ELCOME to our Early Summer issue of North Norfolk Living. As I write next to my open window, the sun is shining and the cherry tree is coming into bloom.

Summer is just around the corner!

We were particularly glad of blue skies and sunshine for our fashion shoot at Wells Harbour – the weather was truly glorious and I admit to having a rather rosy face at the end of the day!

I’d like to thank the Wells Harbour Commissioners for giving us permission to use the venue. It was great fun to showcase pieces from some of our fabulous local shops.

This issue I also caught up with Harry Cory Wright to find out more about his new book MARSH, Sarah Whittley learns about the rewilding of Deepdale Marsh, and we find some blooming inspiration in some of the stunning local gardens open to visit. Plus Hattie Goodley and daughter Willa are back with more Little Living.

SPOTTED! By Richard Campey The whitethroat

T

his relatively common hedgerow bird has one of the most jumbled and scratchy songs of all our warblers. Whitethroats arrive in Norfolk from around mid-April to mid-May having flown from their wintering grounds in the arid Sahel region, south of the Sahara.

On arrival they’re at their most showy and noisy. Often perched on top of a bush the males will sing their fast song while puffing out their white throat feathers and raising their grey crown feathers. They will also launch themselves into a dancing song flight just a few metres above their chosen bush.

Look for the white throat, greyish head, pinkish-buff breast, distinctive broad rusty brown patch on the wing and a reddish brown iris to the eye. Females are duller in colouration but share the distinctive rusty colour on the wing. Both sexes have a characteristic flicking of their tails.

The whitethroat feeds mainly on insects but will add berries to its diet in the autumn. All too soon it will be leaving Norfolk for the return trip to Africa in August and September.

Remembering Olive Edis, Britain’s first official female battlefield photographer From portraits of princes and prime ministers to the carnage of the First World War, this pioneering photographer also developed close ties with the North Norfolk coast, particularly Cromer and Sheringham. Alan Tutt investigates

B

ORN on 3rd September 1876 in London, Mary Olive Edis, known universally as Olive, lost her father unexpectedly in 1893 and so had to earn her own living – at a time when women were not generally expected to follow careers. She opened a photographic studio in her family’s London home but in 1905 Olive and her sister Katherine moved to Sheringham, where they created another studio at 39 Church Street. She also briefly had a studio in Cromer, on the gangway.

Katherine abandoned the studio in 1907, but Olive persevered and by 1910 her pictures were appearing in national newspapers. She became a member of the Royal Photographic Society in 1913 and in 1919 she was commissioned by the Imperial War Museum to take pictures of women doing war work in the armed services.

She was only the fifth official battlefield photographer and the first woman. Olive also took photos of the carnage wreaked by that terrible war. This was arduous work involving a lot of travelling and the lugging of heavy, bulky equipment. Her ‘tour of duty’ involved a fourweek, 2,000 mile journey of sites in France and Belgium.

She ‘captured’ female factory workers, telegraphists, canteen workers, nurses, all from a ‘woman’s point of view’, perhaps the first recognition of the key work of such women, pioneers themselves in their own way.

These then are the facts of her early career, but it is the pictures Olive took that tell the real story.

In London, she seized the opportunity to photograph the rich and the famous. Portraits she took included Prince Albert and Edward VIII; Prime Ministers, David Lloyd George and James Balfour; writers George Bernard Shaw and Thomas Hardy; General Booth and Lady Astor.

Yet, as a contrast, she created evocative portraits of ordinary North Norfolk folk, fishermen and their wives. Her gift was to be

able to put even the most camera-shy subject at their ease and to then bring out the rich character in the faces of these hard-working, local people.

Olive only used natural light and superb composition. She was also one of the first to use the autochrome process – images in colour on glass plates – invented by the Lumière brothers.

