HOW TO OPTIMIZE A SPARE ROOM? WHAT IS QUALITY? OVER THE YEARS, I HAVE SUBLET ROOMS ON SEVERAL OCCASIONS, IN MY SALONS, SPAS AND HEALTH CLUBS. WHEN IT WORKS IT CAN BE VERY SUCCESSFUL FOR ALL PARTIES, BUT WHEN IT DIDN’T WORK OUT, IT WAS DISASTROUS... My first piece of advice is to tread carefully. A room sitting idle in your salon doesn’t make any improvements to your bottom line! So here is what I suggest to successfully rent space in your Beauty Salon. •

Check your lease and double check with your landlord that you are permitted to sublet.

Do some research, for example – Have your clients expressed an interest in treatments you are not currently providing?

What treatments are your local competitors doing well with? Are there any gaps in services in your locality?

What are the latest trends? Is it more cost effective for you to sublet space than tointroduce new services yourself?

Which is more beneficial to you and your salon – to sublet the space for a rent or to do a percentage split on revenue? Personally, I prefer to rent space, as I like to promote and market my business, rather than somebody else’s. If I am working on a revenue split, then the responsibility to get the clients falls on me. MAKE PROFESSIONAL AND BUSINESS LIKE ARRANGEMENTS Draw up a written contract outlining your terms and conditions, making this document as specific as possible. Be very clear about what you are providing and how much you are prepared to assist your new tenant. For example, are you including reception cover, marketing/advertising or access to your database in your rental fee? September Issue No.17 2019

Insurance is very important, you will be providing public liability, but you must get copies of professional indemnity insurance from the tenant, as you cannot be responsible for their work. Is the room available for rent per hour/day/ week? What is the minimum availability? Charge a deposit, which you can return when the person decides to leave. Your landlord charges you rent whether you are there or not, so you must do the same. For example, if you are renting a room to a massage therapist every Thursday, she pays whether she uses the room or not, as you are holding it for her. Rent must be paid in advance, preferably by standing order. Get references about anybody you are planning on allowing to work in your salon. You have worked long and hard to establish your business. The idea is to add to your business in every way, not to have any disruption. Ask your Solicitor to double-check your contract, to ensure you haven’t omitted anything important. Find tenants who have a clientele to bring with them, that way their clients become yours and vice versa. I suggest getting one tenant in one day per week, and over the months find a second, third and so on. If your beauty salon is open five days per week, aim to get five new tenants providing a range of services new to your salon, thereby expanding your business, without any cost or investment on your part. Successfully subletting a room can seriously generate more revenue for you, both in the rental income and in new clients coming through your door. It’s definitely worth a try!

MEET KIM DU-PONT THE SUCCESS FROM SOUTH AFRICA

Having completed my high school I ventured to South Africa and that is where the love of beauty started. I completed my first qualification at Camelot International in Johannesburg but always felt I needed more. I branched out into the makeup industry, events and pretty much explored every talent and skill I had while studying South African Sign Language as the charities I was involved with many children were deaf and I wanted to be able to communicate efficiently. I then brought my focus onto massage where I specialized and this is when I obtained my Diploma in Traditional Thai Massage. My career began in 2011 right through until now. I was honoured to have worked in one of the most prestigious hotels The Saxon Hotel, Villas and Spa in Sandhurst, Johannesburg. This particular hotel is known for its culturally rich history and five star service. The Saxon Hotel was once the home to Nelson Mandela after he was released from prison. In 1990 Nelson Mandela resided in the Saxon for six months while he wrote his autobiography “Long walk to freedom”. The room in which Nelson Mandela occupied during this period has now been called Mandela Suite. In the 1980s before becoming The Saxon Hotel, it was the home of a top South African businessman Douw Steyn who later turned his home into what it is today. The Saxon Hotel, Villas and Spa offered the most luxurious treatments and highly skilled staff. I had the experience of meeting and performing treatments on World leaders and celebrities both local and abroad. From Royalty to well known Artists and many more. After working in such a prestigious setting I furthered my career and skill set and focused more on the aesthetics side of beauty. I was the manager of a Laser Clinic where we worked alongside a doctor who performed only the best treatments for all our customers. Not long after my new position I felt the need to further my education and Ireland was surely the first on the map. Offering a some what different culture and education I began a new journey in September 2018. September Issue No.17 2019

I am currently studying towards an Honours Degree in Business. During the course of my studies I searched for employment and it wasn’t long that I contacted BeautifulJobs and they have posted me in an amazing salon ‘Skinfull Affairs’. BEAUTIFULJOBS WHAT SPARKED YOUR INITIAL INTEREST WITH BEAUTY? Truthfully, I don’t really remember a time I wasn’t obsessed with beauty. From a young age, I always remember sparking so much fun out of playing with my Mam’s make-up. Now as a mother of three children, I appreciate, more than ever, the time I spend putting on my make-up. It’s 10/15 minutes of ME time! My parents were entrepreneurs, so I knew really from 5th and 6th year in secondary school that the ideal job would be to combine my two passions: Business and Beauty.

