Ensure TWO pieces of Government Issued ID's (Driver's License/Passport) are valid (not expired) for closing as these are required for your meeting with your lawyer. Schedule a meeting with your Lawyer prior to closing (Lawyers typically need to meet no sooner than 3 days before closing) Some can accommodate a virtual Zoom meeting if that‘s easier - just ask!
Maintain Insurance on Your Home
**IMPORTANT** - Do NOT arrange cancelation of your home insurance until after closing has occurred. If there are any delays in closing, your insurance company may refuse to reinstate insurance on your home.
Review Your Purchase Agreement (clause 6 of the Contract) to ensure the inclusions you agreed would be included, remain at the property. Unless otherwise specified, appliances and equipment are to be in good working order on closing. If this is not the case, discuss with your REALTOR how to proceed (repair/replace/negotiate compensation for the Buyer)
Top-Up Oil/Propane (if applicable), approximately 2-5 days before closing, and provide receipt to your lawyer:

Pump Your Septic Tank If your home is on a septic system and you have agreed to pump your tank for closing as a condition of the sale (clause 1 3 of the Water/Septic Schedule), arrange for the tank pump-out approx 1 week prior to closing and provide the receipt to your lawyer.

Leave Your Home Vacant & Clean for the Buyer's pre-closing walk- through, time specified on clause 2.2 of your Agreement. This includes:
inside appliances
cupboards
vanities
storage sheds under decks and curbside
Any garbage/refuse/debris should be removed from your property completely, and discarded at a city dump site- not left at your curb as this could interfere with your closing.
Arrange Electricity Disconnection with Nova Scotia Power
*For after closing day*. This request may be required to be made 10 business days in advance Please ensure the Buyer has power to perform their preclosing walk-through (this is typically done the evening before or morning of closing). NS Power may only come to your specified area certain days of the week. If this is the case, please do not disconnect power for closing day if buyer has not scheduled their hook-up): NS Power Service Request
Arrange Municipal Water Disconnection with Halifax Water (if on municipal water) *for closing day, at least 5 days prior to closing: Halifax Water Service Disconnect, or phone: 902-490-4820
Arrange Natural Gas Disconnection (if on Natural Gas) *for closing day: Heritage Gas: 1-877-836-7427
Disconnect any Monitored Alarm Systems
Disarm Alarm for Closing. Remember to provide alarm code for the new buyer, and reset instructions (if applicable)

All attached fixtures should remain with the property (lighting fixtures, curtain rods, bathroom mirrors, tv mounts, bathroom tissue holders, shelving, etc.). Any pieces that are personal in nature and hung with picture hooks should be removed (photos, art) unless otherwise specified in the purchase agreement. Any holes/damage from removing items from walls larger than a picture hook should be repaired & painted. If you’re unsure if an item should stay or go- ask your Agent!
Leave keys at the property or with your lawyer for closing (including house keys, mailbox keys, garage door openers). The Buyer's agent will access the home for the final pre-closing walk-through via the lockbox, and will release the lockbox key to the buyer upon closing Lockbox and signage will be removed upon closing.
Notify anyone who sends personal mail of change of address (credit card companies, newspaper/magazine subscriptions, friends/family) Set up a temporary re-direct of mail with: Canada Post Mail Forward Service
Arrange your Moving Company, Storage Unit, Cleaner, etc well in advance of your move as these can book up quickly and you can be left in a pickle! Start packing a little every day a few weeks before your move to minimize stress (and work!) right before moving day.
