Linberg & Simmons, together with the newly established interior design firm, L&S Design Ltd., moved into its new offices on the 3rd floor of the Bermuda Mechanics Building in July 2017, providing a more convenient, central location. The new space allows for a more open plan and collaborative office with contemporary studio and meeting areas for internal and client consultation including audio-visual capabilities.

While interior design services had been provided by the ID department of Linberg & Simmons, a separate company was created to focus more on the interior design services offered. The close, seamless co-operation between the two disciplines remains unchanged.

BUYING YOUR PIECE OF THE ROCK Lorren Wilson, director, Property Department, Cox Hallett Wilkinson, provides sage advice to make a property purchase transaction as smooth as possible

I

t’s a good idea to make an appointment with your property lawyer to discuss the details of the purchase before putting pen to paper on a sale and purchase agreement.

Keep in mind that the more information you have at hand will result in less time in your lawyer’s office. The following checklist will make your visit smooth, fast and less expensive.

• The name, address and telephone numbers of all the people involved in the transaction is essential. This includes the name of real estate agencies, if applicable, and the name of the lawyer acting for the seller. When providing names, remember to include middle names. Phone numbers and email addresses are helpful because people will need to be contacted during the course of the transaction.

• Identify the property you are purchasing. This may seem obvious; however, people often purchase property and do not know where the boundaries are. Ask the seller to show you the boundary stakes. It only makes sense to know what you are buying. The full address of the property being purchased is also essential. If you’re not sure of the address, visit the land valuation website: www.landvaluation.bm.

• Is the property freehold or leasehold?

Here’s a useful tip, if it’s an older condominium it’s probably leasehold.

Your lawyer will discover this information on examining the title deeds, but it doesn’t hurt to give him a heads up.

• Is the property being sold with vacant possession? This can be important when negotiating the purchase price.

More importantly, you want to know whether you’re going to have a roof over your head when all is said and done.

• Is the present use of the property consistent with your intended use?

Check the zoning. You may wish to make the purchase contingent upon a successful change of use application.

• If you are purchasing the property with someone else, will the property be held as joint tenants or tenants in common? There are real consequences to this distinction and your lawyer will explain them to you.

• What is the purchase price? The purchase price has an impact not only on the sort of financing you will need, but also on the stamp duty payable on the conveyance and mortgage. Your lawyer will advise of the likely legal costs and stamp duties (and certain ‘hidden’ costs) that will come with the purchase. Also keep in mind that the cost of a mortgage is usually the sole responsibility of the purchaser. When estimating the amount of money you will need you should be aware that a lending institution will usually charge a

finder’s fee for your loan. Careful planning at this stage will ensure that you don’t come up short when asked to pay the full amount on closing.

• While there is no requirement for a purchaser to pay a seller any money before the sale and purchase agreement is entered into, it is common as a show of ‘good faith’.

• All too often after purchasing a house, the purchaser goes in to find the place completely gutted. No stove, no fridge, no chandelier, nothing except the shell of a house. Disappointment is easily avoided by simply asking the seller what’s included in the purchase price and getting a list of those items. There may be some negotiations on whether the items are included in the purchase price or are to be sold separately as chattels.

• Confirm the completion date with the seller and your lending institution.

Traditionally it takes thirty days from the execution of the sale and purchase agreement to complete the sale and purchase of a house.

• Is a structural survey required?

Remember the Latin maxim caveat emptor, which means buyer beware.

• Although the ‘standard sale and purchase agreement’ provides that it’s the vendor’s responsibility to insure the property until completion, most lending institutions will not release mortgage funds until and unless they have proof that the property has adequate insurance post completion with their interest as mortgagee noted on the policy.

Having the above information to hand on your first lawyer’s visit will greatly assist.

Small budget, big impact upgrades Karolina DeCosta of Rowe Spurling Paint, explains how inexpensive, small changes can create a new look in your home

W

hen my husband and I first bought our home, a 2bedroom cottage in Paget, we didn’t have a lot of money left over for major home repairs, but every year we saved up a few dollars to spend on upgrades. Over the years we made some small changes as well as some major ones that required planning — such as turning a spare room into a laundry room. All them, however, helped to turn that 2-bedroom, 1-bath house into a 3-bedroom, 2-wbath place we call home.