In a 1920 interview, tellingly, she remarked: ‘I find men much easier to photograph. It isn’t that they are less vain – I think we all have our little vanities – but a man, particularly a distinguished and clever man, usually likes himself the way he is and wants his photograph to look like him… women, on the other hand, are so anxious about their effects… they want their clothes to be beautiful. They worry about their mouths too. There’s a great deal in being in sympathy with your sitters.’

In 1928, Olive married Edwin Galsworthy, cousin of the novelist, John. They took a house in London and another in South Street,

In later years she shared her Norfolk studio with Cyril Nunn, a protégé of hers. It is from Cyril’s estate that Cromer Museum was able to purchase a large collection of Olive’s pictures in 2001.

A number of these stunning images can be viewed in the Museum, and a further lottery grant will enable greater access to Olive’s images online and support a touring exhibition of her work.

Olive Edis died in 1955. Her ashes lie in Sheringham Cemetery along with those of her husband but her striking images live on.

And although it is easy to be distracted by the pictures she took of ‘stars’ of her age, it is the North Norfolk portraits of Sheringham and Cromer fishermen that one is drawn back to.

Celebrated photographer Harry Cory Wright’s latest Saltwater Book MARSH is a collection of black and white photographs and drawings of the North Norfolk tidal salt marshes near his home. Amanda Loose finds out more

ARRY has been photographing the marshes from Brancaster to Burnham Overy Staithe for years, returning to them time and again.

‘It is the most dynamic landscape I’ve ever photographed, dangerous one moment, beautiful and appealing at another, not a place you can take as simply being beautiful. It’s not just pretty, anything but. It’s dark and wild in all it evokes,’ says Harry.

‘To me personally it raises an enormous sense of love and loss. My dad was one of five brothers and they were great wildfowlers and spent a lot of time on the marshes. Two of my uncles were killed in the War and I was brought up amongst an intense love of the place weighted by a sense of nostalgia and loss.’

Although in MARSH Harry is returning to a familiar subject, the images mark something of a new departure: ‘For the last 25 years I have concentrated on using a large format film camera producing huge prints of very high detail. The big camera lends itself well to recording a strong sense of ‘place’ and in order to best convey that, the final images need to have a level of authenticity. This is what it looked like. ’ MARSH is the result of Harry working in a totally different way, of what happened when he went out onto the marshes, armed with a small camera and a black ink pen, and experimented with wide angles and blurred and simple lines: ‘I am continuously finding new ways particularly through drawing to capture the place. There are so many layers of the personal, family, friendship and weather, it often feels like you’re in the centre of a fantastic vortex.

The call of the wild

I

T’S a greyish day; I’m looking out towards Scolt Head Island over freshwater marshland dotted with dark wiry stands of juncus grass and silver pools with exploding heads of reed mace. But it’s not the view that makes me gasp; it’s the myriad birdsong emanating from the marsh.

Seven years ago, from exactly the same spot, I would have been looking over arable farmland. But now, thanks to the vision and drive of Andrew Crean, 200 acres of farmland has been returned to the wild.

Since reading Paul Gallico’s, The Snow Goose, Andrew has dreamed of owning his own marsh. So when Simon Breasley found the land at Burnham, Andrew’s dream quickly became reality. It wasn’t quite the marsh they had in mind but Andrew and Simon knew it had stupendous potential. Andrew didn’t just want a marsh to watch birds; he wanted to create the perfect breeding grounds for our specialist water birds.

But where to start? Teasing out a marsh that’s lain dormant under intensive farmland for many years wouldn’t be easy; they would need specialist help.

Mark Andrew listened to Andrew’s ambitious ideas for the land and knew immediately he wanted to be involved. Mark had exactly the pedigree of land management Andrew needed for his dream marsh. Mark has worked for many organizations, from RSPB and Natural England to Scottish Wildlife Trust, including work with capercaillies and black grouse.

