New Listing Guide

Obtain client ID’s & complete FINTRAC BEFORE they go to market (your listing will not be published to MLS otherwise)

Complete and send signed Listing paperwork (WWRE, Seller Designated Brokerage Agreement, Input Form **Refer to the rest of this document for gathering information for the input form**

Have Your Client Complete and Sign the PDS (if applicable)

Complete Equipment Schedule (if applicable)

Collect all associated documents from your Seller & send PDF versions to admin for the documents tab on Paragon

Arrange Stager, Photographer, Videographer, etc

Send 50 photos only to your administrator for MLS

Send MLS Ready 3D tour link & video link (if applicable)

Order Sign Install

New Lis�ng Checklist

1) To Confirm a property’s District, Sub-District, & Zoning go to the Paragon Dashboard & click on the District Icon & search by address or PID

2) To confirm what zoning bylaws are permited in this area, go to Explore HRM: ExploreHRM (arcgis.com)

- Click “Enter”

- At the botom of the page, click “Layer List” and make sure Land Use Bylaw Area is Checked off along the le� hand side

- Search by address or PID

- Click on the “next feature” buton, and con�nue to click un�l you reach the page regarding zoning and land use bylaws

- Click on the Land Use Bylaw link, and that will bring you to a page where you can download the bylaws associated to that area.

3) Verify & Confirm the Property Details on Property Online:

a. Property Address

b. County

c. Owner names (cross reference with your clients’ ID’s)

d. PID Number

e. Lot Size

f. If it is land registered (migrated) or not (displayed on the upper land hand side by “Land Status”).

g. If a Condo, the condo details (The condo corp #, the unit #, and the Level).

To find if parking & storage are deeded or assigned, you will need to refer to the declara�on under Common Elements. If it’s deeded, there will likely be an associated PID number registered on POL).

To find if a condo is pet friendly, refer to the declara�on & bylaws

h. If there are any burdens or benefits on the property (rightsof-way, easements, covenants, etc). Hit “details”, and if there is nothing readily apparent on the first screen, scroll to the botom and click “details view” and then “parcel arch ive view”. That’ll reveal everything that was previously associated with the property.

i. Download any associated documents, such as Restric�ve Covenants, Subdivision Plans

j. If a Condo, scroll to the botom and under “Parcel Rela�onships” click on “related PID”, and that’ll open up a page where you can download all documents associated with the condo corpora�on (declara�on, bylaws, any amendments to declara�on & bylaws, condo plans, etc). You will need all of these documents.

4) Verify the Property’s age on PVSC.ca: Assessment Search Op�ons | Property Valua�on Services Corpora�on (pvsc.ca)

- Search by address

- Year Built should be displayed here

5) Very the property’s schools through Halifax School Finder (if within HRM): School Locator - A Baragar Systems Product (mybaragar.com)

To complete the rest of the Input form, you’ll need to obtain room sizes and square footage by physically measuring or by hiring a third party company (like Materport or iGuide) to provide a floor plan.

For square footage, remember:

- MLA is anything ABOVE Grade (ground level)

- TLA includes your MLA plus anything below grade

- Garage spaces, u�lity rooms, and any unfinished space is NOT counted in the square footage count

For Bedroom Counts:

- To be counted as a bedroom, the room must have an egress window (see atached pamphlet) or an exterior door.

- Be careful with a home on a sep�c system, that the system was designed for the number of bedrooms you are claiming. Many systems are designed for 3 bedrooms only. If more than 3 bedrooms, the sep�c field must be MUCH larger, and if the system needs to be replaced it’ll cost significantly more.

For Bathroom Counts:

- You count the number of places water is atached/comes out of.

For example:

- 2 Piece (sink, toilet)

- 3 Piece (sink, toilet, shower head)

- 4 Piece (sink, toilet, shower head, bathtub faucet

- 5 Piece (2 sinks, toilet, shower head, bathtub faucet)

Etc.

Is there any leased equipment?

- Heat Pumps

- Propane Tanks

- Hot Water Heaters

- Water So�eners

- Solar Panels

- Alarm Systems, etc

If there is any leased equipment, you will need to complete an Equipment schedule Form for the lis�ng. Have your client include the company it’s leased through, the amount of the payment (including taxes), and how frequently the payment is made (monthy, yearly, etc). Also include any details such as how much �me is remaining on the lease (term), when the lease expires, and if there is a pay-off amount, the date that pay-off amount was obtained.

Any detailed informa�on you can provide with regards to equipment rentals is valuable to the Buyer (pamphlets, etc).

For addi�onal property details (founda�on, hea�ng source, flooring type, etc), you will need to do a site visit with your client to confirm. Have the Residen�al Input form with you so you don’t miss anything.