Since we both work six days a week and don’t have a lot of time, we undertake most of our DIY projects on Sundays.

Here are some of the smaller changes we made, which made a big difference to our home, and will to yours too.

Firstly, we replaced the hardware on the kitchen cabinets.

The cabinets themselves were in okay shape, but the original hardware was not the most attractive and since it wasn’t the best quality, it had become rusty. We experimented with different metal finishes and chose a sleek new stainless design for the handles.

We also replaced some of the older, boring, builder grade light fixtures which had started to corrode. Before installing the new lights we added ceiling medallions for a fancy touch.

Speaking of ceiling medallions, we also used them to upgrade plain closet doors. We installed the medallions with construction adhesive around the knobs then painted them in a stunning colour.

We also updated closet doors with simple strips of molding, white paint and new hardware for a sleek modern look.

One of the other small jobs we did was to replace all of the switch covers on the electrical outlets with clean, bright, white ones. The old ones had turned yellow with age, a couple had cracked and most of them were splatted with years of paint. It’s amazing what a difference this simple change made.

One of the most expensive spaces to renovate is the bathroom. Trust me, I know — we had to gut ours twice in two years. But you don’t have to spend a fortune to create a new look. Add a pop of colour with a painted vanity in a fun shade like turquoise or navy. Just remember to scrub the surface clean with a degreaser before starting to paint.

Perfumes, hairspray, lotion and make up can all leave a film on the surface that paint won’t stick to.

Bold & Adventurous Renovating her own home gave professional designer Emily Hopkin the opportunity to be adventurous

I

n her extensive real estate search for a new family home, interior designer Emily Hopkin came across “Southview.” “It was the view that grabbed me,” she says. At the time of purchase, it had another name, and Emily and her husband decided to rename the property to reflect the stunning south shore views.

The house was built in the late ’50s/early ’60s and needed major updating. All the electrics and plumbing had to be redone and a central heating system removed to provide space for a new central air system. “Basically, we stripped the house back to its shell,” says Emily. “It was a large undertaking but worth it in the end, as we could transform it to meet our family’s needs.”

of the house primarily unchanged, she did relocate the kitchen to enlarge it and create a more functional family kitchen with a 10-foot eat-in island.

“The relocation of the kitchen was a huge improvement but not an easy move,” she explains. “We had to remove an existing fireplace and chimney, but the real challenge was that, in its new location, the kitchen is situated over a water tank that presented challenges with locating electrical and plumbing.” A prep sink was added to the island, making meal preparation and cleanup a breeze – and washing dishes is not such a chore when you can look out onto the beautiful south shore. An added bonus to the relocated kitchen is that it made it more convenient to the dining room and the newly renovated outdoor entertaining patio.

The dominant design feature in the kitchen is the beautiful backsplash featured on two of the kitchen’s walls.

“The kitchen is a large space, and I felt we could be bold with our tile choice,” adds Emily. “I found a colourful Moroccan mosaic that I fell in love with. We took it full height above the cabinets and the full length of the wall.

It is very dramatic.”

Light oak flooring runs throughout the upper level of the house, but Emily changed the pattern in the kitchen to a herringbone pattern. “Wood flooring is softer on the foot than tile so when you are standing for a long time cooking and doing dishes, it is more comfortable,” she explains.

The house has numerous bathrooms that gave Emily a chance to experiment with different finishes and make each bathroom unique. The master bathroom is a spa retreat with a wall of glass mosaic in a “Chrysanthemum Blossom pattern” and a bubble soaking tub. The large walk-in shower offers a rain shower head and separate hand shower with the controls thoughtfully

placed to avoid getting wet when turning them on.

The guest and pool bathrooms have cement patterned-encaustic tiles on the floor in vibrant colours and patterns.

The kids’ bathrooms are en suite with light limestone floors and sea-glasscoloured mosaics that are nongender specific. These rooms are on the small size, but Emily used glass shower and

bath enclosures to make them feel more open and pocket doors to provide more useable space.

In the pool kitchen, Emily designed a painted wall pattern inspired by a beach towel, and its colour scheme ties in with the pool bathroom tile.