As I walked around the marsh with Mark, with lapwings tumbling and turning overhead, teal peeping, wigeon whistling, redshanks shrieking, skylarks trilling and curlews bubbling, I kept asking: ‘How on earth have you done this in only six years?’ Mark smiles. ‘A lot of hard work, sweat and tears,’ he replies.

They added sluices and with some judicious digger work, were able to revert the arable fields to the fresh marsh their old maps and aerial photographs showed had existed before the war and the plough.

The freshwater comes from three naturally occurring springs, so Mark can manage the all-important water levels on a daily basis.

The expense and effort of installing this system would be worth its weight in gold as in December 2013, disaster struck.

When the massive surge tide hit the North Norfolk coast on the 5th December, Andrew and Mark thought it was game over. The next morning, the grim reality of the flood hit home. The marsh was a carpet of death, from freshwater fish, roosting birds and hares to voles, worms and insects - five years of sweat and toil had disappeared overnight. Fortunately the combination of newly installed sluices, dykes, the springs and a period of heavy rainfall saved the marsh.

know it had ever been deluged. A herd of 20 Highland cattle lazily graze the land. Mark explains how managed grazing gets the sward just right for breeding birds.

Lapwings prefer short grass, whereas redshanks like it longer with a smattering of tussocks. Although Mark laid tons of pea shingle for the little ringed plovers, in fact they preferred the areas of cracked mud dented with hoof marks.

In the picture Stand by for a whistle stop tour of just some of the highlights coming up on our local gallery scene!

O

ver at Great Walsingham Barns, the newly opened West Barn Gallery is holding its inaugural exhibition. The Gallery, a collaboration between Sarah Caswell and Great Walsingham Gallery and Framing, is showcasing the work of selected artists from the region, including Tracey Ross, Chris Hann, Mari French, Hannah Hann and of course resident artist Sarah Caswell.

The show runs until 19th June, and will be followed by an exhibition of mixed media work by Nigel Skinner, from 25th June.

Heading towards the coast, Pinkfoot Gallery in Cley have a mini show of works by local artist Suzanne Lawrence in May and June, featuring interpretations of the landscape surrounding her home in Cley.

Pinkfoot is also showing new oils by Jane Hodgson of mussel fishermen and reed cutters along with bronzes from Norfolk sculptor Robin Bouttell.

Meanwhile, Bircham Gallery in Holt will be hosting their Early Summer Exhibition from 14th May to 8th June, including works by Chris Prout, Rosemary Vanns, Sandra Blow, Barbara Rae, Jill Leman, Debbie George, a new collection of ceramics from Nicholas Homoky, along with collographs by new exhibition artist Anna Perlin.

From 11th June to 6th July the Gallery will be showing works inspired by the coast and landscape, with paintings and drawings

by Keith Roper and Richard Tuff, alongside hand-thrown ceramics by Kyra Cane.

The Flint Gallery in Blakeney has a mixed exhibition celebrating the huge open skies, expansive landscape and varied coastline of North Norfolk.

Throughout the summer months there will be works on show from new arrivals Helen Tabor, Jo Ellis and Jane Skingley, plus fresh paintings by gallery favourites Tina Stokes, Ed Robinson and Lesley Jones.

Stuart Stotter-Brooks of Flint says: “Lesley is inspired by the natural world, and her motivation is to express a sense of wonder through art. Details of plant, stone or water find their way into abstract paintings of deceptive simplicity. The landscape and skies of Norfolk in all seasons provide inspiration for atmospheric paintings.’

At the other end of Blakeney, three exciting new female linocut artists have recently arrived at Quay Art, a gallery specialising in original print techniques.

Jane Walker creates vibrant still life linocuts using everyday objects in combination with a subtle coastal theme. Joining Jane are more linocuts by the two Sams: Sam Wilson and Sam Marshall both capture snippets of wildlife from the

There will also be fresh works from many of Quay Art’s existing artists including Glynn Thomas, Rob Barnes and Laurie Rudling.