IS THERE ANYTHING UP AND COMING THAT CLIENTS OF FUSCHIA MAKEUP SHOULD GET EXCITED ABOUT? Yes, we have just launched a fabulous Face Palette with the much loved Irish Influencer, Michelle Fox. This product launched on August 29th and we are almost completely sold out! We are just so delighted as this is our first collaboration and it’s been such a great success. You’re going to be seeing much more of Fuschia in 2020 with further collaborations in the pipeline as well as concessions opening up nationwide (and some further afield too)…

TELL US ABOUT FUSCHIA. HOW DID YOU GO FROM IDEA ON PAPER TO A MULTI AWARD WINNING COMPANY? I had worked in The Body Shop while studying business in college. It gave me a good insight into people’s buying habits. What struck me was the extent to which people were very mindful of what they were putting on their skin. I had at this point, seen first-hand the transformative powers of makeup. I live and grew up in Drogheda and noticed a real gap in the market for a fresh and innovative make-up company. Once I had sourced the best suppliers of make-up, Fuschia was born. The company will be 15 next year, there have been highs, lows and countless sleepless nights, but when you really love what you do, you can handle anything!

WHO INSPIRES YOU? On a business level, Jo Malone; Dyslexic, struggled at school, and yet built one of the most recognised beauty brands in the world and then sold it for phone numbers! Hero. Anita Roddick; founder of The Body Shop and a visionary in her time. I’ve also attended a few of Tony Robbins’ business seminars. I got so much from them: increased positivity, focus and personal strength!

WHAT IS THE DAILY ROUTINE OF A BUSY CEO LIKE YOURSELF? Unsurprisingly, no one day is the same, but it invariably begins with dropping the kids off at school, before heading to our nearby offices in Dunleer, County Louth. I’ve an unbelievable team working in the office as well as in our store in Drogheda and our many concessions around the country. I try to catch up with as many staff as I can throughout the day. As the saying goes, ‘The bigger the dream, the more important the team’. This industry is very fastpaced, so we’re constantly working on new projects and product development. There’s never a day we’re not strategizing. We have recently closed out on an investment deal and we now embark on our next adventure with Fuschia – the best is yet to come! YOU PERSONALLY, WHAT IS THE MAIN BEAUTY PRODUCT YOU CAN’T LIVE WITHOUT? Fuschia’s mineral make-up foundation! WHAT DO YOU LOVE TO DO IN YOUR FREE TIME? Play tennis (with varying levels of success!) and hang out with my wonderful husband Aidan and our three amazing kids Ben, 10, Isabella 7, and Ruby 3 (we’ve become campervan obsessives and on free weekends like to head off and explore our beautiful country) AND FINALLY WHAT DO YOU FEEL THE FUTURE OF MAKEUP HAS IN STORE FOR US? Unfortunately, there are still some dangerous chemicals being used in the production of makeup, therefore I’d imagine there will be more consumers seeking out organic or natural makeup. Also, I think in this digital age, beauty and technology will become even more connected. We’ve already seen a lot of beauty brands offering personalised makeup, skincare and haircare. As part of our on-going expansion we will be integrating more technology to help our customers in the quest to find their perfect make-up.

I have been working in beauty industry for over 15 years and after seeing so many negative results from fillers, botox...you name it...I decided to introduce something completely different in Ireland. There is now a significant body of evidence to show the positive and negative impact food plays in your child’s development. Childhood obesity rates are at an all term high as well as type II diabetes. There has also been an increase in learning disorders, with an increasing number of drugs been used to modify behaviour. So what can we do to support our childrens development and ensure they flourish the best they can at school? TOP BRAIN PROTEINS Neurotransmitters are primarily made from proteins, which shows the importance of getting good quality protein into your child’s diet daily. Protein is made from amino acids and in the brain, there are neurotransmitters with specific functions. Certain protein foods need to be included in the diet in order to manufacture each of these. Protein requirements vary with the age of your child. Having a wide variety in their diets will ensure that all amino acids will be provided.