“I wanted each space to be colourful and fun,” Emily enthuses. “We are usually designing spaces for our clients

T

he requirements for the design were simple: An elegant blend of traditional and modern – often referred to as “transitional” – with functional indoor, outdoor, and entertaining spaces plus plenty of storage.

The result is a beautifully elegant home with a large kitchen, swimming pool, and pool house. The focal point of the home is the kitchen, which is impeccably well planned throughout and ageless.

Will Onions Re-imagined A 50-year-old Tucker’s Town property is brought up to date

T

his beautiful ranch-style home was built in 1961 on top of a hill in Tucker’s Town surrounded by the Mid Ocean Club golf course with spectacular views of the south shore.

The house was designed by the current owners’ parents with the help of renowned local architect Will Onions, who tied in Bermuda architecture with

the Spanish style they wanted for the indoor/outdoor home they envisioned.

The home is designed around a central courtyard with lots of glass doors and floor-to-ceiling windows, red brick hallways, dark wood, and white walls.

After 56 years of family living, the owner knew the house was in need of a major renovation but wanted to 37

maintain the integrity of the original design.

Cooper Gardner Architects and D&J Construction had previously worked on the property. The owners enjoyed a good working relationship with them both and knew the demanding schedule of work and high standards required would be followed to completion by these professional firms.

The owner had lived in the home for a number of years prior to the renovations and provided a revised layout, which was needed for the fivebedroom house. Cooper Gardner’s graduate architect Jonathan Castro did all the working drawings and finished plans. His attention to detail kept things going through an 18-month renovation period, which required three phases – and the owners were especially pleased with his work.

The first phase was a new addition, completed in six months, above the existing garage. This created a new

one-bedroom apartment and a second garage below provided a private balcony porch outside the apartment with wonderful 180° views of the north, east, and south shore. Mr. Castro points out that the skylight in the bathroom adds an extra wow factor.

During phase two, the old kitchen and living/dining room, downstairs laundry, and storage room were completely gutted. The new kitchen was widened by 6 feet to incorporate a centre island cooktop, informal dining area, and workspace.

Mr Castro explains that the countertops were slightly reflective, which helped bounce light around the room.

“Previously, it was a much narrower kitchen with counters on either side. You wouldn’t call it a galley kitchen, but it had this seating area nook that ended it.

We opened it up and created a connection that rolled outside.”

A new patio was added off the

kitchen for a barbeque area, which offers more great views of the south shore.

Phase three was the complete renovation of the west bedroom section, which created a new master bedroom suite, three bedrooms with baths, plenty of storage space, and two additional outdoor patios on the north and south side of the house taking in more views of the golf course.

Within 18 months, everything was either replaced or refurbished, freshly painted, and nicely landscaped. The best part of all? The original design of the house was improved upon and

Even though the home was only five years old, they wanted the house to reflect their style while also keeping some of the concepts from the original design.

They worked with Jacob Hocking and Tiara Ming of CTX Design Group who designed the house for the original owner, and their familiarity with the property meant a seamless transition and a speedy renovation time of just five months.

The Downs say, “We were drawn to the property for its quiet location and south shore views. Although we didn’t add any square footage, we transformed the look and function of the home.”

To accomplish this, we installed new windows and sliding doors and removed masonry walls to create a more continuous flow throughout the interior and to allow natural light to pour in.” One of the great features of Skyfall is the fullheight glass sky-frame sliding doors.

“The minimal frame created a seamless interior to exterior passageway,” explains Mr. Hocking.

He says the Downs played “an intimate role” in the project. “They had many good ideas and worked together with us to bring their vision to reality. They wanted to create a contemporary home, unique to their style and needs.”

One of the changes the Downs wanted was a new wine room to display their impressive wine collection. “The glass front facade to the wine room is a unique feature,” Ms. Ming says. “The combination of bronze framed glass doors and fixed panels with dark wood shelving and integrated lighting gave the space a moody and unexpected feel.”

Mr. Hocking adds the Downs “also wanted to take advantage of the views of the south shore and to create a bright and airy space without making the interiors feel cold.” An engineered wood flooring was installed to help create warmth throughout the house.