Over in Burnham Market, Fairfax Gallery will be hosting a solo exhibition of Norfolk seascapes by David Atkins from 28th May to 8th June. Fairfax has been showing David’s works since their opening exhibition back in 1995. Among the artists to recently join Burnham Grapevine Gallery’s portfolio is Adrian Taunton, the latest generation in a line of painters stretching back to William Taunton (1809-1898), who was the last known pupil of David Cox.

‘Twice a finalist in The Sunday Times Watercolour Competition, Adrian’s skill in capturing dramatic skies, open horizons, sunlight, shadows, water and its reflections makes his paintings instantly recognizable as his,’ says Grapevine’s Peter Low. Burnham Grapevine will be also kicking off their summer exhibition season on 28th May with ‘Colour’, featuring the work of two members of The Art Workers’ Guild, Sally Scott and Jane Cox. Sally’s paintings have been exhibited widely including at the Royal Academy Summer Exhibition and her work in glass is represented in Westminster Abbey and Norwich Cathedral.

Just down the road at Creake Abbey, Sarah Caswell’s solo exhibition in the Creake Abbey Café runs until 6th June, followed from 9th June to 7th September by ‘Colourful Coast’, a solo exhibition of recent paintings by local artist Tracey Ross. The show will feature several large-scale works, and is inspired, says Tracey by the beauty of the North Norfolk coast.

Down at Drove Orchards, Thornham, Doric Arts is popping up throughout the season, showing 20th and 21st century design and visual arts, alongside antiques, interior and garden furniture plus objets d’art. The pop-up will be showing Americana inspired work, including East Anglian images, by international photographer Richard Heeps throughout the summer.

Further afield, the Arts Lounge Gallery in Swaffham is holding its Spring Arts Exhibition, which runs till 31st May, including original paintings by local artist Steven Allen and botanical art from Barbara Anna Cichocka.

Open Studios Norfolk & Norwich Open Studios is back for its 22nd year from 28th May to 12th June. During the Open Studios run, over 460 artists around the county will be showing their work in 255 venues, ranging from professional studios to garages and spare rooms.

16 schools will also be taking part, and 22 Art Trails will give the opportunity to visit a number of artists in a particular area.

The participating artists work in a diverse range of art forms and techniques, from textiles, jewellery and metal forged sculptures to painted North Norfolk based Stephen Parry is taking part in this year’s Norfolk & Norwich Open Studios landscapes, photography and woodturning.

Flower power Amanda Loose catches up with artist Sarah Caswell and talks ‘world floral domination!’

W

ITH RHS Chelsea Flower Show looming, it’s a busy month for award winning artist, Sarah Caswell, a regular exhibitor at the event. Now renowned for her upscale floral works, painting wasn’t however, her initial career choice.

Sarah originally thought she was going to be a sculptor. But after a BA Hons in silversmithing, a stint working for milliner Stephen Jones and a career in the corporate world, Sarah moved to North Norfolk almost 10 years ago to, amongst other things, focus on painting flowers.

‘It was a giant leap. I was working 14 hour days in the corporate world and decided I was probably a workaholic,’ says Sarah. ‘A constant thread was the drawing and painting, almost like scales for a piano player.

‘The two greatest subjects I’d always focused on were the body and the environment, the flowers around me and the people. I decided to focus on one thing to give people an idea of what I was about.’

The blooms won. ‘They’re an infinite subject, endlessly entertaining to me and did all the

things I wanted to do. I really want to play with colours, sunlight and joy, and found I was more able to communicate that through this subject than anything else.

‘You know that woomph you get when you see something which moves you, that’s what I’m trying to communicate’ Sarah’s work, in acrylics on linen or cotton canvas, has a real 3D quality, which she says ‘goes back to when I thought I was going to be a sculptor. I think that people with a sculptural tendency paint as if they are walking round the object, as though seen from all sides at once.’

