lane, just five homes from the sand, the beach isn’t somewhere you go. It becomes part of the rhythm of everyday life—and part of the view. Beautiful beach and ocean views unfold f rom the living room, kitchen and covered front balcony, keeping the coast in sight as you cook, gather with friends or simply settle in at home. Slip down to the sand for a barefoot break in the middle of the day, suit up in the garage and carry your board to the surf, or simply listen to the waves from home. And

when sunset begins to spill across the water, dinner can wait. It’s only steps away. Built in 2015, this four-bedroom, three-and-a-half-bath home was thoughtfully designed around the space that matters most—the place everyone gathers. Upstairs, kitchen, dining and living flow together beneath soaring ceilings, while natural wood floors add warmth and walls of windows draw the ocean, beach and ever-changing coastal light into the room.

The kitchen sits naturally at the center of it all, with quartz counters, custom shaker cabinetry and a Bertazzoni range—and an ocean view that makes even doing the dishes a little more appealing. Nearby, the covered f ront balcony feels like another living room, with a sweeping perspective toward the beach and ocean. It’s a place for morning coffee, an evening glass of wine or friends lingering long after dinner. The upper-level primary suite keeps everyday living on the same floor as the main living spaces and opens to a private rear balcony. Downstairs, a second primary suite with a walk-in closet and backyard access joins two additional bedrooms and a full bath, creating separation and flexibility for guests, work or extended stays.

What may be most surprising is just how peaceful it feels here. Dover is one of Pierpont’s short residential lanes, removed f rom the busier public beach access points. The sand is close, yet the house feels tucked into a genuine neighborhood where people know one another and life moves at an easier pace. And the experience changes beautifully with the seasons. Clear days bring views across the water toward the Channel Islands. Marine-layer mornings soften the coastline, summer invites doors left open to the ocean air, and cooler evenings call for the fireplace and the sound of waves outside. The ocean is a constant presence, but never quite the same f rom one day to the next.

Life beyond the house can be wonderfully simple, too. Jump on a bike and follow the coastal path through the state park, continue toward the harbor or downtown Ventura, walk to breakfast, or pull a little cart to the neighborhood market. The car can stay home simply because so much of what you came here for is already close at hand. When f riends do arrive, there is another rarity for Pierpont’s beach lanes: off-street parking for five cars, with a finished twocar garage and room for three more in the driveway. Thoughtful features including an outdoor hot-and-cold shower, whole-house water softener, reverse-osmosis drinking

water, tankless water heater, wired security, indoor f ire sprinklers and drip irrigation make beach living remarkably easy. But perhaps the best way to understand 1111 Dover Lane isn’t through its list of features. It’s seeing the ocean while you make dinner. Morning surf and spontaneous sunsets. Bikes waiting in the garage. Bare feet and open doors. A house full of friends who come for dinner and somehow don’t want to leave. Because sometimes the greatest luxury is not needing to escape your everyday life. It’s realizing you’re already there.

Having Friends Over This house makes entertaining easy— everyone naturally gathers around the kitchen, fireplace and decks. My book club once came up from L.A. and ended our discussion by running into the ocean, then rinsing off under the outdoor hot shower.

9.

Leaving the Car at Home I love how much of life happens by foot or bike—Juice Swell, Duke’s, Surf ’N Yogurt, the harbor, Main Street or even Vons with our little grocery cart. Everyday life here can feel a little like vacation.

10.

Dover Lane I’ll miss this casual little community where neighbors become friends, look out for one another and bring in your trash cans when you forget. It’s friendly without being intrusive— a genuinely happy little lane.

WHY WE FELL IN LOVE

WHY DOVER

We had already fallen in love with Pierpont, but we were willing to wait for the right house. The moment we came upstairs and saw the soaring, light-filled great room, all those windows and the ocean beyond, we knew we’d found something special.

After years in Los Angeles, we wanted a quieter life by the ocean without feeling disconnected from everything we loved. We explored beach towns up and down the coast before realizing Pierpont offered exactly the balance we were looking for.

We also loved how substantial and thoughtfully designed the house felt— and that the best space in the home was the space everyone could share.

The short lanes, easygoing neighborhood and ability to leave the car at home give it the feel of a true beach community rather than a beach destination. From Dover, the sand is steps away, with biking, surfing, the harbor and downtown Ventura all part of everyday life.

PIERPONT VENTURA’S BEACH LIFESTYLE, PERFECTED

T

here are beach neighborhoods, and then there is Pierpont.

For nearly a century, this beloved coastal enclave has embodied the easygoing lifestyle that draws people to California’s shoreline. Originally established in the 1920s as a seaside retreat, Pierpont has evolved into one of Ventura’s most cherished neighborhoods while never losing the relaxed character that first made it special. Unlike many Southern California beach communities that revolve around tourism, Pierpont remains, first and foremost, a true neighborhood Here, neighbors know one another by name. Children ride bicycles to the beach. Evening walks become daily rituals. The pace is slower, conversations linger longer, and the ocean quietly sets the rhythm of everyday life. One of Pierpont’s greatest charms is its architectural diversity. Original beach cottages sit comfortably alongside thoughtfully renovated mid-century homes, classic California beach houses, and striking contemporary residences. Each generation has left its mark, creating a neighborhood with

character, personality, and a sense of history that continues to evolve. Life here naturally unfolds outdoors. Surfers stroll toward the waves with boards tucked beneath their arms. Paddleboarders glide through the calm waters of Ventura Harbor. Families gather at Marina Park while cyclists and joggers enjoy miles of scenic beachfront pathways. Rather than getting in the car, many residents simply walk or bike to dinner, coffee, or the beach. Just moments away, Seaward Avenue offers a collection of local cafés, restaurants, and neighborhood favorites that quickly become part of daily life. Fresh seafood at Ventura Harbor, tacos after a surf session, sunset walks along the shoreline, or an evening paddle on the harbor become less of an occasion and more of an everyday routine. Nature is woven into life here as well. Dolphins are frequently spotted just offshore, pelicans soar overhead in graceful formation, and migrating whales can often be seen during the winter and spring months. As daylight fades, the Pacific sky transforms into brilliant shades of gold, coral, pink, and lavender—sunsets that residents never seem to

tire of, no matter how many they’ve witnessed. Perhaps the greatest luxury, however, is Ventura’s remarkable coastal climate. While inland temperatures climb each afternoon, cool marine breezes drift naturally through Pierpont, filling homes with fresh ocean air and creating comfortable evenings year-round. Many residents find themselves opening the windows instead of turning on the air conditioning—a simple pleasure that quickly becomes one of the things they treasure most. What makes Pierpont truly special isn’t simply its proximity to the beach.

It’s the feeling of slowing down. The feeling of knowing your neighbors. Of spontaneous sunset walks. Of children growing up with sand between their toes. Of friends gathering after work, surfboards stacked in the garage, bicycles in the driveway, and one more chair always pulled up around the table.

It is, quite simply, the Ventura lifestyle at its very best.