INTERIORS cosy feel, it also had a practical nature, as its durability will ensure the homeowners are able to enjoy it for many years to come. Ms. Ming says, “The wood flooring continues from the upper level to the lower level to connect both floors with a smooth and seamless transition.”

“The master bathroom is a bright and open space that features white bathroom furniture and lightly veined marble tile for a classic look,” Ms. Ming says. “The powder room is a fun mix of materials and finishes. The space is grounded by cement floor tiles and a distressed wood vanity with a concrete countertop, contrasted with a luminous glass vessel sink and vibrant titanium fixtures. It is one of my favourite spaces.”

Having fun Having two kitchens almost side by side might seem extravagant, but it does add a whole lotta fun

A

new, second kitchen added to this Ship’s Hill home is intended to be used by the owners’ guests and has also been designed so that it can be used by anyone to cater a party or similar.

Architects Linberg & Simmons were brought on board to design a new swimming pool and pool lounge, which included a basement guest bedroom, bathroom, and a new kitchen.

The new kitchen complements the outside pool area and has sliding, 2018 HouseGardenKitchen&Bath

folding doors, which create light and a sense of space.

The flagstone flooring used in the kitchen and pool lounge is similar to that used on the pool terrace, creating a seamless inside/outside area. The only difference being that the shape of the flagstone tiles in the kitchen is more refined.

Cabinets line two walls and, perhaps unusually, the oven is in the corner, complete with a spectacular extraction fan. It means there is more than

enough space for a dining table to eat at when you are tired of the sun or swimming.

To the side of the kitchen area are stairs leading down to the guest suite – according to Gary Simmons, a partner at architects Linberg & Simmons, one of the ideas was that guests would be able to nip upstairs for a coffee or something to eat.

With the amazing guest bathroom, however, it would surely be tempting just to ignore the coffee option and stay 45

in the shower.

It is a traditional walk-in shower, but it’s big enough to fit four people at a time and has river stone tiling – pebbles – on the walls. It is quite different from the rest of the bathroom, which has wood-like floor tiles and light turquoise tiling by the washbasin, but somehow fits in perfectly.

The variety of natural finishes used in the bathrooms and lounge provide many different textures and colours, which work well together and result in a space that is both visually appealing and pleasant to be in.

The Perfect Pantry Without realising it, Bryan and Wendy McLeod recreated the original butler’s pantry as they updated a Victorian cottage

T

he McLeods have magnificently restored Rathgar on Middle Road, which they said was built in the 1930s “but to a Victorian standard,” including the restoration of most of its original wood trim throughout the building.

When they took on the project, the butler’s pantry, a small room next to the kitchen, had been used as a breakfast nook. Glass-fronted wall cabinets, new base cabinets, and a wine fridge were added – and voila!

“We were in touch with a lady, who now lives in Charleston, in the United States, and whose parents had built the house. She shared with us a picture of 2018 HouseGardenKitchen&Bath

the house as it was,” says Mrs. McLeod.

“We took some pictures of the butler’s pantry after we restored it and sent them to the lady who said that, apart from the wine fridge, it looked just like when her mother lived there.”

The new kitchen, 10 foot by 12 foot, is in its original place in the house, but a wall has been knocked down to open up the space to the living area. It was the only wall knocked down during the restoration.

The casement windows over the sink wind open, meaning there is no long reach; the new base cabinets are standard, but the upper cabinets have been customised.

Despite its relatively small size, Mrs. McLeod says, “It is the most functional kitchen we have ever had. There is room for two people to work, enough room to get by, but plenty of different zones. It is very efficient for two people to work in.”

The house has three bathrooms – the master bathroom and a bathroom in an area that could be used as a studio apartment, which are both upstairs.

The downstairs bathroom, which is accessed through a sliding barn door, is just 3 feet wide by 8 feet long, yet is a fully functioning bathroom with shower, sink, and toilet. “We just modernised it,” says Mrs. McLeod.

INTERIORS In the master bathroom, there is a lovely old cabinet, which Mrs. McLeod has had for years and which, she says, had been waiting for just the right place. It has two vessel sinks on top and a custom-made iron stand. Despite its antiquity, it looks perfectly in place in the modernised bathroom.