CHEMICALS Look out for additives in foods such as tartraine (E102) which is used to colour foods and drinks, this has been linked to hyperactivity. It also seems to be linked to asthma and eczema in children. The advice is to stick to whole natural produce. Dried fruit is high in minerals and fibre but can still be high in sugar so mixed with some nuts (of course avoiding nuts if there are allergies) this will help to maintain blood sugar balance.

For introducing veggies try doing mini egg muffns, c hop y our v eggies fi nely a nd s tir fry or saute, allow to cool and add to some whisked eggs. Divide into muffn cup holders and bake in oven. Carrot sticks and hummus are always a winner in my house or rice cakes and hummus. It is important to include children in the shoping and cooking of foods and expose them to a wide variety of nutritious fooods and remember just because they say no once does not mean you can’t try again. Optimising your childs nutrition will be the best investment in their future.

If the idea of private hot tub, log fires and the snowy alps isn’t enough to tempt you then you need to visit their website to have some idea of how incredible this experience would be. When we say this is an exclusive wellness retreat, we mean it. There are no actual prices including on the website as they tailor each visit to every single person, however it would be safe to assume that a visit here for a week could cost thousands of euro for your stay. Remember your health is your wealth. Looking after ourselves despite our busy and stressful lives is so important. If a wellness retreat isn’t something for you look for a yoga or meditation course online or near you.


What sparked your initial interest with healthy foods and regimes? I have always been interested in health quite simply because I didn’t feel well for a long time. Dairy didn’t agree with me as a baby and I had a really sensitive tummy. From as early as I can remember I have always been drawn to reading books and watching documentaries on diet, nutrition, wellness and beauty. I quickly made the connection between what I was eating and the effect it had on my mood, mind and body. Tell us about your transition from broadcasting and journalism to where you are now? They say we teach what we need to learn and when I began learning about transitioning to a vegan diet and lifestyle I shared it on my social channels and really began finding my voice then. It was a natural progression with a few nudges given along the way. I studied Fashion Journalism in University of the Arts London and contributed to the Irish Independent and Evening Herald as well as doing a monthly beauty column in Social and Personal. I then began contributing fashion segments on TV3 Xposé whilst building my blog and social channels up. Media continuously evolves and I hope that whatever platforms come next I can transition my voice onto them. What is your daily routine like? I work from home so it can be hard to have a boundary between being in ‘working mode’ or ‘at home’ but typically most mornings I am up before 7. I’m very consistent with taking probiotics and take one called Symprove and some Apple Cider Vinegar in a pint of water and then I go to either a yoga class or out for a walk. Typically I shoot content on at least one day a week. I work with different people for video and photography but otherwise I am at home alone experimenting in the kitchen creating recipes, writing content for my site and updating my social channels daily. In terms of beauty it’s about keeping things simple but I am realising maintenance is far more beneficial than anything extreme. Things like Dry Skin Brushing and a light facial cleanse in the morning and epsom salt baths and a deep double cleanse in the evening are important habits I try to maintain.

What are your plans for the future? Do you plan on opening your own restaurant perhaps? Publish another book? Or is there something else in store for you? Currently food wise I create vegan options for The Merrion Hotel and it’s honestly a dream come true. I get to work alongside their head Chef Ed Cooney and Pastry Chef Paul Kelly - who are some of the best in the business. It’s genuinely an honour and absolutely incredible to see it all come to life. We have just developed a vegan afternoon tea and I also developed some options for people to enjoy after treatments in their new spa as well as the Garden Room restaurant vegan menu. Otherwise I contribute to The Six O’Clock show and do demonstrations at festivals around the country as well as maintain my blog and social media. I believe if you focus on what’s in front of you and give it your all a lot of the rest takes care of itself. I am hoping to continue to be busy doing work I love but there’s no exact plan! What do you love to do in your spare time? I am sure so many people here canrelate to the fact that when you are passionate about what you do you would do it in your spare time anyway. Aside from cooking and eating I love catching up with my friends, doing yoga or getting out into the countryside for a big walk. Simple pleasures really! What’s your favourite part of the world and why? I spent a lot of time in LA and trained there in Plantlab which was an amazing vegan cookery school and in terms of beauty and wellness LA is a bit of a Mecca. I found the pollution and dominance of single-use plastic there hard to stomach when I was there the last time though. It’s something we’ve all become so conscious of. Otherwise Ibiza is a magical place! There’s a bohemian sense of revelry there and for nightlife, beautiful beaches and scenery it’s incredible.

