TOP FIVE HOUSING MARKET PREDICTIONS FOR
1. THE MARKET IS NOT EXPECTED TO CRASH
There has been tension in the air as a result of a slow global economy and a trade war between the U.S. and China. It’s led many to previously believe there will be a market crash in 2020. However, the overall U.S. economy is actually pretty strong on most accounts, including: the lowest unemployment rate since 1969 (3.5%), solid wage growth, and steady GDP growth. As a result of this and the other predictions below, Freddie Mac predicts the housing market will “continue to firm” instead of crashing.
2. MORTGAGE RATES WILL REMAIN LOW
In 2019, we have seen a number of Fed rate cuts that led to a $789 billion refinancing surge among single-family mortgage originations. Naturally, lower mortgage rates also increased affordability and purchasing power for buyers. This trend of low rates is expected to continue, and Freddie Mac predicts 30-year mortgage rates will hover around 3.8% in 2020.
3. HOUSING SALES WILL INCREASE
Although overall inventory of for-sale houses is at an all-time low, the aforementioned decrease in mortgage rates going into 2020 means there is still ongoing demand among buyers. In fact, instead of sales cooling down, it’s estimated home sales will rise from 6 million (2019) to 6.1 million for 2020. Home prices are still expected to rise by 2.8%, according to Freddie Mac.
4. “HIPSTURBIA” IS A THING
With millennials now representing the majority of home buyers and reaching the age of having children, buying preferences are changing. Millennials have shown a strong interest in finding locations that offer a hybrid of suburban stability and affordability, mixed with city-like amenities. As a result, suburban communities that offer walkability, fun, and accessibility are in high demand. This trend has even birthed a new term, “hipsturbia”, and has been growing in smaller areas outside of locations like NYC, LA, San Francisco, etc.
5. HOT MARKETS WILL INCLUDE SMALL TOWNS
Realtor.com’s Top 10 Housing Markets for 2020: 1) Boise City, ID; 2) McAllen-Edinburg-Mission, TX; 3) Tucson, AZ; 4) Chattanooga, TN-GA; 5) Columbia, SC; 6) Rochester, NY; 7) Colorado Springs, CO; 8) Winston-Salem, NC; 9) Charleston-North Charleston, SC; 10) Memphis, TN. "Thank you all for your efforts and personal touches that enhanced this process for us. You all worked so hard to guide us through a very emotional time in our lives with compassion. The team knocked it out of the park on capturing the essence of what this home meant to us. The marketing was OVER THE TOP! We never dreamed that selling our home would happen so fast; let alone for the highest price to-date in the neighborhood. The entire team is AMAZING!"

TRANSFORMING LIVES "ONE BEDROOM AT A TIME" Special Spaces Inc. is a national non profit, founded in July 2004 on the precedent that children battling life-threatening illnesses need their own special space. A place to dream that's filled with hope and inspiration. A Special Space to find peace and comfort to heal and recover. They have one simple mission: to create a DREAM bedroom for these children to have at home that is inspired by them. As our clients, friends and family, your trust in us and your generosity allows us to give back in ways that mean so much. It was our greatest honor to partner with the team at Special Spaces OC to help fund Paloma’s DREAM bedroom in 2019. Her wish was our command. It was a huge surprise for a precious four-year-old and her eight-yearold sister when our Special Spaces Orange County team worked around the clock to make her dream of a ‘Galaxy of Unicorns and Rainbows’ come to life!
Our Local Partner "SUNDRIED TOMATO" in San Clemente stepped up and held a benefit night to raise money for Paloma's room! Not only did we enjoy a spectacular night with clients, friends and family but we raised over $3K FOR HER DREAM BEDROOM! Paloma and her sister Penelope had sketched pictures and notes for us about their dream room. Their images included bunk beds, a hanging chair for reading, lots of glitter, unicorns and rainbows and even an image of a projector so the sisters could watch movies together. Needless to say we were all touched by the response of her and her sister’s reaction to their room. The sheer joy from the team, the incredible volunteers who helped, to the family and friends who came to welcome her home… it was pure joy! We look forward to helping as many children as we can and want you to share in this journey.
Thank you Special Spaces OC & Sundried Tomato for allowing us to be a part of your vision and thank you sweet Paloma for changing our lives for the better! To learn more about Special Spaces Orange County visit: www.specialspaces.com.
