RESIDENTIAL LUXURY REPORT INTRODUCTION

Due to heavy restrictions on real estate activity during the COVID-19 pandemic, real estate activity was slower than normal throughout the spring. Although homebuying was impeded for much of March and April, consumers’ determination to continue their real estate journeys resulted in a boom of buying and selling in the delayed spring market. In analyzing luxury real estate metrics throughout various Colorado communities, it is clear that the markets are still thriving, even during these unprecedented times.

LIV Sotheby’s International Realty, Colorado’s leading luxury real estate brokerage, produces a quarterly Residential Luxury Report, comparing January through June of this year to the previous year. This report measures the performance of luxury real estate markets in some of Colorado’s most popular communities including single family homes and condos for Denver Metro ($1 million+), the Foothills ($1 million+), Boulder ($1 million+), the Vail Valley ($3 million+), Summit County ($2 million+), Crested Butte ($2 million+), and Telluride ($3 million+).

DENVER METRO LUXURY MARKET Earlier this year, when social distancing mandates severely limited real estate activity, the six counties across Denver Metro saw sharp, but brief, declines in homebuying and selling. Across all counties (Adams, Arapahoe, Broomfield, Denver, Douglas, and Jefferson) there was a 14.6% decrease in the number of properties sold. However, homebuyers are making up for lost time in the delayed spring market by quickly purchasing available inventory. During the month of June, pending sales not only increased by 7.2% from the previous month, but grew an impressive 18.8% from the same month in 2019. This momentum in the marketplace shows how eager homebuyers are to re-engage with Denver Metro real estate.

DENVER METRO

Even amidst the slower months of the spring, several communities throughout Denver Metro saw success.

Bow Mar/Bow Mar South performed especially well through Q2 in 2020. In a comparison between January through June of this year to the same time period last year, the number of luxury properties sold in this area grew by 80%, from five listings sold in 2019 to nine listings sold in 2020. This increase led to a 15.5% jump in the total dollar volume sold in the Bow Mar/Bow Mar South neighborhood. Other communities that experienced rises in sold luxury homes include Ken-Caryl North Ranch (+50%) and Bonnie Brae/Belcaro (+15.4%).

SOUTH METRO LUXURY MARKET The thriving South Metro luxury market is home to some of Colorado’s most popular neighborhoods. Due to the area’s constant growth and development, this community showed much resilience throughout the COVID-19 pandemic.

Out of the five luxury neighborhoods within the South Metro community, Falcon Hills saw the largest increase in the number of luxury homes sold. This area experienced a 66.7% rise in luxury home sales, growing from three properties sold through June of 2019 to five properties sold through June in 2020. Falcon Hills’ increase in buying activity boosted the total dollar volume sold in the area by 118.8%, bringing the total dollar volume sold to $7,200,000 so far for 2020.
