South Coast Property Specialist (Carlene Franzen) Tips: NSW Government Announces Changes to Stamp Duty Stamp Duty on the purchase of property apparently dates back to 1865 so it may be due for an overhaul. The New South Wales government has just announced a plan to change the way tax is paid on property in the state. People will now be given the op-on to choose between the current stamp duty system when buying a house, or instead paying a small annual property tax for as long as they own the house.

So, what could possibly be wrong with a system that was created in 1865 and why are these changes being proposed? Stamp duty can be a lot of money when you buy a property. For example, a $1m property a1racts just over $40,000 in stamp duty which can o@en discourage people from buying a property and also discourage people from moving from one property to another. Also, from the government’s perspec-ve, stamp duty can be somewhat vola-le. When the housing market drops or slows down, this directly impacts the incoming revenue for the government.

So, the NSW government hopes the changes would give the state a much more reliable, long-term revenue stream and make it cheaper and easier for people to move home.

There are some industry specialists that say it would be be1er to abolish stamp duty completely and that having two op-ons, where some proper-es are subject to stamp duty and some property tax could become confusing and may even create a short term budget shorAall if many people opted for the property tax op-on.

Brendan Coates, of the Gra1an Ins-tute said, “Doing it this way is the path of least resistance for the government because the poli-cal saleability of the property tax has always been a big problem. “This way, no one is being forced to pay a property tax unless they choose to. But on the flip side, the government won’t get the big benefits of the tax for years to come and it could result in a budget shorAall.”

And if there was a shorAall, how would that be made up? Probably another tax, we suppose.

Familiar Ray White face expands to Moruya RAY WHITE Batemans Bay | Broulee Principal Steven Mason (pictured above) has expanded Ray White’s reach to Mourya, with the new office opening this month.

Mr Mason opened his Batemans Bay office in 2014, followed by the opening of Broulee early last year.

Ray White Moruya will join the two offices under one umbrella with Mr Mason at the helm. The new Moruya office will include Mr Mason’s exis-ng teams but will also welcome several local experts to the business.
