CHELMSFORD
Welcome to our latest property supplement, which focuses specifically on the local buy to let market. Demand from tenants continues to outweigh supply and as a result rents are increasing which can only be good news for Landlords. Many people are now opting to become tenants and rent long term in preference to owning their own homes. In 2006 there were 2.4 million homes across the UK in the private rental sector. In 2011 this had increased to 4.2 million and by 2021 it is projected to rise to more than 7 million. Remember every rented property will need to be owned by someone and the rent paid by a tenant can provide a Landlord with a regular source of income. Furthermore should property prices increase over the long term then there is a potential gain to be made as and when it is eventually sold. These two aspects combined should be of particular interest and benefit to anyone who may be thinking of retiring in 10 to 20 years time. Without adequate financial provisions in place, many will be faced with the worrying prospect of having to work well into their late 60’s and early 70’s, more through necessity rather than choice. However the regular income and Capital Growth potential that buy to let properties can generate could provide their owners with more flexibility in terms of when they are able to retire and how they fund their lifestyles during their latter years.