Alongside her paintings, Sarah also has a range of home wares featuring her works, which she curates herself: ‘I am very serious about what I do but I want everyone to be able to participate. I want world floral domination!’

Blooming inspiration

From private tours with behind the scenes access and festival fever to village open garden days, there are some stunning local gardens to visit as spring turns to summer and flower show season gets into full swing. There’s plenty to inspire gardeners, budding, armchair, expert or otherwise, says Amanda Loose

Private view The five-acre Walled Garden at Houghton Hall is packed with inspiration, including a doublesided herbaceous border, formal rose parterre, Italian Garden, plus antique statues, fountains and Jeppe Hein’s ‘Waterflame’.

Houghton Hall and Gardens are open every Wednesday, Thursday, Sunday and Bank Holiday Monday until 25th September but visitors can enjoy a private tour of the Walled Gardens with head gardener Oliver Wilkins, on Houghton Hall Wednesday 18th May from 10-11am.

This exclusive tour will include access to some parts of the garden not normally open to the public. It’s also a great opportunity to pick Ollie’s brains about any gardening problems, admire the blooming wisteria and find out what the garden team has been up to over the winter.

Tickets for the private tour cost £15 per person (includes a free plant). Numbers are limited so booking is essential on 01485 528569.

Otherwise, tickets to the garden and grounds are £10 for adults, £3 for children. Under 5’s free.

RHS members can visit the gardens for free in June and July, with a valid RHS membership card.

Houghton Hall Walled Garden is a member of The National Gardens Scheme. www.houghtonhall.com Although the Walled Gardens are open daily at Holkham Hall until 31st October, visitors can join a member of Holkham’s landscape team on Sunday 29th May for a spring tour of the private gardens at Holkham Hall. They’ll be the chance to see the spectacular arboretum with its many unusual and rare specimen trees, the magnolias and the tulip tree and new foliage emerging on the acers.

Get some inspiration from the intricate patterns of the formal parterres on the terraces surrounding the Hall, designed by leading landscape gardener W.A. Nesfield in the 19th century, whose work can also be found at Kew Gardens.

There will also be a stop at the shell garden, with its tree ferns and newly renovated shell house.

Stody Lodge Gardens

Flower power meets festival fever Stody Lodge Gardens near Holt is opening to the public on Sundays during May, as well as Tuesday 24th to Friday 27th May and Bank Holiday Monday 30th May. Set in 14-acres, visitors can enjoy a riot of colour thanks to its extensive collection of rhododendrons and azaleas, of which there are over 200 varieties, alongside magnolias, camellias, ornamental and specimen trees.

Stody’s two-acre Azalea Water Gardens is believed to be the largest single planting of the vividly coloured azalea mollis in the country, with over 2,000 plants.

Stody Lodge Gardens are teaming up with Britain Does Vintage to host the brand new Stody Boutique Festival on Sunday 22nd May, 11am to 5pm.

Set within Stody’s gardens and surrounding parkland, the Festival will feature classic cars, children’s activities including farmyard animals, vintage stalls and much more.

The music line up includes Katrina of Katrina and the Waves performing Walking on Sunshine and other hits on the terrace of Stody Lodge.

Surfing the Dutch wave Ian and Catherine Mullard of Green & Pleasant, the new Garden Nursery at Drove Orchards, share their top tips for creating a Dutch wave planting scheme

W

E love the Dutch wave school of garden design. It’s just so Norfolk in colour, shape and texture. Waves of silver and gold grass punctuated with vibrant scarlet, purple and lavender tones create a living landscape in soft motion and it’s the sound of Norfolk too; the grasses sighing the soft song of the sand dunes.

Eryngium (Sea Holly) There are an abundance of grasses to choose from for your Dutch wave border but one of the most beautiful perennial grasses is Stipa capillata ‘Bridal Veil’ which blooms in summer with iridescent silvery-white plumes.

Plant Miscanthus ‘China’ with narrow, arching olive-green leaves for depth with its soft pink and silver silky early autumn flowers.

