South Coast Property Specialist (Carlene Franzen) Tips: The Tight Rental Market Explained For weeks/months we have been advising how posi%ve the sales real estate market has been in regional areas such as ours. Well, the rental market hasn’t been immune either with permanent rentals very hard to find. However, the rental situa%on in the Batemans Bay area has been exacerbated by other key factors such as major infrastructure projects. Currently of course it is the construc%on of the Batemans Bay Bridge which has brought in a considerable amount of outside specialist workers many of whom needed “mid term” accommoda%on. Soon, that will be followed by the construc%on of the new aqua%c centre and also the construc%on of the Nelligen Bridge.

But the Covid-19 pandemic is also puIng strain on the rental markets in regional areas in a similar way it has affected the sales market. The Real Estate Ins%tute of NSW’s Vacancy Rate Survey results for September 2020 have shown Sydney’s vacancy rate is once again on its way up, as anecdotal reports reveal the city’s rental market is slowing. Sydney’s inner and middle rings have both hit 5.5 per cent, an increase of 0.8 of a percentage point and 0.9 of a percentage point, respec%vely. REINSW CEO Tim McKibbin stated “Property managers are telling us that there are fewer proper%es coming onto the market and those that do are taking longer to rent.”

Results for the larger regional ci%es are mixed with Newcastle seeing a rise in vacancies but Wollongong has seen a reduc%on.

Mr McKibbin said vacancies across much of regional New South Wales remain extremely %ght. “Albury and Coffs Harbour were the only areas to record an increase in vacancies over the last month. Feedback from our members in regional areas indicates that the exodus of tenants from Sydney is con%nuing, with people seeking out more affordable op%ons further afield from the main metropolitan hubs.” He explained how tenants “are seizing the opportunity to secure a rental property that suits both their budget and desired lifestyle”. “This month’s results show that COVID-19 con%nues to have a significant impact across the whole of New South Wales and it’s unlikely that things will seKle for a while yet,” Mr McKibbin concluded.
