B u y i n g a n e w b u i l d p ro p e r t y Whether you are purchasing a new build property as a first time buyer with the help of a Help to Buy ISA or on a shared ownership basis, being a home owner can come with a unique set of challenges. Our specialist new build team provide expert advice and guidance on these challenges and help make your home move as stress-free as possible. Short timescales New build transactions often involve short deadlines. It’s common practice for developers to expect an exchange of contracts to take place within 28 days of your solicitors receiving the draft contract paperwork. We are experienced in working to tight timescales and can get you to where you want to be in the timescale you require! Buying off plan Buyers will often purchase a new build house from a developer’s plans; with only the show-home as an approximation of what their property will look like. Our solicitors specialise in off-plan contracts and have extensive experience in ensuring that the

individual needs of each client in these types of purchases are catered for. Communication We do our utmost to keep our clients fully informed of developments as they happen. One of the main benefits to our clients is that we have developed excellent relationships with the key contacts within the new build process including solicitors, developers, IFAs and estate agents. This also helps to avoid any delays in the process. Fixed fees Open and transparent fees are fixed at the outset, and give you the reassurance that you will not receive any unexpected bills. For more information on new build services we can help you with, contact our New Build Team on 01295 204000 or email newbuild@se-law.co.uk

May Day The first Monday in May is a date that’s steeped in tradition. May Day, as it’s known, is not just a countrywide Bank Holiday, but has its roots as a day of celebration in ancient times, as an end to the cold austerity of winter and a start to the new season of growth. Festivities at the start of May are thought to date back as far as the Roman occupation of Britain, when soldiers brought their customary celebrations of the Floralia – a week of dancing and feasting to please their goddess Flora – at the end of April and into the start of May. Flora was goddess of flowers and blossom, and so keeping her happy was thought to help bring a good fruit harvest. During Floralia, temples were decorated with bright flowers and there was dancing around blossoming trees decorated with ribbons. There are many current May Day celebrations which are very similar to those seen in Roman times, with dancing around a Maypole, Morris dancing and Floral Dances in many areas.

Well Dressing is another lovely custom involving flowers, which starts around May Day. It is a blessing and chance to give thanks for natural water sources, which dates back to Celtic times and survived in just a few small Peak District villages. This lovely celebration has increased in popularity of late, and is a great way for communities to come together to create something beautiful from completely natural materials. A large wooden frame is filled with damp clay, into which a picture is pricked out and the wcolours and textures are created with flower petals, moss, seeds and other naturally beautiful materials. Once completed, this is placed by a well or natural spring and a ceremony gives thanks for the water. So whatever your plans for the Bank Holiday, enjoy the wonderful flowers and delights of nature this May Day – and let’s hope for some wonderful sunshine to go with it!

Do you want to make a Will or a Lasting Power of Attorney but don’t know where to start? Maybe now doesn’t feel like the right time? These feelings are understandable but there are big advantages to making both documents. In a Will you can decide what happens to your possessions and look after the people that matter to you. You can even appoint guardians or people to look after vulnerable beneficiaries, or protect those special assets for someone in particular. A will also makes it easier for your loved ones to deal with your estate after you die since your wishes are known. A Lasting Power of Attorney (LPA) is more like an insurance policy in which you nominate a trusted person/people to look after your financial and personal affairs if you don’t have the mental capacity to make decisions for yourself. If you’re not sure who to choose you can even appoint a professional attorney. If you are married or in a civil partnership you may think that your spouse or civil partner will automatically be able to act. Unfortunately, this is not the case.

In an LPA you can give your attorney as much or as little authority to act for you as you like, so you still keep control. Particular wishes or instructions can be included, and you can have an LPA for property and financial affairs, for health and welfare decisions, or both. I live in Buckingham so am close by if you’re interested in making a Will or LPA, or would like further information about these. Services are offered on a fixed fee basis so you know exactly what you’re paying. To get in touch with me, Roz, my direct line is 01234 800 079 or you can email me at rosamund.williams@premiersolicitors.co.uk. This is what some previous client have said “First class service. Roz Williams kept me informed with everything from start to finish”, “a very sincere and heart felt thank you to you. Given the circumstances of our visit the ease with which the meeting went, the amount that was achieved and the laid back and light atmosphere that it was all carried out under is a huge testament to you” “extremely efficient and very helpful”

Have you made your Will and Lasting Power of Attorney?

It doesn’t have to be complicated, I can help make it a quick and easy process. With our office in Bedford and living in Buckingham I can be available wherever is most convenient for you. Postal and email service is also available.