Liatris climb out of the grass wave showing off their soft pink bottlebrush spikes whilst Eryngium (Sea Holly) with its blue thistle like flowers are so intensely blue they look as if they’ve been dyed.

Achillea millefolium ‘Cerise Queen’ spreads in loose clumps of feathery foliage, with clusters of deep deep pink flowers which look like red velvet pin cushions bloom from June to August.

Echinacea purpurea ‘Fatal Attraction’ provides Echinacea purpurea ‘Fatal Attraction’ the wow factor from July until autumn with bright pink flowers held on thick, dark stems, a favourite of Piet Oudolf, one of the masters of Dutch wave.

There are so many plants to choose from but we’ll leave you with Verbena bonariensis, which produces a haze of shoulder height purple flowers in late summer. Sprinkle generously with Cosmos and surf the Dutch wave!

oliday travelling usually involves sitting still for long periods, something that backs and necks don’t like. Healthy, comfortable joints need movement.

‘Ideally, you should stand up and walk about at least every two hours, but here are a few exercises that you can do while sitting to help avoid an uncomfortable start to your holiday:

This is a really versatile dish so here are a few ideas of how to serve

S

O here’s a really simple recipe to serve as a nibble, as a starter, a light lunch, as a main dish or just as a big sharing plate.

You need just a few ingredients - some fresh chicken, coconut cream, cashew nuts for richness, soy sauce and garlic for flavour and finally some chilli for a kick.

Then it’s quick to throw together, at the last minute or to prepare ahead, and finally it’s quick to cook. What more can you ask for from a dish?

What you need…

• 600g chicken pieces (I often use mini fillets; breast and thigh are fine too) • 180ml coconut cream (a small carton) • 200g roasted, salted cashew nuts • 80g soy sauce • 2 cloves of garlic, peeled • 1 red chilli, deseeded if it’s a hot one • a few coriander leaves to garnish • some long skewers

How to make it…

• Whizz up the coconut cream, cashews, soy sauce and garlic in a food processor until

smooth.

• Thread the chicken on to skewers (if using) or place the chicken pieces in a medium sized bowl.

• Tip half the satay sauce over the chicken and gently turn the skewers or stir the chicken pieces until covered. Cover with foil or cling film and then set aside while you finish the sauce or until needed.

• To finish the sauce, tip into a small pan and add 100ml water. Heat gently for a few minutes until the sauce thickens - some magic of the cashews gives it a lovely thick and smooth consistency without using any stodgy thickeners like flour.

• The sauce can be used immediately or chilled until needed. Serve warm or at room temperature.

• Cook the chicken under a fairly hot grill, in a hot oven (200°C) or in the roasting oven of an AGA, right at the top (on the first set of runners). Cook for 10 minutes or so, turning if necessary.

• Serve straight from the oven or at room temperature with the sauce on the side or as a dip.

• As a canapé or nibble, with the sauce as a dip. Thread one mini fillet, slice of chicken breast or piece of thigh on to each skewer.

• As a light dish, starter or lunch with a little quinoa salad. Thread two mini fillets or slices of chicken breast or three pieces of thigh on to each skewer. Allow two skewers per person.

• As a main dish.

Floppy flapjacks

Our young baker Henie Lewin makes yummy flapjacks (with a little help from her Mummy, Lisa)

e made these for my friend who’s coming to stay, who can’t eat gluten. They are best made in food processor (so make sure you have an adult to help you), but could also be melted together in a pan, which gives a slightly different result.

Ingredients • 250g porridge oats (check that oats are processed in a gluten free environment) • 125g butter • 125g Demerara sugar • 2-3 tablespoons golden syrup • Clean hands • Preheat oven to 180°C, 365°F or gas mark 4 and line a 25cm x 15cm tin with baking paper.

• With an adult to help you, place all the ingredients into a food processor and blitz until evenly mixed.

