At 1 Broadgate, JLL has created more than an office—we’ve established a living case study in holistic design thinking that challenges conventional approaches to the built environment.

Spanning 90,000 square feet across three floors of London’s largest traffic-free campus, this UK flagship workplace demonstrates what becomes possible when ambition, partnership, and adaptability converge.

This is not a story of perfection achieved on the first attempt. It is a story of evolution, of a vision that remained constant even as standards, certifications, and market dynamics shifted around us. Through creating a highly sustainable, inclusive, and high-performance workplace that enhances wellbeing, 1 Broadgate exemplifies the depth of talent within our organisation and the power of collaboration to create exceptional outcomes.

JLL needed to establish a new UK flagship office as part of a three-site London strategy, placing our business closer to our diverse client base while maintaining agility and collaboration. But we challenged ourselves to go further. The decision to establish 1 Broadgate as our UK flagship was driven by strategic necessity and market opportunity. As part of a carefully considered three-site London strategy, the new workplace needed to position JLL closer to our diverse client base while creating a hub that would unite our teams and showcase our capabilities.

The 32-acre Broadgate campus offered something rare in London: a traffic-free environment with unparalleled connectivity. With access to four tube lines, the Elizabeth line, and the Stansted Express via Liverpool Street Station, plus over 60 food, drink, and retail locations on campus, the location provided both practicality and prestige.

Four Interconnected Pillars From the outset, we established that this workplace would be guided by four interconnected pillars, each as important as the others: Sustainability - Market-leading circularity and carbon reduction Wellbeing - Evidence-based design for physical and mental health Inclusivity - Moving beyond compliance to create genuine belonging Experience - Seamless technology and adaptable spaces These weren’t separate initiatives—they were interwoven design principles that would inform every decision, from procurement to technology integration.

Supporting Neurodiversity

Understanding that sensory needs vary dramatically across individuals, we created what we call “aural diversity zones”—a spectrum from quiet to collaborative, with thoughtful acoustic design and building-wide sound masking to reduce background noise and distraction.

Lighting was selected to reduce flicker, and finishes were chosen to avoid excessive visual stimulation. Even details like physical noticeboards were designed to be non-illuminated if needed, providing a more comfortable experience for light-sensitive individuals.

Dedicated Facilities with Dignity

A comprehensive wellbeing suite includes: Multi-faith room with wudhu provision Parenting room (with coat hooks and mirror—details that matter) Restorative spaces for mental health and privacy All-gender facilities

The same digital pass works across our London offices, creating consistency for colleagues who move between locations.

Technology That Just Works

Consistency removes friction for effortless collaboration: every meeting space runs on the same Cisco platform, with wireless presentation, built-in AI capabilities, sound masking, hearing assistance in large rooms, and seamless connectivity to Teams, Zoom, Webex, and Google Meet.

Creative Reuse

The reuse market doesn’t operate like traditional procurement. There are no catalogues, no guaranteed lead times, no fixed specifications. Success required building trusted relationships with specialist suppliers, moving quickly when opportunities arose, and maintaining flexibility in the design to accommodate what was actually available.

Balustrade glazing from British Land’s strip-out at 1 Triton Square was incorporated into JLL’s staircase design—transforming waste from one project into a design feature in another.

Approximately 500 tonnes of carbon saved through urban mining alone—equivalent to the annual emissions of 108 passenger vehicles. The low-carbon design strategies for ventilation, cooling, and ceiling systems saved thousands more tonnes.