“First class service – Roz kept me informed with everything from start to finish” “extremely efficient and very helpful” “a heartfelt thank you. The ease of the meeting, the amount achieved and the laid back and light atmosphere of the meeting is a huge testament to you” With prices from £39 + VAT for a Will and £199 + VAT for an LPA you’ll be getting a professional service without breaking the bank.

Thyme to grow more

Few things will step up your cooking quite like having fresh herbs to hand, says Buckingham Garden Centre’s Chris Day. The good news about herbs is that they don’t all need to be grown in a garden; almost any kitchen can accommodate pots or window boxes, and with the right care and attention, your herbs will flourish. Here are all the tips and tricks you need to take your kitchen garden to the next level this summer. Growing anything from seed is a bit of an art. It can only really be perfected through trial and error, which can be frustrating. For this reason, it’s best to go easy on yourself and start by planting pot grown herbs. Create your own herb garden by starting off with

plants which are usually grown in 9cm pots, or you might like the option of something larger in a 1-litre pot. Whatever size you select they’ll save you loads of time and energy and you’ll be into cropping them quite quickly. If, however, you have a burning desire to grow them yourself from seed, it’s best to sow herbs this month (May) and into early June when there’s no frost. There are a few options when it comes to what to grow your herbs in: pots, window boxes and grow bags or in the open soil. Whichever you pick, the most important thing is drainage: if your herbs can’t drain properly, they will drown. Many plastic window boxes have a reservoir at the bottom for drainage. Grow bags are

quite useful as well, if less pretty. Pots have the added benefit of being portable so they can be easily moved around the house or patio through the seasons. In the winter, woodier herbs can be left outside but they should be protected from extremes of frost with some garden fleece. Terracotta pots are great because they’re heavy and porous, which means they will be stable, won’t suffocate the soil, and they also look great. They do, however, dry out very quickly, so always keep an eye on them. You’ll find that Basil, Coriander and Helichrysum (curry plant) really enjoy being baked in the sun in these pots, however they will need to be watered regularly to keep the new growth lush and flavoursome.

Water your herbs every day. In summer months, it’s better to do this in the evening rather than during the full heat of the day. If using a pot, sit it on a plate or saucer – you can pour water into it and the soil will soak it up, then any surplus can be discarded.

When it comes to composts you really need a very coarse compost specifically made for aiding drainage in pots and window boxes. I like to use two-thirds Jack’s Magic All Purpose Compost mixed with one-third horticultural

(or potting) grit. Keep your herbs well-trimmed to stop them from bolting (producing flowers in an attempt to reproduce, thereby affecting the quality of the leaves). Given that herbs often need a great deal of light to remain healthy, a windowsill is a good spot for your pots indoors, or a sunny border outside. Last but not least, give them the space to breathe and grow out – if you overcrowd your herbs they will be stressed and quickly die. Soft herbs – Basil (pictured, Thai Basil), Chives, Marjoram, Coriander, and so on – are the ones that will have the biggest effect

on your cooking when they’re home-grown and used fresh. Soft herbs are delicate, which affects how they’re grown and used. They do need care and attention when growing, and are usually only added to dishes at the end of the cooking process, or simply folded through salads, so as not to ruin their structure and subtle flavours.

Woody herbs - including Thyme, Rosemary and Sage – tend to benefit from a hot, dry location. They will generally survive winter well, though flourishing less than they would in the spring and summer. Even though these herbs are resilient, they need water too – the lower, woodier branches can get hard and often dry out. Top herb expert, Jekka McVicar has some sound advice when it comes to harvesting one of our favourite herbs - chives. She says: “The more you pick the healthier the plant. Growers are told that if their chives start to flower they will have no more fresh leaves until the following year. Rubbish! Pick some of the flowers to use in salads and, if the plant is then cut back to within 4cm of the ground and given a good feed of liquid fertiliser, it will produce another crop of succulent leaves within a month.”

There is no doubt that herbs can be picked from very early in their growing season. In fact this encourages the plant to produce vigorous new growth. Most herbs reach their peak of flavour just before they flower. Snip off stems early in the day before the sun is fully up, or, even better, on a cloudy day. Cut whole stems rather than single leaves or flowers. Always use a sharp knife, sharp scissors or secateurs, and cut lengths of 5-8cm from the tip of the branch, this being the new, soft growth. Do not cut into any of the older, woody growth. Cut from all over the plant, leaving it looking shapely. Finally, remember the golden rules for success with herbs: keep them watered, make sure they are able to drain freely where ever they are growing, give each plant enough space to breathe, and prune (and harvest) them regularly.