• Scrape the mixture into the tin, but make sure your adult takes the blade out first.

• Be careful not to tip every last bit into the tin, eating it raw is the best bit!

• Smooth it out with the back of a metal spoon. Pop into oven for 20-30 minutes, until golden coloured.

• Leave to cool in the tin before cutting into squares.

Lunch with a view

I

t was gorgeous sunny day for a catch up lunch with a friend at The White Horse in Brancaster Staithe. We were delighted to have a window table in the recently refurbished light and bright restaurant.

The stunning views across the harbour to Scolt Head Island proved more than a little distracting to our lunchtime conversation!

We plumped unanimously for the seafood sharing platter, £30. My friend homed in on Loose’s oysters (a distant relation, Ed), grown in Brancaster Staithe harbour, and declared they gave ‘a complete hit of the sea’.

The platter also included Letzer’s smoked salmon tar tar, smoked shell on prawns from the new smokehouse at The Jolly Sailors, a whole dressed Cromer crab, chef soused herrings with star anise, potted smoked mackerel plus sour dough and homemade sauerkraut. A deliciously fresh seafood sensation!

We moved on to the dessert menu - I went for the set custard with poached rhubarb, gingerbread and mini meringues, my friend for the spiced cake with date purée and baked white chocolate ice cream, at £6.95 each. Clean plates all round!

Savoury sensation!

Chef Neil Rutland from The Norfolk Riddle shares his recipe for cheesy polenta and mushroom tart • 200g polenta • 800ml cold water • 100g grated cheddar cheese • 50g butter • 100g sliced shiitake mushrooms • 40g shredded rainbow chard • 50g grated Parmesan • 100g purple sprouting broccoli (blanched) • Baby rocket, pea shoots and balsamic vinegar to garnish • Put the cold water and butter into a thick-based pan and bring to the boil.

• Mix in the polenta with a whisk. Add the cheese and finish cooking out the polenta.

• Line a tray with cling film. Pour out the polenta and smooth over with a palette knife until it’s around 1cm thick. Put into the fridge to set for at least four hours.

• Once it has set turn out onto a chopping board and slice into rectangles around 8cm by 5cm. Bake in the oven at 190°C for around 10 minutes.

• Blanch the broccoli and keep warm. Heat a little olive oil in a frying pan and fry off the mushrooms and wilt the rainbow chard together.

• As soon as the tart base is ready put it on a plate ready to serve. Place the mushroom and chard mixture on the base with the broccoli and sprinkle with the grated Parmesan. Use the pea shoots and rocket as garnish and flick the balsamic vinegar over to finish the dish.

Property matters A SUPPLEMENTAL 3% CHARGE ON ADDITIONAL RESIDENTIAL PROPERTY Following 1st April 2016, if you have a major interest in more than one dwelling at the end of the day of the transaction, and all of the conditions below apply, then the purchase will be subject to the higher rates of SDLT. These changes will have a considerable impact upon the amount of SDLT that is payable. By way of example if you had purchased a second property for a sum of £200,000 and this completed before the end of March 2016 then the SDLT payable would have been £1,500, but if you complete now under the new regime it would be £7,500 – a staggering difference of £6,000.

Following George Osborne’s budget announcement, as of 1st April 2016 individuals and companies now face significant changes to the Stamp Duty Land Tax (SDLT) they have to pay on additional dwellings including buy-to-let investments, writes Carla Goodyear of Fraser Dawbarns LLP

Each of the 4 conditions listed requires practitioners to consider further details, especially condition 4 to determine if the purchase is replacing a main or only residence as the timings of the transactions may be such that they do not happen contemporaneously.

If the disposal of the previous main residence takes place after the purchase of the new main residence then higher rates will have to be paid on the new purchase at the time of the acquisition but a refund may be reclaimed after the sale of the previous main residence if the relevant conditions apply.

