Rise of the Silver Landlord Due to law changes made in April, people of pensionable age no longer need to convert their pension pots into annuities, but can spend their money as they wish. This change has led many to predict that there will be a big rise in so-called “silver landlords�, as pensioners look to invest money suddenly available to them in the burgeoning property market.

The recent cheapening of buy-to-let mortgages is another plus point, and mortgage lenders are becoming more amenable to offering long-term mortgages to older buyers.

The potential financial benefits of owning a property to rent are clear, and in fact a recent study by the Independent newspaper showed a massive 1400% return to the beginning of 2015 on buy-to-let properties bought in 1996, when buy-to-let mortgages first became available. Net annual returns have averaged 16.2% since 1996, compared with 6.2% in stock market investment.

Recipes don’t need a lot of adaption to suit the slow cooking way – very little liquid is lost during cooking, so flavours don’t intensify as much as using conventional methods, and meat needs to be browned in a hot saucepan first, to add colour and flavour, but these are easy changes to make.

Larger models can accommodate a whole chicken, or joint of meat, which saves oven use and therefore fuel costs. Giant hogweed What the toxic plant does to humans, what it looks like and everything else you need to know.

As families venture outside to enjoy the summer sunshine, several reports have emerged of children being severely burnt after touching the giant hogweed plant.

But what makes it toxic, and what should you do if you touch it?

What does giant hogweed look like?

Also known as heracleum mantegazzianum, the giant hogweed has long, green stems which branch out into clusters of small white flowers. It is therefore sometimes confused with the common hogweed, cow parsley, elderflower, or bishop’s lace.

However, it is set apart by its stem, thin spines and leaf stalks covered in spots.

The plants can grow up to 3.5m (11.5ft) high and can span around 1m (3.5ft). The flower heads can be as large as 60cm (2ft) across.

Where is it from?

The giant hogwood was brought to the UK from Central Asia in 1893, and is now a common sight on river banks, canal towpaths, woodland and heathland.

What does it do to you?

Chemicals in the plant cause photodermatitis, which makes the skin sensitive to sunlight and other sources of ultraviolet light. It can therefore cause skin to blister or become pigmented, causing long-lasting scars, according to the Royal Horticultural Society.

Simply brushing against or touching the plant is enough to release the sap, and can cause serious burns within around 24 hours. If the sap comes into contact with the eyes, it can cause temporary or permanent blindness.

Blistering can re-occur for many years.

What do I do if I touch a giant hogweed?

The NHS advises covering the area and washing it with soap and water. If you feel unwell after contact with giant hogweed, speak to your doctor.

Lavender, when it has finished flowering, is a prime case for trimming over as this

Many types of hedge are best pruned this month. The slight regrowth made by the autumn will make for a neat effect through the winter months, before new growth starts in the spring.

Looking Good This time of the year, a great eye catcher, and insect magnet, is the butterfly bush or Buddleia. Good for dry soils, best pruned hard at the end of the Crocosmia winter, they will grow to six feet Caryopteris clandonensis and more. The arching racemes of flowers are irresistible to butterflies and other nectar seekers.

Crocosmias (‘Montbretia’) are excellent perennials for adding late summer intensity to a colour scheme (see pic.). Their upright growth produces arching flowers of vibrant colour from canary yellow to brilliant flame red. They are shade tolerant and will take dry soils. Good drainage is essential for the corms to over-winter successfully.

a sunny spot is Caryopteris clandonensis (see pic.). This compact plant can be pruned down at the end of the winter, and will produce its pretty blue flowers on the new growth.

The Rotary Club of Brackley has been in existence now for 42 years.

Rotary is open to mature adults (and you don’t have to be old to be mature!) who seek to give something back to society and who will honour this worldwide philanthropic organisation’s motto of ‘service above self’. It attracts a motley group of men and women from all walks of life.

Brackley Rotarians meet weekly on a Thursday evening for a convivial dinner and, most weeks, a guest speaker. Presentations may be as diverse as cycling across Vietnam, the Battle of Britain, the city of Dundee and the World War I cartoonist, Bruce Bairnsfather. Guests are welcome.

The Club organises annually a Wine Festival, a Youth Speaks competition, the Young Musician of the Year competition and a Young Artists competition as well as sponsoring young people on Rotary exchanges and encouraging the establishment of Rotaract and Interact groups for them.

Additionally, it assists with other local charitable events, all the while raising its own funds for Rotary projects and for local worthwhile causes. A recent example was an ad hoc street collection as a result of the Nepal earthquake which enabled us to fund two Shelterboxes (see www.shelterbxox.org for more information).

The fair will take place on Wednesday 23rd September 5pm to 9pm and Thursday 24th September 9am to 3.30pm at The Orangery and Pavilion, Whittlebury Park, Nr Towcester NN12 8XW www.whittleburycharityfair.co.uk Everyone is invited to attend this wonderful shopping extravaganza in The Orangery and Pavilion, Whittlebury Park, near Towcester, the venue is generously donated by Geoff and Carol Sargeant.

There will be over 70 stallholders from all around the country selling clothing, gifts, toys, china, jewellery, home accessories and so much more. Shoppers can either get started on their Christmas shopping early or come to treat themselves from this unique selection of stalls. All the monies raised will go to Helen & Douglas House, an Oxford based hospice that provides care for babies, children and young adults with life shortening illnesses. Macmillan Northampton, cancer support in Northampton and the new charity this year, KidsAid. KidsAid is based in Northamptonshire and works with children and young people who have suffered traumatic events such as bereavement, domestic violence, abuse or neglect. They support them by providing play, art and drama therapy as well as parenting courses and family therapy. Early intervention to support these children and young people brings real benefits to their lives and ensures that these traumas do not manifest in later life.