The master bathroom was originally L-shaped, as there was a closet for the next-door bedroom, which Mrs. McLeod took out to open up the room.

Where the closet once was, there is now a walk-in shower.

A 1950’s extension at the back of the house has another bathroom, and the McLeod’s kept the original layout but updated it, with an outstanding feature being the stunning grey tiles in the shower.

t’s largely hidden from sight – you will easily overlook it if you drive along Middle Road – but it’s a gem of an old building that has been beautifully

restored.

The old Gospel Hall Cottage is listed as a building of “special architectural or historic interest” by the government and sits on

INTERIORS land at the corner of Middle and Manse roads.

It has just undergone an incredible makeover involving Mark Danforth, from architects Bothelho Wood, and interior designer Christine Benn, that has transformed the cottage, while still keeping faith with the original features.

The small bathroom, a long narrow space, was gutted, and a walk-in shower was installed at the end that entices you inside. To make it look as open and inviting as possible, similar colours were used on all the walls.

Underfloor heating was also installed, and the overall effect is to make the space inviting, warm, and cosy.

The biggest change, however, has been the kitchen area, which now embraces you with its light and space.

A nontraditional addition to the old building was demolished and rebuilt as the new kitchen, with a new adjoining patio area also constructed.

When the folding doors, which run the length of the kitchen, are open it creates a flow of space from the patio, through the brightly lit kitchen, into the living area, making the interior feel larger than it really is.

Because the house is right next to Middle Road, there was a need to ensure privacy as well as soundproofing, so the kitchen windows nearest the road were installed close to the ceiling, allowing light to stream into the space, highlighting the exposed roof framing.

White walls and white work surfaces with hanging lights accentuate the light, but the masterpiece is the roof space.

Here the design of the old Gospel Hall has been recreated with all the rafters exposed, maximising a sense of space in a cottage that is really designed for just one or two people.

By Design helped a busy family create a home that is both practical and elegant

The extra large island means the same space can be used for homework and meal preparation.

hey say that kitchens are for making meals and memories, but achieving both functionality and atmosphere is no easy feat.

That was the case for one busy Devonshire couple with three teenage girls.

They wanted to refresh their kitchen and its connecting rooms to maximise practicality yet add elegance.

They turned to By Design to turn their dream into reality. “With stunning elevated views of the south shore and a welldeveloped list of what the family needed from this renovation, our brief was clear,” says Jill Henneberger from By Design. “We needed to maximise the space’s natural light and reinvent its functionality without changing its size. Our aim was to create a fresh, warm, and vibrant hub that is as capable of withstanding clutter, impromptu dance performances, and midweek cooking as it is of looking chic and inviting for the family’s many guests.”

The kitchen workhorse became a custom-designed, extra-large island, allowing for school projects to be done in the same space as baking sessions and meal preparation. For storage, a large custom sideboard from Sticks and Stones was created as the room’s focal point, punctuated with arched mullion details in the glass doors and arabesque-shaped glass backsplash tiles. This tailored storage beautifully displays the family’s decorative serving pieces and keeps usual kitchen items easily accessed and stored out of sight. By Design worked with contractors to manage and oversee every aspect and detail. The white cabinets, with grey quartz countertops, sit on limestone floors. A builtin banquette at the farm table was also added to bring extra comfort to the family eating spot. Next to the table, a specially designed “command centre” was integrated within the cabinets to house cookbooks, planners, and even a handy space for charging phones. “We introduced some great space saving ideas,” says Jill Henneberger. “From how to get the most from the cupboards to including little hidden areas for the papers that always seems to pile up. Our client says it’s really made a difference.”

The connecting areas were reinvented to deliver additional practicality. A new custom drying rack, hooks for backpacks, hanging bar, and storage above the laundry machines transformed an adjacent compact 55

To hide a ceiling access panel, the ceiling features detailed bead board panels that nod to coastal influences. Beyond the bar, the conservatory-style dining room was refurnished. A feel of comfortable luxury was created with upholstered chairs around a round table flanked by generous two-tone storage cabinets. The room’s style is anchored by a custom rug pattern that resembles the ocean as if you are swimming up from the depths, inspired by the views outside.
