The state of the Montana ranch and recreational real estate market is strong. The continued robust stock market and economy coupled with ample rain bode very well for buying and selling ranches and recreational land across the state. Many buyers come to Montana for the experience it can provide themselves, their families and friends. What better place to get away from it all than Big Sky Country? This trend continues and has helped fuel demand for recreational homes and land. “With the strong US economy, inquiries are increasing, with the emphasis being on recreation and lifestyle issues. Convenience to larger towns and airports play a significant role in buyers making purchasing decisions.” According to Don Pilotte, managing broker in the Berkshire Hathaway HomeServices Montana Properties Big Sky office. “Upland bird hunting, fishing, then followed by big game hunting seem to be important factors for current buyers. The market is transitioning – buyers are more interested in experiences and less in just owning land for land’s sake,” Pilotte added. Montana NPR recently aired a story talking about the openness and casual nature of Montanans. In many other parts of the world, people tend to keep to their own groups and social order. Here, you can relax and be yourself. When you walk into the local watering hole or restaurant, you are just as likely to be seated next to a billionaire as you are a local ranch hand. And that’s the beauty of it! According to Pilotte, who has a been selling ranch and recreation properties in Montana for more than 30 years, the three biggest trends he is seeing so far this year are: •

While the economy in the county is in one of its longest upswings, many agricultural producers are beginning to be concerned as trade conflicts continue to make headlines. Across the state, farm and ranch inventory has risen a bit and prices tend to be stable or increasing slightly. Properties with high amenity and recreation features are receiving the most attention, while agricultural production tends to be less of a factor in many sales. This is most likely the reason that the market has not seen noticeable price reductions.

There have been very few large transactions so far this year. Most of the sales and pending sales have been for smaller properties.

Organic production is beginning to generate more buyer interest and properties with large oversized improvements are seeing discounted prices and longer times on market.