If you are planning on purchasing a property as a buy-to-let investment, or if you are purchasing a second home then you need to consider the increased financial burden of the new regime before committing yourself to the purchase.

This article can only outline very briefly and simply the changes that have come in to force. The new regime requires purchasers, and the practitioners that assist them, to carefully consider the rules to ascertain the extent to which the new regime applies.

COMMERCIAL AND MIXED-USE LAND AND PROPERTY The way in which SDLT is calculated for non-residential and mixed-use property has been brought in to the line with the manner in which residential SDLT is calculated. As such, rather than a percentage on the whole purchase price, it is divided in to different tranches: • Up to £150,000 - Zero • £150,000 to £250,000 - 2% • In excess of £250,000 - 5% For many property transactions of this nature this will have the effect of reducing the amount of SDLT that will be payable.

On the road Brian Vertigen puts the Peugeot 208 GT Line through its paces

I

HAVE always had a soft spot for Peugeot’s 200 series cars. It all started when I bought a new Peugeot 204 diesel for my wife to use on a 100 mile a day school run.

It had a whopping big 1.8 litre diesel engine with no refinements like a turbocharger or even power steering. But it returned nearly 60 mpg and my wife loved it, calling it her ‘Little Lorry’!

Fast forward a few years to the new Peugeot 208, which stacks up well against its rivals such as the Ford Fiesta, Mazda2 and the Vauxhall Corsa.

My test car was the five-door GT Line hatchback fitted with the three-cylinder 110 bhp petrol engine and a five speed manual gearbox.

While the range starts at around £11,800, this test car with various extras such as metallic paint, satellite navigation, auto air conditioning and special alloy wheels pushed the price up to £17,245.

If I had really wanted to push the boat out, there is a GTi Sport version that would set you back £22,145!

This engine is the first turbocharged direct injection petrol engine developed solely by Peugeot and the efficiency it brings means it behaves like a 1.6 litre engine.

It took four years to develop with a team of 250 engineers and my car was fitted with the Stop-Start system, which allows the engine to re-start within 400 milliseconds.

The 208 is built on a platform from the old 207 but with many modifications that make it a very different car. Although it is fractionally shorter and 100Kg has been taken out, there is more legroom in the back, making enough room for four adults The exterior appearance of the car is good, but the real charm comes from the interior layout, which is unique.

Perhaps the steering wheel is a little on the small size - you look over it rather than through it to see the various instruments.

There’s a well put together dashboard with soft-touch covering and the touch screen at the top in the centre looks good. Two niggles – the glove box was on the small size and the cup holders were too small.

On the road the car was responsive and it coped well with the Norfolk potholes!

The official fuel consumption is given as 62.8 mpg for the combined, but I only managed around 50.

At the time of writing this Peugeot was offering a ‘Just Add Fuel’ package and for just one monthly payment you get three years comprehensive insurance, three years servicing, three years breakdown cover, three years tax and a three year warranty and £500 towards your deposit.

Dog on board

W

ith summer approaching it’s especially important to be aware of the danger of leaving a dog in a parked car, even for a few minutes, writes Brian Vertigen. Some owners believe it’s ok if they park under a tree or leave a couple of windows partially open.

But research has shown that lowering a window has no significant effect on the temperature in a parked car and less than 20 minutes in a hot car can prove fatal to a dog if its body temperature exceeds 41°C. Take care when in transit too. Any loose object in a car can become a dangerous projectile in a crash. An unrestrained dog can become a canine cannonball in an emergency stop, with potentially fatal consequences for both the dog and passengers.

In a 30 mph crash a 32-kilo dog such as a Labrador or German Shepherd is thrown forward with the force of being hit by a baby elephant weighing 100 kilos.

If the dog is travelling in the main cabin they should be strapped in with a dedicated harness. The Dogs Trust recommends that the safest solution is for the dog to travel in the boot inside their own crate or behind an approved dog guard.