You have a cook book contained with a vast array of delicious and healthy foods, what is the healthy snack/recipe that you most like to chow down on? As we had a lovely warm summer I have been eating a lot of salad bowls. They’re a great way to use up leftover veggies and rice you might have in the fridge. To keep them satisfying I always integrate a good source of vegan protein. Recently I have developed a Tofu Satay recipe for The Merrion Hotel Autumn menu and it’s so delicious. Something like that is an easy addition to a salad and I always add some healthy fats such as avocado and hemp seeds as well as some fermented foods like sauerkraut on top.

What’s the most important advice you like to share? I love a good quote and one in particular is ‘live in the faith that the whole world is on my side provided I am true to the best that is in me’ and to take responsibility for your own happiness. Life has interesting, weird and wonderful cards to deal to us but it’s how you deal with them that’s important and I believe how we respond is something we have more control over than we might think. It can be terrifying voicing your opinions and passions but the world is in a very strange flux where a lot is coming to the surface but it’s not a time to be passive. We must be proud of our actions in years to come and use them for greater social change.

What is the one natural beauty product that you cannot live without? There are so many but I am a big fan of a multi-purpose oil which can be used on dry skin, as a primer base and also to smooth down flyaway hair. Two Irish brands that are doing incredible things are Modern Botany and Codex. Both are working with nature creating beautiful sustainable eco friendly products and they have great oils.

Trello’s boards, lists, and cards enable you to organise and prioritize your projects in a fun, flexible, and rewarding way.” You can set up what they call “boards”, which you set up for each project and then invite people to join that board. It’s within your boards where you can add your ‘To-Do’. What we love most about Trello and what makes it stand out is the simplicity and that with each board you can set up different lists. So along with your ‘To-Do’ List, next to that you can have ‘In Progress’ list and a ‘Completed’ list. This helps you and your team members see who is doing what and at what stage of completion they are at. This would be great if you’re organising a promotional event or if you wanted to get your team more focused on additional day to day tasks. This app is so intuitive and easy to use and what is even more brilliant is the price tag; its free!! If you’ve never used an organizational app before we this one it worth trying.

CANVA We all know that social media is such an important promotional tool when it comes to business. But did you ever look at another businesses posts and wonder how they could to afford a graphic designer to create beautifully slick and powerful pictures?! Well for small business (and big ones too) Canva is the social media pocket graphic designer. Canva “…uses a drag-and-drop format and provides access to over a million photographs, graphics, and fonts. It is used by non-designers as well as professionals. The tools can be used for both web and print media design and graphics…” From the moment you open the app you are greeted with design templates such as Instagram Post, Instagram Story, or Facebook post. Simple click on the one you want to make and get creative. You can use the templates they have on the app, or create one using a photo of your choice, perhaps one you’ve taken. You can change text, colours and really make it your own. You can create a brilliant and professional looking post in about 15 minutes. Some Canva designs you have to pay for but there are lots available for free.

AUDIBLE

It’s the end of the day, you’re laying bed and your tired. Yet you can’t seem to drift off to sleep. You mind is ticking and think of all things you have to do tomorrow. If that is the case then a bedtime story is what you need and Audible is the app to do. There is a huge back catalogue of books to choose from and more are being added all the time. There is literally a story of everyone. In Ireland and UK, you have to subscribe via audible. co.uk and you receive a 30-day free trial. After which there is a monthly subscription charge, but included in that charge you get one audiobook to keep, even if you cancel (which you can do at any time) you will still get to keep that audiobook for life. There are also a huge number of free Podcasts and audio books available too. You get to try before you buy on all books we’ve come across, which means you get a 5-minute sample of the book to listen too. As Audible are an Amazon company they also offer Whisper-Sync. If you’ve bought a book for Kindle or Kindle App and get tired of reading, for a fraction of the cost you can buy you the audio book. Both are synced together so you can switch between reading and listening. This app and its subscription are well worth the cost, but don’t take our word of it, try out the free trial. Personal Injury from a Slip, Trip or Fall leave you a red faced and embarrassed. What happens if you experience a slip, trip or fall that could have been prevented or which causes pain, suffering or financial hardship? If you suffer Personal Injury from a Slip, Trip or Fall, there are some questions you will need to address: Can I make a claim for compensation? Who do I claim against? How do I make a personal injury compensation claim? Are you eligible to make a claim for compensation? If you suffer Personal Injury from a Slip, Trip or Fall in a public place, at work or on another persons’ property you may be entitled to make a personal injury compensation claim. A claim can be made if you have suffered injury or loss and the accident is someone else fault, even partially where you may have contributed. The claim must be typically made within 2 years of the date on which the incident occurred.
