What is it?

A ‘Premier’ Rent Protection, Eviction & Legal Expenses Warranty is a cost effective product designed to provide extensive cover for landlords.

Key features & benefits •

Covers rent up to £3,000 per month, should a tenant fall into arrears.

Pays legal costs linked to eviction following rent arrears up to a maximum of £15,000.

Transferable Warranty – if tenants vacate and there is still a period of the Warranty left to run, the remaining term can be utilised on the next tenancy (subject to the Transfer Guidelines).

Warranties can be for 6 or 12 month periods but must run in line with the AST.

One Warranty per tenancy, not per tenant.

How does it work?

In the event of tenants defaulting on their monthly payments, the Warranty will cover the rent in full for the term of the Warranty or until vacant possession is secured, whichever happens first.

Where eviction becomes necessary following non payment of rent, related legal costs are covered and the landlord will not have to deal with matters themselves. Instead specialists at FCC Paragon handle the entire process.

Why should a landlord consider this Warranty?

During a tenancy, tenants may lose their job, go through a domestic separation or suffer a serious injury meaning they are unable to work.

In all cases this could mean they do not pay their rent.

As an example if the monthly rent was £1,000 and not paid for 3 months, a landlord would be out of pocket by £3,000. Additionally, if eviction was the only option then related legal fees and costs could amount to a further £1,500 if the case proceeded as anticipated or even more if the matter became protracted.

Additionally the landlord may also have a mortgage on their rented property and would still be expected to make monthly mortgage repayments regardless of whether the rent was paid or not.

All of this is likely to have a significant financial impact on the landlord concerned unless there is adequate protection in place.

This Warranty effectively steps in, covers the unpaid rent and meets the related legal expenses linked to eviction of the tenants if required, for non payment of rent.
